I have been renting with Wolfe and Associates for a year and they are truly hit or miss. During an inspection for a tenant who was moving out, a property manager told me to line through a legal document to adjust the date. When I refused and asked for a new copy of the document with the correct information, he looked me in the eyes and asked "why do I have to do it?" I responded with "because its your job?" to which he rolled his eyes, clenched his jaw and asked his partner to write a new document with the correct date. The receptionist at the office is extremely rude and disrespectful. I have called and asked her to transfer me to specific departments or to please keep me in the loop about issues at our property and she deliberately ignores my requests. I called to ask our maintenance requests to be sent to only tenants at the property and she informed me that was not possible. When I asked to suspend text and to only communicate via phone call she said protocol did not allow it. She said maintenance department would be in charge so I asked to speak to them and she gave a huff and said okay. She then proceeded to hang up. I attempted to call back and my calls were not being answered. Finally, my call was answered and I asked who I was speaking to and she simply stated "Wolfe and Associates". I explained that I would like to be transferred instead of being hung up on. She states she did transfer me and I simply stated that it must have been a mistake and the call dropped. She said she would be transferring me now. I proceeded to wait while I could still hear the same background noise, after a couple of seconds I said "Hello?" At that point, I heard the phone being set on the desk. For about 2 minutes, I could just hear people chatting in the office as I was not being transferred. I hung up, called again and was immediately answered by the maintenance department. That department was very kind and provided me with direct lines to departments in order to actually get to the people who will hear my concerns. Bottom line, the "customer service" from the people who interact with tenants the most is HORRIBLE. The maintenance team is very great to work with but unfortunately must go through the "customer service" team. If you are faced with this agency and another, please choose the other company. These people only respond when they feel like it. I gave them two stars simply for the maintenance department. read more

Wolfe & Associates took almost the entire security deposit for my son's apartment in Isla Vista, which he rented with five other roommates. Charges against the deposit were not properly documented and contrary to California law as they related to ordinary wear and tear. I reached out to Wolfe & Associates on numerous occasions to try to resolve this issue, but they just ghosted me. In short, do not expect to receive any security deposit back from them no matter what the condition of the apartment at the beginning and end of the lease, and do not expect any customer service. read more

Beware of move-out charges. We read in the pre-moveout inspection packet that "additional charges MAY apply to have plank flooring deep cleaned". When we received these charges and contested them, they responded "The vinyl plank was clean at the commencement of your lease, as it is REQUIRED cleaning after you vacated we believe this charge is justified". I would not have had my mom help me on her hands and knees for literal hours scrubbing the floor if I knew this charge was required upon move out. Cost was $390 for a 1b1b. Additionally, we were charged $85 to paint "hall walls" despite living in a 1b1b with no hallway. The painting cost for the living room walls AND baseboards was $70 so how does a non-existant hallway cost $85? Very rude and inconsistent when asking about move-out charges. Would not recommend you lease with them. We were very gentle with our apartment during our year long lease and deep cleaned our apartment for days upon move out and only received 32% of our deposit back. We tried to take them to small claims court over the issue but were not allowed to explain our evidence and these inconsistencies to the judge as we were cut off and our trial lasted less than 8 minutes. But the overall experience of small claims was fine and relatively painless (if you get a better judge), so please feel empowered to take them to small claims yourself if you are having similar issues. They are taking advantage of college students and it needs to be addressed and stopped. read more

I have worked with many thoughout California, and I have never met a team like Ron's: They are a blend of seasoned managers mixed with real boots on the ground expert experience. They can make decisions that I trust and watch the bottom line as if it were their own. They look at any problems that we may have with our income property as a challenge to be solved as a team, not a "pass the buck problem" that can seem overwhelming from a great distance. Recently, Ron and his team made some suggestions that have saved us a lot of time and trouble, and the net benefits are some that we might not have otherwise seen through other managers. The organization is a class act from the top down, and it is a relief to know that they are looking carefully for every opportunity to make things run smookthly. This is the most un-professional, careless business that rents out slums for an arm and a leg. My apartment building has not been improved upon a single time in the 4 years since the start of our lease yet the rent has raised over $1000 despite being in terrible conditions. The property manager Tom Donnelly refuses to attend to maintenance issues in a timely manner unless I call him personally (after going through maintenance multiple times). In almost every single instance of needing help/a response from this company I have had to repeatedly remind them of the service they are supposed to be providing and guiding them through the steps of doing their job. If I don't follow up with every continuing lease application and maintenance request, they would never get done. This rainy season I had a hole in my closet ceiling for over two months before they did anything. It took MULTIPLE maintenance requests, phone calls, emails, and some yelling, but don't worry, my ceiling is still torn open. And yes, they are the kind of people that are likely going to try to charge me for it. If I had the ability to live anywhere else I would. Run for the hills. read more

