    The current office management staff asked that I write a review of this place. I am moving out…read moreafter 4 years living here. The buildings have good bones, and the apartments are relatively comfortable. It is a safe place to live. Management is a revolving door. Some of the office staff they hire have been nice, and some of them have been competent. The frustration started for me in 2023, when the management notified me they needed to do a plumbing repair. This repair involved tearing out the wall in my bathroom / bedroom closet to address some rusted, leaking drain pipes. This project was started, but then the owners fired that manager for starting too many maintenance projects (according to the manager). I had a hole in my bathroom wall for six months before it was finally repaired. Two years later, they came back and acted like it was an emergency to actually finish that job. This company owns over 30 rental properties in Topeka. They employ their own unlicensed maintenance workers (plumbers, electricians) who complain about the volume of work they have to do. One plumber actually needed to use MY tools to get the job done. Do you want to rent from a slum lord?

If for some reason you decide to, know this: 1) Take pics of apartment before you move in and move out. It will save you frustration later. 2) My daughters moved out back in August and it is now almost February and we still don't have what THEY agreed they owed us for a return deposit. The check is always "in the mail". I have heard of snail mail, but after this long I could have walked from Oklahoma (Corporate) to Topeka faster. Still have not received it. 3) I spoke with Topeka Housing and Credit Couseling today and they advised me that the apartment management has 30 days to put in writing to you if there are any issues about your deposit and return any amount of the deposit that you are entitled to. If they don't follow this Kansas statute, you can receive up 1 1/2 times the original amount of the deposit. If you call the number in the pic below, they will email you a form to pursue. It is super easy! 4) The management at this apartment complex has been a revolving door this past year and the new manager uses that to string things out even further.

    Overall, I would not recommend Chalet Apartments. The apartments are very outdated, I'm talking 90s…read morefloral wallpaper and appliances. (Though I just found out from reading other reviews of this place that some of their apartments are remodeled.) The fridge will unfortunately suck up a lot of electricity. During the 1 year I lived at Chalet, I was out of town for 3 months. I unplugged all my appliances except for the fridge and turned off the AC. My electricity bill was probably $10 less than during the months I lived at the apartment. Strange. The pipes are also very old and rusted. After being gone for long periods of time, the water that came out of the shower was slightly red. Yuck. I had issues locking the front door during the winter. I think the cold must've compressed the wood where the lock inserts so I had to shut the door extra hard a few times to get the lock to set in place. The inside of the apartment smelled like smoke for the whole year and I couldn't figure out how to get rid of it. That or the vents were connected to the neighbors. Anyhow, I didn't enjoy that my clothes smelled like smoke. The location of Chalet is great but I would recommend living somewhere nicer to avoid all of these issues. However, the staff were friendly and nice and remembered my name whenever I stopped by the leasing office.

The apartment I moved into was in appalling condition. The carpet was still very wet from being cleaned. This cleaning rehydrated the months/years worth of dog urine sitting in the carpet. The stench was so strong and foul it gave you a headache, and the air in the apartment made your eyes burn. The staff repeatedly told me, they were aware of the smell already, that the smell was curry because "the last residents were Indian," and I'd get used to it. It took me pulling up the carpet myself, taking photos of the urine-stained carpet and padding, and lots of arguing for them to actually do something about it. With no other options, I was forced to sleep in this apartment for the night before they would eventually remove the carpet. I spent those 24 hours coating the carpet in baking soda and vacuuming it up just so I could breathe (you can see it soaking through in the photos, wish I could add them on here). Aside from the carpet, the kitchen floor was covered in crumbs and bottle caps. Anything wood in the apartment (the doors, the cabinets, the base of the kitchen counter, etc.) was falling apart. I could go on and on about the state of the apartment. Other important notes: - The property manager pretends to be helpful until she's notified you are moving out. At that point, it's lie after lie, as well as trying to get as much money out of you as possible. - Apartment maintenance is nonexistent. They will mark your request as taken care of, having done nothing and not contacted you in any way. - Maintenance of the actual complex is also nonexistent. One of the bridges that leads to the building I was in broke. This happened seven months before I moved out. By the time I moved out, it was still broken, and they just kept wrapping it in "wet paint" tape to try and keep people from crossing it. - Don't expect to actually be able to do laundry. I was able to do maybe four loads of laundry in the year I lived there. The machines never worked, including after staff told me to go try again because they were "just fixed." - For some reason, it's a common theme to find large piles of animal excrement in various places around the complex. When I say large piles, I mean weeks of animal excrement built up, which then sit there for weeks or months. It's a shame it's in such a nice location with such kind residents.
