Highly recommend any other property management company. We applied for a property. We were told by our realtor to expect a call from Alma. Alma called both my partner and I and we both happened to miss the call. No voicemail or message was left. We would have had no idea who called us if our realtor didn't tell us. Then we received an email stating our application was denied for lack of information. Completely fair that's not the issue. The issue is when I called Alma back she didn't answer. When I finally did get ahold of her(I had to call her) to ask about why our application was denied she explained we needed to fill some holes in the application. Apparently an accepted offer letter and current paystubs will not be enough. My biggest issue is Alma's inability to do her job professionally. Notes for Alma, leave a voicemail when calling someone for the first time and they don't answer. Be clear in all communication. Work for the customer. If I could give this property management company zero stars, I would. We paid nearly $3,000/month expecting a safe, functional home -- instead, we got months of unresolved maintenance issues, safety hazards, and constant disruption to our daily lives. In just over the past 8 months this has been our experience: We moved in to carpet soaked with pet odor that, to this day, has never been properly resolved. Within days, we discovered the dryer didn't work (and wasn't fixed for almost 60 days), and the garbage disposal constantly trips the breaker / something we still have to manually reset after every use. Less than a month in, we were dealing with a roach infestation. It only got worse from there. We found out the smoke detectors were expired and disconnected before move-in * a serious safety issue * that wasn't corrected for over two months, forcing our family to leave the home. Shortly after, the air conditioning went out and took nearly a month to fix, once again displacing us. Most recently, we've had to deal with a broken front door lock (forcing us to use the garage to enter and exit) and a non-functioning water heater -- meaning no hot water. Let that sink in: no working dryer for two months, repeated A/C failures, no hot water, pest issues, unsafe smoke detectors, and ongoing electrical problems -- all while paying premium rent. We have been forced to leave our home multiple times just to do basic things like laundry, sleep comfortably, or take a warm shower. That is not normal, and it is not acceptable. This isn't just poor service -- it's a complete lack of accountability and basic property standards. Repairs take weeks (or months), communication is lacking, and issues that should never exist in a rental home are treated as low priority. I am a property owner and hired Shannon Property Management for about 1.5 years. I had several significant issues, all related to untimely and poor communication by Shannon's team. The relationship with the tenant deteriorated rapidly after Shannon's team began managing the property. The tenant caused a leak with significant water damage, but Shannon did not proceed with repairs for two months because they would not hold the tenant responsible. I had to constantly email & call my Shannon team to receive status updates on repairs, rent collection, etc. Lastly, the move out process was very stressful and messy, mostly because they did not communicate their process clearly from the beginning. At the time of handover, the portfolio was 95% occupied with Class A tenants and had a strong financial track record. However, after less than one year under their management, the results were nothing short of disastrous--the worst fiscal year in over two decades for the landlord by a significant margin. Gross Negligence & Financial Damage Upon firing Shannon and returning to the previous property manager, multiple egregious failure were uncovered: Renting to Tenants with Prior Evictions & Poor Credit - Despite clear red flags, Shannon placed multiple tenants with documented eviction histories and low credit scores. These tenants quickly became delinquent, costing thousands in lost rent. Drug Den & Property Destruction- One tenant turned a 1,890 sq ft property into a drug den, renting out bedrooms daily to drug users. The eviction process required a constable, who--with 30+ years of experience--stated it was one of the worst cases he'd ever seen due to drugs, feces, and extreme damage. He recommended suing Shannon for negligence, as they clearly failed basic screening. I initially left a 5-star review after being encouraged to do so by our contact, Alma, who assured us she was "rooting for us" and putting in a good word. However, after paying over $200 in application and pet fees, jumping through numerous qualification hoops, and being more than qualified with income, credit, and savings, we woke up the next morning to an email stating the property had been taken off the market and given to someone else. Since then, we've attempted to reach Alma through calls, emails, and texts with zero response. Looking at their Google reviews, there's a concerning pattern of numerous 5-star reviews posted within short time frames, which raises red flags. The reviews are either glowing 5-star ratings or frustrated 1-star warnings--nothing in between. I strongly encourage others to read the 1-star reviews, as I wish I had before pouring money into an application for a home with them. I would not recommend this company. The communication at the beginning of the