I was looking forward to renting an office space at this location. I scheduled an appointment for today 1/6/2020 at 3:30 with Nina Cook. I received 2 missed calls earlier and NO VOICEMAIL was left. When I arrived, Diane stated that she spoke with Nina who had apparently cancelled my appt last minutes do left a VM. Diane also stated that there are spaces available, but not for what I needed. That makes no sense. Either you are renting it or not. Nina could've actually left a voicemail or sent an email. Poor communication and lack of professionalism on both employees I am no longer interested in renting an office space here. read more

It's unfortunate that I have to write this review. While living at Sherman Mills, the staff was responsive enough to give my wife and I the impression that they cared about maintaining a reasonable home for us. Even in the midst of them violating our lease agreement for 90+ days, we worked with them as best we could to assist in a transition. The moment we moved out, however, all of that changed. In the end, Mark Sherman, Diane Eisenhower, and Sherman Properties flat out STOLE our $1,850 security deposit. (Mind you, not a single item in the apartment was cleaned or replaced) In doing so, they merely added to the list of PA laws that they've collectively broken at our expense over the past 6-8 months. They understood that going to court for us would be difficult as we now live in another state, and they used that knowledge to roll the dice on "another happy customer". My advice: don't ever engage in any kind of business with Mark Sherman or Diane Eisenhower - or any organization that is foolish enough to be affiliated with either of them. read more

In my experience living in various neighborhoods around the city East Falls and Sherman Mills are vastly under rated. In search of more living space, parking, easy access to center city, access to suburbs, outdoor space, and much more we landed in East Falls. It's location along the Schuylkill is uncanny. You can bike, bus, train, or drive to center city in minutes. If you enjoy some time in the woods, the Wissahicken actually borders East Falls. No other location in the city provides this type of quick access to so many key locations. Mark Sherman saw opportunity when he stumbled upon an empty textile mill years ago. He quickly began developing it as a mixed use space. The mills offers large multi bedroom luxury apartments to efficient loft style units and everything in between. All the living spaces offer something unique such as a patio, skylight, jacuzzi, and much more. There is something for every budget and the attention to detail is evident throughout. In addition to living space, there is retail, office, and art studio space available. Have I mentioned parking yet? I don't know of a single building in Philadelphia that offers FREE parking. Washer and dryers are in many of the larger units and FREE laundry is available in several of the buildings. I hope the value proposition is becoming clear. Other amenities include a FREE gym, air conditioning, and FREE external storage in many units. There is a fenced in dog park and pets are allowed in most of the units. Mark Sherman's staff is personable and responsive. Again, most other large buildings in the city are corporate owned and it can be very difficult to resolve problems quickly. Mark Sherman has personally assisted us throughout our stay at Sherman Mills. Again, good luck finding the proprietor of other dwellings around the city. If you are looking for a unique place with access to everything Philadelphia has to offer look no further. Sherman Mills has it all. read more

