HOA doesn't have a sense of urgency when it comes to issues that they are made aware of, and they take their sweet time in getting to the bottom of the issue and finding a solution and fixing the issues in a timely manner. I moved to PPHOA in August 2021 and from the time I moved in through the present, have received six violation letters, some of which I hold no accountability for. As a senior citizen, over age 65, grandmother, veteran having been honorably discharged in the early 1980s, I find this harassment and that I am being targeted by the HOA. With the exception of 2025, when my position was unexpectedly and abruptly "eliminated" by my former employer, I have been employed full time working 100% outside the home. I own two cats and live alone. I rarely if ever have visitors and consider myself to be exceptionally clean. Prior to moving to PPHOA, I lived at Shelter Creek for 19 years and not once did I receive a warning/violation letter. People I know that are renters say they live here because it's one of the least expensive places to live. In late 2024, owners received notification that the HOA fees would increase significantly for the second year in a row. For a large one bedroom mine increased from $405 to $442. One example of a warning letter is in late Nov 2022, while I was at work all day in SF and ride BART which means the earliest I arrive home is between 6:15 to 6:30 pm, someone left a pile of trash in my carport. It appeared as though someone was moving out. The junk consisted of speakers, an antenna, junk, and a misc. assortment of other items. Being proactive I immediately sent the front office an email notifying them of what had taken place. Despite this, I still received a warning letter. At a Grievance Committee hearing TWO YEARS LATER that concerned my dumping cat litter into my neighbor's deck, at the conclusion of the hearing, the general manager, Isado Byrd, brought up all my past violations, this one included. My attorney contacted my now former employer to request a copy of my timecard for the day which is irrefutable proof I was at work that day. Of note is rather than mail warning letters, PPHOA is too cheap and has security tape them vertically to the outside of your door for your neighbors to see. With regard to maintenance, I will see the same piece of trash laying around for weeks; you would never see that at Shelter Creek. The laundry rooms are a mess and dirty. They recently added paper towel dispensers. When the machine in my room was out of paper, I left a note on the dispenser saying out of paper. Not to my surprise, when I returned a week later, it was still out paper. You would think with the huge dues increase the HOA can afford to place paper towels in the dispensers. Perhaps they expect homeowners/renters to supply them. As far as violations, my second violation was for having more than two guests at the main swimming pool. I had never used the main pool and have not since that awful experience. I had been estranged from my sister who adopted five of my grandchildren and lives in Hayward. We were having a heat wave so I told my sister to bring over the grandchildren so we could use the pool. What should have been a special event - seeing my grandchildren for the first time - turned into a nightmare. There were two people in the people, a young woman with her toddler child. A friend of mine, a homeowner offered to "sponsor" two of my grandchildren; the woman with the toddler child heard what was taking place and offered to "sponsor" two of my grandchildren. Technically we should not have been evicted from the pool. The security guard did an about face and we were thrown out of the pool area. I immediately received a warning letter to which I responded to as did my sister. I was "summoned" before a Grievance Committee Hearing which take place at 7:00 pm. and consists of the Board of Directors. It is humiliating and a waste of time. If you timely respond in writing, what is the necessity to attend a Grievance Hearing Committee unless they want you to "beg for forgiveness". At my age, I am not going to grovel so I suppose that is why I am on the bad side of the HOA. Grievance Committee hearings are similar to being bullied, or a dog team five against one. It is unpleasant and I feel that the Commitee has already reached a decision. At Shelter Creek, I participated in HOA meetings where everyone had a voice. When I lived in Hayward, I was on the HOA of a small condo association for two years. We would NOT think of ways to fine residents but, rather ways to better the community. By the way, PPHOA is horrible about responding to email and phone calls. That is why in my email correspondence I always ask for confirmation. I should not have to ask; that should be a given. After waiting two days for a response, I called the front office, spoke with the secretary to confirm receipt of my email and was sent a letter of harassment. The Grievance Committee hearing was set for 6:00 p.m. as opposed to 7:00 p.m. I feel they did set the hearing an hour earlier so I could not personally be there to defend myself. read more

