Goldtex Gets A Bad Wrap So, I have been here about 6 months…read morenow and figured it is time to leave a review. Especially because people are more prone to go on and vent rather than say what is going right. I moved up here from Florida in December, just after Greystar took over. I love the history of an older building and understand that comes with its drawbacks. Yes, the elevators were having some issues when we first moved in but it looks like those have been resolved. Haven't had a downed elevator in over a month now. The pool and hot tub are closed for refurbishment (but honestly...it has been winter...who wants to swim during winter. Maybe the hot tub would have been nice but it's not the end of the world.) Even with that down, the new management team took the time to make the rooftop a nice place to hang out. Maintenance sometimes takes a bit but when I went in and actually talked with the staff, they explain that they were down to one maintenance person for a bit and (again older building) they were a bit behind. They sent out an email explaining the situation with the HVAC and have also been sending updates...in addition to providing portable AC units for those of us who needed them. Has it been perfect, no. But they have been communicative, have taken short term action to try to overcome the situation they probably found themselves in when they were hired to manage the building, and have kept us up to date on the actions they are taking towards a permanent fix. The concierge staff is amazing. Rob and Phil are always friendly and welcoming. They knew my name AND my dog's name within a few weeks of moving in. The management team has held 2 or 3 events every month since I got here that has made it really easy to meet some of my new neighbors. Especially nice when coming in to a new city. Regardless, I love my apartment and am glad that it is my first home in Philadelphia and think it is pretty obvious that a company that JUST came on 6 months ago is doing a great job handling an older building and all the charm that naturally comes with that.

PSA: there are no CCTV monitoring stations at the front desk for the "security" staff to watch. footage is in the hands of property management only, who are only at their desks from 9am-5pm Mon-Fri. nor is there any guest sign-in book or procedure - only a package sign out sheet. the call box in the doorway does not work. Simple solution? ALL locks need to be changed. You can imagine that that has not once been considered as an action plan after multiple requests - just like how multiple requests for cameras from over 5 previously robbed tenants like myself were flatly denied over the past six months. Goes to show whose interest they're really protecting.*** (Side note: there are 13 floors in this building with apartments, plus the parking level, and two stairwells with doors at each floor = 1 camera per area, NOT including the lobby or hallways.) ------ The moral of this story about 2040 Market: if it seems too good to be true, it *really* is. My apartment was burglarized while I slept on a Sunday night in November 2019. Shaken, I filed a police report and went to the management office so video footage in the hallway or elevator could be reviewed. To my surprise, I was told there were no cameras on floors - only one in the lobby. After repeated emails asking for cameras to be installed to ensure everyone's safety, I was denied several times, told to "buy my own camera if I wish", and finally compromised by escalating to PMC corporate and getting fob scanners in the elevators - in February. I later found out through talking to others in the building - not from property management - that upwards of ten more people were robbed between November 2019 and the time I'm writing this, late February 2020. And the kicker? We still don't have cameras. They added "four more security guards that rove the halls at night"...never mind that the additional folks who were robbed dead bolted their doors and the bags, backpacks, and cases their high-value electronics and wallets were found thrown into empty apartments in the building. Summary? It's an inside job. In a building with a "doorman" (read: package accepter), no cameras, opaque management, and $1800 rent. Please feel free to contact me if you'd like to see several screenshots of vague, defensive, uninformative emails from management (with time stamps), hear more about my stories or others' stories about living in this building - this just scratches the surface. Spend a couple hundred dollars more a month for a building in Center City that actually cares about the safety of its tenants. It's worth it.

