I gave Shaw Homes $11,000 in earnest money last fall and then had an emergency with my health and ended up hospitalized for an extended period. They've refused to refund my money and after repeated requests I'm posting this negative review: Don't do business with these folks. They will screw you. read more

Our building experience with Shaw was awful but what we didn't know was that the worst of it was to come. Our community Silverleaf, has been complete for over 2 years. It's our HOA. Shaw has given himself 30 votes per his 6 rental properties that he owns, he assigned Charles Ramsey, Shaw's Manager, 30 votes for each of his 6 rental properties and "others" not disclosed. Actual homeowners have only one vote. But apparently that doesn't matter because we are not given notice of anything other than HOA yearly fee increases. There are 203 lots in our neighborhood. The neighborhood has exceeded 10% rental properties. We have never had an annual meeting, we have had increased fees that exceed 10% without explanation. That gives each rental property 29 votes more than actual homeowners. They will not turn over the HOA and we may have to turn to the Oklahoma Real Estate Oversight and the Oklahoma Attorney General. I would have never bought into this situation! We were told at our contract signing by our salesman that the HOA would be turned over at the completion of the last lot. We were not provided any HOA documents until 3 years after we closed on our home. There hasn't been a single meeting with minutes logged, a lawyer tried to obtain a copy of them last year. Glen's and his executives are our Board of Directors (self appointed) and their rental properties are a complete conflict of interest as well as a legal nightmare. Collins and associates was contracted by Shaw to "manage" and Nelson has failed to perform his duties and enforce the rules. Our community is going downhill fast despite paying yearly HOA fee to prevent this from happening. read more

Been in our new home for 3 days. Had to fix sagging doors, shower drain has popped off, dishwasher does not have heated drying, yard has washed out areas, plumbing cleanout is so high above grade that a lawnmower will certainly hit it, and the HOA fence in out back yard is still open from the utility construction so we are unable to fence in our pets. Was shown how our fireplace would look and that it was non vented. During walk thru no fireplace! Was told you signed the contract so just take the loss on your earnest money and we can sell the property tomorrow for more than you paid. So unprofessional. We signed to build with Shaw in March of 2021 and we have deeply regretted it since. Our house finished in August 22nd, 2022 and we are heartbroken over the end result. Our ceiling is 6" shorter than it should be in our living room, dining room, and kitchen. One of our corners in our living room isn't even a corner. We have seams along our walls from where the ceiling meets the wall, and it looks terrible. They've had to replace all of our floor trim, which still looks like garbage. Our exterior house paint is peeling after having been scraped and repainted already. Over the course of closing till now, we had the following replaced: our shower glass, tile in our master bathroom and shower, our kitchen island countertop, our carpet upstairs, 4 painted accent doors, all of our trim downstairs, and a pocket door in our master. All these things were done while we (my husband and kids) were living in the home. We've literally had people at our house since August 22nd, fixing things left and right while we are trying to raise and care for our kids. Shaw forgot to install a gas line that we paid for, so they had it install Friday the 14th of October. The plumber trenched our yard and severed our internet cables, then hit our septic pipe. He repaired the pipe but didn't realize that the pipe busted inside one of the septic tank covers. We learned that "surprise" on Sunday when my husband heard water gushing under one of the tank covers. These are just some of the problems we've had. I've attempted to submit a BBB complaint but Shaw couldn't say anything besides "sorry" (summarized), and it somehow never got posted to view publicly. I can't even describe the amount of hardship this build has caused our family emotionally. What should have been one of the best and most exciting milestones of our life, has turned into an absolute nightmare. Because of this, I don't even enjoy living in the house we paid so much money for. The only positive thing about Shaw was our superintendent that inherited a house with a messed up frame job. She cared, and did her best to try and fix our issues. At the end of the day, Shaw failed to hire subcontractors that cared about the work they did. Do yourself a favor and skip on this builder. They were 7 months late on delivering our build, interest rates hiked to astronomical amounts, then they yanked our incentive for not using a preferred lender. Worst experience ever. read more

This is not the first home I own, but it is the first house we got build from ground. I honestly don't have words, I think I been more unhappy on this house then on my old one, if I could give someone an advice its just go find an other builder. This house that I got was 310K and I swear a double wide trailer its build with better quality. every single day in the last two months something its breaking as soon as you touch it. Most of the doors inside the house are not put together the way they supposed to be. I am actually more pissed then happy, I don't know what to do if I should contact them to come and fixed it or just fixed it myself. There is a reason they have such a poor rating. Never go through their preferred home lender Juan. A law suit is in the works. He told us our credit would be ran again until the time of move in, that way a lie. After we had given S3,500 towards earnest money, Juan contacted the credit agency and said "by the way their credit dropped two points" we then got a call saying we lost the house, we lost all the money. Once we became aware of what was going on Juan took it upon himself to contact outside lenders from other companies to tell them about our credit. All to cover his ass. He lied about when they would run our credit. We neglected to tell us that the two incomes had to be 2 years worth. He lied. HORRIBLE Company. Garbage like other viewers said. read more

