I never ran into any major issues with it. It was modern and spacious. The pool was great, though it could have used some TLC. The front desk staff changes frequently however I've never had issues with anyone. Brandon is the absolute best!! My dog and I definitely miss him. Ms. Veronica was always such a gem and super helpful too. My biggest issues were parking and the dog parks being disgusting. Parking was always an issue after normal work hours. Coming home late and parking in the lot was rarely an option. The parking surface was there but as a paying resident, I should not have to park up there. People also parked like they were the only ones that mattered - adding spaces to ends of rows, blocking doors, making it impossible to pass or turn safely. Nothing was ever done to those people because "the police have to come" before towing anyone which is absolutely absurd when it is a safety issue. If there was a fire, a fire truck likely wouldn't be able to make it through at times due to the sheer ignorance of people. No one was held accountable for cleaning up their dogs poop. It's not a hard task and is a part of being a dog owner. It was disgusting 99% of the time. The dog parks got "resurfaced" last year, which just was more rocks being added. It closed the parks for a few days and turned out to be useless.

One of the biggest issues I experienced was that my car was vandalized even though I was paying for parking inside the property. You would expect a paid parking area to provide at least some level of security, but that wasn't my experience. The condition of the building is also disappointing. The hallways are frequently dirty and have an unpleasant smell, making the property feel poorly maintained despite the high rent. Speaking of rent, be aware that the amount you actually pay ends up being higher than the advertised price. Between the additional fees and other charges, the monthly cost is significantly more than what you're initially led to believe. The move-out process was equally frustrating. Management told us it was okay to hang pictures and other items on the walls, but when we moved out, they kept most of our security deposit without providing a clear or reasonable explanation. It felt unfair and inconsistent with what we had been told during our tenancy. Overall, between the lack of security, poor maintenance, hidden costs, and disappointing handling of the security deposit, my experience was far from satisfactory. I would encourage anyone considering this property to read reviews carefully and ask detailed questions before signing a lease. Take your money elsewhere, you can find a better deal and don't be deceived by their "move-in" specials.

My bad experience was attributed to the fact that I lived in one of the two basement apartments and due to that, I ended up being too close for comfort to the property manager's 'office.' The property manager is a very difficult person to be around. She is rude, crass, vulgar you name it. She is extremely unhappy; I never saw her smile once. She takes her comments to the extreme and she is unpredictable. One day she'll leave you alone, the next day she'll be threatening to evict you. Because of her behavior I worried about my safety, and I wasn't going to stick around to find out what she would do. I tried really hard to understand why she is so angry but ultimately I think she has a stressful job and takes it out on people verbally. I got to know a few residents who do not live in the basement but had an unpleasant opinion of her. So if you live on level A-D you will interact with her, but in a limited capacity. I don't take the things she did and said personally; I hope she seeks help to handle her anger and improves her communication skills. If you live here, do not live in the basement: 1) You will be in constant contact with Jenn the property manager 2) You will hear people walking, talking, yelling, parking...you name it because your windows are facing 36th St. You will hear everything that's going on outside. You will hear every footstep and toilet flush of the tenant above you. 3) No cell service. I had Verizon and couldn't make or receive calls because I had no signal. I had to switch to AT&T and buy a signal booster. One of the maintenance guys had Boost Mobile and couldn't use his phone when be was in the basement either. 4) No AC Like any other apartment you will have to deal with bugs. Just handle it yourself, I don't think the landlord should have to respond to every bug complaint after the initial move in extermination. The Living area is the largest of all the apartments in the building. Mr. Berger is a really good landlord, it pains me to have to write a negative review because if it was just about him, I would say he is a 5/5 star landlord. He responds within 24 hours. Handles all issues quickly and despite my issues with the property manager, he has been extremely helpful, professional, and accommodating. I've lived in 2 other places in Philly and by far, he has been the best landlord. All utilies are covered except electric. Indego bike share is 50 feet away, the Drexel Shuttle stops at 37th & Spring Garden Street. The pricing is ~$800-925 that I know of for 1 bd. If you are a Drexel student the location is ideal, I wasn't. If you have a pet you don't have to pay pet rent or pet deposit...this is actually a bad thing. Residents can have any breed including pitbulls and mastiffs. As a dog owner, it saves you money up front but the money is a wash of you have to take your dog to the vet for emergency surgery and get stitches on your hand if one of those dogs gets loose and attacks you and your dog. I would recommend this apartment to Drexel Students who need annual living only. I highly recommend you DON'T live in a basement apartments. I highly recommend Berger Properties and Mr Berger the landlord (He has 3 others in the city).

