Safe to say, after we moved in on 7/11, it's been a disaster of fixing things. Between moisture in the walls due to leaky windows and a toilet, to a hole in the subfloor resulting in the builder needing to rip up flooring. We had a bathroom exhaust vent condensing and leaking water (yes, you read that right). We have horrendous water pressure in the upper two floors. Condensation inside our dryer. I didn't expect them to catch everything, but the report I received was mostly cosmetic things they caught and things the builder and I already taped off during a walk through. Yes, Inspectagator will warranty some items but that's useless on a new build. The inspection was supposed to give us some nominal peace of mind, but it did nothing other than take my money.

HomeTech Home Inspections told me in no uncertain terms that I am connected to city sewer. One month into owning my home, I find out I actually have a septic tank and that there is physically and literally NO possible way I could be connected to city sewer. How did I find out? The septic tank was completely full and the drain field failing. I have paid almost $1000 in repairs at this point, and need to pay an additional $8000 to get the drain field repaired. How could they get something so wrong? Great question. Turns out, the sellers home listing is enough for HomeTech Home Inspections to validate that you have city sewer. That is the method they used to tell me that I am connected to city sewer. That's right. I hired a company to validate the things the seller told me about the condition of the home, and they used the seller's word to validate it. Super cool. In the face of $9000 in repairs, I sought a refund from Home Tech Home inspections. Of the $1400 I paid HomeTech Home Inspections during my home buying process, they offered me only a $200 refund. Greg, the owner of HomeTech, told me that I should have known I had a specific tank going into buying the house. Thanks Greg! I agree! That's why I hired a home inspector. A lot of good that did me. To get something so fundamental wrong when your whole business is to tell people about their houses is crazy. I'm interested to see what else is going to come up while living here. Many people failed me in this experience but this one really just stands out.

We are glad that we did and Hometech Home Inspections did a great job. They were on time, respectful and found things we would have never thought of. They check everything in the house, one item was one shower had the hot and cold water connections reverse, a hole on top of roof, paint issues, oven door issue. Understand the inspector was under qualified and lied in the inspection because etchings were marked as satisfied when in reality it was not. 3 quick examples, insulation in attic satisfactory- when I got into the attic to run electrical I find the attic had ZERO insulation, just bare drywall, how can a qualified inspector miss this, something as simple as a thermal imaging would have hinted a problem, Air conditioning installed with no permits, hot water heater no permit, repipe of home no permit- issues that puts anyones investment at risk. Emailed and called their office "we will get back to you" just horrible. They recommend that you dont be at the inspection because you will get in the way of the inspector, I think its more because you would actually make theme do their JOB. Horrible I tell you.
