Alicia was extremely helpful allowing us to pick flooring without being pressured. Jeremy and his awesome crew got our entire house done in only 3 days. He played it safe by telling us it would take longer but it was amazing to here him call and say we are going to be done early. This crew made my best of 2020 list and it doesn't hurt that in today's over-bloated big corporate business that my money is going to local families that I share community with. One detail that still stands out is how our walkthrough was handled. It was rushed because paperwork was still being completed, leaving us to rely almost entirely on management's assurances that the apartment had been professionally cleaned and prepared for occupancy. In hindsight, that trust was misplaced. Many of the problems we later discovered should have been obvious before any tenant was handed keys. The condition of the apartment reflected a level of preparation that was difficult to justify after nearly five additional weeks. The walls had not simply accumulated dirt over time--they had been painted over without first being cleaned, permanently trapping hair, dust, and other debris beneath fresh paint. There were yellow drips surrounding the baseboard heaters, stained walls throughout the apartment, missing trim in some areas, mismatched trim in others, and repairs that appeared designed to be quick rather than durable. The overall impression was not that the apartment had been prepared for a new resident, but that it had merely been made leasable. Several maintenance issues also deserve additional context. The bathtub has remained clogged since the day we moved in. The deteriorating seal where the tub meets the floor was accompanied by visible water damage that appeared to predate our tenancy but was never properly addressed. The torn screen door has continued to worsen over time. The front door sweep is damaged, allowing insects, dust, dirt, and outside air into the apartment daily. Around the rear door are openings large enough for insects and spiders to regularly enter the apartment. The kitchen light fixture remains one of the more revealing examples of how maintenance was handled. During our walkthrough, the fixture did not even contain a light bulb. We were told one would be installed. It never was. After purchasing and installing our own bulb, we discovered the fixture itself constantly flickers because it is defective. It is difficult not to question whether the missing bulb simply concealed a problem that was already known. The landscaping reflected much of the same pattern seen elsewhere on the property. Long periods passed with minimal upkeep, followed by extensive removal of vegetation that ultimately left the grounds looking more barren than maintained. Despite the amount of work performed, the overall appearance declined rather than improved. I also personally witnessed landscaping staff interacting with residents in a manner I considered unnecessarily discourteous and unprofessional. Perhaps the most revealing aspect of our experience was management's allocation of attention. While maintenance requests remained unresolved, there never appeared to be a shortage of time to enforce highly specific lease provisions. Residents were instructed what material outdoor rugs could be made from, prohibited from backing into parking spaces, required to maintain two litter boxes per cat, expected to vacuum every other day, and instructed to obtain management approval before installing an air conditioning unit--even though Oregon law provides tenants with protections regarding cooling units under certain circumstances. The contrast was difficult to ignore. Considerable effort was devoted to enforcing comparatively minor rules while deficiencies affecting the habitability and everyday enjoyment of residents' homes remained unresolved. The property's approach to fire safety raised similar concerns. Fire extinguishers are mounted outside the buildings rather than being provided inside individual apartments. While technically accessible, accessibility is not the same as practicality. If a fire begins inside an apartment, the first moments are often the most critical. Expecting residents to leave their home in search of emergency equipment while smoke and flames continue to spread is difficult to reconcile with even the most basic principles of emergency preparedness. Considering the rent and security deposits residents are expected to pay, providing a fire extinguisher inside each apartment should be viewed as a basic responsibility rather than an optional expense left to tenants. Ultimately, what stayed with us most was not any single repair request but the pattern behind all of them. Individually, many of these issues could be dismissed as isolated oversights. Collectively, they revealed a consistent standard of management that fell well below what we were promised when we signed our lease. That is the reason both this review and my Google review exist.

Rick was on top of his game at all times. Always answered the phone or was sure to call back within couple minutes. Office ladies, and scheduler's were awesome. I really was happy with the installation and especially the installation crews. Great group of guys. Showed up 15 minutes early everyday with a smile, and ready to go to work. I strongly recommend this company for your remodeling projects, or new builds. Great company.

    I'll keep this as brief as possible and stick to the facts. Macadam installed new carpet for us. It…read morewasn't a small job: we paid around $13k for it. We worked with Angel in the office, Sean in the field, and Jessica ran the carpet crew that performed the install. The morning of the install, Sean informed us they couldn't find the carpet. They lost the carpet! We had the house all boxed up, our dog and kids were away for the day, and we even had professional movers over to help disassemble and move a large entertainment center. Macadam eventually found our carpet, but two weeks had passed by the time it was able to get installed. This was not the only issue we had with Macadam. First, the crew took pictures of themselves pretending to play my son's guitar (and other similar pictures with our things). Jessica said they take pictures like that sometimes for their professional social media accounts. It made me very uncomfortable. Second, they damaged and repaired our bedroom door and never told us. The repair work is highly visible (at least it's low on the door). Third, there are visible seams in the carpet. Fourth, when they attempted to repair the seams, they asked if they could cut carpet from another part of the house to use in the repair. We said no. They ignored our wishes and cut carpet from several rooms when we weren't around. We know this because (a) they left carpet scraps from the cutting and (b) the area where the carpet meets the wall looks worse than before. Fifth, the carpet they cut from was in rooms with closed doors, including a bedroom and walk-in closet with laundry and pets. They entered closed off rooms without asking and performed work we said not to do. Sixth, even after the repair, there are still visible seams in the carpet. Seventh, we let Angel know about all these issues and Macadam offered what we consider to be an inappropriately small reduction to our bill (including a small cash discount and not charging us for moving furniture). FWIW, our interior designer, who has a lot of experience working on projects like this, thought a 50% reduction in the total bill was appropriate just based on the hassle caused by the lost carpet (ripple effect with other projects we had going on). She didn't know about any of the other issues when she made that statement. Given that the quality of the work was far below our expectations, the incompetence around losing the carpet, directly ignoring our wishes w/r/t cutting the carpet, and the invasion of privacy from entering closed rooms and taking pictures with our belongings, we will not use Macadam for a carpet project again. Moreover, I wouldn't let anyone from that crew back in my house for any reason. Two stars because even though this project fell far below our expectations, it's still nice carpet.