My family have been home owners from Shaw since 2011 as well. The quality of their construction is absolute garbage as everyone here has stated. Cheap appiliances, cheap ply wood in lots of their homes, they don't respect the people living in their homes when they are constructing at 7am before ordinance allows. Just look at all their sub divisions compared to better ones. You pack as many homes as you can together, as fast as possible, with no unique design or thought to the process. Here's some examples of the types of issues we had when we moved in: - 13 Windows Incorrectly Installed & Missing Hardware - 10 Window we couldn't operate - 9 Window Leaks - 6 Doors that Wouldn't Close or Stay Closed - 2 Rocking Toilets - Yard Drainage Issues - etc We've had a terrible time getting issues addressed. To make matters worse, each time a Shaw rep shows up, they completely agree that prior work was not acceptable. So if it's not acceptable, why do they continue to do it? Also, they are non-responsive. Be prepared to spend your own personal PTO to manage the subs when they show up. The issues we've experienced have been continuous throughout the process. We are at our one year and still have issues from the 60 day that haven't been corrected yet. Not to mention I'm being forced to act like a jerk just to get someone to respond. Apr 3rd - Warranty Visit -- Subs Didn't Show Up -- Incomplete work because necessary tools weren't on hand. -- Promised Return to Correct Pending Issues Apr 13th - Follow-up Due to No Communication May 2nd - Follow-up Due to No Communication May 14th - Follow-up Due to No Communication Now I get to harass the owner to try and get someone to respond. It's just crazy with how much money we spent that Shaw Homes treats us this way. And this isn't a one off for us. Here's another example from our 60 day where I had to end up acting like a jerk just to get someone to respond: June (60 Day Warranty Visit) -- Pending Issues Identified (Resolution TBD) Oct 22 (Onsite Rep & promise for review with the home office) Nov 4 (Follow-up Due to No Communication) Nov 19 (Follow-up Due to No Communication) Nov 27 (Owner Personally Confirms Receipt and Promises Resolution) Oh, did I mention no one ever got back to me on the above example. I just waited for the 1 year appointment which was my first example. So all in all, I can't recommend Shaw. Overall, my house is solid and I'm not concerned anything is going to fall apart but the way they treat their clients just isn't acceptable in my opinion. I love my house and my sales associate Chanin was amazing throughout the entire buying process. Be careful with the warranty department. We had a leak in the middle of the night. There is no after hours warranty contact so we called an after hours plumber who found our toilets weren't installed correctly and our clean out in the backyard was not installed correctly causing a blockage. When I called the builder during business hours and asked the warranty department for reimbursement they told me they would not reimburse us because we did not call the number on our water heater. We had no idea the number on our water heater was the number to the company that did the plumbing work on the house and there was no way to call the builder during the night so we could get the right company to do the work. There is no information in our warranty paperwork about who to call for leaks after hours. We are out hundreds of dollars because of this :( read more

450k house sold to us with crooked windows, terrible paint job, cracked concrete driveway and walkway, scratched bathroom tile. every wall Seam has cracking and peeling paint. Holes in yard. dropped ' salsa' by the toilet during the build and the grout is still stained. house was never cleaned Sprinkler system doesn't cover full yard but our neighborhoods who built with Shaw have sprinkler systems that cover their entire oversized yard. front door was put in incorrectly so walls surrounding front door are not flat. our 150k house with simmons homes was better quality. Do Not recommend. Insanely disappointed and regretful. We have lived here for 3 months and I want to move already. Then their painters Finally call you and accuse you of doing something to mess up The paint...yeah in every single room?? It should have been done properly the first time. After meeting with Ian at Shaw Homes, I felt like I walked away from a sleazy used car dealer. At the very start, I told Ian our max total price and requirements, and immediately, Ian asked "how much is your max monthly payment?". I provided a number, but I made it very clear the total home price is the deciding factor. I was very clear my decision would not be based on monthly payments. After we looked at a few model homes and sat down to discuss pricing, I found out Ian only showed homes within the monthly payment number I provided, which I told him in the very beginning to disregard. Not one of the homes he showed were within the max total price with the minimum requirements I provided. Ian was banking on us "falling in love" with a home and throwing caution to the wind. If this is how Shaw trains all of their sales team, I would suggest everyone stay away. So far, Rausch Coleman has had the best pricing By the way, of the three sales associates I saw around the model homes, none of them wore masks. read more

