The community feels very safe and friendly, walking distance to a variety of stores. Laurie (the property manager) is a sweetheart and will help you feel that you're right where you need to be.

When I have a maintenance issue the process is extremally easy and the team here are very professional and polite. They normally show up same day if not next day, and if it is not the same day, they always call to let me know. Whey I have had an emergency situation, they return my calls quickly and will even come out same night if necessary. The office manager is super sweet and helpful at all times. Sue answers all questions and treats tenants with respect and an intent to solve any issues. I would definitely, recommend Partridge Hill for anyone downsizing and looking for a new "home". Not worth the price. High humidity in summer, drafty & cold…read morein winter. MANY spiders. Backyard area almost always flooded, seemed like there was probably drainage issues. Refrigerator is very low quality, the door shelves fall almost every time you open it. The stove is poor quality, only one burner works efficiently. No bathroom linen closets and no bathroom storage except under the sink. Master bedroom walk in closet is half the size it should be to be labeled as "walk in closet". Most luxury apartment complexes come and replace the furnace filters for you, not this place. You have to do it yourself and buy the filters yourself, which would've been ok, except for the fact it's a size that is not common at all. We couldn't find a filter to fit the furnace at all, none of the major home retailers like Lowe's & Home Depot had it, not even Amazon. There are dead trees around the property, one tree fell on our car & there was no assistance with the damages. We had individual trash pick up with bins provided by County Waste, then they took that away and put in a trash compactor, where everyone has to bring their trash down to the compactor instead of having it picked up. The residents should've been able to keep the County Waste trash service. Grounds were not fully manicured & paved. Parking not designed well, if everyone had a car in each of their designated spots, you wouldn't be able to pull in it & out. Property was not yet complete, yet they sent notices to the residents about increasing the rent. Maintenance staff were very nice, I do want to point that out. Area is quiet & private & you don't see any of your neighbors' decks/balconies, which is also nice.

PROS: Great neighborhood...animal friendly...close to Universities and hospitals...on the bus…read moreline...full basement with W/D hookups...maintenance is mostly responsive to requests... CONS: The walls are thin so unless you have decent neighbors you'll get sick of them ( I can hear mine pee in the morning from my bedroom). Shoddy upkeep as far as the grounds are concerned. Gutters haven't been cleaned in the 3 years I've been here so the rain water just kind of pours down our back door and steps. Snow removal is a crap shoot and depends on which guy does it (we lose off-street parking spots to mounds of snow in the winter). The paper thin walls, lack of insulation and unsealed doors and windows mean your National Grid bill WILL be ridiculously high in the winter and likewise high in the summer if you expect to stay comfortable inside. (I was actually told that the reason our drywall cracked upstairs was because there's no insulation in the attic where the HVAC exits...really?!) You can tell the walls have been (poorly) painted see earl times between tenants. The only ventilation in the bathroom is the window so in the winter it's a job keeping brown spots off the walls and ceiling (unless you open said window and freeze.) there is no range hood in the kitchen so: 1. The smoke alarm WILL go off EVERY time you cook/pre-heat the oven, etc. 2. Everything in your kitchen/dining/living room will be covered in greasy cooking by-product and will need to be cleaned and wiped down often. Basements get wet when it rains so your washer/dryer will have to be kept up on wood pallets (if you're lucky enough to get them) that will grow mold and need to be replaced often. Also, on maintenance, for all their responsiveness they don't actually do very much to fix what's wrong in the apartments. They show up, take a look and MAYBE do a patch job...maybe. Also, your lease renewal paperwork will be late every. single. year. It will however be "your responsibility" to give a prompt 60 days notice of intent to vacate, or you WILL LOSE YOUR DEPOSIT.

I've never had anything break so I've never needed to ask maintenance to fix anything, but they keep both my front and back steps shoveled and are friendly. Plus they totally helped me out when I needed to get out of my lease early since I found a house sooner than I'd planned, and the settlement we worked out was totally fair. I recommend this place to my friends over many of the more expensive places in the region (this is directed at you, Hudson Preserve Luxury Apartments).

Another tenant after telling him this story said she did the same to him with the "nickel and diming". (I told her this over the phone and she said "she doesn't care" with a terrible attitude). A reference to this would be that she lied and did not tell me that the prior tenant had passed away in the apartment which I found out through another tenant on my last day of moving out. I asked why it smelled so awful when I looked at the apartment and she said that it was because the man did shower himself properly as he was in a wheelchair. I would never have moved into this apartment had I known this. According to NYS law the landlord is required to schedule a walk-through no later than 14 day prior to the tenant moving out WITH the tenant. Laura did not do that. At this time I would have specifically understood that I had to replace the carpet (which is also crazy) to let me know that I would have to put it in the condition they required upon move out. I scrubbed the apartment top to bottom - this should not include normal 'wear and tear' which includes baseboards, rugs and walls. She said it was 'absolutely disgusting'. I am a clean person and to be charged over a thousand dollars and not get my $1650 security deposit back is ludicrous. Also I had one of the maintenance men check out the walls before moving out they said they were completely fine and they "paint over them anyway". Yet, I am charged hundreds of dollars. Neither the carpet or walls were damaged - I never hung one thing from the wall other than a TV (which was filled prior to move out). The carpets were dirty from normal wear and tear - no damage done and I left them, and the entire place, vacuumed. There, as pictures show, are indents in the carpet from a bed, this is classified as "damage". Are tenants supposed to sleep on imaginary beds? These are the duties of a landlord to take care of. It's insulting beyond words. Also, apparently "scrubbing the tiles" is something that needed to be done. Had she followed NYS guidelines I would have known about having to "scrub" tiles - which I left vacuumed and swiffered. This is nothing but a money hungry woman trying to pull a fast one on tenants. Good thing the law favors tenants. I have email correspondences supporting my claims and it will be a shame to take this to court. Renter beware. Many other places around.

It is 10 minutes to Albany, Schenectady, and Troy and about 30 minutes to Saratoga. FYI, there are smoking and non-smoking buildings.
