Avoid Settlers Ridge Apartments--Your Sanity (and Car) Will Thank You I lived at Settlers Ridge Apartments for a year, and it was one of the worst rental experiences I've ever had. If you're considering moving here--don't. Save yourself the money, stress, and frustration. Here's why: 1. Zero Security: My car was broken into twice. Both times, management shrugged and said there was "nothing they could do." The security cameras? Non-functional. To make it worse, after the first break-in--while I was out of town--maintenance had reported it over a week earlier, yet no one from the office bothered to notify me. The front gates? They worked for maybe one week the entire year. 2. No Sound Insulation: The walls, floors, and ceilings are paper-thin. You can hear everything--conversations, music, even people singing at 3 a.m. Even minor movements, like sliding a chair, would lead to neighbors banging on the walls. There is no peace or quiet, ever. 3. Constant Pest Problems: Bugs and ants were a constant issue, no matter how clean we kept the place or how often pest control came. It was like having unwanted roommates who never left. 4. Your Security Deposit Will Disappear: We deep-cleaned the apartment before moving out. The only slightly imperfect areas were the oven and a small patch of carpet--both of which had been cleaned, just not to "perfection." Settlers Ridge still deducted nearly $600 from our deposit for these minor things. I'll be posting photos to show how spotless the place was. Bottom line: no matter how hard you try, you won't get your full deposit back. 5. Petty, Inconsistent Management: The leasing office constantly found random reasons to harass us over balcony decorations. The most ridiculous example? Being told to remove a harmless Halloween skeleton after Halloween. Over time, we were asked to remove five or six different items--always separately, so the nagging felt constant and petty. 6. The Only Positive--The Maintenance Team: The maintenance staff were the only bright spot. They were prompt, polite, and efficient every time we needed them. It's a shame the management team doesn't share their professionalism. Bottom line: Settlers Ridge is overpriced, unsafe, loud, poorly maintained, and run by people who care more about nitpicking than tenant well-being. Unless you enjoy endless stress, pest infestations, noise, and deposit scams, do yourself a favor and look elsewhere. read more

Pro's: - Good amount of space for a very affordable price! - HUGE, spacious gym. There is even a stairmaster and a Crossfit area. I'll definitely miss this the most. - Great location and 5min to HEB - Large windows in the apartment = great lighting! - Big dog park in the back - Easy-to-use package pickup area - Maintenance is quick and comes in just a couple days - shoutout to Eduardo! - It does seem like they listen to the annual survey feedback and I saw improvements being made Con's: - There is a LOT of noise from the surrounding area. There is a fire station across the street and I would hear sirens 3 times a day, including police chasing cars down Parmer. Not a great place to live if you work remotely. - Inconvenient guest parking policies and towing system: Guests have to park in the back lot (which can be a bit of a walk) outside of business hours. Violators are towed and the fee is $250. One of my guests got towed in less than 5 minutes of being parked. - Only one of the gates has been working for half a year, there don't seem to be attempts to fix the other. - Some of the renovations are nice like the granite countertops, but you can tell the cabinets were done sloppily - the cabinet doors are uneven and unaligned (but doesn't affect the functionality). - The front office will sometimes take a few days to respond to emails. - When I first moved in, there were a lot of crickets. Please don't live in this apartment; it's very problematic. I think I wasted my money. The apartment shakes a lot when the people above me walk, and their children run around. I've never experienced anything like this in my life. Another thing is that the apartment is old and has frequent water leaks. This is why this problem happened in my apartment a few months ago. After trying to fix the water leak for weeks, they dug up the area under the sink and left, making me hate the apartment. So, even though the apartment has all these problems, I asked them to move me to another apartment. But since the building is a business and they don't care about their residents except for money, I couldn't get any help. For a short period of time, we had financial difficulties just like most Americans during covid accepted help form Rent Relief who paid my rent for 4 months! however when they requested a refund on 2 months of rent which was ruffly $2110.00 service from the property! Which I was unaware of!!!! So when I went to pay my current rent for May 1200.I was expected to pay the balance from rent relief and my current rent. I was treated like scum when I asked to make a payment arrangement. Was told that the eviction process had to be done because other people whom the company tried to make payment arrangements with left without paying! I Had never been late or used any type of government assistance before. I was treated like I never paid rent! Placed an eviction notice on my door and wanted me out by the 9th which was no problem! The area is great and the apartments are really nice. Score is 2 stars because the people are nice, but operations have been hard. I'm