People out drinking, fighting, yelling, kids all over the place, police, etc. I was also shown a 3 level apartment and was put in a 2 bedroom-I was suppose to be on a waitlist which never happened. When I moved in the apartment was NOT cleaned! There was so much grease on the stove and back wall it took me about a month before I could use it. The toilet had urine stains in the toilet and on the floor. It was disgusting. I've been here almost 5 years and there has been 3 property managers--all of which who fail to resolve issues. "Rules" only apply to certain tenants. Dog feces and trash all over. I've had things stolen off my porch, car broken into and vandalized. Everyone parks in my parking space, tenants and their guests. "No Smoking" on property went into effect June 1st yet all the smokers will stand by my car, let their kids smash into my car on their bikes/scooters. They also sit in the field drink, smoke, and urinate! Yes, grown men will urinate where kids play!! A majority of the children are unsupervised-many other tenants including myself have almost hit children because they use the drive way as a playground. In the past I've had packages stolen from in front of my door. There have been tenants who have had people living out of tents and U-hauls-no joke! You will see people walking their kids to the park all messed up with open Twisted Tea cans-once again no joke! There's a lot of illegal activity which is obvious. I've also been waiting on a new kitchen faucet for over 2 years and a new dish washer since I moved in which is moldy on the inside. If it's a minor fix, do it yourself as you'll be waiting forever to get it fixed! Also, many of the tenants do NOT have jobs and sit outside starting problems. I live near "Telephone Tonya", she can't keep a neighbor because of her mouth-that speaks volumes.

When we moved in, the sliding glass door was decayed, and they had covered it up with duct tape and white paint. The faucet in the kitchen was too tight, and broke the first time we used it, causing water to spew all over. The dishwasher was from the 80's and the dishes came out even dirtier than when they were put in. I requested a new dishwasher, and the management suggested that we clean it. Which it should have been when we moved it, but fine. We cleaned the heck out of the dishwasher, still same results. 3 months later, after complaining, we finally got a new one...that still leaks all over the floor. It took two months to replace our sliding door. We complained that the toilet was really loose on the bathroom floor. It was never looked at. Half of our outlets do not work on the bottom plug in...which is really strange. There are almost 200 units in the complex, and only 2 handymen. It got to the point where if it was something minor, we just fixed it. The rules of the complex are incredibly crazy too. First, there are supposed to be no dogs. However, about 1/3 of the tenants have dogs. And I can guarantee that most of them are NOT service dogs. Second, cats are allowed, but indoor only. That's fine, because we have a cat, and he is indoor only. However, many people just let their cats run all over. One of the cats liked to poop next to our deck. Another person moved out and threw out a kitten that was just barely old enough to eat wet food. It was crying on our deck, and when I confront the people, they said the cat was my problem. I found the poor thing a good home at least. Another issue is the new manager. She is not friendly at all. She has made the complex into almost a prison. However, you can see what tenants are her favorites: the ones that have storage sheds (even though in the lease, it says they are not allowed), the ones that have toys in the yards (even though it also says in the lease that everything needs to be on the deck) She has even threatened to have cars towed if they are not moved when the plow trucks are there. The company who does the plowing and landscaping are the worst! They destroyed my fencing (which was approved by the prior manager) and a garden arch. We received a notice after the ice storm to move our vehicles for plowing the next day at 10 am. Which was fine. When I got home from work, at 5 pm, they were just barely plowing! We had to park our car on the side of the road for an hour, and the company did a really halfhearted job. The cost of a two bedroom apt is $1003 a month. Not really worth it, because there are a lot of issues. There are a lot of people that are not on the leases living in the complex that have criminal records, even though a criminal record is supposed to bar them from living there. There are dirty needles around, so do not walk around barefoot.

If you can spare the money for the unit with the bay window, do it. Opens up the apartment that much more. Great management-friendly and attentive. Underground parking is a huge plus. After moving out, our security deposit took three weeks to come back to us and was written incorrectly so we could not deposit it. We politely called to have it reissued and the assistant immediately had an attitude with us. After 5 minutes of belittling us, she hung up on us without offering a solution. Sad to say this isn't the only issue that management has had with tenants, but definitely the most shocking since all we asked for was our money back. Keep searching unless you have the patience to deal with constant emails, multiple apartment checks, and rude secretary.

If you want to study, then understand that about twice a week this will be serenaded by jet aircraft low overhead. The fire alarms will also go off quite frequently. When people smoke in the parking garage, most commonly in summer, the whole building goes up. At the peak, this was biweekly. It's admittedly been some time since this happened, but I don't think it was for any reason other than the winter driving the smokers away. If something is broken it won't be fixed in a timely fashion. When my air conditioning failed in early July, it was not repaired until late August. The gym has been bereft of paper towels for months. The office doesn't respond to any inquiry for days, especially if you ask on a Friday or weekend. Picking up your mail is an ordeal. The office is open only from 10AM-3PM, and even then only for Mondays, Tuesdays and Wednesdays. Posted and actual hours rarely overlap: they are usually there late and gone early, if countless meetings don't keep them. So if you have a class or work schedule that requires you to be present during those hours, you won't get your mail. Unless the office dumps the mail in the lobby. I've seen people grab packages from there. We're they the intended recipient? I don't know. On security, while there are cameras everywhere I've seen heroin needles in the stairwells, been harassed by panhandlers out front, and once broke into my apartment with a spatula. The actual living quarters are cramped. If you want to store your own possessions there, you're out of luck. I barely have room to walk around in my bedroom and I don't have that much stuff in there. I can imagine the triples or quadruple apartments can get quite loud too. The apartment is cheap and situated on a bus stop, but you can get much better living quarters in town for only a bit more money.