two years into home ownership of a Shaw built home in Silverleaf community in Broken Arrow Ok, our AC unit will not cool our home. the paint is wearing off my siding and my lawn is full of ruts and flooding. These people sold us a home and told us they would be adding a pond, a park and a pool for families to use, only the pool was added and the rest was cut. The windows do not have insolation around them and air gets in through the framing and the list goes on and on. Stay away from these idiots and buy elsewhere. Response to David's comment: 1) I first confirmed that our home was built by Shaw by viewing the county records. Later I spoke with a female (presumably) secretary at Shaw when I called the general phone number to see if there was any recourse for the flooding shower. She confirmed my address, however she could not give me additional information regarding the contractor used to install the shower because our records had been destroyed (kept in a storage unit that flooded). It sounds like David should have been made aware of my call. She was helpful in that she informed me of the retailer from whom we could purchase touch up paint. That retailer provided me with partial copies of the original invoices (which has "Cust Job" as my address) so that I'll have a record of my paint colors. Those invoices say "SOLD TO: CREATIVE PAINTING LTD, SHAW HOMES ACCT". To suggest that I'm incorrect regarding our builder is ridiculous and a poor attempt to discredit our experience. 2) Our home was fully inspected prior to purchase. During our inspection it was noted that the shower was not sloped properly and we were told we could have minor issues with water coming out from underneath the glass door. We were advised that if that were to happen, to put an additional seal under/behind the door. That has not been the case, but perhaps the improper sloping is the root cause of the water that is coming through the wall. I'm not an expert and we haven't had the repairs performed, so I'm speculating based on the information we've been provided. The bottom line is that the shower is malfunctioning due to improper installation - attributable to the builder. 3) Our landscaper is a reputable, local business owner that services the local Wal-Mart, several of the nearby BOK branches, as well as our HOA. I'm going off his word, which was that the buried bricks and other waste was the worst that he has seen, required a full day to remove, and was likely preventing the plants from flourishing. Our new landscaping is about two years old and looks fantastic due to consistent upkeep. My original review received a "compliment" from someone who had similar issues with waste buried in their yard (a tire) and loose gutters. If Shaw has processes in place to prevent such issues, those processes are failing and need further oversight. A refreshing response from Shaw would have been that they are looking into the contractors that were used for these jobs and taking steps to prevent those issues from happening in the future. I have neighbors who own Shaw homes. Due to the poor build quality they have expressed their dissatisfaction (often in our HOA forum). Talk to someone who owns one, not the people trying to sell you one. Finally, here is an interesting observation: two of the five star reviews that appear in the "Not Recommended" section were made by people who are easily confirmed to be employees of Shaw and did not disclose their affiliation. If you are a minority, your experience will be totally different. From day one, we have had nothing but problem after problem. Electricity went out, air and heat not working. Plumbing backed up into the garage, had to stay in a hotel they paid for 2 months while they took thier time fixing it. Now, after all of this, I go outside to water the lawn last night, come in the house and all the water that was in the back yard drained into our house. Bedroom carpet soaked, water in the living room. Been calling and no one is there, we need to get legal help. Our grass was not even cut the day we closed. This has been the worst house buying experience of our lives and we are very tired. We paid a lot of money to live in a disaster waiting to happen. 9 months is how long we have lived here. The window in the front of the house has no seal because when it rains, water sits on the ledge inside the house and this is a picture window. Smh read more

Shaw Homes unilaterally terminated the contract for a new build that was 75% done because it cost them more to build the house than initially planned. Unfortunately, there is a loophole being misused in the contract that does give them the right to do so if Shaw Homes determines that something in the construction process may not lead to a successful Closing. I say misused because Closing has a universal meaning and has nothing to do with how much it costs to build. Shaw Homes initially tried to get us to sign an agreement to mutually terminate the contract, which was inappropriate. Shaw Homes did provide the unilateral termination paperwork but it was copied and pasted from someone else's contract. To add insult to injury, we went out of our way to pick up the check to return the initial down payment and it wasn't signed and no one was present to sign it. So, I can't recommend strongly enough to not do business with Shaw Homes. read more

My husband and I are regretful Shaw Homeowners. We have lived in the newly built house for 11 months now. We have had problem after problem including Shaw Homes taking it upon themselves and renting out homes in the neighborhood. Each time a have had problem like a leaking roof I find out Shaw cut corners and did not seal the roof when they built it. They also did not seal the outside windows. When I asked them to come back and seal the windows they told me they decided to seal the windows after we bought our house. So they would not be responsible for the windows. Each time I talk to someone in person or send a email requesting a solution to the problems I receive a curt email response telling us to contact someone else. read more

