This RV park has improved greatly since I've been here almost 3 years. The new management (Jason and Erica) are super friendly and very easy to work with. They work hard to keep everyone happy and keep our park clean and inviting. I would highly recommend this RV park to live in to anyone. read more

Really sad how this place has gone from a nice near the beach Rv park for seniors to a disgusting trash pile with only angry people who want you gone even though they will be gone sooner than me. The old people that live here full time are nasty and not neighborly at all. The "maintenance crew" litter trash all over to near by parks with no care as to where the trash goes and the trash can lids are constantly annoying everyone around its never ending. One guy wakes up at 6am and his loud truck wakes everyone within a 2 mile radius it's not a nice place to stay stay far far away not worth a dime. (Save your self the trouble) read more

I'd give a negative star rating if available. This park, especially the owner, Angus Keith, and the phony management team of Jason & Erika Lewis, are the biggest CON ARTISTS in this town. After spending a year and a half living full time in my RV as a camp host, I decided to come back to Morro Bay just this last October. I wanted to put down roots, enjoy community, and be close to my family. I wanted a secure, safe, affordable community to do this in. My daughter and Son-in-law initially introduced me to the park. They had met with Jason and had a "good vibe" from him. He came off as a caring, sympathetic, easy to work with person. I then met with him and was left with same impression. He showed me several sites that were available and mentioned that he could always move me to another space should i want. I choose my space. I upgraded my RV for a newer & upgraded trailer. I changed my address. I subscribed to Spectrum. I had fence installed and purchased outdoor furniture. I began teaching yoga for free in their community center to their residents. I got a part time job and have been making in roads to building community again. All with managements knowledge and encouragement. Then BOOM! Less than 2 months living here, Jason slapped me with a 30 day notice "of non renewal". He simply said the owner decided to sell all the RV spots for his line ONLY of park models. Merry Christmas! Blindsided. WHAT? I was never told this was a possibility even though it is a month to month lease, Jason gave me his word that I am secure here and to go ahead and make this home. Now he just says sorry. The owner of the park just gave him and his family a brand new park model to live in, as as his wife Erica then said to me, "I hate working for such a deplorable man, but i have this nice house now and I want to live in it forever, so we are just puppets on his string." I mentioned how cheaply she has sold her soul and morals for, but it didn't register. So that's it. The several other RV people that live here have now been given notice that as the sites sell, they will have 30 days to vacate. I was just the first site sold. I've also learned that everyone here suspects this park of bad practices such as skimming money from the utilities,;charging individually for garbage pick up, when there is just one common garbage; overcharging on the meters where the owner installed and now owns and controls all the meters. They also allow "volunteer residents" to open up our private mail boxes to deliver the mail. I was initially told that that was limited to just packages, but they have been delivering my mail since I arrived which I feel is a great intrusion on my privacy as well as a Federal Crime. This park is billed as a RESORT. hahah There are no amenities here, unless you want to count a laundry room that does not adhere to its posted hours and 2 out of 4 machines have been broken since my arrival. This is also supposed to be an over 55 park. Unless of course, the owner makes an exception- which he has done as he wishes. Rules are just made up and changed on a whim. Residents stay quiet because frankly if you're here, you've got no place else to go. Its a silent code if you want to stay. Angus often brags how he has a monopoly on the Rv parks here - he owns 3 in this area-and has charged, kept, evicted, and done anything he wants, with ZERO OVERSIGHT. Meanwhile he plays the council for additional permitting and favor by presenting himself as an affordable alternative to our residents! He can't have it both ways. I call for more oversight immediately. Full transparency regarding the non permanence of the sites he is selling; regulations of utility charges;compliance with Federal guidelines regarding mail delivery; consistency with rules and regulations;safety measures put in place so people will not be taken in only to find themselves homeless again; an IMMEDIATE review of all current and pending permits submitted and a re-examination of of those permits in light of his dishonest practices. read more

Stayed here in their brand new RV area... large, level sites with clean gravel and concrete patio. Everyone was so nice, and we had a blast on the beach across the street (Morro Rock is right there!). read more