This cool community is right off Ridge Ave in East Falls and has to be seen to be believed! Notice any of the reviews that are positive on here...are current tenants. Once they move out, their story will change as it has for everyone before them. . Had a decent experience while a tenant there. But the moment I moved out it all changed. They stole my entire security deposit because I had painted the walls a neutral shade of premium light yellow paint instead of the cheap/pealing thin white paint that I inherited. They offered no explanation except that my lease states they can keep the security deposit if I dont leave the property the EXACT way I received it. I invested thousands of dollars into the space including building a loading dock at my expense, adding electric throughout, lighting throughout and I had an entire portion of the unfinished space cleaned, drywalled, and painted before I moved in because it had never been finished or cleaned in decades. But all they would talk about was that the walIs were a different color...the fact that it clearly improved the space was irrelevant to them. When I was first moving in, Mark said, 'do you want me to paint the floor for you?". I said, 'sure'. Well he painted the dirty floor with one coat of regular paint and never primed it or properly cleaned it. It was certainly frustrating that the paint pealed off every time we swept the floor but I didnt make a big deal about it because I thought it was nice that he offered to do it in the first place. Well...come move out time....you can bet they were charging me because the floor wasnt exactly the way I inherited it. I know countless other people with similar stories. The security deposit isnt coming back no matter what you do. It starts out good and always ends bad even if you have a personal relationship with them as I did. Now is the beginning of my eighth year at Sherman Mills. Many of my neighbors are long term renters too. That says a lot. Here is my positive take on Sherman Mills based on my experience here, and without exaggeration. My apartment at Sherman Mills is a large one-bedroom loft with plenty of windows, and came with state-of-the-art appliances, pristine pine floors, large timber beams, 20 foot ceilings with exposed beams and elements, one and a half baths, a Jacuzzi tub, a washer and dryer, plenty of closet space, an internet connection, and a front balcony overlooking a vibrant dog park and an old red barn where a blacksmith plies his trade. There is plenty of safe parking here. There is a private gym for everyone's use. And also, there are a number of businesses on the fairly large campus - day care, salons, musical training, yoga, personal trainers, event spaces, artist studios, and more. There is a glassworks next door as well as a rock climbing gym, and a cross fit gym a block away. Many of the tenants here are on the younger side. Many are professionals. There are dogs and other critters in abundance. The low-rise buildings here were built before the Civil War as a textile mill, which among other things produced uniforms for the Union Army. Much of its architectural age was painstakingly preserved by Mark Sherman so that there is a unique, aesthetically pleasing and enchanting mixture of the old and the new that you can see everywhere - inside and out. Each apartment is different from the others, and that is so because it was apparently important to Mr. Sherman to keep the integrity of the old spaces as much as possible. All of these buildings had different functions back in their day, and now they all contain different apartments and other rental spaces. The quality of life here is peaceful. It's almost like living in a bubble. Once I'm on the grounds, I'm not bothered by the normal bustle of city living. Yet this bubble is very close to what Philadelphia has to offer to cosmopolitan people. Center City is four miles away - a pleasant, winding four mile drive south along the river (Kelly Drive) right on into Eaton Circle at the Philadelphia Museum of Art. The vast green space of Fairmount Park is a couple blocks away just beyond the historic Laurel Hill Cemetery. Manayunk's Main Street begins a mile north. You can walk to the river in 10 minutes, with easy access to both its east and west banks. It's a biker's paradise. Living here has been mostly problem-free for me because the property manager and maintenance are on-the-spot attentive to the usual things that come up in a tenancy - fix a leak, replace a dishwasher, fix a hole in the wall, do some painting. And it seems that there's always some improvement project happening on any given day. My rent is on the premium side, but certainly competitive. Given the one-of-a-kind spacious apartment, the amenities, my neighbors, and the location, to me it is well worth it. While there are certainly other lofts and loft style apartments in the city - Center City and Northern Liberties, for example - Sherman Mills provides something special, an exceptional, aesthetically pleasing habitat. Lastly, Sherman Mills is located in East Falls, one of Philadelphia's oldest neighborhoods. I've seen maps from the early 17th century showing what would later be named Scotts Lane, which is our street address. I bring this up because it is easy to see how the neighborhood developed over time into a sort of fulcrum or hub that provides quick access to all the main arteries flowing in all directions. For example, there is quick and easy access to Ridge Ave., U.S. 1, and I-76. You can see what I mean on Google Maps. As well, the train station here will take you pretty much wherever you want to go. It's very sad but this over priced community went from a pleasant place to live walk your dog and meet people to a very sad skeleton of itself. I currently live here and will be leaving soon in search of a house. I've dealt with high rent, endless mouse infestation, zero sound proofed walls, and now the beautiful mature landscaping that once lined the property is being destroyed. i do hope that this place gets the attention and love it deserves to become an community like no other in the phily area. read more

My husband and I have been living at Sherman Mills for almost a year. It's been a great place to live - the apartment has new appliances, granite counters, tall windows, and a nicely sized closet. Whenever we've had a problem the owner, Mark, has responded in a very timely manner and come over to fix whatever was wrong. Diane and Tina in the leasing office are helpful and friendly. And, Sherman Mills' location is fantastic - within walking distance of a few of our favorite restaurants (Fiorino! In Riva!) and only a quick run to Kelly Drive (so great for runners and cyclists!). We love the uniqueness and personality of Sherman Mills and will be staying. read more