lease with my realtor was horrible. It was stressful. At the end they found ways not to give me all of my deposit back. Worst experience, the property manager Karol was very hard to reach, even when we could talk she used to say that's tenant's responsibility on every complain. We vacant the house 2 months earlier before lease was up due to difficult property management and paid the unused 2 months rent (as the lease agreement had 3 months rent as early termination fees) though we handed over the house a month earlier We got everything fixed professionally before handing over the property back They still sent us a bill of the repairs so they won't have to return the deposit which included some of the stuff which was problem before our move The pictures on Zillow were showing those paint issues even before we moved So my suggestion is if Shannon property management is managing the property then don't rent from them Look else where so you can have some peace of mind read more

Shannon Property Management will take all your money, make you jump through hoops for their very complicated application process and then put you in a rental that is in horrible condition! Oh and their property managers will never respond to your emails. All they can say is go through Meld (one of the million apps they make renters sign up for) to submit a service request. They will just keep sending out tech after tech but never actually FIX the issue. I sit here almost one month later with a leaking ceiling in my kitchen which has no sign of being repaired. I'm a newly single mom, excited to move into a rental for a fresh new start and I walked into a filthy townhome full of dead roaches, a leaking kitchen ceiling, a bathtub serving as the drain for the AC. Feels great to give my kiddo a bath with rust and wood ridden water dripping onto her back! I was told this was a reputable property management. WRONG!!!!!!! Now I'm locked into a piece of sh*t townhome for the next year unless I can figure something else out. Be VERY careful about the condition of the home before leasing. Terrible!! Please stay away! Fraudulently adding charges to my account and creating false accounts. Their third party service will use your social and create fake accounts. The electric company they force you to use Veteran Energy is managed by the owner of the home! They have ruined my credit and livelihood. $150 wasted in less than 24 hours! My husband and I were interested in leasing a property that Shannon Property is currently managing after we completed the tour with our realtor. We both submitted all requested documents as a part of the application process, agreed to background/credit checks, and paid application fees of $75 each. We were told the approval process usually takes 24-48 hours, ok! My realtor called the following day (after the apps were submitted) to see if anything else was required and he was told "no, everything looks fine and were awaiting review from the property owner". I so happened to call a couple of hours after that conversation and received a different response from "Alma-leasing agent"; she stated the owner decided to deny your application due to some "inconsistencies listed on your application" and also due to the fact that you never "Verified your state ID with us". I explained to her that neither myself nor my husband received any requests to validate our state issued ID's and she replied "oh, I can text that to you now". So, then I inquired about the inconsistencies the owner was referring to on our applications and she stated that he questioned my ownership of the home we currently resided in. To which I asked Alma how you all go about validating this info and she stated that they did a record and a google search of the address but couldn't find any info. Much to my surprise, I explained to her that I have documentation listing my ownership, but I had not received any correspondence asking for any type of proof. She provided her email and stated that I could send the documents over via email for review, so that is exactly what I did-1 hour after the phone call. She stated that if we did not have all needed documents in within 3 days, our application would be incomplete and closed out. BUT, if we provided the ID verifications & residential documents, she could provide a link to other properties that they manage, and we could select one of those as an alternative since this owner went with another applicant. As a current and past homeowner, I fully understand that you can select whomever you would like to dwell in your property based on your personal preference. However, Alma who is representing the property management company as a leasing agent ultimately decided to just stop communicating with me and my husband altogether. After I sent over my residential docs via email I also let her know the links were not working for the Vouched...radio silence. I called, left messages, was told she was gone to lunch, gone for the day, etc. Now mind you we only have 3 days from the start of the application to complete the requirements for an approval. Strangely enough our application was denied for a specific property in a desired zip code due inconsistencies and not verifying state issued ID's (requests that were never received) but we were being asking right away about selecting a different property to lease without having any of aforementioned necessary documents needed for an approval! Do not hire this property management company for