I have had plumbing issues even prior to closing and have a sink in Master bath that does not hold water due to defective stopper apparently they have no clue when the part was ever ordered or when it will arrive as the story keeps changing. I also have issue when it rains gutter overflows and has one downspout for entire rear roof. Then during my orientation I was shown a part for my oven that was a meat thermometer told how I could program perfect cooking on this Bosch oven yet when I went to use no place to plug in or program. so Ferguson got involved took over 3 days to find out by he way your model does not have the feature. yet this was even told in front of my realtor and had the part. Then little things Core had staged the home and there were numerous scuffs on doors that they tried to cover up by spot painting, numerous nail holes in almost every room, scuffs on floors they covered up with bees wax. So after I paid to have many of these issues repaired I show their rep another door on a guest bedroom that had a huge scuff they tried to cover up like putting lipstick on a pig. I have not moved furniture yet in to this home and yet they make excuses because apparently needed to be brought to their attention on orientation. Give me a break. Their warranty is only as good as their subs and many of their subs you can't get in touch with, they have no voice mails so months later you hear nothing but excuses. They tell you on warranty work you need to contact them first then they make excuses on why they won't fix under the short 1 yr warranty. What started off as I thought a good relationship sure changed when requesting repairs during my warranty period. So buyer be ware that you will have a lot of frustrations dealing with them and they are not consistent on answers and we have not even owned but 5 months and have not even put things in cabinets or moved our furniture here yet.

It's not quality workmanship the cement corner fully chipped off on my walkway and because it was slightly out of my warranty they said "its likely from normal use", some paint has already chipped I had to hire an outside professional to help with repairs, and to top it off the fitting on my water heater was fully corroded and had to be replaced. During the construction process, Chance Koyle was assigned as our Project Manager. Chance was always available when I had questions or concerns and he was at the property while it was being built several times each week. He kept us informed of the building progress and milestones, sending us photos and giving us updates. Chance was a great resource for everything we had questions about. Chance gave us suggestions and helped us make decisions that made our home even nicer than we anticipated. Our home was completed a couple of weeks earlier than Tresidio had originally scheduled which is a direct result of their planning, systems and awesome project management. We payed fortune for upgrades and they miss doing them right as per the contract for upgrades that we signed with them. When we told them to fix it Jim Perry the so call VP of this development refuse to do so! He is unprofessional, and with no customers service manner at all! Furthermore they hiring sub contractors and DO NOT supervise them at all, each one does whatever they desired including damaging work done by other sub contractor! Now they increased the HOA dues more than double to $4000, With no proper communication with the owners, and this is because they miss managed the HOA and cut conner in the development/construction of common areas of the community. The cost turned out to be quite fair, but I was concerned about the cost before starting. After watching all the work done, I was happy. An in person estimate is really superior, if the job is not really simple, so an explanation can be given for all the labor time it will take to execute the plan. I hope to hire them for some more work in the future.

The house has only had one problem during the two-plus years that we've owned it and Gardner had it fixed by their subcontractor for free within a day. I like the design of the house enough that I'm actually copying their interior design finishes for a condo I'm remodeling. For this Gardner, has been very helpful answering my questions about the make, model and source of the finishes used in the house. In another case Gardner sent one of their employees over to the house to give me advice on how to fix a vanity that we had probably broken. I was able to fix the vanity myself with his guidance. In yet another case, I walked into their office in Meridian and they answered my question on the spot, even pulling up the house plans on their computer to confirm the size of the house because Ada County had made a mistake determining its size. If we decide to build a home in the future Gardner will be high in our list of candidate contractors.