First, I'll share the positives: beautiful grounds (very well maintained), sweet neighbors, and across the street from a nice park. Now, the negatives: Mostly incompetent staff (except for the lady at the desk in the clubhouse...she was pretty friendly) and the horrible HOA. They only give you parking for one spot. If you have an additional car, they give you a guest parking permit but you have to move your car like every 3 days. The security guard actually marks your back tire with a chalk to make sure you've moved your vehicle. My husband's tools were stolen out of his work van twice and when we asked security for any video to help the police, they said that they actually don't have that. Security's response was "I'm glad it didn't happen to me". They bully renters and we were given citations for the dumbest shit. One citation was for having a truck parked in our spot. We don't own a truck and my husband and I were at work. I disputed their citation of course. An Uber driver picked me up to take me to a repair shop because my car was sideswiped and I received a citation for a vehicle waiting in my parking spot to pick me up. I disputed that citation as well and they removed all citations from my record when I accused them of harassment. Please don't waste your money here unless you don't mind drafting up letters disputing their endless citations for things that aren't even your fault. read more

As others have noted this is a very poorly managed complex. The staff is both incompetent and rude (and possibly worse) and the members of the HOA board are clueless idiots. Lots of questionable hanky panky going on at this place. Management ignores safety standards which has resulted in numerous injuries from faulty walkways, laundry room fires from poorly maintained equipment, flooding from broken water pipes or clogged drains and trees falling on top of cars. Toxic mold and bed bugs have also been a problem here. Lots of asbestos too. The security staff is completely useless as people's cars are constantly getting broken into or stolen. The only thing they actually do is hand out citations for frivolous infractions of the CC&Rs so the HOA can make money from fines. The landscapers are out at 8:00 a.m. daily with their obnoxious toxic leaf blowers blasting debris and gas fumes everywhere and making sure all of the residents are wide awake and their cars are covered in grime. There's also constant construction going on so if you're looking for a quiet place to live, this ain't it. The rules are enforceable for some and not others because the security likes to play favorites 2. The staff are not actually qualified or professional because they answer emails with hey and simply answer no to the entire email. 3. Communication is non existent. They don't answer at all or very rare. Most cases I have to go to the office to get an answer 4. If someone complains they trust and listen to residents that have lived there for 10+ years. 5. Most residents are elderly and snitches; and call security for noise complaints at 7pm and security comes out because they don't have the backbone to tell them that it's only 7pm 6. They're constantly doing construction so there's no parking and yet they expect you to pay 400 for this shitty HOA 7. They rarely clean the pools and yet they expect you to pay 400 in HOA 8. This is an absolute awful place to live. HOA people are rude & bossy and so is their security people. As a single person whose living in this complex with more than 1 car, they ONLY let you have 1 space. I was threatened by HOA that I'll receive a fine if I leave my daily commuter in their property even with a parking permit. I don't leave my cars on the guest parking lot for an awful long time. I leave on time and everything and now that I've been threatened I have no choice to park on the streets worrying that my car would get broken into or stolen!! Warning to those people planning on living here, steer clear from ANYWHERE where there's HOA present! I just wish they wouldn't have bothered me about having 2 cars on property and l even asked if I can purchase another permit for my commuter car and they told me no. read more

