Our experience with this property was extremely disappointing from the moment we arrived. The cabin…read morewas not clean or ready for guests. There were visible stains on multiple mattresses, dirty bed sheets left on the kitchen counter, and additional dirty linens piled on top of the washing machine. The bunk bed in the children's room was broken, creating a safety concern. Additionally, the property did not match the listing photos. The advertised layout was inaccurate, including the location of the bunk beds and the bedroom configurations. One bedroom shown in the listing appeared to have an attached bathroom, but upon arrival this was not the case. We contacted management immediately upon arrival at approximately 6:00 PM to report these issues. Around 8:00 PM, two cleaners arrived and informed us they needed to clean the entire cabin. They expected us to leave the property while they cleaned, despite the fact that we had traveled six hours and had children with us. We explained that we would remain on the balcony while they worked. Shortly afterward, the cleaners left and falsely reported to management that we had been aggressive toward them. Management then contacted us and claimed there were 20-30 people at the property, which was also completely untrue. Rather than taking responsibility for the property's condition and the inaccurate listing, management chose to cancel our reservation at approximately 9:00 PM. This left our group, including several young children and babies, without accommodations late at night in an unfamiliar area. We explained our situation and concerns, but management showed little regard for the hardship this created. We were told that Booking.com would contact us and arrange alternative accommodations; however, that never happened , and we were forced to find and pay for another place ourselves. Overall, the property was misrepresented, poorly maintained, and managed unprofessionally. The cleanliness issues, inaccurate listing, false accusations, and last-minute cancellation made this one of the worst vacation rental experiences we have ever had. As we were leaving they called the police on us to escort us and the kids out which terrified our children and the police stated that they were told them it was a party of 20-30 hostile people but as the police said we were very respectful and in compliance and it was unfortunate that the owners treated us this way especially with the small children that we had

Their bookkeeping is sloppy and their reports show lack of attention to detail. Their management pricing is fine if they actually met the terms of the contract, but I feel like they are swindlers. They consistently made promises they did not deliver on, needed to be hand held through the very tasks we hired them to complete, fell through on commitments and stopped communicating entirely. Do not waste your time, money or effort with this company.

They have a property management division and a separate division of the company that over sees all repairs and maintenance which is really nice because they are able to work on so much together. They treat tenants very well and respond in a timely manner. You can tell they actually want to do what is right ant make sure things get fixed the right way, this is really nice to have! Their staff is also very friendly and professional. The owner Jeff has taken time to chat with me on numerous occasions as well as Ruth in the office and other office staff as well. Ruth is on it always and gets things done! The field staff Randy and Greg and their other team members are friendly and knowledgeable as well.

If you are looking to rent a place or have a place you need managed for renting you have to check out Keyrenter!! At this time it can be a pain trying to find a place to live that fits your budget and your needs. You also have to juggle the evil leasing companies and sketchy subleases so when we found this property in the neighborhood with our friends and a stones throw from UT campus we had to check it out. The house tour was super simple with an online scheduler and a wireless lockbox that opens to your code after sending in a pic of your license. Super cool to see tech starting to show up like this, making things easier. We had the pleasure of seeing the house with Dan present so we could ask questions and learn about the benefits that come with Keyrenter. We loved the house so we applied as soon as we could. The staff with Keyrenter were super communicative and made sure they got everything they needed from us for the application which was a painless process. After moving in things got even better. Dan was extremely nice and flexible with the move in times (which was great as we had a family trip scheduled right before move in). There was a kind letter and some house warming gifts from Dan and the owner that made us all feel more at home, even our cat Sushi got some treats. While moving in Dan made sure we had everything we needed and was great with communication. The old dishwasher wasn't working great and he immediately scheduled a repair visit and afterwards decided to replace the whole dishwasher with a brand new one! That was greatly appreciated. And the whole time Dan was communicating the status of everything. Also, with the Keyrenter benefits package you get some pretty sweet discounts and your filter replacements come automatically (when most properties never even do it, gross)!

We reserved a property hosted by Eagle Property Management through Airbnb. After completing all the…read morerequired steps on Airbnb, including providing our information, payment, and ID verification, we were asked to share everything directly with them outside of Airbnb. Additionally, they required us to sign a lease and provide credit card information, which felt excessive and concerning, as it seemed they could charge us at their discretion. The communication throughout this process was also terrible.

The main reason that I disliked this rental agency is because we left the cabin early on check out day to go to breakfast. We did pack most of our things before leaving but left a few things. We wanted to come back to the cabin after breakfast to go to the bathroom, pick up the rest of our things, and really chill a few minutes, as we were told we had until 11:00am to check out. We came back to our cabin at 9:30am and the cleaners were already there working. We went ahead and picked up the rest of our items and left. The company clearly stated on the check out instructions that we had until 11:00am to check out and if we were late checking out, they would charge us $30 an hour after that per person. But, we were not even given until 11:00am! All that to say, this has turned us off of renting from Colonial Properties ever again.
