Rodents, Disappointing Amenities, and Overpriced "Luxury" My original review is no longer an accurate reflection of this building. When I moved in back in 2022, there was 24/7 front desk and building support. Since then, those services have been eliminated, yet rent continues to increase year after year. It's difficult to understand the justification for higher rent when the quality of the property has declined. Gym equipment remains broken for months without repair. There have been little to no meaningful updates to the apartments or shared amenities. The rooftop has been plagued by a persistent rodent problem. I've reported the issue multiple times by email, but it has continued. The fire alarms are another ongoing issue. They frequently go off at all hours of the day and night, including around 3:00 a.m., disrupting residents' sleep and daily lives. I have video recordings documenting these incidents. This building continues to market itself as a "luxury" property, but the level of maintenance, responsiveness, and amenities no longer justifies that label or the increasing cost of rent. I hope management takes these concerns seriously and invests in addressing the issues that residents have been raising for quite some time. read more

I lived at The Collins for over 3 years. I only have good things to say about my time there. I loved my apartment. The front desk staff was very kind and helpful. The package room was convenient. The maintenance staff was very friendly and always on top of requests. I spoke a lot with Danielle Brago for any issues or questions that would arise. She is a fantastic Community Manager and was always very pleasant, supportive, and responsive. Overall, would highly recommend. read more

An update now that I moved out: it ended up being over two weeks that my AC was out. Eventually maintenance came and used cardboard and duct tape to rig a portable AC unit to my window, which worked until it rained lol. Boss man who commented didn't answer the phone when I called and had another supervisor talk to me instead, who said they couldn't offer me any money because "AC is an amenity, not a requirement." Also the MICE!! I had an issue right when I moved in last fall, I saw a mouse run through my living room, and it wasn't due to food being out because I had just moved in. The same thing happened this fall when I was moving out! Maintenance was not helpful when I asked about mousetraps and the exterminator comes at a random schedule, not when you request. He finally showed up while I was on a work call and said he could not come back at another time. Overall, the maintenance and management of this building have awful communication. read more

I wish I could do 4.5 because 5 indicates perfect and everyone always has room for improvement. I've lived here 4.5 months. The staff is very friendly and responsive though I've not had any major issues...just a few small items. The property is cleaned daily and always smells so inviting. Recently they purchased all new furniture for the top floor and roof deck. It's definitely very welcoming to work or just hang out up there. The floral arrangements help give it a bold but homey feel. I did a virtual tour and executed the lease, all while being 400 miles away. They made it so easy! read more

My simple update to this review is while an independent environmental firm was hired, Scully refused to provide the report documenting said levels (RED FLAG). I will happily provide my environmental consultant results which I paid $400 out of pocket for not to be reimbursed. The levels even at this point in time we're higher than normal. read more

I am a current resident of this terrible building that is managed by the scully company. I was exposed to an industrial grade roof chemical called sikalastic-624 WP which was sucked into my apartment by a faulty back door seal they were already aware of. After having a environmental firm named Hillman consulting run an AQI report they are refusing to release the results and forcing me back into the apartment. Which still has a residual chemical smell. DO NOT RENT HERE OR EVEN CONSIDER IT.The scully company is a dangerous company that will put profits above your health. Avoid at all costs. read more

I would not recommend moving into this building now that they have been taken over by a new management company (Scully Company). I have moved many times in Philadelphia, and this is by far the worst experience I have ever had. 5 days before my move in, I was told that they had made a mistake and the unit I expected was no longer available. The management of the company, particularly Christina, took no ownership of their mistake and almost seemed annoyed that I was upset that what I was promised and signed a lease for was not what I was moving into. They had zero empathy and offered no real solutions other than at a later date moving into a different unit (which was the correct layout I had signed for), and paying a higher price in rent. They were extremely poor at communicating with me, and I had to press them multiple times for an update the day before I was scheduled to move in. I ended up having to cancel my lease and move all of my belongings into storage the day of my scheduled move. If you are looking to move in Philly, stay away from this building and look for one that actually cares about following through on their promises and acts in a professional manner. read more