needing to leave a low review purely to get attention from the company. We were set to move in July 27th and they ran into renovation delays letting us know 2 weeks before moving that it would be another 3-4 weeks until our unit was ready. I needed to be at my job august 1 so this wouldn't work. We asked if there were other units(any bed and bath) available and they let us know just one was. I asked to consider our options and call the next week. They said yes, without indicating we had a time crunch. The unit was gone the next day, so we couldn't rent with them anymore. They promised a full refund and they confirmed our address multiple times saying it would be sent. However, it has been 8 weeks since we have last heard from them (3 weeks past when they said it would arrive). I've called over several days over the past three weeks leaving voicemails and offering my number letting them know I'm free anytime to talk and we haven't received the refund. So, no refund from a unit we didn't get and they couldn't deliver on and no communication. It's as if no one has been in their office for weeks. The staff was super nice and I'm sure once renovations are done no one will experience issues. So, it's weird we are being ghosted. read more

My husband and I just started renting short term while we buy a house, and we are not used to apartment living. Kimberly, Brittany and Jade made everything so easy! I'm sure we asked a million basic questions, but they were so helpful and patient. We feel very welcomed and are excited to be living in Settler's Ridge. They were super quick not only to fix a couple of minor issues at move-in, but also gave us several upgrades we didn't even ask for. Wow! You don't see that every day! That, in our opinion, is what top notch management does to earn your trust and respect. Isaac, the maintenance supervisor, went above and beyond to help make sure everything was safe and accessible for me, as I have disability issues. Hm... Not sure why Yelp says this place is closed- I'm pretty sure the apartments are still there.. CONDENSED REVIEW: I lived here for two years with my boyfriend and we really, really liked it. I would've re-newed for a third year but I was too far away from my school. This place was a GREAT value for a great price. If you're looking for a place in North Austin, check them out! NOT SO CONDENSED REVIEW: I lived here from August 2007- July 2009. When I went to review this place on Apartmentratings.com, I was surprised to see they only had a 30% recommendation (21% now). But then I remembered that people don't understand how to properly review places. One person didn't "recommend" the apts because they were pissed that they got towed after parking in a handicapped spot ... Nice. The apt was very clean when we moved in. Kinda shoddy painting job but meh whatever. It was a 1043 sq. ft. 2/2 for about $890/month. Pretty sweet deal, but it is North Austin. The layout was designed very efficiently and is very open. I could easily log a maintenance request on the website and it would be done within 24 hours. And the office staff would call you the day after to make sure the problem got fixed. The kitchen was spacious but not a whole lot of counter room and low-quality cabinets, along with screws that kept popping out. We had w/d connections, which was convenient. Our living room and dining area had more than enough room. The windows were huge. Our cats especially loved the low to the ground windowsills for sun napping. :o) Both bedrooms were generously sized and each had a huge walk-in closet. There were two bathrooms as well, the master had two sinks and the other just one. We received several comments from my friends about how huge our bathrooms were. There was also a sweet storage space next to our apt, where we safely locked up our bikes. They use Valet Trash (which is convenient) but no recycling. :o( The pool and hot tub are both nice but a lot of non-residents come over here after hours to use them. And near the end of our lease, the hot tub wasn't looking so hot (ho. ho. ho.) and never really got cleaned even though my boyfriend and I made several comments. Also, they have the really fancy pool furniture- not those annoying large strips of plastic chairs that make you all sweaty and leave you looking like an American flag. The fitness area was good too and there was a half basketball court- both of these were also used frequently by non-residents. The mail is by the entrance in a brightly-lit covered area. There's a laundry building, which is usually dirty. The washing machines and dryers don't take cash, they take these re-loadable cash cards which you have to get from the office. Which means if you need a card or your card runs out of money after office hours, you're SOL. There's also a business office with a couple computers and a copy/fax machine free to use (during office hours). There's a $10/mo pet rent, even though you pay a pet deposit AND fee up front... lame. One of the coolest things about this complex is the mini movie theater with theater-style seating. You're welcome to go in anytime during office hours and watch tv or a movie on the large screen. They also have a whole bookcase of DVDs that you can "rent" for free, with new additions every now and then. There's a fenced-in dog park behind the complex where you can let your pup run wild and free with other puppies. And as with any complex, irresponsible people let their dogs poo where they please, so watch your step, especially around