They make it look and sound cozie but there are so many undisclosed horror stories I've learned over the past 15 years. Sooo many tenants have moved out since Boves recently purchased the properties. Rent is going to be going up, they charge $500.00 security deposit on any pet + a $25.00 a month rental fee for that pet which they do state in their web site. I've heard reliable stories of tenants moving out and still are because they've bought homes with the money they've spent on rent towards their mortgage and just the name Boves scares them away. Maintenance is very slow to respond, one instance, a past tenant had serious black mold issues and they called and called till finally at least a month later, someone came by to look at the issue. Calls go un-returned as do most emails. Maintenance always look like they hate their job. So, unless you don't mind migraines, this is the place for you. Otherwise take this advice and save yourselves before you sign that lease. Just look them up on other review sites and news articles like Seven Days on-line. Concerned Citizen

We loved living walking distance to a grocery store, and Leddy Park was basically like a big backyard (which was nice because we have a dog). The amenities were nice. Not sure how the gym was during peak hours, but at 5:30 every morning, it was just me and one other person most weekdays, sometimes just me. Free laundry, storage (we've got two 17' kayaks - it was good to have a place for them), and the dog washing station (which we actually used!) were nice perks, but nothing we couldn't have lived without. Cons: While everything initially seemed really nice, it was not too long before we realized that the construction was extremely cheap. It seemed like a rush-job that they wanted to put up as quickly as possible so they could move people in. The price for our pretty small apartment was steep, but we were willing to pay because of the amenities. The drywall began cracking almost immediately and we could hear the comings, goings, and daily routines of our neighbors (of which, there were many). The biggest con was far and away the management. Getting anything fixed in the apartment was a total nightmare. Emails and calls would go unanswered. When we tried to move out, they attempted to take almost our entire security deposit (which included a $500 pet deposit). Despite paying on time every month, the management treated us like we were delinquent on payments and left the apartment trashed (which, I assure you, we did not! Luckily, Burlington has a pretty strict law regarding timeliness of security deposit payments back to renters (14 days to do so, or else they owe the entire thing back with no deductions) and my job (UVM) offers free legal services to employees. I had a lawyer draft a letter and received my entire deposit within 48 hours, along with an extremely rude email from the property manager detailing exactly why she felt it ok to break the law in this regard.

They hired extra cleaners, discounted the rent and organized a reservation system for amenities. I have had a few minor issues with the apartment and the friendly maintenance staff are always there to fix it immediately. The grounds are well taken care of too and the landscaper does a beautiful job on the lawns and gardens. The apartment is super unique and has lots to offer. My favorites are the pool, gym, game room, business center. There are beautiful plants all around the building and the woman who cleans does an amazing job. The location is great and there are great restaurants, bars and coffee shops within walking distance. Cons: Heating costs are INSANE. The apartment is always freezing and we still pay around $150-$200 more in the winter (electric heat). The windows could use an update because so much cold air gets in. We really wish there was some outdoor seating! There are two broken down picnic tables. There are lots of grassy areas and we really wish there were a few patios around. They keep saying it's coming, but we haven't seen any progress yet. There was a coffee station which was one of the top reasons we moved in. (I know this is a weird thing to move in for, but we figured we could save a few grand on not buying coffee daily). They took it away at the start of the pandemic and said they won't be bringing it back. It is an old building and the walls are thin. This is the worst people and service ever…read more After calling for two weeks to schedule a viewing and not getting a call back, I decided to go to the property and see for myself. I called while in their parking lot. Barbara answered the phone and told me she couldn't show me the apartment at 11:00 am because she had a showing at 3:pm. (WHATTTTT) She handed me an application and specified that the unit was 1000.00 a month including all utilities (except internet and cable). I returned on saturday with a filled out application and dropped in the mail box. On Wed I called again and asked on the status of my application, I was told to come see the apartment (the price now became 800.00 and it only included heat and hot water). I showed up at the property Friday 11:00 am. I was told my appointment was for Thursday. I was told to call to reschedule and I said no tell me now while I am here. She said she was trying to be fair with me. (after making me come to the property 3 times with no intention of showing me the apartment). I smiled and I said lets make an appointment now that I am here. Monday at 10:00 am i showed up to see an apartment at 235 instead of 241 which was the unit I was interested in. After seeing the apartment which was ok (older carpet/ Older appliances/old window unit) she told me she would call me to tell if it was available. Three hours later she called and said the owner rented it. WHAT A BAIT AND SWITCH MANEUVER. I WOULD RENT FROM THEM EVEN IF IT WAS FREE. FIRST THE UNIT WAS NO SMOKING AND THEN IT WAS SOME SMOKING. DONT EVEN GO TO SEE. THEY WILL GIVE YOU THE RUN AROUND. WASTE OF GAS AND TIME.