The location of the apartment is not good, the buses are never on time and you have to walk quite a distance to get to good transit. The neighborhood is sketchy and dirty. Also, people leave the back gate open so even though the apartment is "locked" it is very easy for people to enter the building.

I only lived there for a short time due to work, no other reason. I actually really enjoyed living here. I had a one bedroom and it was VERY spacious! The cost for what you get vs. what other apartment complexes in the area are charging, it's incomparable! Very low cost, even compared to living in the suburbs! Depending on if the unit you get comes with a parking spot, you can choose to pay for their gated parking. I opted for the parking which, again, I thought the cost was reasonable for the area. While the building is old, they are constantly updating their appliances, AC units, bathrooms, etc. My only complaint was the mail situation. All USPS mail is delivered via small lockers that you open with a key, but almost all packages were just placed in the lobby, in front of the lockers. I have never had packages stolen, but I have heard of it happening. The property manager was doing his due diligence to prevent this from happening and, again, I never had any packages or mail stolen. Hence the five stars. Overall, it's a safe area, the apartment is well-maintained, and maintenance is prompt and does a good job.

The pool, bar, and gym across the street were great and my husband and I used them often. The complex and grounds are well-maintained and clean. It was a wonderful experience living at this complex. Rent is a little high compared to other apartments in the area but I believe it was well worth it for worry-free, convenient living. I highly recommend! A few notes: you will need a snow shovel in the winter to shovel out your car after the parking lot is plowed. Don't wait until there is 2 feet of snow on the ground to purchase one like I did! You will not be able to find one within walking distance and your car will be inaccessible. Also, "emergency maintenance" crew members during off hours (I believe this is run by another company) are not the best. A little rude and rushed. There are no cameras or keys to to enter the building. They require a key to open the door to the laundry room but once you're down there you can actually walk through the hallways and go up into other apartment buildings without a needing a key . I am terrified to go down there by myself , not only that .. why are there 2 washers/ dryers for so many different buildings just unsecurely connected ? .. so this is what happened... I've had several packages from carriers amazon, usps, and UPS be delivered only for them not to be there when I got home. As many of you know Amazon takes pictures when they deliver packages and I have pictures of them being at the mailboxes but they are GONE when i get there . Rodents, Disappointing Amenities, and Overpriced "Luxury"…read more My original review is no longer an accurate reflection of this building. When I moved in back in 2022, there was 24/7 front desk and building support. Since then, those services have been eliminated, yet rent continues to increase year after year. It's difficult to understand the justification for higher rent when the quality of the property has declined. Gym equipment remains broken for months without repair. There have been little to no meaningful updates to the apartments or shared amenities. The rooftop has been plagued by a persistent rodent problem. I've reported the issue multiple times by email, but it has continued. The fire alarms are another ongoing issue. They frequently go off at all hours of the day and night, including around 3:00 a.m., disrupting residents' sleep and daily lives. I have video recordings documenting these incidents. This building continues to market itself as a "luxury" property, but the level of maintenance, responsiveness, and amenities no longer justifies that label or the increasing cost of rent. I hope management takes these concerns seriously and invests in addressing the issues that residents have been raising for quite some time.