Do not go with them because they do not build your home in time and because of that inflation happens and they raise the price of your house even if your contract was signed over a year ago. I was scared of that after waiting 10 months for my home to be built so I called and messaged shaw homes and they never responded back and I tried four times. But they were excited to tell us at closing that they want us to pay over $30,000 more for the house. They are probably gonna leave that same copy and paste response like they do for everyone. But they should make sure they take care of people that trusted to use their company and not screw them over. I suppose with every new built home there are issues. This is a first time experience for my husband and I. The beginning of the home building process step by step was great. Even going to the design studio was so exciting. But then it all started caving in. Not sure about most folks, but personally, I dont know construction verbage and abbreviations. We were given addendums (total of 8) each time things changed. I thoroughly looked through to make sure it all made sence. Thought I did quit well. 1 addendum actually had removed the entire upstairs...yep missed that for about 2 weeks. It wasn't caught until I asked what had happened and why the cost went down $30,000. We got to see the blue print 1 time and no further viewing, no 3-D or autoCAD programs to help the consumer see and preview a final product to make changes before the home building began. Apparently even though we were told that the upstairs would look like one of the specified model homes, they failed to share that the pitch of the roof would put a dropped angle in the whole corner half of the upstairs. We saw that as it was being built and was told "too bad..we can credit that square footage and build walls around it so you dont have that footage anymore if the ceiling bothers you". The fire place took 3 times to get completed and still wasnt right (we just went with it because the building manager was so rude and disgusted about it,we just said forget it). There was even pictures given at the design studio and several reviews with the building supervisor. They have 1 warranty coordinator and 1 warranty worker; not enough staff to handle and provide quality warranty care. Both are argumentative. Glen Shaw expressed that I was hard to deal with. Wouldn't you if you had a $300,000 home in process? I mean if you looked at their model homes and then got subpar outcomes, had to fight, miss work to meet contractors, fight again, miss work again, lost money, with no personal consideration by Shaw homes. read more

My mother and I both bought a Shaw Home at the same time in 2019 and they are now refusing to help with a foundation problem that we have questioned since the beginning. It started on day one with cracked exterior, then cracks throughout the home started to appear and we were assured this was normal and they would fill them at the end of the year. Immediately after filling these cracks, they have returned and worsened. Now that my mother is just outside the 12 mo. the warranty team has stopped replying to my requests for help in getting this resolved. I am only asking for Shaw to show some integrity. I had a bad feeling about Shaw Homes in the beginning when Aaron Antis talked down to me and my mother for questioning the cracks on the exterior of the home. He also talked down to our salesperson, Kim for making a typo. Now I am seeing the same belittling character from their warranty team (Jamie & Charlotte). We are full of regret and wouldn't recommend Shaw Homes to anyone. The quality of their customer relations, workmanship and materials is poor. read more

Been trying to get some warranty repairs done for over 6 months. Literally more than a dozen phone calls that end up going to voice mail or receptionist for a message. Yet to get a return call. We started our home building process in August of 2020. At first it was great. Until you have to actually deal with the construction process. We were ignored and not listened too. We felt like they didn't think we had any idea of what we were talking about. We let a lot of things go such as the shady sheet rock job and then repairs that we brought forth to them to prevent any repairs in the future. They LOVE to just slap tape and mud on large holes. They don't take time, your just another $$$ to them. At our final walk through we had a list of repairs to be done and they didn't do them. We let a lot go such as cracking in the sheet rock, paint in spots it shouldn't have been, doors that won't stay open. Warranty is good for 1 year. Our Yard is something we won't let go! After they leveled the yard, laid the sod AND placed our fence they then removed a portion of the fence, dug a giant hole, ruined the sod to connect to the house being built behind us. They then filled the hole without packing it. It has now settled, we have a small pond due the the huge dip where the hole was! We have water washing out behind our fence, just waiting for the post to get washed out and the fence to fall. The water meter isn't even buried into the group, a slight tap opens the cover (Huge safety hazard to our kids and Dog) They said they back rolled the yard but never did. Sod is not an issue, it's the grading they are terrible at. Customer service was horrible, we were told "It's you people that make our job hard". We like our home but the quality of work, materials, and there contractors need to be held accountable. They don't take responsibility for anything and have a way of turning issues into the buyers fault. Wednesday April 28th I placed a warranty repair for the yard and got an auto response saying someone will contact you in 2 business days, I have yet to hear from them. Let just say I hope they reach out to me before our attorney reaches out to them. I'm a firm believer in giving people a chance, if Shaw can make this right then I'll retract my review and adjust accordingly. read more
