Unfortunately, I'm having a lot of issues with this Management. Not only did I move into their third floor apt with a torn achilles, I was told the there elevators were in the process of being fix... Come to find out by recent neighbors that we're staying their longer then me, that the elevators have been out for the whole two years. Now that I'm all moved in the elevators aren't getting fixed and I've found out that a peg leg woman stays on the third floor too. She too expresses wants and needs for the elevator.... Also they wonder why people don't take there trash to the dumpsters is because the way this complex is set up... The trashcans our underneath/outside the building where the elevator would take you from the top floor to the bottom underground parking lot ..... But no, instead we have all this trash sitting around the whole complex till birds come and make things worst. Why, because its such a pain to really get to the trashcan when it could be made simple, like a apartment complex of this size should be... Especially, if we're paying 2k rent, like seriously. Besides that the real issue comes as such. The building I stay in somehow, my apartment which is on the very top for got a massive water leak in my bedroom. Now like I said I stay at the very top floor. Their accuse was you have the very last active fire water valve located up there thats just been leaking. I reported this Oct 16. They came on (Monday) Oct 19 and cut a nice giant size whole in my ceiling to get to the leak and semi boarded in back up and left a commercial dehumidifier. They were suppose to come back Wen( Oct 21) but don't, instead they come by a whole week later. Me not liking the fact that my place looks like a semi construction zone and me not being able to even feel comfortable in a place that I single hand pay 2k out of my pockets. I leave for halloween and come back the the Management telling me we're ready to fix things up... oh yeah, well its Nov 4, as told them to come by as early as possible because I like to handle things early. We establish 8am as a go time. They came by for 10 mins just to say hey were gonna have to come back again tomorrow at 8am to get started on the whole...Really! These people are beyond unprofessional and I'm honestly tired of it!!!!! Why are they wasting my time and making me unease, I don't know! Also, I have a refrigerator that knocks louder than police at your door, they ain't fixed that either. Its a lot stuff honestly and the fact that there Manager John got on the phone with me to tell me to speak to him like a human being as if I was speaking in code or something, don't wanna throw race cards in there but yeah!!! I'm defiantly looking into swappin my lease!!!! I feel unwelcome, uncomfortable and just used as they don't argue about collecting rent from me but can't argue to help!!!! In the picture you can see trash set by the the non working elevators. People setting the couches next to the non working elevators . Because it hard to get them down by trash let along it was probably extremely hard to get it all the way up to the third floor in general without the elevator. In that same picture to you can see trash at people doors on both floors. You can see my peg leg friend has made it down from the third floor, down the slanted driveway just to get to the thrash can. And I honestly wish I would of took more pics of my room when it had the dehumidifier in there. Long story short I had to move things out my room into my small living room when as still been there for weeks. Im paying 2k a month to live like this! With a 2.3k deposit. Oh what a time!

This is my second year leasing with Sierra Property Management at the 807 Embarcadero apartments. The management has been slow to responding and resolving urgent issues. From the beginning of moving in, I have had to deal with living with a cricket infestation in the apartment restroom. At first, I thought that this was solely due to the cold weather as it appeared the most during the fall and winter seasons. I did not report it to the management. However, when this same issue became prevalent during my second year of living in the apartment, I reached out to the management. At this time, I was temporarily taking care of a friend's pet guinea pig and searching for a new owner as the friend said that she wouldn't be able to take care of the pet anymore. When the maintenance stopped by to observe the cricket problem, word got to management that the guinea pig was in my apartment. The management responded that the guinea pig's hay may have caused the cricket problem and did not resort to resolving this issue. However, there is no evidence that the guinea pig's bedding (made out of paper) attracted the crickets coming out from behind the restroom sink. Although the maintenance worker continuously requested for the management to fix this issue, the management did not reply and shifted the focus by stating that I violated the contract regulations regarding having pets in the apartment. The management did not take steps to provide a permanent solution to the problem. Nor did they validate the seriousness of this arising issue. This has invoked emotional and mental stress. Living without being able to freely use a restroom and constantly being overwhelmed with the fear of having tens of crickets piling up has made this the most traumatic living experience.

During an…read moreinspection for a tenant who was moving out, a property manager told me to line through a legal document to adjust the date. When I refused and asked for a new copy of the document with the correct information, he looked me in the eyes and asked "why do I have to do it?" I responded with "because its your job?" to which he rolled his eyes, clenched his jaw and asked his partner to write a new document with the correct date. The receptionist at the office is extremely rude and disrespectful. I have called and asked her to transfer me to specific departments or to please keep me in the loop about issues at our property and she deliberately ignores my requests. I called to ask our maintenance requests to be sent to only tenants at the property and she informed me that was not possible. When I asked to suspend text and to only communicate via phone call she said protocol did not allow it. She said maintenance department would be in charge so I asked to speak to them and she gave a huff and said okay. She then proceeded to hang up. I attempted to call back and my calls were not being answered. Finally, my call was answered and I asked who I was speaking to and she simply stated "Wolfe and Associates". I explained that I would like to be transferred instead of being hung up on. She states she did transfer me and I simply stated that it must have been a mistake and the call dropped. She said she would be transferring me now. I proceeded to wait while I could still hear the same background noise, after a couple of seconds I said "Hello?" At that point, I heard the phone being set on the desk. For about 2 minutes, I could just hear people chatting in the office as I was not being transferred. I hung up, called again and was immediately answered by the maintenance department. That department was very kind and provided me with direct lines to departments in order to actually get to the people who will hear my concerns. Bottom line, the "customer service" from the people who interact with tenants the most is HORRIBLE. The maintenance team is very great to work with but unfortunately must go through the "customer service" team. If you are faced with this agency and another, please choose the other company. These people only respond when they feel like it. I gave them two stars simply for the maintenance department.

