    If you order Doordash or a uber use the 701 club house address and meet the delivery driver there since the area is so big and confusing .

The elevator always smells disinfected and the apartment is usually very clean. I lived on the top floor facing the freeway, and the noise cancelling isn't the best. However, it wasn't a deal breaker for me. I got a foot surgery and was disabled for a good 9 weeks. I lived here alone, and the kind team always offered a lot of help even when I was too shy to ask for it. The management is definitely a 5 star here. Peter in particular is so kind and such a gentleman always. I enjoyed the location since it is right next to the freeway, but you do hear the freeway (Give and take). The repairs were always done within a day and I really didn't have any major issues that made me feel uncomfortable. Give it a tour if you're looking for a nice apartment to stay in. Pre pandemic, the apartment would organize events for tenants to gather also which was really cool. I rented a one bedroom facing the freeway and I will really miss the view of the freeway.

The staff is stellar, and we were always happy to greet and be greeted by Peter, Maher and Josue. Whenever we needed something, the staff would respond immediately and provide the necessary service. The amenities are also great and always clean and well-maintained. Package delivery was well-oiled, and the staff was always handling deliveries to make sure people got their packages. Pre-Covid the leasing staff put together frequent social events that helped tenants meet each other. We enjoyed wine classes, yoga sessions, Super Bowl, happy hours, etc. We were able to make friends with some of our neighbors which was a huge plus.

    I moved to PPHOA in August 2021 and from the time I moved in through the present, have received six…read moreviolation letters, some of which I hold no accountability for. As a senior citizen, over age 65, grandmother, veteran having been honorably discharged in the early 1980s, I find this harassment and that I am being targeted by the HOA. With the exception of 2025, when my position was unexpectedly and abruptly "eliminated" by my former employer, I have been employed full time working 100% outside the home. I own two cats and live alone. I rarely if ever have visitors and consider myself to be exceptionally clean. Prior to moving to PPHOA, I lived at Shelter Creek for 19 years and not once did I receive a warning/violation letter. People I know that are renters say they live here because it's one of the least expensive places to live. In late 2024, owners received notification that the HOA fees would increase significantly for the second year in a row. For a large one bedroom mine increased from $405 to $442. One example of a warning letter is in late Nov 2022, while I was at work all day in SF and ride BART which means the earliest I arrive home is between 6:15 to 6:30 pm, someone left a pile of trash in my carport. It appeared as though someone was moving out. The junk consisted of speakers, an antenna, junk, and a misc. assortment of other items. Being proactive I immediately sent the front office an email notifying them of what had taken place. Despite this, I still received a warning letter. At a Grievance Committee hearing TWO YEARS LATER that concerned my dumping cat litter into my neighbor's deck, at the conclusion of the hearing, the general manager, Isado Byrd, brought up all my past violations, this one included. My attorney contacted my now former employer to request a copy of my timecard for the day which is irrefutable proof I was at work that day. Of note is rather than mail warning letters, PPHOA is too cheap and has security tape them vertically to the outside of your door for your neighbors to see. With regard to maintenance, I will see the same piece of trash laying around for weeks; you would never see that at Shelter Creek. The laundry rooms are a mess and dirty. They recently added paper towel dispensers. When the machine in my room was out of paper, I left a note on the dispenser saying out of paper. Not to my surprise, when I returned a week later, it was still out paper. You would think with the huge dues increase the HOA can afford to place paper towels in the dispensers. Perhaps they expect homeowners/renters to supply them. As far as violations, my second violation was for having more than two guests at the main swimming pool. I had never used the main pool and have not since that awful experience. I had been estranged from my sister who adopted five of my grandchildren and lives in Hayward. We were having a heat wave so I told my sister to bring over the grandchildren so we could use the pool. What should have been a special event - seeing my grandchildren for the first time - turned into a nightmare. There were two people in the people, a young woman with her toddler child. A friend of mine, a homeowner offered to "sponsor" two of my grandchildren; the woman with the toddler child heard what was taking place and offered to "sponsor" two of my grandchildren. Technically we should not have been evicted from the pool. The security guard did an about face and we were thrown out of the pool area. I immediately received a warning letter to which I responded to as did my sister. I was "summoned" before a Grievance Committee Hearing which take place at 7:00 pm. and consists of the Board of Directors. It is humiliating and a waste of time. If you timely respond in writing, what is the necessity to attend a Grievance Hearing Committee unless they want you to "beg for forgiveness". At my age, I am not going to grovel so I suppose that is why I am on the bad side of the HOA. Grievance Committee hearings are similar to being bullied, or a dog team five against one. It is unpleasant and I feel that the Commitee has already reached a decision. At Shelter Creek, I participated in HOA meetings where everyone had a voice. When I lived in Hayward, I was on the HOA of a small condo association for two years. We would NOT think of ways to fine residents but, rather ways to better the community. By the way, PPHOA is horrible about responding to email and phone calls. That is why in my email correspondence I always ask for confirmation. I should not have to ask; that should be a given. After waiting two days for a response, I called the front office, spoke with the secretary to confirm receipt of my email and was sent a letter of harassment. The Grievance Committee hearing was set for 6:00 p.m. as opposed to 7:00 p.m. I feel they did set the hearing an hour earlier so I could not personally be there to defend myself.