the laundry building. Parking is actually pretty decent here. If you get home reasonably early, it's very easy to find a spot close to your building. If you get home really late (past 10 pm or so), you'll have to find a spot farther away. But I was *never* unable to find a spot reasonably close to my building. Our unit was #1431 on the third floor. We had a beautiful view of the neighborhood across the street, along with some North Austin countryside off in the distance (I saw some cows a couple times). Unfortunately, we were also right across the street from a fire station, but this didn't really bother me. The trucks turn their sirens off after 9 or 10 pm when they leave the station, so as not to disturb the neighborhood, which is very considerate. And on the bright side, if your apartment was to catch on fire, the firefighters couldn't be any closer! The complex throws some sort of social event at least once a month. Sometimes this means breakfast tacos on a Saturday morning or a pizza party in the evening. They throw a really big party with tables and chairs every year for Christmas and you can sit around and socialize with your neighbors. I had absolutely no issues with getting my deposit back, sans the reasonable amount they took for carpet cleaning (kitty vomit stains). The whole move-out process was amazingly hassle-free. I was a resident here for about five years, and let's just say that it is what it is for the price. Not everything about the rating I'm giving is the fault of the management. The people who work in the front office are great, and you can tell they really try, but there are some things you can't fix with effort alone. Things like the interesting design decisions (a bedroom window next to all the air conditioning units for my building, seriously?) were decided long before they took over and I suspect that even when it was new, this complex was not built to the highest standards. Pile on twenty years of wear-and-tear and there's only so much you can do without tearing it all down and starting over. Of course, good maintenance can slow down aging, but that's where things always come up a bit short. If you have a simple issue, clogs or cabinet doors that don't close, the staff are excellent and will resolve it very quickly, sometimes even on the same day, even on weekends. But if you get anything that's even remotely disruptive or requires bringing in a third party vendor, like a water leak or a broken appliance, expect to spend anywhere from days to years filing requests. I heard things about how the old head of maintenance wasn't so great but then again, it took until Hurricane Harvey turned many a bedroom into a pond to get a new one. All of my issues were eventually resolved, but I can't just gloss over the time and stress. Also there are some external factors you should consider. Inside the gates, things are relatively safe. But the neighborhood outside is...rowdy. So unless you want the rear windshield of your brand new car smashed in for no reason, get a garage. Improvements have been attempted, but there's nothing in your lease agreement that guarantees security and you don't want to be up that creek without a paddle. read more

Parking. Is. Awful. Since the holidays it seems. If you get home any time after 9 it becomes nigh impossible to find a spot on the correct /side/ of the complex. If you come home after 10 there are no spots inside the gate. If you get home after 11, you are parking on the road that leads to the complex. But oh yeah, if you park creatively to be inside the gate, people slash your tires! So that is always fun. Super great. My sarcasm should be oozing. Or, you can pay for the covered parking! 30$ a month, what a deal! Only to have someone else park in your spot. But they use tons of money to rent food trucks to come to the pool, and to have parties and lasagna dinners. Moving next month and I can't wait. read more

After being woken up by bugs crawling on my face for the 4th night I had to break my lease and leave. I couldn't bring myself to pay for a place that knowingly lets new renters sleep with bugs. I notified the office multiple times and they never got the problem fixed. To add, I was told about the bugs after the signing of the contract. I wouldn't recommend this place at all. The gym was garbage as well. This is the first review I've ever wrote which kind of puts into context how bad this complex was. I have lived at these apartments for over 5 1/2 years and recently transferred to a bigger apartment. The staff is great and always willing to work with you and they make an effort to know their residences by name. Maintenance is great too, the guys are very friendly and do a great job. Also, depending on what time of day you put your request in, they always get the work done the same day. The apartments are really nice and decently priced based on what's nearby; some apartments come with a storage unit which is helpful. You can also pay your rent online and set up automatic payments so you're never late. I also send in questions and comments online as well and get a response within 24 hours. The dog park is nice little area for dogs, almost like a big backyard and the community is very pet friendly, which for me is a huge plus. You also can't beat the location; it's easy to get around town with the highways and shopping centers so close by. The only complaints that I have had is that during the summer months, the people who live in the houses nearby tend to use the pool, BBQ pits and fitness center like public property, but the staff is aware of this issue and has worked hard to try to resolve this to the best of their ability. Also, they offer valet trash services and not everyone follows the rules, so you do have some residents who leave trash outside their door for days and it starts to get pretty gross. Overall, I have enjoyed my time here and plan to stay here until I am ready to buy a home. I would recommend Settler's Ridge to my family and friends. read more