This is truly the worst rental company in Isla Vista and everyone should stay as far away from them as possible. Firstly, their properties are near uninhabitable and they don't give two craps about their tenants. During the SoCal storms, both of my houses flooded each year and all Wofle did was send us sandbags to stop the leaking. Our floors were covered in puddles for weeks and when we moved out Wolfe had the audacity to charge us for the damages caused by the water leaking. The office staff is horrible, especially Corina and Tom who care far too much about making a quick buck than providing quality service to struggling college students. This POS company took out $2,000 from our security deposit (1/3 of the total) because of "cleaning costs" despite us ordering cleaners prior to our move-out inspection. When we tried to contest it, they barely gave us the time of day and completely stopped answering our emails and phone calls altogether. Additionally, they blindsided us in December by telling us we were not allowed to release our house at the time because they were planning on doing summer reservations. As many IV residents know, finding housing after December becomes a lot more difficult. Later that year, we saw that they were listing the exact same unit with no renovations and they jacked up the price $3,000 without allowing more tenants. My interaction with Wolfe & Associates was a positive one overall. The last rental condominium I had lived in wasn't a Wolfe-managed property, but the mom-and-pop property manager utilized their maintenance services for his portfolio of rentals. When I had moved into the condo, there were a handful of smaller items in need of attention. I was surprised when the manager informed me that he'd be contracting the work out to another management company, but felt confident as they've been in the business for awhile and likely know what they're doing. The maintenance technician sent out to my home from Wolfe was on time, polite, and efficient. He had a full understanding of all that needed to be repaired and came prepared. One of the items was fixing a broken light fixture which was up high above the stairwell from the first to the second story of my condo. It was a good 18'-20' above ground on an unleveled surface (the ladder needed to rest on the stairs), but he was able to tackle the task with ease. I was impressed. I can't speak to their actual fee management services but will say that the technician sent to my home was prompt and professional. If I were ever in a predicament where I needed ad hoc residential maintenance services, I'd call this company. read more

My son and members his UCSB hockey team rented the El Nido location for 3 consecutive years until they graduated in 2019. The house was old, but in good repair and clean upon move-in. The were a few major repairs like new windows and flooring during tenancy which made the house even better. We had a $7000 security deposit that we wanted back. The Wolfe property team came in 45 days before move out to explain everything we would need to repair and clean at move-out. All the cle4aning was done and repairs were made before leaving and two weeks later we received out entire security deposit back less $15 for two mini blind wands. The apartment we rented was expensive for the space and quality. Before moving in, the floors, walls, and counter was chipped. Additionally, the paint job was so cheap that it peeled off even if you left paper on it. The walls were very thin, which made the apartment very cold in the winter. So overall poor quality apartment for such an expensive cost of living - but that's Isla Vista I guess. It was only worth it because we had 3 people living here. Maintenance is very quick - although we had to send in a maintenance request 15 times this year compared to only once in my previous apartment. It was nice though because they rarely bothered us. My Application Process Explained: 1. first off before I say anything Negative, there is one Positive. Colleen was a PLEASURE to work with and was very kind. So none of this is directed at her. Waiting lists, shifting availability and trying to communicate with leasing and property owners can be frustrating. As time was counting down I started getting worried. Then I reached Colene. She gathered my information and I explained my situation. She provided me with a few locations. I asked her questions and she always immediately responded. I found a place near the beach for my daughter and I and she was able to get us a lease in a few days. I never met her other than through our texts and she was always patient and available. Anyway we took good care of the place, kept it clean, didn't break anything, but when we moved out they took 70 percent of our security deposit for things like "heavy" cleaning, phony plumbing charges, hauling trash from a dumpster shared by at least two other buildings, replacing things that were in bad shape when we moved in, and various other made up charges. They even put "heavy" cleaning for the dishwasher even though our apartment didn't have a dishwasher. We left the place almost the same as it was when we moved in, except for a few scuffs on the wall, and got robbed anyway. This company has zero integrity and will shaft you any way they can. Genuinely bad people. Even if you consider yourself a responsible renter, you will regret it if you rent from them. read more