Bed bugs and a horrible office staff. We've lived here for 7 years and have found bed bugs in our unit coming through our bathroom vent from the unit above us. We reported it to the office staff, but the staff got our address wrong, sent the exterminator to a different unit and he ended up leaving. Now we have to reschedule and endure more days in hell with bed bugs because of an administrative mistake but what really bothers me is not only the level of incompetence, but the office staff was extremely rude and unhelpful. They blamed us for their error repeatedly, told us "You don't pay for HOA, your landlord does" and literally slammed the door shut on us and walked away. Between dealing with the office staff and bed bugs..we're living in a nightmare. If you never have to deal with the office staff, you might enjoy your time here. But like all the other reviews, the office staff here will never change and can be extremely rude. God help you if you find bed bugs in your apartment or have something major occur that requires you to reach out to HOA. ****Read the other reviews. Their office staff is what's wrong with the place.**** The worst part of it is that they've been here forever and likely no amount of negative reviews or complaints will change them. We stay because our landlords are awesome, but I would not recommend anyone here unless your rent is waaay cheaper than Acapella or Avalon or Shelter Creek down the street AND you work at YouTube or Walmart. Where do I start. The HOA office is very polite and curious at the front desk. But the communication level between the maintenance team and the office is just lacking. The manager always takes the side of the maintenance employees. The help was awesome at snaking the wall so that the water would go down. The P-trap has no issues but there is black water coming out of the bathroom faucet. The maintenance did not want to replace the angle valve compression unless my P-trap is replaced. I ask why would you replace a P-trap that is not broken? The tenant needs new Turn Angle Ball Valve to be installed then quote and install only the Turn Angle Ball Valve. I hope things get resolved at the community so that issues don't come up like this again. I really like the people that work here but they just don't want to work with circumstances. I really like the community and what is has to offer there are allot of plus sides to living in Peninsula Place. Yet the maintenance team again gets to demand what they want to do and the office manager just goes along with the maintenance team rather then fully understanding the owners needs. I hope some day to write a positive review because I am tired of writing only negative things about a beautiful community. This place really feels like a vacation spot with the trees, birds, beautiful gourds, tennis court, swimming pool and lots of lush walkways to walk around the community and feel like your at a park rather then an apartment complex. We've lived here for 1.5 years and love it. Pros: - Location, right next to 101 and 280, easy to get anywhere. - Beautiful landscaping with lovely trees and walking paths for my dog (I'm an east-coaster and miss trees!) - San Burno banned smoking, and in response the complex made a few really nice smoking areas - I'm not one, so can't say too much, but have been impressed with how they've handled the ban. - Free (donations accepted) zumba classes 3x a week Cons: - Little air ventilation in bathrooms (no windows), mold can be an issue - Little sunlight in apartments, a bit cave like - Traffic noise from 380 / 280 - Parking is hard for guests (one spot per apartment, and unreserved spaces go quickly) Other: - Nice pools, never crowded. - Nice neighbors - Some odd rules (I got a note about having plants on my balcony), but always seem to be warnings before fines - I think San Bruno weather is pretty perfect, but weather is very personal. Never need AC or even fans, and I think we turned our heat on twice. Usually sunny when SF/ Daly City is foggy. read more

If I could give the office zero stars I would but the maintenance dept always did a good job. The office is a joke, they do not return calls they do not respond to emails and brush things under the rug that they chose to not deal with. I have never ever dealt with a group of more unreliable and flat out rude group of people. From the front which is Dulce than office manager Claudia and even the general manager Isido I think that's his name. None of them return emails or calls. Please understand that I was not helped in anyway from the office instead I was ignored which is what they are best at. This review has nothing to do with the maintenance crew at all. The HOA office needs to get all new people in there, people who like their job and want to do it. Security is not much better but than when you are having to deal with a big place like peninsula and do not have many resources they can only do so much. There is so much favoritism played its ridiculous. Same cars parked for years in certain spaces and are moved once every couple of months so why is it they are still there and not towed. Cars parked in reverse when it says DO NOT PARK IN REVERSE but yet nothing is done, but my little old neighbor puts out a little towel and gets a notice, its so ridiculous. You call security because of neighbors and they act scared to knock on door, than what the heck are they there for. It takes them forever to get to you because they have to walk everywhere, as much as the HOA fees are they need to invest in those Paul Blart Mall Cop thingys like Crown Colony did and they get to you fast. They are so messed up in the office that I rec'd notices for other peoples stuff and also had to show proof of things they had approved that they were trying to fine me for. The place is pretty and maintenance does a great job with the up keep but if you want to never get a response from the office or have security actually help I would look else where to live because this place is terrible. Side note, Security guard Mike is great, gets to you fast actually knocks on doors and gives you as much info as possible. HOA needs to hire more guys like Mike and they would have a great team. They should promote him, he works at night and is always alert if you have to call him, the other guy sounds like he's asleep when you call and doesn't seem very interested in helping. I asked him to please ask neighbors to keep it down since it was 3 am and he said he would go talk to them, I saw when he got there and he knocked maybe twice and of course they didn't answer so than he just leaves and I had to call him and say please go back they are still doing it and he lied and said he had rang the bell which I know for a fact he didn't and I called him out on it and he acted annoyed and said he would put my complaint in his report, well than that means nothing because it is going to the HOA and well they don't respond. I have owned a condo at Peninsula Place since 2003. On April 4, 2011 a pipe burst in my building which caused water damage to all 8 units of my building. We have been displaced since April 4. The CC&R's require that the homeowners have insurance to cover the cost of any damage to property inside the unit, including flooring, carpeting and personal property. The HOA is NOT taking responsibility for the damage that was caused by a pipe that is owned by the HOA. The General Manager, Anne Shea, in my opinion, is an insensitive woman. With tears in my eyes due to the frustration and stress that this has caused, she said to me, "Well this isn't the last time something like this will happen. Next time it could be a fire or another pipe leak." While I understand the requirement to have insurance, I find it very disappointing that the HOA is only taking responsibility for replacing the drywall that was affected. They are NOT repairing, replacing or assisting with any of the repairs for anything else. I need to go through my own insurance and find my own contractors to get everything else repaired. read more