I'll make it very simple to everyone. I lived here for 12 months and I will not even recommend this property to the person I hate the most. above and beyond bad staff and maintenance team. lots and lots of breaking-in even during the day time I still have the letter that the management sent out at the time I used to reside there. because lots of people complain about how possible it's that you get robbed during the day time when you do have almost 5 men ( maintenance team ) are driving and walking around all day long. what's funny they're the only people besides the leasing office staff and the person/people that lives in that apartment have an access to the apartment. so they send a letter out telling people to be careful about leaving valuable things showing. because they got tired of the complaints and the accusations that going toward the maintenance guys. very simple don't live there. P.S ... Frank M. it's in the middle of no where and not close to anything but a fire department close the street from it and all what you hear is the fire trucks and their sirens all the time. DON'T MOVE HERE. if you do make sure everything the tell you that they will do for you will be on a piece of paper singed and stamped. get a receipt for every time you pay them the rent or anything else. take pictures of everything before you move-in and out. I decided not to move in there, and I had to actually dispute it through my bank to get the security deposit and admin fee back because the refused. 1. Awful parking. (In the past 6 months, I would have parked near my apartment (and I don't mean right outside my building) MAY be 6-7 times. That's once per month, if at all.) 2. There is ALWAYS something or the other coming up with the apartment that needs to be fixed, that needs to be touched up. And worse yet, may need BIG time fixing. Absolute nightmare. Oh, HOW I wish they would spend at least half the money they spend on all the parties/social events in the club house on actually improving the standards around the property and of the apartments as such! I care about the apartment that i live in everyday. Not so much about a stupid party once every few months. The ONLY good thing about this apartments is the location. And the price (may be?) There are at least 3 new properties coming up with 0.25 miles of these apartments...I am definitely moving out. And all of you - checking the reviews to decide on moving in here - your additional $100-$150 are well spent on the more expensive and/or other apartments close by. $100 is no match for peace of mind. read more

Well I guess let's get this started. I have lived here at Settlers Ridge for a short time and the experience has been nothing but a headache. I should have listened to other reviews regarding how bad the parking here really is. It's the worst I have ever seen. Let's just say I hope u pray alot because that's what it will take for you to find a parking spot after 6pm close to your building. If you get home after 10pm you will need a miracle to even park inside the gate which is always broken anyway. Next issue these apartments look good on the outside but are poorly built due to the fact that you hear everything inside and outside and that your neighbors do. I have the unfortunate nightmare of living in one of the loudest buildings in the complex and I'd be willing to put money on it. From what I have seen there are alot of inconsiderate people that live here that care about themselves only. Okay enough on that on to the next issue. Why should I have to pay a mandatory trash fee if I don't want the service.? That should be for the people that want it and I'm not one of them. I mean it makes no sense at all. I may as well just throw 25$ cash out my front door every month, atleast someone will use it for something useful. Okay enough of the bad, here is some good. The pool area and workout facility are a nice addition. Also the office staff do a good job and are really helpful if you need them. Dog owners are irresponsible for picking up their dog's poof,theres a lot of dog poof in the dog park and grass areas. 3.we did not receive water bills mailed to us,they always surprise us with late payment for water.in our previous apartment water bill is added to apt rent so it can be paid together 4.staffs acting like they are always busy, i called multiple times for half a day for some important question nobody answering i ended up going to the office where the staffs were there with their own business,facebook,..etc. 5.always something wrong with their notice,once i received water bill notice $958,i called them i turned out to be 95.80.if it is not the price they mess up the date. 6.staff doesnt pay attention, i talked to 2 staff in the office about when my lease end and signed notice to vacate, we closed the topic with ending the lease and paying until august5, i came back following day i told the same person that we will need to stay until august 13 they let me change it i will just need to pay month to month