This review is unsolicited and based on my 7 1/2 year experience living at Sherman Mills ! I have without question loved living here, the apartment i had was beautiful inside and out. You can not find a better loft style living with this much space in the city for the money. In 7 1/2 years i have seen change and movement from businesses and people coming and going, but the place is still alive and you still get that energy from city living or just close yourself in your apartment for some quite time when needed. I can honestly say, i have never had a problem with security, heat, water , plumbing , noise , pest , or any other normal maintenance you would have if living anywhere . My experience with the office and interaction with Mark & Diane have truly made this place home for me and i would like to thank them !!!! I've been a tenant here for a few years and absolutely love living here. It's a really cool arts community around where the building is, and being in East Falls is a blast - the neighborhood is fun and there's always something going on! The apartment location is within walking distance to a bunch of great restaurants, very close to the running path along the river on Kelly Drive, and a quick drive to Center City. I haven't had a single issue with my apartment - everything works perfectly, the appliances are new, and the management and development teams are so accommodating and kind. I was satisfied with my lease at Sherman Mills, enough that I renewed for a second year while living there. Let me preface this review by saying that I lived in one of their rental properties in East Falls proper, NOT the apartments and lofts at their business address. TL;DR is that the people at Sherman mills were great; my lease was transparent, negotiable, and honored; and my apartment could have used a little more love than it got, but it was very livable. Firstly, let me discuss what I consider most important in a rental property: the landlord and staff. Mark Sherman is the owner of Sherman properties, and I frequently saw him helping out the maintenance staff and overseeing renovations. He is very cordial and always asked how I was doing when I saw him. He was also My leasing agent, Diane, remembered me by name and said hello in passing even though I'd met her maybe two times before moving in. Tina was always kind on the phone, and my emails were responded to within a reasonable time frame. Maintenance staff was courteous, but hit or miss in workmanship. Mind you, serious problems were always remedied immediately, like when my pipes froze in the basement this winter; but the paint jobs and flooring that was done was a little suspect, and done in a hurry. My neighbors were nice and quiet, par for the course in this neighborhood. My apartment condition was my biggest point of contention with this review, and the reason it's not a full 5 stars. I had smaller than average appliances (namely my refrigerator and oven, which would not fit a large cookie sheet), which would have been okay if I was living alone. I had central air, but my electric bill was pretty crazy because of poor insulation and windows. As previously mentioned, there were some plumbing problems as well. The apartment was far from unlivable, but some TLC would have made it really great. Again, I have to reiterate that I did NOT live in the lofts, so things could be entirely different there. My lease was relatively transparent, as far as leases go, and the terms were negotiable to a point. My security deposit was handled promptly on move out, and I found my former landlords to be very generous; they accounted for some of my apartments wear and tear with my pet deposit, rather than double dipping from me like other landlords have tried to do. read more

After living in center city for several years I re-discoved East Falls because of it's burgeoning restaurant scene, diverse architectural aesthetic, and easy access to outdoor activities. Mark Sherman showed me the new living spaces he had just completed and I signed a lease on the spot. With rents increasing in center city, East Falls and Sherman Mills offer a viable and truly enjoyable living experience. Each living space has a modern, industrial feel. My unit and many others have additional storage and an outdoor deck as well. Mark runs a solid maintenance crew and he often personally responds to any issues. Sherman Mills also has a gym and a dog park and pets are allowed in most of the apartments. Two parks, Laurel Hill, Kelly Drive, the train, and much more are within a five minute walk. If you are looking for a unique living option that offers more space, modern living, and access to it all Sherman Mills won't disappoint. read more