Why I love living at Peninsula Place: 1. LOCATION!!! I'm 10 minutes from the city, 25 minutes from the mid-pen, and 15 minutes to the coast. 2. Our particular condo is roughly 10 steps from the pool. There are 3 other pools, 2 of which are functioning at the moment. The main pool also has a hot tub. 3. Gorgeous and well kept landscaping 4. Mostly quiet 5. I have made friends with many* of our immediate neighbors, who are all lovely people and sometimes have dance parties with me on our patio over vino. 6.The maintenance is fairly responsive, given that you have no problems on weekends. 7. My cats are mostly* safe to be let outdoors during the day. 8. There is a (tiny) but free gym and sauna. 9. Great laundry rooms with machines in good condition. 10. Bayhill Shopping Center a quick 10 minute walk away, with a CVS, Mollie Stone's, Starbucks, Dry Cleaners and many other little shops and restaurants. 11. Sawyer Creek hiking trail runs along Crystal Springs and can be entered after making a short 5-10 minute drive. 12. During holiday weekends, they offer BBQs and resident parties in the clubhouse. They usually cost $5, are kid friendly and a great way to meet your neighbors. 13. Tanforan is a quick 15 minute walk away and while their store selection could be better, it's good enough to do the job. Food and movies included. 14. I feel safe leaving my car in the parking lot. 15. Solicitors are not allowed to bother you door-to-door. 16. Each condo has either a patio (downstairs) or balcony (upstairs). *See below #1 Why I do not love living at Peninsula Place: 1. 2 years ago, some punk shot my cat. Said cat is alive and well (save for the BB still lodged in his tiny cat tummy- which still cost us 2K), although the homeowners association did not help me to locate the perp, who was also one of my immediate neighbors at the time (my cat does not venture outside our small circle around our pool). 2. Our condo does not have enough windows, it's too dark (we have only 1 in our living room and 1 in our bedroom). Although I have seen other condos with more and/or larger windows and the upstairs condos have glass sliding doors. 3. Parking for guests can get sticky during peak parking times, and we are allowed only one parking space per condo. 4. Security is hit or miss. Sometimes when you call them in the middle of the night, they do not answer. We have been ticketed for hanging our laundry in the doorway during the day (on our patio, not in clear view of the path or white-trash-like AT ALL). They have also threatened to ticket us for bringing a 2 pound Yorkie to the pool- not in it- and while no one else was out, but neglected to punish the multiple kids who jump our fence to use the pool or bring too many guests. 5. The fog rolls in the morning, burns off around 10-12 and usually returns in the late afternoon. Not as bad as Daly City, but I am used to peninsula weather. 6. Pool rules state that each condo is allowed to bring only 2 guests, and although there is a clubhouse you can rent for parties, you cannot host pool parties. Bummer. Solid 4 stars. I love the Peninsula Place. I have lived here for years now. The complex is clean and safe. I enjoy working out in the gym and taking a dip in the pool, and a nice relaxing jacuzzi after a long days work. The staff at the main office are very nice and friendly and most helpful. In addition the wonderful handymen who have helped me out with a few minor issues over the years. I just finished renovating my home and with all the california laws, the staff and board made this process each and helpful. Now I really love my new home. It's a nice quite place to live and close to all freeways and SFO just wish I worked at YouTube which is just down the street. read more