basis,he tried to calculate the amount until august 13,then next day i went back again andbi was told that i will have to pay until august 29.i feel bad because i been there multiple times nobody is paying attention and now that im trying to move out they are asking for more money. Lived here for about 8 months and I like it . Jade is always welcoming and helpful in every way she can be. It's not a ghetto complex which was my worse nightmare, never have any issues with the neighbors. Trash isn't an issue because you leave it outside and they'll come pick it up twice a day on certain days of the week, and if you have something big you can just drop it off at the big garbage bin. Whenever I need maintenance they usually come the next day so that's a plus. I will say the only thing keeping this from 5 stars is that the walls are kind of thin, I can hear the lawn mower once a month even though I'm on the 2nd floor (usually when I'm trying to sleep). I've lived here for 8 months and cannot wait to move. Either there's absolutely no insulation in between the roof of your apartment and the floor of the one above you or I have elephants living above me, either way I hear every single movement of the family (adults and children) above me. If you can avoid getting a first floor apartment, do it! It doesn't matter how clean you keep YOUR apartment or how often you request for the pest guy (ex. twice in one week) you will constantly have roaches and other little bugs. Heaven forbid your patio faces a grassy area in the complex, I've been staring at shin high grass for 3 months, even though I see the landscaping company here once a week. They resurfaced some of the counter tops before I moved in but did a horrible job, anything I put on it sticks. My next door neighbor smokes cigarettes and I can smell it through our apparently connecting vents. The only positives I can say is that it's in a pretty good location. Most of everything you need is around you (until they closed the Target). They're also pretty prompt in notifying you that you have a package in the office. I have lived in a lot of apartments over the years, and this is my favorite. The staff is always super friendly and helpful. They even sent someone to change my hallway lightbulb (only about 15 minutes after I asked about it!) because I couldn't reach it. The price is very reasonable for the square footage, and the gym (with basketball court), is very nice! Kim was my leasing agent, and she was extremely helpful and responsive. I love my apartment, it's nice, and spacious. The staff are nice, courteous and professional always ready to help. The neighborhood is great and I feel safe. If I have anything to complain about, it's the 25$ trash fee, I usually take my own trash out whenever I leave for work in the morning. I've been here for 4yrs and every year, they have raised the rent without any additional amenities. Oh yeah, the parking is absolutely horrible. I'm afraid for my daughter and grands to come visit for a day or a few hours, their car might be towed and I think it's a joke to pay 50$ extra to register her car, geesh! I am so discussed, I'm coping an email I sent to April/Kristy at the office, they are still trying to put the responsibility of paying for treatment on us, when it was the neighboring unit who caused this problem ~ EMAIL: Upon getting the news of what type of insects we noticed in our unit and many conversations with Jade, we will need an alternative solution to the Thermal Remediation, we have too many items that will be damaged due to this invasive treatment and no one is wanting to take responsibility. We've been told that the reason for the June spraying was due to a neighbor complaining of Bedbugs, this information was not disclosed to us, the month of June was a very difficult month for us, having several members of our family in the hospital ranging from emergency quadruple by-pass surgery to stage 4 lung cancer, I even mentioned this to you in one of my visits to the office which you offered to send up a prayer for the family. It is apparent that we missed the day of the June spraying due to the overwhelming exhaustion that we didn't hear anyone at the door, I assume you asked the exterminator if they were able to get to all the units that needed this treatment due to the condition on the neighboring unit, therefore, you should have sent a letter stating something like 'we where unable to access your unit, we need to re-schedule the spraying due to bedbug issues' this was not done. October 1st, I went in to let you know the bug issue we were having and stated that we were not sprayed in June so I believe the neighboring units insects were coming over to our unit, you still did not tell me what was going on only that you would set up a spraying on Tuesday, October 4th, which you didn't put on the 'books' according to Jade, she was going to set us up for an appointment to get this done until she asks questions about what type of bug were we seeing which I responded they look like ticks/fleas she asked then if I thought they were bedbugs, I didn't know, I've never seen a begbug, she said they look like thicks and asked if an inspector can come over and I say yes, when I asked why we were not told of this issue with the neighboring unit, the response was 'we didn't want the neighbors to panic, but now the policy is changed and we are letting the neighbors now that a bedbug issue was reported', THIS IS BOGUS!!!!! So now we have to go thru the embarrassment, the