Unfortunately housekeeping standards are super low & the property manager, Leah Johnson, is defensive & unhelpful. Upon arrival we emailed her regarding the mess we found including food spilled in the kitchen drawers, dirty cookware, dishes, & utensils, food on the carpet & furniture, stained towels, sheets, & bedspread. There was also animal dropping under the bed in the master bedroom & trash under dressers & on the side of the bunkbed. Property manger sent housekeeping out on day 2 with more stained sheets & towels. Unfortunately I did not think to call VRBO while we were there as I thought local property manager could take care of it. She did not & said replacements were adequate. They were gross! VRBO was not able to help after stay ended even though they asked property manager to at least refund part of the housekeeping fee. No refund was given. VRBO said they would try to contact owner, but I've waited over a month now without response. Hopefully the owner sees this review & finds a new property manger or at least insists on a new housekeeping service.

Had we arrived after 4pm with their office closing at 2pm..... No access to the cabin. Regarding the trash we were told that the manager would be called and someone would take care of that. Here's what I wrote to the owners after we left: I cannot express to you how happy we were with our trip and your home was a major part of that! To be honest, the pictures online do not do justice to show the amount of space we had. I LOVED all the labels and how easy it made everything (TVs, refrigerator, garbage, etc.) to use. All of the outlets and modernization in that aspect were awesome. We all had so much fun in the game room and many hours were spent there with our kids. Our son, 8, loves all things video games and it was a treat to show him games we used to play when we were kids. The walk to the lake was easy. And, oh man, that little lake. What an ideal spot for our family. Our youngest is 3 and we felt so comfortable in that environment for all of our kids. We met your neighbor, Doug, and had some good chats with him. What a guy! Your binder with information was heavily used. We managed to get out and about a little bit: Columbia for gold panning, Lyons Reservoir, Fraser Flats, Pinecrest, my husband even made it way up Sonora Pass for a hike in the snow, while we soaked in the 80 degree weather. Unfortunately our fishing skills are lacking and we didn't catch dinner, but we still had fun trying. I will (and already have) share your rental with anyone looking and we hope to be back in the future. Our kids did not want to come home...we took them to Kauai last year and they didn't say that when we left there. Thanks for making such a magical place available to the masses. It definitely has a…read more"cabin" feel with forest in the back yard and deer sightings a couple of times on the property. We loved the little lake just a short walk away. Bring something to float on for a thoroughly relaxing experience! Our family is the outdoor type, but I was surprised how often we gravitated down to the arcade room for some fun competition. The cabin was clean, and everyone said that their beds were comfortable. Everything we needed to cook for a crowd was available including 2 coffee pots to accommodate our caffeine and decaf preferences at the same time. The owner, Eric, did a great job communicating with us and making sure that everything was going well. Neighbors were friendly, too. If you're expecting a luxury hotel with granite counter tops, this is not the place to come. If you want a relaxing, comfortable, and peaceful place to vacation with access to amazing outdoor activities, I definitely recommend this. That being said, let me tell you a few gems that we experienced while we were there... We drove up to Pine Crest Lake (probably about 20-25 minute drive from the cabin) and spent several hours hiking around the lake. There's a nice beach and picnic area, too, if you're not into the hiking. It's a beautiful area that reminded me a lot of Tahoe. We also went to Big Trees (an hour drive from the cabin). The North Grove of the park is impressive, I'm sure, but we drove down to the less travelled South Grove and had a great day of hiking while viewing some amazing trees (up to 25 feet diameter). A third adventure I would highly recommend is the Natural Bridges trail (about half way to Big Trees or 30 min from the cabin). The trail is about 1 mile long and takes you to a stream that goes through a cave. Bring your floaties so that you can float into the cave! What a treat! And a stop in the old gold mining town of Columbia for ice cream on the way home topped the day off. Great family vacation spot! Thanks, Eric!

I've been camping/fishing/hiking at Pinecrest lake virtually my whole life. It's has always been our family favorite place to camp including swimming, boat rentals, snack shack, lakeside movies, store, restaurant, etc. for five generations, so far. Be warned... EVERY evening, people will shout out "ALBERT" at the top of their lungs for several hours throughout all the campsites. It generally ends between 9-10 pm. So if you have little children that go to bed early, this may be a sleeping problem for them. My ratings for this year's family camping trip (as follows): Everything listed above "5 STARS "; EXCEPT for our campsite bathrooms "1 STAR " located in "Loop B" had absolutely NO POWER (Lights, etc.) at all, especially at night. Potential serious falling injuries may occur. I consider that to be a safety hazard and a potential liability issue. Overall, we generally have a great time camping there with our families. We'll still return again and carryon with our family tradition in the future.

No dogs allowed on beach, there are dogs all over the beach. 2. You cannot leave pop/ups chairs at the beach unattended, there are pop ups/chairs on the beach at sunrise, some are not occupied until mid or late in the day. 3. People line their pop ups right up to the water side by side, not thinking that anyone on the beach behind them has to walk completely around. 4. It's nearly impossible to reserve a camp site, if you then are lucky to get one, you walk around and you see empty sites everywhere. 5. It's time to replace the bathrooms with the same as the day use, it's been too long. A great family campground, outdoor theater, great hike around the lake, plenty of things to rent at the marina for the lake, store, Serene Bean coffee and the steam donkey restaurant. Don't go on the weekends!

Split the difference and just have check-in time at one like most RV parks. We come here 1-3 times a year. Not one time have we been assessed the early check in fee. We checked in at 1:35 pm and were charged the $25. The smug, smartass attendant charged me when I said I wasn't ok with it. When we came in January we were not charged the fee. People next to us said they came in June and weren't charged the fee. By the time we were setup I didn't even turn on the power until 2:05. SMH I tried talking to the higher ups but to no avail. They all point the finger at each other. Point to policy. But it's ok to close the office down an hour earlier than posted. Thats fine. I know we are just tiny fish in their giant pond but i did some stuff that made me feel better. Instead of having pizza and bowling. We skipped the pizza and ate a better meal in our rig. Saved us $75. Our friends that live in Jamestown took us out for our anniversary. They were taking us to seven sisters. They took us somewhere else after talking with them. We had a great time and that $500 was better spent somewhere else. Instead of dropping $175 at their over priced gas station, which we always do when we come here. We will fill up at home. Also 3/4 of the items in the store are not priced. Retail 101, the price tag is the silent salesman. Lastly, instead of making a donation in the slots I kept my money. Usually it's only a $200 for me. So because of their poor customer service We spent over a $1000 elsewhere and not at black Oak. I suggest instead of saying you're subject to an early check in fee, you should say it's a mandatory early check in fee.

They have one site with 50 amp. They do have 6 pull-through sites for larger rigs. They allow tents on pull-through sites only. The sites are dirt, but fairly level. Anyone with a large rig and tow vehicle should avoid this place or call to ensure you will fit. There are several large trees in the park that can make backing your rig difficult. Most of the sites are fairly small. If you are trailering another vehicle, they recommend renting another site to accommodate that tow vehicle which is a bummer. They do have a pool, showers and bathrooms. For me, it was cool to experience this place one time, but it wouldn't be my first choice.