I've been renting from Wolfe & Associates for 4 1/2 years and during that time I have mainly great interactions! I've paid rent late twice during that time, one time they waived the fee, the other time they did charge me a fee, which I didn't find fair because I paid online and checked in with them when the payment didn't post and they said not to worry because it was a new system and there were delays. I offered to pay by check if it didn't credit and they said no, but then the payment didn't process so they charged me a late fee. I figured it best to pay it than to argue about it but I don't think it was fair. I rent a house in Santa Barbara and for the most part I get great responses to my requests for maintenance and repairs that are needed are done quickly. We have had a lot of gardener issues because the owners pay them and Wolfe & Assoc doesn't have a lot of control of that and recently a bunch of my personal items were taken without my consent by the gardeners when they did a yard clean up. The area that they cleaned out wasn't a huge mess, but they took everything from there without warning me about it, including a 2 year old fire pit and accessories and pots for planting flowers and veggies. I have tried repeatedly to contact Wolfe & Assoc about it to find out how to get my stuff back but no response. Otherwise they have been good to work with, just a few things here and there. Not worth a bad review although I would like to be treated like I live there and my belongings shouldn't be taken by the gardeners... I didn't have any notice about what they would be doing or when they would be coming, was warned just a couple of hours before and I was at work and not able to go home to move any of my items into storage, and I wasn't told what they were doing so I didn't think that I had to! read more

Jennifer (McGuire?) is truly the most patronizing and least tactful representative I have ever spoken to. Upon returning my call she rushingly blurted that my voicemail was unintelligible (which even if it was, is quite a condescending beginning to what should be a quick, informative call about a billing question) and explained that any rent payment division is a topic to be discussed with my housemates, rather than Wolfe's office- something completely irrelevant to the question at hand. I questioned her about what appeared to be a credit on my account and about a recent maintenance fee. The only time Jennifer spoke to me cogently is when she explained that no credit had been applied. For the remaining conversation she repeated to explain that debits and credits would be issued to the ledger located on Wolfe's portal, and once all fees were paid, the ledger would reflect a $0 balance- again, irrelevant to my question. I interrupted numerous times in an attempt to redirect the conversation, in which case she frustratingly barked that I needed to stop interrupting her. She proceeded to explain, yet again, this principle, in an even more patronizing and irritated tone. Perhaps she thought that this would be a useful tactic in aiding with my understanding, however, clearly, it was not (primarily because it did not address my question, but also because it clearly inflamed the discussion). Finally, she answered that the $75 maintenance fee was not a part of March's rental payment and that it was due separately, but not without completely steamrolling her client and speaking in an incredibly inappropriate, rude tone. I understand that nobody is impervious to an off day, but her conflict management skills were abysmal at best. She was unreceptive, impolite and entirely unprofessional. Rather than leaving your clients with a sense of indignation, a property management service should inform and aid. This experience has tainted my opinion of Wolfe severely, and I will not continue with their services once my lease ends. read more

Avoid Wolfe and Associates at all costs. They do not care about you and will do anything to take your money. Our apartment was in horrible condition upon move-in, including trash and broken glass throughout the house and mold in many of the kitchen cabinets (among many other things). We turned in the Inventory and Condition report outlining the issues a few days after move-in, and some repairs took over 6 months. Any attempts to call or email property manager Tom Donnelly have been ignored. They also left lots of trash and furniture in the backyard from the previous year's tenants, and within a week of our move-in, threatened to charge us for the cost of removal of said items. Also, our move-out date is before our graduation ceremony, and any attempts to push it back a day or two have been denied because they need to "clean and prepare the unit for the next year's tenants". As if they need over 2 weeks for their pathetic cleaning jobs. Isla Vista is full of horrible landlords, so some degree of unprofessionalism is to be expected, but Wolfe is the worst by far. Literally the worst experience Ive ever dealt with, Wolfe and his terrible associates have done everything they can to make our lives miserable. We rent a property and pay $6600 a month and they don't even maintain the damn yard, our wonderfully large backyard is a forest infested with insects and other varmints that no one wants to venture into and play with. They came mid-way through winter quarter during midterms for a "house inspection" because the actual owner was coming to look at the house. For the next two weeks we had some of Wolfe's associates coming over and finding every single thing they could possibly see to charge us for, one of which was a bath tub that had been in our backyard prior to move in. The front desk receptionist is anything but helpful and within 10 seconds of any phone call will instantaneously become aggravated and testy over the phone.
