Perched on a hill overlooking the town and the ocean, the park offers some wonderful views--if you're lucky with your site. You might get a beautiful view of the ocean and town, or you might be staring at the side of a neighboring trailer. When booking, you can choose between an ocean view, partial ocean view, or no ocean view--and you'll pay accordingly. Just a short walk to the beach and town. Many restaurants, antique shops, and places to grab a drink. And there is always the beautiful Cayucos dog-friendly beach waiting for you. A solid go-to for us when visiting the central coast. read more

Usually stay in Pismo but wanted to break up our normal 3 week summer at the central coast stay, and try something new. The park was an easy walk to the beach, pier, some antique shopping, and some decent restaurants. We had a semi view of the ocean, Morro Rock, and the pier. I'll explain the semi view at the end. Restrooms were clean and well maintained most days. Once I figured out where to walk my dogs without them getting stickers in their feet we were in good shape. Very little interaction with staff but they were friendly and helpful. Most of the permanent residents were friendly and welcoming. We were unfortunately sandwiched between two permanent residents whom I didn't enjoy. One asked me when we got there to not park our RV where it would block her view. I obliged that request but regretted it later because my decision somewhat blocked our view. The only way we could see the ocean was to go sit in front of the RV. That was really on me I should have thought her request through I little more before I obliged. The permanent resident below us came out and complained we were walking too close to her car. We granted her request and changed our path around her car in order to keep the peace. Neighbor below us also slammed her window shut when I would take my dogs out on my patch a grass. It was definitely done with purpose. Never once in my RV'ing life has a temporary neighbor ever complained or made any requests of us. It was a bit off putting. All in all it's a very quiet little trailer park in a very beautiful area. read more

Another great time at Bella Vista by the Sea RV Park. November 27, 2023. This is a quieter time of year in Cayucos, and the RV Park is great to be at, as usual. We pulled in on a Sunday afternoon, our registration packet was waiting for us. We got set up right away with water, electrical, and sewer, and then headed down to the beach. It was a balmy 75° with not a cloud in the sky and no wind. We had a beautiful sunrise in the morning and a beautiful sunset in the evening, followed by the rise of a full moon. What more can you ask for as you sip your Hearst Ranch Tempranillo next to a warm fire on your patio. The town isn't quite as active as other times of year, but still plenty to do in Cayucos and the surrounding area - dining, beach walks, a few night spots depending on the day of the week. read more

Love this place, we've come twice now and we'll be regulars in the future. Pros; Great value, ease reservations, clean with nice sights, clean restrooms and laundry room. Cons; Wi-Fi sucks, no cable TV and only 30 amp electric, park is a bit dated with lots of older permanent single wide trailers. All and all it's a still a great value! read more

This mobile home park is mainly for permanent mobile homes and some RV storage, but has a few spaces for RVs passing through. We paid $28 for a pad for our campervan. Restrooms and showers were spacious, clean and seemed minimally used. We reserved by phone the same day (late April, but I'd recommend an earlier reservation in summer/peak.) They left a map of available spaces and the restroom key outside the front office (we arrived around 9:30, well after the office closes.). We paid up in the AM when checking out. Customer service was very polite and friendly, both on the phone and in person. This spot is also walking distance to the town, restaurants, bars and the beach (about 2-3 blocks!) Tip: Flashlights may be helpful at night. Highly recommended. Great value and amazing location. read more

My regret after our stay here? That we couldn't stay longer! You can't beat the location. Beautiful view and steps from the beach and fun downtown Cayucos. You do need to be skilled with backing into/out of tight spots. Thankfully my husband is, but if you have a big trailer and you are not, you may run into issues. read more