For the sale, Wesley and his teammates were extremely efficient when it came to staging and holding open houses and we were able to sell my apartment after the first scheduled showings. The only really difficult thing I had to do was say goodbye to the apartment and move out. I am extremely picky and so when we began to tour houses, Wesley's patience and eye for details really helped narrow down potential properties that would be a good fit for me and we also struck out a lot of bad ones. Wesley's experience shines during touring. Just to name a few things he has a keen sense of smell for moisture/mold, can feel for the slightest unevenness in floors and can tell good from bad repair work just from a quick glance and feel, he has really seen it all. This is where a whole lot of Wesley's value comes from, he's not just another paper pusher...he actually enjoys looking at houses with clients and he is great at pointing out things that a normal person wouldn't see. Eventually a few months later we were able to close on a new house that was exactly what I was looking for. It was a pleasure to work with Wesley and he was so helpful throughout the entire process. As I said before he is thoughtful, smart, engaged and it's clear he loves what he does and I now recommend him to everyone I know who is looking to buy in the bay area.

Loved it…read more Pros: - I love the upgraded granite counter-tops in the kitchen and the bathroom. - very nicely painted rooms - high ceiling. - great lighting. my PG&E bill was less than $15/mo on average. only had to turn on the apt heater twice...ever! - no one lives below you or above you if you're in the studio units - 6-months lease option - low move-in deposit ($400 for studio apt) - great apt mgr: Randall is a nice guy. - cell ph reception for AT&T is good for the most part - you get one assigned covered parking space and a storage unit - water & garbage is included - conveniently close to the freeway, restaurants, and Pak n Save grocery. - nicely insulated rooms since you barely hear your next door neighbor unless they have several ppl over to watch a game or a fight. - plenty of street parking for guests or your additional vehicle. Cons: - storage lockers are all different sizes so you'll never know what kind of space you'll end up having - some garages are manual and some have a remote (you pay extra $50/mo for it) - occasionally, you'll hear airplanes fly over you (airport nearby) and can hear a bit of cars driving over the freeway (since that's kind of your view from the balcony). - heat stays in well esp. in the summer and since there is no AC in the unit, you gotta open your windows often (thank god the sliding window doors are huge and there is a screen). - closest mailbox is wayyyy up the hill (a block away) on Gellert. - you gotta mail rent to the landlord every month instead of being able to walk over and hand it over to the apartment manager.

Cons: - Quite noisy since 280 is right next to the apartment and air planes fly over your head. - Daly city is very foggy and wet. - Laundry is shared between units and can sometimes be crowded by your neighbors; but at least it is available in the building. - No security system (e.g. surveillance camera). The neighborhood is mostly a safe residential area, but my bike got stolen while parked the garage. The management was unable to do much other than having me file a police report.

First, Carlos was the replacement for Oscar in the maintenance department. Calling Carlos a "handyman" is an understatement. He is an artist and an engineer all at once. No task is too much for him and he always performs it with a smile in his face. This is largely why Aperture is in such great condition. A couple of years later, Ruby replaced Melanie as a manager for the building. To get an idea of how much Ruby cares, all you have to do is check her availability. There is literally no time in the day that Ruby is out of reach. Or a problem that she won't tackle for that matter. We are so grateful for her dedication. Throw in the amazing events that this wonderful duo organizes for us once a month and you will understand why this is one of the most capable pair you can have running an apartment complex.

We decided to move forward with another property that better fits our current needs but I would definitely recommend Aperture Apartments to anyone looking for a place around this area.
