As soon as the offer was fully accepted, I notified them -- about 8 days in advance. Despite that, they charged me an additional $300 for "late notice," even though this kind of timeline is extremely common in real estate transactions and often outside the client's control. Overall, the extra charge felt unnecessary and unfair, especially considering the amount already paid.

Bet you didn't know they did re-upholstery, did you? Neither did I until City Issue referred me to them. Apparently they do some of City Issue's mid century modern furniture re-upholstery. For starters I bought this absolutely gorgeous mid century Dux chair that was covered in this hideous stained fabric that I knew I could get redone to look more period; the price was good so I had to buy it. After I bought the chair I had an email convo with one of the designers to get a quote for my chair and ottoman. I provided her with pictures and dimensions. She gave me the quote, $350 which isn't that much considering the front and back needed to be replaced as well as the ottoman. She also asked me to come in and pick a fabric. They have loads of fabrics to choose from; all styles and all price ranges. They also will let you bring in your own fabric, which is what I did (I bought my fabric at Lewis and Sheron). They quoted me a time of when my chair would be ready. I picked it up when it was done and my jaw dropped. My chair was now pimped out and bad ass. They did a wonderful job and I am so happy that I used Nandina. That chair is now my seating pride and joy. *I will post some pictures when I get around to taking them.

We got competing bids and she was the best bang for our buck. But don't let the affordability make you think anything is skimped on. Aside from the great feedback from potential buyers, even our personal agent crew (who sees staging all the time) kept raving about her work. Not to mention the professional photos of the staging made it look magazine worthy. In 3 days we had multiple offers. Though our contract was set for a specific amount of time; I also was pleased to find out she doesn't penalize for 'breaking' the contract and destaging early due to closing on the home. I can't rave enough about her professionalism, her eye for design & detail, and how responsive and easy to work with she has been. Selling a home is stressful enough; just bite the bullet and stage (wish we would have done this from the get go) and trust Krista with the heavy lifting and decorating!