This is why I found him to be quite sexist in his interactions with me and other women. As I said, he ignored my and their requests, and often only reached out to/communicated with our male roommates. When he did speak to me, he called me a "tattle-tale" and "immature" when I shared with him how roommates were not complying with/finding unethical routes to break contract rules. When I shared with him that my sister has cancer (in a conversation about housing), he was completely unsympathetic and rude. I have never worked with someone so callous. Avoid him please, if you can.

The place was in overall decent shape but needed a deep clean (could just be us being picky), but it had gotten all new lighting fixtures which was great. This review gets 5 Stars for one very specific reason, Lynn. She was absolutely amazing to work with. She let us know about getting everything in on time for any deadlines to get approval for our apartment. She was easy to contact, easy to talk to, and overall she is just a very pleasant person. To say she was a gem would be an understatement, She.Was.Amazing. We are currently living in an apartment from Spectrum and haven't had any issues minus getting the pipes snaked right as we got there. however they sent a person within less than a day of asking and took care of it all. Hopefully this is helpful for anyone looking for a place, and for Spectrum to once again let Lynn know how great a person she is.

Sola Street was one of the worst rental experiences I have ever had (May 2022-May 2026). At the time I applied for this rental, I was moving from out of state and had a local friend attend the open house on my behalf. According to my friend, Clare Lombardi was rude from the beginning and ignored her completely. Clare told me over the phone, I was third in line to be considered and likely would NOT get the home because: I was a single nurse, and she had 2 offers: one from a couple (dual income) & an attorney with cash upfront for a year. Nevertheless, I was approved for the lease a month later after both prospects fell through. In May 2022, when I arrived at the home for the first time, I was greeted within five minutes by the backyard tenant, K***y, whose presence, role, and relationship to the property were very different from how the arrangement had been presented during the open house. Remember, I had been led to believe that the backyard tenant simply occupied a separate studio apartment, minded her own business, and had a separate entrance onto the property. The problems with K***y began immediately. I hadn't been on the property 5 minutes & she asked if she could continue parking in the driveway because the previous tenant had allowed her to do so. Then, she told me she had lived on the property for 13 years & owned a business with the landlord. Unbeknownst to me- I was literally moving in with the landlord's bestie living in the yard. YIKES! When I asked Clare Lombardi about the situation--specifically, the backyard tenant being best friends & business partners with the landlord--Clare told me she knew nothing about it and assured me she would act as the middle person between me, the landlord, and the backyard tenant. Time told a very different story. The reality of living at 424 E. Sola Street was VERY different from what had been represented during the open house to the leasing process. Throughout my tenancy, there were ongoing issues involving privacy, driveway use, shared spaces, mailbox access, the relationship between the landlord and the backyard tenant, shortfalls of maintenance being addressed, and overall honesty. The landlord (R.D.) repeatedly came onto the property without providing 24-hour notice. These visits were routinely explained "simply visit her friend" or to "care for the cat while she was out of town." Most of the time, R.D. would just sneak into the backyard and hope it would go unnoticed. CREEPY! This was not an isolated event. The mother of the landlord (who also owns the property) would visit without notice. It was a reoccurring issue throughout my four-year tenancy. Rent does NOT secure PRIVACY, at this property. The ongoing privacy concerns ultimately escalated to the point that law enforcement was called to the property and a report was filed. In addition to the privacy concerns, Clare failed to effectively manage the property. She fell behind on maintenance requests, experienced staff turnover, & had repeated management shortfalls. Maintenance requests were not handled in a timely manner, maintenance personnel were sometimes sent to the wrong address, and communication was often unprofessional. I once had a young man show up with a rubber mallet to replace water filters in a reverse-osmosis unit because Clare gave him the wrong address. He was apparently supposed to assist with a different repair at another property & had just gotten out of high school for the day. He admitted that he had no idea how to replace the water filters and was not entirely sure why he had been sent to my property. At one point, I contacted Clare regarding property-related concerns, she answered with profanity because she was dealing with a family matter and told me that she did not have time for me. After the outburst, she then asked whether I was calling about an emergency and later apologized. As a tenant paying $5,000 per month, I found her behavior completely unacceptable & unprofessional, particularly because she had previously provided her contact information & instructed me to reach out to her personally, regarding property-related concerns. I consistently experienced repeated delays, communication issues, maintenance problems, & management shortfalls that left me feeling as though there was no reliable backup when problems arose. Clare always put the blame on the landlord & budget issues. Example- the electric gate NEVER GOT FIXED AND I COULD NOT LET MY DOG OUT IN THE BACK YARD, yet I was always charged full use of the property- even had the rent increased. I cannot believe I managed to live at the property for four years! The tentant prior to me, lived there for four years too & also moved out under hostile circumstances. Just ask the neighbors and USPS. BEWARE! ps- they are NOT open 24/7 despite what they advertise on Yelp.
