I lived in a Silver Bay Home for three years. I moved in May and the AC broke during a record heat spell. Their maintenance guy never actually fixed the AC - he kept welding the same part and it kept breaking. Then he told SB that it was our fault because the filter was dirty, and they charged us for his visit. We had $500 electric bills for the first two summers until they replaced the AC. The next lease renewal, they raised our rent. And, they did not maintain the exterior even though they raised our rent. The fence rotted, the paint began peeling on the exterior, and now there are huge holes in the siding from woodpeckers. They refused to repair the holes and the house has roaches and other critters. In retrospect, SB did the absolute minimum to make the house rentable and comply with the laws, but nothing else. Initially, I thought the staff were decent people until my family ran into hard times. They accepted alternate payment arrangements and we planned to honor our obligations under our lease. Then, Mona Lisa completely stopped communicating and sued us for eviction. I regret prioritizing the rent payments for as long as I did. Had I known they would do what they did, I would have ghosted on them months before. You are just a number to these people and all they care about is profiting from the crappy houses they acquired for super cheap during the recession. Also, we have had bad luck since we moved in there. I am thrilled to be out of my lease, even though we were sued. Ultimately, we had a roof over our head. That is the nicest thing I can say about them. Please rent from another company if you can. read more

I am experiencing the same issue as Patrick S. Began our lease in January 2015 and just received our lease renewal, Rent is increasing but nearly $100/mo. I can only imagine it will only increase over time. We are looking to move by the end of our notice to vacate, the home is not worth what they are asking for in rent and I refuse to pay the extra because they feel it's some how justified. We have never been late on rent, never asked for much of anything from them. We just pay our rent and live in the property, feels dirty to increase rent for no apparent reason. If I could do it over again I would not have rented with them. If you do choose to ask for the HOA rules and regulations, as we have also received a notice in regards to on street overnight parking when we had family in town. This is not posted in our community and apparently we were just supposed to have known this? *Update, 12/22/15 contacted management and waiting on response if it is at all possible to maintain our rent at the same price we initially had. Just rented from them and have only one good thing to say; I have a house to live in. Their communication is horrible. The will mot answer emails or phone calls. I even called their corporate office over a week and half ago with no response from them. The house was dirty and appeared to be minimally kept up. The house has pet hair all over the baseboards, the tile floors are horribly dirty, the walls are dirty. I basically had to totally clean the house too to bottom before moving in. I can't believe that they can stay in business with such lack of customer service or care. read more

Found a wonderful place through this company. Did the application fee and asked questions and was not told the answers right away which made me nervous. I was told to bring in the 500 because another couple was looking at the house. We brought in the money and they told us that it was nonrefundable even though it said nothing in writing and we signed nothing which made me nervous. They stated they would email the rest of the information which they never did. Each time we called we were on hold forever! Just ridiculous. This management company does anything but manage. I completed an application for an available rental home and paid the app fees after they promised no other apps were submitted on this property only to find out someone else was approved and put down a deposit before I got there to pay the deposit. Monalisa promised I could just use the same app/fee toward another rental only to have the exact same thing happen! I went in to pay deposit and someone "beat" me to it they said! I live in Arizona so I think all the other bad reviews might be in a different location because Phoenix is awesome! Love the ppl they send out to fix the house. Absolutely do NOT use this company. It took them 10 days to fix a slab leak, leaving us with no hot water. They then proceeded to steal 1,800 in a termination fee after I was told there was no termination fee with a notice. Lucy Mena is clueless don't listen to anything she says it is not true. Monalisa is absolutely full of it as well they will tell you one thing and do another. Chad is about the only useful person with that company. RUN AWAY from this property management company as fast as you can. My Veteran husband died and I had to move. I did not break my lease, and they kept my deposit. I thought things were squared away. Then, a year & half after moving I got a letter from attorneys for nearly $500. I live on a fixed, Veterans Widows income, I can't afford these back door maneuvers well after I moved. I was set up on auto pay with this company. The date ran out after my renewal and the November payment ended up late. By Nov 23 they sent it to the lawyer to sue me for eviction. I never had a single late payment. This is not the only poor customer service issue I have had with them. Several items had to be repaired after I moved in and some still have not been addressed. Rented for two years. Rent is increased a considerable amount every year. A month before our lease is up, they tell us we're responsible for trimming a thirty foot tree on the property, even though they trimmed it the first year we lived there. After refusing, they sent a tree trimmer out. The end of lease walk through was done before we got there. It was written up on an ipad. He rattled off everything faster than i could understand, couldnt see what was actually in writing and expected to "take it up with the office" after signing. I rented from Silverbay for 3 1/2 years. I miss them after dealing with my new management company. Never had any real issues with anything. Property manager isn't always real responsive but if you submit a work order it gets handled right away. Only issue I didn't like was the guy that did my move out inspection. He claimed my carpet had pet urine. I had just had it professionally cleaned and the house was closed up so there was an odor but it wasn't pet urine. I got back $620 of my $800 security deposit. I had hoped for more but really what property manager gives you all your security back anymore? read more