I lived in this building for several years, and for a couple of those years, it was truly a great place to live. Nancy (previous assistant property manager), Shawn at the front desk, Jared, Jennifer and Tiffany, were the heart of the place. They knew your name, checked in on you, and made you feel like more than just a tenant. Friendly, helpful, and consistently reliable. They created a community where you actually looked forward to coming home. Then Greystar replaced the entire team, and things went downhill fast. The new community manager, Zack, was always standoffish and not very friendly. He rarely made eye contact, never said hello, and didn't seem to want anything to do with tenants. His assistant, Lora, was the same. The energy shifted completely. It stopped feeling like home and started feeling like a place where management was just waiting to catch you doing something wrong so they could charge you for it. The building itself has also started to show serious signs of age. Appliances, fixtures, and elevators break frequently. And when you bring it up? The response is basically: "It's an old building. Deal with it." No urgency, no real care, just a shrug and some passive language that makes it clear you're on your own. They claim to welcome and love pets, but my experience says otherwise, I had a senior dog with arthritis who relied on the rooftop dog park. They sent an email saying it would stay open during maintenance , then shut it down completely with no warning. I asked for help and got zero empathy. Management blamed the contractors, stayed out of sight, and followed up with a cold email. That incident said everything about how little they actually care. They also will charge you ~1k if something happens to your stove top, so if you do move in, make sure they give you a brand new one, or it will break and you will pay for it. Mine showed signs of use when I moved in... didn't think much of it and then it randomly broke... and had to pay for a brand new one. On top of all this, they tried to raise my rent to more than what many newer buildings with way more amenities are charging. When I asked if they'd consider my loyalty and clean record, they brushed it off and claimed the location justified the price which isn't true either. Moving out confirmed what I already knew: they don't value long-term tenants or care about the living experience. I always paid on time, never caused a problem, and still left feeling like just another lease to flip. If you're considering moving here, think twice. The community that made this building special is long gone. What's left is a tired building, hands-off management, poor communication, and a growing list of fees and disappointments. I don't write reviews like this often, but if it helps someone avoid the same experience, it's worth it.

My son and his fiance have been living in these apartments for 3 years now and everything was good…read moreuntil it's time to vacate. THAT's when they get you....there's no reward for loyalty here! My son is a resident at the Jefferson hospital and now it's time for him to move. Unfortunately, he needs to keep the apartment for 2 months beyond the lease period. Griffin Center City Apartments is charging him $4200 per month for those 2 months when they pay only $2400 per month in their lease. I can understand that month-to-month rents will be higher than the yearly lease but almost double the rent is just a way for them to make money off of someone who has no choice!! After approaching the management, they have offered him 4 months lease for $2900...which still doesn't make sense when he has to move to Rochester in 2 months. So they are saying, pay almost $4000 MORE for 2 months OR pay $6700 MORE for 4 months (since he will not use the apartment for 2 out of the 4 months!...and he will have to pay 2 months additional rent in Rochester for those 2 months!!). I would like to WARN ALL OF YOU not to RENT from these big companies. They ALWAYS get you in the end...especially I am asking my son to put up notices on his bulletin boards and whatsapp groups in the Hospital to discourage Residents to rent from these people. All I ask the apartment management is to be fair...charge him $3000 per month for those two months...and don't even say that the apartment will be vacant...I know there is a list of people waiting to move in!! I just resigned my lease for another year and have no plans of leaving this building for a while if anything I may just upgrade to a bigger one bedroom.. .. Chris the rental agent for Vida was extremely helpful over a year ago when I first moved. I saw my place at 1030am and at 330pm the same day I got a text saying I was approved and the place was mine! Christine the property manager is always just a email away and I don't think I've ever waiting longer than a couple hours to get a response and the like 2 times I needed something fixed it was done in 24 hours. You will LOVE living here.. PMC.. better buildings . Better staff .. every time.

I have lived in the Vida for almost two years and could not be happier to be living in this…read morelocation. There is something about the vintage building and architecture that is addicting to me - I have not found any other apartments in center city like it. Besides the fact that my apartment has original hardwood floors and a porcelain soaker tub, it is in the most ideal location without having to pay the price. I can walk out of my apartment and either go down two blocks to Rittenhouse Square for coffee at Parc or I can walk one block up to Walnut and be in shopper's heaven. I'm a big runner so it's also at the perfect location to jog down Pine and be running along the river in less than 5 minutes. This building does come with its downsides, however. For example, yes the elevator can run a bit slow - but it is in a 100+ year old building so I see the elevator as a luxury. There's also a massive service elevator, which is a huge help for people with oversized furniture to move like I did. There's some noise from the bars late at night. If you have a problem with that, which apparently some of the other reviews did, then don't live in Center City! I love the hustle and bustle that comes with the location and I knew that coming into the lease signing. I would recommend the Vida building to people for all types of lifestyles because I truly feel it has something special for everyone. Good luck with your apartment search - I hope this helps!