Management is rude and slow to respond to issues. The roof leaks during and precipitation to the point of scattering pots and pans along the hallways and in the living room. I have been a tenant of Sherman Mills for three years now. I recently decided to relocate to NJ to be closer to my boyfriend. I wanted to take the time to write a well-deserved yelp review of my experience here at The Mills before I leave. Being a newcomer to the Philadelphia area, I had no idea where to live. Of the ten rentals that I viewed three years ago, the Sherman Mills rental was the first one I looked at and obviously the one I favored. When I walked in, I immediately felt good about it. I loved the hard wood floors, the giant windows, the wood beams, and the incredibly high ceilings. I made the decision then to rent the place at Sherman Mills and I can honestly say that I have no regrets to this day! One of the unique things about living within the Sherman Mills property is the availability of parking. This rental property is really tucked away and sort of off the beaten path. It's a mixture of commercial businesses and residences. There is tons of available parking, not only for myself, but for my guests as well. How many people living in Philadelphia can honestly say that there is parking waiting for them when they get home from work??? Having said that it's tucked away, I love how close in proximity Sherman Mills is to Kelly drive. I enjoy running and go for runs most days during the week. Because of the convenient location, I can literally run from my front door and be on Kelly drive within a few minutes. A few of the other things that have really stood out to me while being a tenant here is the dedication and kindness of the owner, Mark Sherman, and his office staff, Diane and Tina. Because I was a student the first two years while renting at The Mills, I had a very tight budget and limited financial resources. I spoke with Mark Sherman and asked if he would consider not raising my rent when my lease was up for renewal. He was very empathetic and agreed without hesitation to continue my current lease agreement. Mark Sherman is a very unique property owner in that he truly cares about Sherman Mills and his tenants. He spends a great deal of his time taking care of the property and keeping it maintained. You will find him working somewhere on the property most nights of the week and even over the weekends. He is not afraid to get his shovel out and move snow for his tenants during the winter. I also saw him moping up the floors for one of his commercial renters one Saturday. She was in a panic and had guests coming in a very short amount of time. Mark Sherman was quick to grab a mop and bucket to get the job done. I have never seen such dedication and concern from a business owner. Diane, the rental manager, has been nothing but professional and wonderful to both my two dogs and myself. She has helped me on many occasions by walking my dogs when I had to work or was going out of town. I have tried to pay her for it but she will not have it. She truly does this out of the kindness of her heart, not only for me, but for several other tenants as well. She has also taken my packages home after the office has closed so that I can still pick them up later that night. Knowing that I live alone and that my family resides in another state, Diane has invited me on more than one occasion to spend Christmas or Thanksgiving with her family. She really has an incredible heart and goes above and beyond any property managers' duty. She has become a good friend of mine and I cannot say enough great things about her. Lastly, I love that Sherman Mills is dog friendly. I have two dogs and many of the other tenants have dogs as well. I consider my pups to be a part of the family and it was important to me to find a place that welcomes pets. This property is beautiful to walk my dogs around during the springtime and it also offers a fenced in area for dogs to play. In conclusion, I have been very satisfied with my time here at The Sherman Mills. It really has been my home away from home for the past three years and I have made some very close friendships while here. I would definitely recommend renting a place at Sherman Mills. I have had an outstanding experience and would not have stayed as long as I have, if that were not the truth. read more

The apartments are convenient to our commercial rental, and the Landlord, Mark Sherman, along with his stellar staff, made move-in quick and easy. The apartment itself is really phenomenal and reasonably priced for an up and coming area near so many colleges. It's trendy and modern, but with touches of history, like exposed brick and a multi-level floor plan. It's hard to imagine a better place to live in Philadelphia. We moved here four years ago and have lived in two different areas of Sherman Mills--loved both spaces. We were looking for a place in the city that, in our words, would be a "refuge." We needed to feel like we were getting away from the city every day when we came home. Sherman Mills is such a place. Look at where it is located: The train tracks provide a natural nook where there are trees, and there is green space. Want to walk your dog? Nearby at the ball field or in the dog park. Want natural light? Big huge window are involved in nearly every unit. Want to meet people? It is a social place where you'll not only get to know your landlord--Mark--but you'll also get to know the people with whom you live near and even those who work just for the day as artists. It felt like a community to us, and we loved that. We've seen people making big deal about the prices here as well as the upkeep. My wife and I have opinions on that: For the price, you get: Internet, parking that is always available, and lofts that have the latest appliances, countertops and HVAC units. That's a lot more than you get closer to the city center for the same price. Plus, you're right on the train line or near the bike path if you need to head into town. Not bad. And yes, Sherman Mills has purposefully maintained the flavor of the original textile mills that were operating full force at the turn of the century. If you don't want the ambiance of history around you, then go down the street to the other historic areas that have been gutted and have a corporate, antiseptic feel. That wasn't the aesthetic we were looking for. Mark took good care of us, when we had a problem, it was fixed. Sometimes, by him personally. I've not had too many landlords who do that. Both my wife and I can wholeheartedly endorse this place as a great place to live. You'll love it. read more