i bought the condo last year..... respond to Mike M.: Compare the association fee to Crown Colony and shelter creek. Peninsular place is a bit cheaper. Melody I. I am an insurance broker. No association insurance pays for the interior. This is totally your fault. You must get condo unit owner's insurance. furthermore, you also need to get back up of sewer and drain coverage to cover your condo. Stasia P. i feel you on that and i also wish to bring my friends, but there are certain things that you must do to lower the insurance cost which the board saved last time. if anyone dies at the pool since the pool is 8 feel deep, the association is ultimately responsible and the insurance premium will skyrocket. the owners will be responsible. Thus, it is very important to minimize the people, the association brings in to reduce the risk and insurance premium. if someone speed and hit someone, their auto insurance will take care of it and it won't be mutual responsibilty. if someone dies in swimming pool, we have to pay for it. Therefore, 250 dollar fine is reasonable. Seamus H. i haven't dealt with the board yet. so i am not sure.... but they sure are friendly. HOA isn't high. they are very reasonable. CC&Rs are a bit picky which i agree. but there must be rules since there are over 700 units. Outdated gym with poor ventilation: you get what you pay for. at least it is free and bigger than crown and shelter. Also, i like the sauna, weight lift, and running machine thing. they are pretty new. - Poor security/monitoring of trash bins(allows for dumping from non-residents). i think securities do good job. i always encounter them. section 8 available......hmmm section 8 isn't good...... this one i agree. but if you don't have section 8, it really make it hard for the owners to refi or puchase the place and will bring the price down. 1. Bargain. The home prices are very low compare to other homes 2. Cheap hoa. Compare to similar condos in the neighbors (crown colony, shelter creek etc), association fees are about 20-30 dollar cheaper. 3. Plenty parking. There are always parking with in 1 min walk. Some other units might not but there are always parking with in 1-2 min walk. 4. Walking distance mall and shopping center. 5. 15 min walk to Bart, bus right in front of, 6. Many pools and Jacuzzi 7. Huge club house, (you can also privately rent for fee), 8. Free gym 9 next to a park 10 very clean land scape 11. Great security guard and staffs. They are very friendly and fast respond (i don't understand about the bad review of the staffs. They are great!) 12 normally free bbq/coffee/food on some occasion 13 no Solicitors 14 great locations: right off 101 and 280 15. Trash can is always empty. 16 the place is very clean i made a right decision purchasing this condo. I live in Peninsula Place and I love it. My neighbors are friendly, it takes me less than a minute to walk to the biggest pool+hot tub +gym and it's close to everything you need - grocery stores, mall, BART etc. Security is always alert and help with anything you ask them! There is also a nice little park across the street which has table and benches if you wanted to go on a picnic. Everyone needs to stop being such downers - if you don't like it here - move! read more

I have been here for 20yrs now, and the place is getting worse. The biggest problem I have is the way the place is ran. They cut down on the maintenance staff while spending unnecessary money on changing signs that was not needed. One of the worse things is you have these long time residents on committees. They have created there on little kingdom, and feel that they are untouchable. There is coffee in the recreation room on Sunday morning from 8 to 11, this is a family Community, and it is a recreation room. They get upset when the children come and play for a little while. They want them to take the donuts and run so they can have there quit coffee and donut time with there elite few. I find that crazy, recreation room family complex. What part of that don't they understand. I am planning on selling and getting some land under my feet, so my grand babies can enjoy there childhood with out feeling there is something wrong with them. These people should just move to an adult Community if they are bothered by kids so much. read more

The management needs significant improvement. The security is unfriendly. The location is just below Hwy 280, which affects the air quality.

Boardwalk Investments manages and provides the management and leasing services for several tenant occupied units on this property. While moving tenant(s) in and out we have encountered excellent service and prompt responses from the HOA. The grounds are very well maintained and we always see security on-site. Kudos to all the Peninsula Staff and Board of Directors for making this a great place to live! We are proud to manage individual units within this property. read more

