Which means you run the risk of running into various levels of opinion and emotional impact due to the constant imposition of work impacting their usual day to day living situation. This job had high maintenance neglect from the previous duplex owner. Most likely, hadn't been painted in 30 years, possibly more. As with most structural neglect, there were issues with wood rot, termite damage and various degrees of stucco degradation. Jason's team was up for the task. There were tense moments, but Jason was calm (at least around me, haha) and handled little flare ups. Jason was up front regarding damage found and was detailed in explaining how his crew would address issues. This took a month due to the amount of damage repair, prep work and finally paint. Jason's crew made this duplex come from a tired eyesore into the quaint mid century cottages that they were meant to represent. Like always, Jason's crew cleaned up the worksite everyday. Made sure things like paint chips and debris were picked up nightly. For the quality and long lasting results that South Coast Painting provides, it's worth every penny spent. You can get cheaper bids, but know that some companies thin out their paint for a lower materials cost. If you want your paint job to last 3 years vs 8-12, that's your choice. I was looking for a company to patch the walls and finish the ceilings. After getting quotes from multiple companies, not only was Cesar's the most reasonable, his reaction to the amount of work was very positive. Some companies didn't want to take the job because it was too big. I've included some before/after photos of just a few of the areas he worked on, but he basically patched/finished every room in the house. He also built a wall to create a room and built a wall to help convert a wetbar into a pantry. His work is amazing, and afterwards the house started feeling like a home. Cesar is studying to be a general contractor, so he also keeps an eye out for other issues that aren't just dry-wall related and will mention it. For example, he mentioned that the deck built to raise the sunken floor was not completely flat, and that the contractor would have to use a physical level to verify rather than rely on laser level (the contractor verified this to be true and came back to fix it). He also pointed out that with steady use and traffic, some screws were poking out of the transitions my floor company installed. Due to his honesty I ended up hiring Cesar for multiple other jobs other than drywall - he replaced an old pocket door and hardware, fixing the wall after he cut into it and pointing out old water damage in that location. He replaced and painted all the doors, door casings, and baseboards, changed a door to swing outwards instead of in. He reinstalled all the sliding mirror closet doors that were removed because of the abatement. He painted the walls, ceilings, and stair rails. He built and installed IKEA closets behind the sliding mirror doors. Finally, he built the pantry shelves. This man takes pride in his craft. After working with so many other contractors that will do the bare minimum, Cesar goes the extra mile to add the extra touch that makes his projects look great, built-in, and finished. I trust this man completely and wouldn't hesitate to hire him for future jobs.

After more than a month of cleaning out a cluttered, unfinished garage, I was ready for drywall. I…read morecontacted a few businesses, and their prices were way too high. I called owner Jessie of Menifee Drywall Construction, provided him measurements and photos of the garage, and he provided a quote right away. The price was just right! Other businesses were charging 2x the cost, and that was without insulation. We even have a little extra money to do a couple of things for the garage. Jessie is a great communicator. He responds to emails and texts. He is very flexible with scheduling as well. When it came to the start date, Jessie sent an ETA text, and continued to do this for each day of the project. Jessie did more work than planned. For example, he noticed that the framing where the studs are were a bit off. He reinforced the framing by adding additional pieces of wood, and also added some shims to keep the ceiling level. He even shaved down the studs that were sticking out more on the walls. This extensive work added a couple of extra days to the project completion date, but I was not upset about it. As what was requested, Jessie added an attic access door. I even asked if he could patch up the bigger holes in the wall that wasn't being touched. To my surprise, he fixed not just the big holes, but all the little ones too, which I was planning to do myself. He also drywalled the tight areas around the garage door opener and water heater. Sitting on the water heater is the water softener pump. This could not be moved; however, Jessie worked his magic and was able to drywall the base without moving the unit. The bottom edges of the walls are nice and clean. He even was able to drywall the wall next to our tankless water heater. I initially told him that if it was going to be too time consuming to drywall that small area, to just leave it. He was able to drywall it. When Jessie finished the job, he left the garage clean. The walls were textured and are now ready for paint. Our garage floor looks horrible, but it was like that before he worked on the drywall. With the extra we saved by hiring Jessie, the flooring is the next project. Jessie is a very friendly and hard working person. I've had a lot of work done in our home, so I know what to look for when hiring someone to not only complete a project, but to treat my home with respect, and Jessie did just that.