I was there a year and had nothing but problems that were never fixed.They treat you as though they are doing you a favor and charge rent that is too high!!! Customer service is a joke. One of the biggest property scams around, they charge a low application fee, so people will pay, they take as many as 25 applications for 1 home which you do not get your $35 back, but for each home that they list that's over $800. if they list 20 homes a month $16,000 they have scammed people out of and even when someone has put they're deposit down they will continue to accept applications if there is enough interest in it. Or they will take your application fee and say you were approved but the home that you wanted is gone and steer you to one that has been vacant for awhile SCAM COMPANY!!! read more

I rented a house from them in Feb. 2014. Two days after moving in my car was towed.I was not informed you could not park on the side of the street after 10pm. Yes you can only park in your Driveway.property was in a HOA and had one big mailbox, since I didn't receive a key Icalled to ask them for a key and was told I had to get it from the post office in which I had to pay 75.00 for one.Then in Dec of 2014 I received a Lease renewal and after only 1 year of occupying the House they raised the rent by 100.00! I worked 6 days a week 10 hours a day and didn't have the time and want to hassle with moving.In August of 2015 I had a massive Heart Attack and was Barely able to walk as It left me completely Disabled.I have 2 small children and struggled to make the rent up to December As we know how long it takes to receive disability benefits.Around December 15th I received the new lease in the mail and it was once again raised by 50.00 a month! At this point 50.00 might as well have been 500.00 and I almost collapsed.So per my lease I had written up a notice to vacate and hand delivered it to Chad in the Phx office.I was pretty surprised after telling him of my familys hardship that he just smiled and signed it with a blank face!So this Christmas Instead of celebrating we are Packing and wondering where we will live on very little money come March. read more

I would not recommend that anyone rent a property from this management company. We found a house for rent and continued through with the leasing process. A few things made me a little uneasy with their entire process. First of all, no one from the company wanted to met any of us or even show us the house we had to arrange a viewing with another agency. Second, when we moved in no one would do a walk through with us, which was odd since there was a lot wrong with the cosmetic side of the property. Third, the property we rented has a pool. The pool filter pipes are cracked and leaking under the pool deck, the pool electronic box was completely rusted out with holes allowing water and elements into the electronic controls. The pool is also heated by propane, the company had absolutely no idea how to operate it, we had to contact a pool guy to inform us how. The same propane tanks for the pool were supposed to be filled prior to moving in, they were not we were just told " Oh, you can fill them up if you would like to use the pool". The front door does not close easily, you have to lift it up to close it and lift again to latch and lock it. They wouldn't fix it, because the contract says if the repair is under $50 it's our responsibility, even though it was pre-existing. The garage ceiling is also leaking water. Allegedly, they had fixed according to their records on 10/7/14. Which is odd because it was leaking again this morning during the rain. And now our family room ceiling has a major leak in the ceiling. Go Silver bay !!!!!! read more
