She stated this was the cost for all the things she would do in order to sell my home (I sold a home two and half years prior and those services were also provided but I paid a three percent commission). Her fee did not include the buyer's relator commission. I declined her offer and she bombard me for several weeks and lowered her commission rate to two percent. That's right from five percent to two percent. I told her that I was not the right client and did not believe she should drop her commission rate; instead, find a client for whom it was acceptable. The whole experience traumatized me. I knew that I had to find a Relator because I would be moving out of state in less than two months. I researched the Realtor who sold the home across the street in a matter of a few days. It was Melissa Husak. I knew from the first meeting, this high energy, take the bull by the horns, very experienced, local and homegrown Peachtree City Realtor was the perfect fit. She came prepared with research in hand, marketing strategy, home assessment, and could explain market demand and potential changes to the interest rate in the coming weeks. My sale was a little unique because I had a buyer but wanted an actionable backup plan just in case. Melissa represented me on my sale and my buyer on their home sale. I have never, never seen a human being move so fast. She accessed their home; suggested changes and got their home on the market with the suggested changes in seven days and had an open house that weekend and their home was sold!! It was a whirlwind experience. We had a glitch at the end with a supposed, improperly signed disclosure report. Melissa handled it; she explained the issue that she already faxed the report, and rescheduled the closing for the next day. She explained that we needed an all clear by 7pm or 8pm before closing date and we would be all good. She was going between the mortgage company, other Realtor, buyers, etc. and kept everyone apprised every step of the way. I have never seen such transparency or energy. It was like watching a tennis match with only one person playing both sides of the court. She is a phenome. Everything was resolved and the closings were held the next day. Melissa also has a soft, warm, gentle and kind side. She is wife, mother and armed with personal stories to support you along the home sale/purchase journey. This move was a scary experience for me because I was relocating out of state for the first time in 20 plus years. She understood the sensitivity needed to get me through the process. We bought an investment property in GA with James in 2018 and sold it in 2022. He was also our…read moreproperty manager during that time. He came recommended to us by a friend who had also bought investment properties with him and our purchase and subsequent sale was smooth. He found us a buyer while it was still tenant occupied. During the 4 years we held the property, and compared with other property managers, we didn't feel that his services were worth his fee. We opted for the hybrid fee model yet we ended up doing most of the communicating with the HOA and the renter ourselves. At the end of the day, his relationships are with the sales people of the builders, and once they transition to the community's HOA, James had no contacts and just told us to handle ourselves. We felt that we should've gotten higher rent for the property and better tenants. The first tenant he found wanted to break the lease and James didn't really know how to handle that other than to talk to the tenant. As a lawyer myself and from experience, I knew how to take legal action and drafted the proper paperwork myself. The second tenant he found was fine except he kept contacting me directly because he said James wasn't handling his concerns. Tenant eventually asked me to just renew his lease without James because it was easier that way. Since neither landlord nor tenant felt properly taken care of, we just decided to offload the property and exit the GA market altogether. Chalk it up to lesson learned and to stick to the market that we know personally. Furthermore, he left my phone # on GA public records even after our sale so I get calls and letters weekly from GA flippers looking to buy the property we no longer own. Fun. Lastly, he kept asking me to write a positive review for him on BiggerPockets while he had only just started managing our property. Didn't make sense to me as his job had only just begun and anything could still happen (and did). So I'm now writing an honest and non-emotional review 5 yrs later to present the full set of facts. It went as well as we could have hoped and dreamed and coincided perfectly with our home purchase happening simultaneously (our sale/purchase closings were one week apart from each other!). Will negotiated thoughtful on our behalf and included things we would have never thought of independently (e.g., free temporary occupancy of our home for two months, just in case our home purchase was stalled in any way) and provided expert counsel throughout about engaging effectively with potential buyers, considering offers, and then walking through the sale process with our buyers. We did a lot of research prior to listing our home/purchasing our next one - spoke with several traditional seller's agents, read articles, considered the option of doing a FSBO, and also met with Will at Redefy. When we decided to go with Redefy, we had heeded and considered concerns about pitfalls we may encounter. Weighing everything, and after reviewing what Will and Redefy had to offer - we decided to try out this flat-rate, full-service model and I'm thrilled that we did. Will came over for an in-person consultation, coached us through the process, responded to text/e-mails/calls with expediency, helped us stage the space, helped us negotiate thoughtfully, handled all of the paperwork, and sent over an incredible photographer on his own dime. He was there at closing, even though he was in the middle of building a playground for his children's school (I mean, that's amazing!) They list your home and drop a sign in your front yard and leave a bluetooth lockbox on your front door. The listings are in FMLS, MLS and all the websites (zillow, etc). They charge $300 for the listing up front (which is actually normal pricing to list) then you pay the remaining $3000 at closing. Literally as simple as that. They utilizing the ShowtingTime app on your phone so all listings are approved by you. I listed my house to give 3% to the buyer's agent which gives the incentive for all realtors to show your home. My home sold in just 3 weeks. Overall the experience with Redefy was great. The only downfall was communication could be slow at times, as you're not working with your personal realtor but more of a company. It was never bad though, and I never had an issue. Just note that if you have a question/concern/issue, you may not hear back immediately (but you will usually within 24 hours). But, you are saving thousands but going with Redefy, so that's a small price to pay. Danielle is the main point of contact for closing, and she's AWESOME to work with. Overall I highly recommend Redefy from my experience!! Everyone was great to work with and as stated, I saved $9,500!
