For that, she gets my highest rating. During our initial contacts by phone and online, Betsy spent a lot of time getting to know me and what I was looking for in a home. She asked lots of good questions, and based on that, set up a personalized search portal that displayed online listings days before they showed up on mainstream sites like Zillow or Redfin. In a highly competitive market, those extra days can really make a difference. We then started viewing properties in person, and over the course of a few weeks looked at a range of homes. During the visits, Betsy pointed out all sorts of details that I would have missed, and asked probing questions of the sell-side agents when they were present. She was also incredibly knowledgeable about seemingly everything that could possibly relate to homes. I peppered her with questions about all sorts of things: could this fireplace be re-bricked? How much would it cost? Could I knock out or move this wall? This other place without the garage, would I be able to charge an electric car without a ridiculously long cord? And the place with only well water, what would it cost to connect to the public supply? Houses have so many quirks, and so many questions came up, and Betsy knew the answer each and every time. She also seemed familiar with every square inch of Montgomery County. She knew which roads had traffic due to local schools, what the qualities of each neighborhood were like, etc. She's got years of experience as a successful local real estate agent, and it shows. On our final day of home viewing, I saw two places I loved. They had just come on the market, and I knew by the end of that day I wanted to put a bid in on one of them. Others were thinking the same thing, and Betsy saw that final offers were due in just a few days (!!). We had to act fast, and Betsy knew how. She arranged a pre-inspection for the very next day so I was able to get a thorough vetting of the place before considering a bid. She also connected me with a local mortgage broker (Jeff Novotny at George Mason) who could get things done quickly. The seller was hoping for a fast close, and didn't want to wait 60 days. I was pre-approved with a national bank, but was uncertain if they'd be able to move as quick as the sellers wanted. Jeff matched their terms and guaranteed a close in less than 30 days, which helped me in the eyes of the sellers. Fabian Reynoso has emailed and called my phone for two years to sell my property in Fort Washington, MD. After finally deciding to put my house on the market I contacted Fabian to get the job done on 7/4/18. I was ready to put my house on the market to rent or sell as is! Fabian convinced me to use a few contractors he knew to renovate my property to get it up to date. I told Fabian that my budget was $8,000 no more than $10,000. He understood and agreed. He had his wife come in Karen Reynoso as if she was an interior design person on 7/18/18. She gave good ideas and suggestions as to what should be done with the property. She suggested the laundry room being fully renovated, new flooring, turning two bathrooms into one big bathroom, painting kitchen cabinets and repainting the walls. I agreed as long as they could squeeze all of that within a $8,000 to $10,000 budget. Fabian and his wife Karen agreed with a witness being present. Fabian promised the house would be done within a week. He reassured me the contractor would start the following Wednesday. That never happened. The contractor started work on 9/16/18. I've called Fabian twice between July and September to tell him I no longer wanted his help or services because the over promises was simply costing me money and time. I've lost several possible renters giving Fabian my time and him not executing the plans as he promised on time and in time. Needless to say the contractor did not leave and finish his work until 10/17/18. On 10/17/18 I got a phone call from Fabian telling me his wife will send me a listing agreement contract and a contract for renovations for proceeds to be taken out during settlement. I was surprised that Fabian name wasn't on the listing agreement. After all work was done and no discussion or permission Fabian hits me with a $16,000.00+ bill. I was livid. That's not what we agreed on. I asked for an itemized bill after he told me he had to spend money on unexpected and miscellaneous things. I terminated my relationship with Fabian and Karen Reynoso and explained to them that I rather have an attorney deal with the situation because I felt they were not being upfront and taking advantage of me. Since then these people have proceeded to put a lien on my house. Karen has called me after and I have to explained to her that there was nothing to discuss and that we will settle this matter in court. She rudely told me I will pay her the monies and pay her attorney fees as well. I told Karen to never call me again. Since then Karen Reynoso has modified the original agreement. These people are fraudulent. I have also filed a complaint with Maryland Real Estate License Commission against Fabian for coming off as if he's a licensed Maryland realtor trying to represent me in a real estate transaction just to bait me in and then at the very end throwing me to his wife Karen who I thought was only his assistant and an interior designer. These folks are very tricky, greedy and have I'll intent. No telling how many other folks they have played these games with. So please be careful with this family owned business. This just makes me never want to trust anybody else in the real estate business ever again. Huge lesson learned. I have attached documents please check out where Karen modified the agreement of work that was done to my house for her husband Fabian. None of the things in the agreement was done to my house. Check out the itemized list which is also fraudulent doesn't even match the agreement. The agreement states post construction clean up (no construction was done to my house) laundry room floor renovation (no laundry room floor was renovated), trash pick up (bulk trash picked up)and garage paint (I have no garage). Also attach is text where Fabian is pretending to want to represent me as a real estate agent and is not licensed in Maryland come to find out! These folks are snakes in the grass!!! At the time, my property inhabited freeloading tenants using the pandemic public health emergency (PHE) to their advantage [and did so for over two years]. I explained my situation to Arynne and appreciated her keeping in touch, occasionally sending me updates re the PHE and what local legislators were doing. Fortunately, I got repossession of my property in May 2022 and our journey together began. My greatest concern before working with Arynne was not getting my property back, restored, and sold when the market was still good. This will be a long review, but I hope is useful for future buyers…read more First, let me go straight to the point and say that I would not recommend anyone to ever work with Sherry, specially if she was involved with the home renovation process. We purchased a home in September 2021 that Sherry had listed as fully renovated. When we met Sherry, she told us that she personally oversaw the renovations and that she was the one who selected the company that did the work. She also stated that she was so involved in the process that she even helped plant some of the plants around the property. Well, within just two months of living in the house we started to see things fall apart. First was the kitchen floor, by month three all of the grout in the kitchen was gone. As soon as it started to warm up, the chimney started to smell like smoke because instead of doing a chimney sweep, they masked the smell. The dishwasher was broken and even though Sherry stated that she hired a person to fix it, it has never worked, so we had to buy a new one. Sherry also lied about the age of the HVAC unit. Two months after moving in, we started to smell gas coming from the HVAC unit and once we got a technician to look at it, we were informed that the date written on it was incorrect. The unit was actually 22 years old. Lastly, Sherry informed us that the pool had the gunite replaced in July 2021. Well, we just had a pool company come to drain and clean the pool today and found out that it is in terrible conditions. The pool cleaners told us that based on the condition of the pool, the gunite has never been replaced and that there are clear signs that the previous owners did not take care of the pool. Bottom line is that Sherry is not a trustworthy person and I would caution anyone who is considering doing business with her.