I would not recommend living at Rittenhouse Hill Apartments. I had the unfortunate experience of…read moreliving there and other neighbors that I talked to, had a similar if not worse experience. One of the biggest issues I experienced was that my car was vandalized even though I was paying for parking inside the property. You would expect a paid parking area to provide at least some level of security, but that wasn't my experience. The condition of the building is also disappointing. The hallways are frequently dirty and have an unpleasant smell, making the property feel poorly maintained despite the high rent. Speaking of rent, be aware that the amount you actually pay ends up being higher than the advertised price. Between the additional fees and other charges, the monthly cost is significantly more than what you're initially led to believe. The move-out process was equally frustrating. Management told us it was okay to hang pictures and other items on the walls, but when we moved out, they kept most of our security deposit without providing a clear or reasonable explanation. It felt unfair and inconsistent with what we had been told during our tenancy. Overall, between the lack of security, poor maintenance, hidden costs, and disappointing handling of the security deposit, my experience was far from satisfactory. I would encourage anyone considering this property to read reviews carefully and ask detailed questions before signing a lease. Take your money elsewhere, you can find a better deal and don't be deceived by their "move-in" specials.

I highly recommend NOT living here under ANY circumstances. The living conditions of this property are below standard and borderline dangerous. There is constant loud noise in the building. Whether it be weekend parties, or constant banging, or your neighbor vacuuming with their door open while blasting music after quiet hours, you will never be able to truly rest here. I still can't sleep during the rare time it is quiet because I'm anticipating what will happen once I close my eyes, it's unpredictable and I truly feel unsafe. The hallways constantly reek of marijuana and cigarette stench. I recommend you ask to go in other hallways besides the one they tour you in, check out the trash chutes while you're at it for a lovely added bonus of stinky and disgusting odors because people leave things to sit there and it's never cleaned. Also, ask to see the loading dock where the fly infestation is located as you move in! 75% of the gym is broken so if you expect to utilize that amenity I would recommend going in on your tour and taking a closer look, try out a treadmill see if it even turns on. And there's no actual fitness classes so that's false advertising, I've tried to attend 2 and neither of them happened. While you tour the property, ask to go in to the dog run. There you'll find excessive amounts of dog waste, it's almost impossible to not step in it as the ground is covered in it. Also if you take a walk around the property outside you'll find the same issue, plus trash everywhere too. While you're at it, look around at the cars parked illegally and maybe notice the cars parked in handicap spots with no placard or handicap plate. This place is not upholding standards of living by any means, but allowing people to take handicap spots without placards is simply illegal and has left me without accessible parking many times. I was constantly messaging and emailing management about how JUST the noise was effecting my mental health and physical health enough to want out, but their solution was to ignore me until they couldn't anymore. After I took more serious action, they offered to switch units when the same issues exist in every inch of this property. That was the only thing they ever offered me, management here might as well not exist. They don't hold people to the standards of their lease, and also do not uphold their end of the lease. So I strongly recommend that you think twice before moving here, it is a shame that I have to continue to live here when I'm truly mentally drained and physically ill from this living environment. It almost feels like a cruel joke or living nightmare.

There were truly so many issues but here are some that stand out: 1.The Claremont is 100% unsafe. My apartment was broken into because the front and back doors were never secured, and my actual room door had barely any security. Multiple packages were also stolen because it was so easy for anyone to get inside the building. 2. You never want to feel taken advantage of but that is 100% how they make you feel. When I was moving in I remember Tiffany said they needed extra time to clean up and that my rent would be prorated for the extra days they needed. So I waited until the verbally agreed upon pushed back date that I would move in, and when I reached her she basically acted like she had no idea what I Was talking about and declined to prorate rent saying it was ready on the 1st of the month. Among many other instances of being overcharged and basically lied to, there was a strong sense of being taken advantage of. 3. Maintenance let themselves into my room on several occasions without any notice!!! I remember coming home from work and seeing letters from MSE on my couch.....I was a single female living in a studio. This to me is insanity and probably illegal. Shame on them. In conclusion, as I look back, the conditions of this apartment aren't even something I would let my dog live in.