THE PROPERTY I moved into The Collins when it was managed by Greystar, which is to say the properly was well run, the staff was friendly -- you even got to know the staff at the front desk as well as management. You could also count on reception to be there to let guests, food deliveries, etc. into the building AND not to constantly misplace your mail packages. That was then. Scully Management took over, abruptly, and the disparity in the quality of service is stark. I didn't think I would notice that sort of thing but wow. Whereas building staff once went out of their way to be friendly and helpful, now, don't expect anyone to get out of their chair no matter how obviously desperate you for a hand if you're carrying back groceries or boxes or whatever. (Other tenants were often far more helpful in situations like this.) The staff (with the exception of the maintenance guys) are cold and unaccommodating. It doesn't feel like a "home," as it once did. It feels like you live in a Scully property; you're their rent-paying guest. The distinction might not sound like much but you might be surprised by how much these things matter, especially when you consider what you're paying in rent. APARTMENTS As for the living space itself, it's a shame that the building is sandwiched between 2 major construction sites. Great views aren't exactly a selling point but The Collins is only 6 stories high so what else to expect? The units are a matter of taste -- I lived in a loft style apt, which was unquestionably "cool," with the tall ceilings and industrial touches. PRO: The units are spacious. BUT PLEASE, BE MINDFUL: if you're touring for the first time, you'll almost definitely be impressed (even "wow'ed") but "cool" wears off and, personally, I found it difficult to configure my furniture without any defining barriers or contours to the layout. It's a big box -- nothing "wrong" with that. Especially if you like a very sterile aesthetic or have oversized furnishings. Just something to keep in mind before jumping to sign a lease. Mainly, my complaint with the unit was the windowless bedroom. Some people might like this feature but I found it very disorienting. In fairness, not all the layouts are as "natural-light-prohibitive" as mine was. I believe some units actually have doors that open in the direction of windows. (I included pics of the bedroom "situation.") Nevertheless, after the initial impression (which is likely going to be positive) I'd advise prospective tenants to remember this is going to be "home," and once the "cool factor" wears off, there's something makeshift about the space which makes it less livable. AMENITIES The Collins is pretty basic in terms of amenities. There's no additional storage space for your personal belongings but there is a room to secure your bicycle, if you have one. The roof deck and lounge are actually highlights. There's small space for dogs to go to the bathroom, which is convenient but not to be mistaken for a place for dogs to play. The BBQ and outdoor lounge spaces are nice perks and the interior is leisurely with a pool table no ever uses but a kitchen area, a communal "living room" section, with couches and a big screen TV. There's a nice looking, long conference table and other, smaller counter tables, which are, presumably places to gather with friends or coworkers; the downside is the total absence of privacy if you choose to use the space for work and need to make calls, hop on a Zoom. It also sucks if you're NOT making calls, trying to focus and having to tune out the chatter. Still, overall, it's nicely designed and a definite asset to compensate for the building's shortcomings. There is a gym and it's fine. Compared to other luxury properties with snazzy spin studios and a wide variety of machines, The Collin's gym feels outdated and unimpressive but it offers the basics. PRIVATE OUTDOOR SPACE This is the most compelling feature at The Collins -- no contest. My apartment was on the third floor, which features enormous "balcony backyards." Other units have Juliette balconies and the south facing apartments have very large, more traditional balconies, which I suspect are the most desirable. At the height of Covid, private outdoor space like this was a sanity-saver. And I confess: I would love to have that kind of outdoor space in the city again. But with so many properties in the area offering so much more at comparable rates, there were too many "CONS" to keep me from moving out. And almost 3 months later, I'm thrilled that I did. . read more

I love living at the Collins. I've been here for 2 years and it's such a fabulous building to live in! I love my 1 bedroom as it is well designed and the maintenance staff is incredible for general upkeep. The rooftop is also amazing to have to relax at and have friends over. In addition, the location is perfect with tons of bars and restaurants in the area. Finally, the staff is incredible, especially the lead concierge Ka'ryn, who is a friendly face and truly makes the apartment feel like home! She organizes so many fun events in the lobby and on the roof for all to enjoy! She's also very artistic and creative so every event is truly special! read more

Looking for a new apartment building to move into this summer and The Collins caught my eye. The building's location is perfect for commuting to work, lots of fun bars and restaurants in the surrounding neighborhood and so many shops are in the area. I had a scheduled tour which was super easy to set up with the leasing office by giving them a call and shared with them what I'm looking for.