looks of accusations, the finger pointing. This wasn't our issue but it is now due to the neighbor(s), they should be held responsible if not Simpson Properties. I have been emotionally stressed since the discovery, I feel violated, betrayed and I feel like the 'Office' is wanting to pass the responsibility to us and now you want us to agree to have someone going thru all our belongings to do this heat treatment, it's like agreeing to being raped, and when talking to Jade over the weekend she made a statement 'You didn't comply" this is a false statement, it's not like we refused entry to our unit, we were so exhausted it is apparent we must have slept thru someone at the door. Again, another letter should have been sent out stating they need to get into our unit, in my opinion, we are not responsible, nothing was disclosed to us. Jade stated that the neighbor has not complained since the spraying, so this would be the way to go for us, come spray with the same stuff as before, do the same to them and lets be done with this. read more

The staff here is a complete joke. April the older lady who works in the office acts like she's too busy to speak with you and you're not worth her time but if your lucky the young man who also works in the office will be able to help you. Unfortunately I always get stuck with rude April. It's sad you can tell when someone who works in customer service hates their job. With all the issues I've had here I've only met the 2 managers once and that was at the Christmas party here. We've lived here 8 months and have had nothing but problems since we moved it. The apartment was not clean and it still had nails in the walls from the previous tenants. The countertops and floors were badly damaged and they told us it would be 6 months before they had it in their budget to fix them... Yet we've been here for 8 months and they still haven't been fixed. Our neighbor has a family of four living in a one bedroom and the office knows about this... So what else are they letting people get away with? Luckily we found someone to sublet our apartment for the rest of our lease so we no longer have to deal with this places incompetence. I lived here for six years. In the beginning, I would've easily recommended these apartments to anyone. But after the really amazing property manager transferred to another property, things went downhill. Parking was atrocious unless you paid extra for a reserved space and the police were there constantly (If you're considering living here, do yourself a favor and look up the crime stats on the APD website). Dog poop was everywhere and off leash dogs ran rampant. I had some serious safety concerns and there was a related incident on the property that resulted in me having to go the emergency room -- no one from the community returned any of my calls to discuss the issue. When I walked into the office to speak to someone in person about what happened, I was told that they were letting me out of my lease six months early. So I moved. They incorrectly deducted money from my security deposit and admitted via email to the error. But almost 30 days after I left, I still hadn't received my full deposit back and my emails weren't being returned. So I contacted their corporate office and reminded them what Texas law says about returning deposits and, sure enough, I had my full deposit back in a few days. The only good thing about these apartments when I left were the maintenance guys -- fast, friendly, and underappreciated. read more

I've come come home after 11 pm and there are NO PARKING spaces available. I have to drive around hoping someone leaves so I can park. If you don't pay extra for a space you will be doing the same. read more

I have been here for 3 years now. The first year wasn't so bad but this is my first apartment ever so I didn't know any better. Besides things like parking ( very little) and trash ( fee's and never picking it up on time, trash always over flowing) I am outraged by the staff here. It all started when we had new neighbors move in across the hall from us. We've had our packages stolen, twice. I've had to leave a sign on my door asking the delivery people to leave it at the office. They are always yelling and fighting and slamming their door so the whole unit shakes. They have had the police called on the FOUR TIMES!!!!! I understand that this is not the apartments fault, however, my husband and I formally complained twice about them. The second time we actually asked for a transfer to another apartment. Now, the lady helping us seemed very concerned. She said that they have had complaints before and they would not be renewing their lease. I told them that I felt unsafe living there and to ask to be moved to another unit. She apologized and seemed sincere. She said that to move us in the exact same unit across the lot would be around $100 more but would check with her manager, since we have been there for 3 years and no complaints. WELL, it has been 3 weeks and we have not heard back from them. I have concluded that they do not care at all about their tenants and will try to see if I can break the lease without penalty, that IS the least they could do. i could have given more stars if the management is little better. they lie alot. britney the manager makes up her own rules whenever she wants and deceives, misinforms. make sure you have everything in writing and do not listen to her to whatever she says. she denies everything as soon as you sign the lease. read more