home rentals - @Shannon Property Management #shannonpropertymanagement #BBB It took 6 months for Shannon Property Management to find me a tenant for my home and now they are managing my account/property as if it's an apartment. I do not know the normal timeframe in getting a tenant in place, but it took far longer than I'd anticipated which added additional financial stress. I have not been pleased with the service I've received from Emily. In the beginning, I thought that when I do my part as an owner in a timely manner, the tenant would come shortly thereafter via their service. NOT!!! I've had to push Emily to get the job done. If during the entire rental process I had not contacted her about the poor job the make ready team had done, how to promote the house, and getting feedback from outside sources on how the property should have been featured, I do not think I would have a renter today. On numerous occasions Emily has refused to visit the property. This should have been my red flag for poor service to come. It got worst. Issues * During the initial walk thru of the home to identify the things I to have done, a couple of major items did not make the "make ready team" list or was not performed to satisfaction * The painting of the bedrooms - initial visit to the job site during painting I asked the painters to cover the floors - was told I should not have cleaned the floors before painting, floors were not covered. Visit after painting discovered major overspray on the newly installed tile flooring - after many conversations with Emily they finally went back to remove the overspray on the tile, do not know if the carpet was recleaned. * Closets were painted on what could be seen on entry and not the parts facing the walls (back sides of bars) - again it took many conversations with Emily to get her to understand the situation * Primary suite bathroom painting - primer was not used because the old paint can be seen, was not corrected * All throughout the "make ready" process, I requested Emily meet me at the rental property to review the job performed by the MRT. She refused stating she did not need to review the work performed by the MRT. I've yet to see Emily at the property at all, very dissatisfied with that!! Had she come when requested, she would have understood all the issue and would have also had a better understanding on how to promote the home. * There were a number of times I requested of Emily to add features descriptions about the home on the website(s) in order to get it rented. * Emailed and had to follow up with a phone call to Emily just to get her to understand my requests. It was as if I were communicating with someone who'd only been on the job 1 day. After the phone call, the information she repeated back to me was the "exact" same information I'd sent in the email. * On one occasion, there was a question concerning the washer/dryer hookups. Instead of Emily going to the home to obtain the information, Emily called my emergency contact (who had not/did not live in the home) for the information which I found to be very unprofessional. * I requested details on the rental agreement, I was told to "go to the Owner portal to find out" - total lack of customer service * I did express my disappointment to/with Emily and her response was "I apologize for the dissatisfaction in the beginning. My team and I are working hard to get the property prepared for the current tenant." I expected to hear what they were doing for me to get the property ready tenant occupancy. * To top it off, why was there a need to get the property prepared for the tenant?? Well, recently I found out and still finding out today that during the self-guided possible tenant visits, floors were being soiled, house was getting dusty, and bathrooms were being used causing the need to make ready again. SPM changed me for this second "get ready" activity. This possibility was never discussed with me. Everything about working with Emily, who represents Shannon Property Management, was confusing, disappointing, dissatisfying, uncooperative, costly, and at times shocking. At this point, my rental property is making money for Shannon Property Management . I have now incurred over an additional $2000 in charges because of the numerous tenant work orders I was not made aware before work was done. Explanation to me: "we do not call if under $300". This is the worst experience I have ever had with a property management company. I was told in writing and on my lease that the owner would pay for all utilities. When I go to the property to move in we have no power. I called the electricity company and the owner turned off the power. Called my property manager and she says SIKE either y'all pay for them or get out of your lease. I was told by Alma and Emily that the owner would be responsible for the utilities and of course they went back on their word. However about 20 minutes later I received a message saying that they were at full capacity and cannot take on my property. My property is in admittedly a less desirable neighborhood, I'm assuming this accounts for the sudden change in attitude. Very unprofessional. SPM have proven to be reliable, proactive and professional during the entire process. They have a great support team who go out of their way to provide good service, and I like their excellent in-house repair and maintenance service which ensures tenant concerns are addressed quickly and my properties are kept in good order.