Check in was so pleasant. The lady that booked our spot by phone was very nice, the gentleman that checked us in not only nice but very helpful info about the town. He reccomended a couple different places to eat, good parking spots, beach rules and local info! Like a brief tour! I really appreciated that. Park is clean, quiet and everyone is very nice. No pool, hot tub, fitness room, WHO CARES! On a hill over looking the beach and town! Wow what a cool view! This review is not about the RV park. Not that there's anything wrong with Belle Vista by the Sea RV Park. It's small, cute, quiet, and well-kept. But you don't stay at this RV Park because of the park itself. You stay here because A) it's the only RV park nearby, and B) because it's a very short stroll from both the beach and the funky little beach town of Cayucos itself. The park itself is around 80 permanent residents, with rental RV sites scattered throughout. It's a parking lot, tightly packed, and the amenities, although clean, are definitely outdated. If you'r looking for showers and bathrooms designed post-1970s, then this may not be the place for you. But however, if you're looking for a nice friendly spot, with great access to Caucus and Morro Bay, and Cambria -- then you won't find a better deal. We would certainly return, but make sure to book ahead. Those few rental spots go quick. read more

Bella Visits by the Sea is a beautiful mobile home park in Cayucos, CA. It also has 34 sites available for overnight rv camping with full hookups. Electric is limited to 30 amp service. They allow pets. Bathrooms are a little dated but they are clean and have showers. Walking distance to the beach and downtown Cayucos. I did find it difficult to reach by phone. It took two days to receive a call back but the staff are friendly on the phone and during check- in. They use Reserve America for online check-in. read more

We enjoyed a lovely three days in our RV at this seaside gem. It is on the side opposite the ocean on Ocean Avenue on a hillside, with clear views of the water. Morro Rock can be seen in the distance much of the time, fog permitting. Most of the park residents are permanent residents and very friendly. We felt very safe there. Our dog really enjoyed walking there, both in the park and in the town, just two blocks away, with many good choices for dining and shopping. If you are looking for a quiet place to chill for a few days in paradise, you should consider Cayucos and Bella Vista by the Sea read more

Having an amazing 7th year here and we had a mishap with where we were going to put our trailer but in the end we got a even better spot than we even where going to have almost every spot has a ocean view it's a walk across the road to get your feet in the water. It's amazing read more

Easy Access. Quiet, clean park. Very clean restrooms. Affordably priced. Short walk to beach. 20 minutes from Hearst Castle. Nice town of Cayucos. Central to a lot of places of interest. Terrible spot...we paid for oceanview and all we could see was a permanent mobile home in front of us. We would have stayed for the regular rate but that wasn't offered. Cramped lots so don't waste your money. We should have stayed where we were at Morro Strand. We received our $350 back for the week! And we ended up at the Santa Margarita KOA in the green hills, not ocean but better money spent!! read more

well let me see where to start. First we kept a trailer in storage. At Bella vista by the sea for many years. . Always could call make a reservation and get a spot , but then the park sold and corporation took it over, boy did it all change. We could never get in and we the folks who keep in storage should have priority . We always had a month in June , which could not get this 2018. So it has forced us to take our trailer out of there. It was fun while it lasted. But you know how corporation works and it is through Reserve America now. So long Cayucos read more

Bella Vista is a RV/mobile home park, situated a few minutes north of the quirky little dog friendly town of Cayucos. We're traveling in a 40' Monaco, with two slides, and it is important to enter your rigs specifications when making your reservation, because if you don't you'll end up with a space too small for your rig. The spaces are gravel and for the most part level. Most of the spaces have a small well kept grassy area and concrete patio. The spaces come with full hook ups, WiFi that works great, and 30 amp electric. The bathrooms and showers are very clean, as is the laundry facilities. There are several ocean view sites, we stayed in no.1 which has a million dollar unobstructed view of Morro Bay, but we stayed most of the time in space 34. While the later doesn't have a view it's only six steps away. I think there are a couple pull through sites but they are mostly back-in spaces. I'm guessing the short walk to the clean sandy beaches is 300 yards away, with an abundance of shops and eateries only a bit further. The best place for Mexican food is situated in the Cayucos Mini Mart Deli, and taco Tuesday features the best .99 tacos. Bella Vista is professionaly managed by a friendly and knowledgeable manager. There are a ton of places to see and things to do. While we're headed south and then east from here, Bella Vista is at the top of our list of places to stay on the central coast. read more

Stayed two nights. Although majority of the park are permanant residents it was extremely quiet. Put us in the perfect space for our tent trailer. Could hear and see the ocean. Walking distance from beach and downtown. Bathrooms and showers are old but kept up pretty good. Staff was very polite, pleasant and friendly.