I really wish I could give Peninsula Place a higher review but recently the experiences I've had with them, I can only give one star. The office staff and the maintenance people are really rude. I decided to remodel my unit last year and contacted the office to submit the proper paperwork for board approval. The staff responded in a very unprofessional manner. It felt like I was bothering them with my questions. I wanted to remove the popcorn ceiling before anything else so I asked the office if they could recommend a company. The response I received surprised me, "No we don't". No professional salutation or signature and a one sentence response to my email. I don't understand how this kind of email etiquette is ok for a property management company. Other things have also come up similar to this. I've owned my unit more than ten years and I believe some basic courtesy is in order when it comes to their interaction with the public. I don't believe I was rude to them in any which way. All my email to them are always addressed with "Good Morning" or "Hello" and end with "Thank you". The most concerning issue that occurred with the office had to do with my downstairs neighbor. I noticed that he had moved out and the windows in his place were fogged out and warm to the touch when I talked by. I also noticed that my hardwood floor were also warm. I sent an email to the office asking for help with the heat. I really thought that the person left the heater on as high as it would go. After a week there was no response to my first email so I sent another after two or three days I received a call from the office letting me know that the maintenance person would be stopping by to look at the problem. He came into our condo and blamed our renovation for the heat we were experiencing. When I say heat I don't mean mildly warm I mean my unit was 75-85 degrees inside in the winter months. My husband insisted that the maintenance person look at the unit downstairs which had it's window open about an inch. The maintenance said he couldn't enter that unit which is fine but when he finally did look through the window he saw that the former occupant had left all four burners on the stove top on. You could see them glowing bright red in the kitchen. The maintenance person cut the power to the space which is the least he could do. It still bothers me that he blamed us and that the HOA office didn't respond to me for over a week. This was a serious fire danger! read more

If I could give this place 0 stars I would. Pros: + good location: close to 280 and 101, as well as Bart and CalTrain + cheap rent for the size of the apartment + friendly neighbors (at least in our case) Cons: terrible association board/committee that seems to enforce arbitrary fees/fines for any minor infraction while completely ignoring things that'd actually improve residents' lifestyle. Let me explain. - the maintenance guy who comes around cleaning sidewalks from leaves, insists on blowing the leaves onto our porch (one time even when we were sitting right there eating brunch - had leaves blown into our plates!!) - arbitrary fines for any minor infraction that the association decides: For example, pool offenses include: kids playing Marco-Polo in the pool, using hot tub or pool after 10 pm, bringing more than 2 guests --- all result in automatic $250 fine While speeding within the complex is only $150 fine. Where is the logic in that? If the association actually had rules/fines that reflected the gravity of the offense, I could understand this as a reasonable attempt to improve the quality of life within the complex. Then it could be argued that the fines serve as a deterrent to not let some people disturb the life style of others. I lived at Peninsula Place for several years. This is not a family or child friendly complex. This place really needs to be converted to Senior citizen housing as most residents are retired or elderly and don't take too kindly to the "noise" of children playing and riding bikes etc, families or having a couple guests over. Kids are not allowed to make any noise that another resident finds annoying even in the middle of the day. There is definately prejudice toward renters. Owners are often overlooked when they break the rules, but renters are watched liked hawks. If you plan to live here, your children will not be able to play outside unless they play on the roadway, you won't be able to have guests over because someone will complain about noise. My children were very well behaved and respectful and didn't make lots of noise and if and when they did make noise it was the middle of the day but I felt very harassed by my retired neighbors who regularly yelled at my kids and or called security. We had lived in apartments before, and never had any issues, only at Peninsula Place. Walls are paper thin, you can hear EVERYTHING going on upstairs and in both your neighboring units, including closet and shower door sliding!! The ventilation in the units is very poor unless you keep open your windows and doors, but good luck with that when everyone smokes on their patios and it gets into your unit!! Units are very humid due to the poor ventilation so mold is a constant problem!! Management sucks they perpetuate the behaviour of the older residents. Mr Herrick can never be found or contacted. The front office never answers the phone and often takes 1-2 days to respond to calls. Maintenance is only available M-F 8am-4pm. I had to take so much time off from work just to get simple things like toilets and sinks fixed. Needless to say my relative who rented me the unit, sold her unit and I moved to Shelter Creek, which may have minimally higher HOA dues, but is very family and kid friendly, very accomodating and we a much happier!! read more

I lived here and must say that it has been a HORRIBLE experience. I was fined $250 for a minor offense - using the pool after hours. I also went to the hearing and tried to contest - no leniency of any kind. Think twice before you come here - if you break any of the hundreds of rules and regulations you will be immediately fined!!! By the way - the smallest fine you can get are $150 - Have fun! - I did not! read more
