These apartments are subsidized. Good thing is subsidized housing does not have to mean substandard living. There's a cute playground laundry services and friendly neighbors. Neighborhood is well lit and safe. I'm glad we found this place for my mom and I'm so thankful to Eva and Alex.

Advancing in age as I am, I thought it only made sense to consider an apartment. NO MORE ladders to climb, gutters to clean, leaks to fix, grass to cut, and a host of other things that I don't have to worry about. If you want a boring life, it can be or you can optimize your time doing FUN STUFF!! I choose the FUN STUFF!! There are beautiful places to picnic, day-trip around central Florida, football at Florida State University and a whole host of other things to do. Everything you could possibly want or need is around us HERE at the Retreat at 42nd. I am so glad we decided to lease one of these spacious apartments. There is one problem I am yet to figure out how to mitigate. My upstairs neighbors TROMP around their apartment as though they are heading goats. If you have any suggestions, do please share! Ownership is not able to intercede as footsteps are NOT considered a "controllable sound", like a radio or television. VERY PERPLEXING!! There is one thing for sure! Upside: The units are well-built and very large for an apartment (my 3/2 is about 1,770sqft with a large screened-in porch and attached store room). The management is cordial and professional. They know the contracts and bend over backward to ensure a smooth move-in. They do keep a good eye out and are on top of any complaints. The windows have plantation-style blinds. Berber carpeting is in the bedrooms, and laminated "hardwood" is in the hall, living room, dining room, kitchen, and nook. The kitchen has 3 entrances: the main entrance, the living room entrance with a pocket door, and the porch entrance. The main bedroom is huge with a French door ensuite that has a pocket door water closet, a large walk-in closet, double vanity sinks with good storage, and a large jetted soaking tub. Crown molding finishes complete the main living area. Venitian blinds over the 2-pane and 3-pane sliding doors; the 3-door widely opens making the screened-in porch part of the living room. There is a good-sized storage room in the porch area. There is an excellent cleaning service available and it's not very expensive. The team does a great job, especially for a move-out. I use them once a month. It's well worth the $120 plus a generous tip. Top-quality cleaning. As for the noise level, even living next to the main road I don't hear road noise. I barely hear the upstairs neighbors (a couple with 2 small children). If everything is shut off, you might hear the outside world. While this complex is amazingly pet-friendly (pet rent is $15/pet/mo), there is no dog park. Many owners are responsible pet owners & clean up after their pups. There is a large children's playground and 3 tented bike storage areas. The downside is, this place needs a LOT of work and has its quirks: Roaches can be frequent, especially after a hard rain. Massey pest control services prefer to use "push" pesticides instead of eradicators (pushers keep them in business) so I hired an outside pest control service. I suggest you pro-rate your move-in date by 5 days to fog the unit then do a thorough cleaning after before moving in. The bi-fold doors in the laundry room constantly fall off. Mildew is a huge problem around the en-suite jetted tub (bad caulking). The exhaust fan is located in the water closet, so the double doors need to be kept open when you're showing. Dust accumulates quickly through the entire apartment due to the trees and being next to the road. The bottom porch screens constantly need repairing. When it rains, the porch floods due to the upstairs drain pipes dumping directly into the walled barrier in front of your unit and the ground level being even with the porch floor. Poor engineering there. The hallway and entryways into the bedrooms and hall bath are very tight; the laundry is in the hall and 2 people can't pass each other when 1 person is doing laundry. The pocket doors frequently get off track; the third time it happened I shoved them into the pocket. Spectrum has an exclusive contract here and the pricing reflects it. This is NOT a barrier-free complex. The hallway and the bedroom & hall bath entrances are barely 30" wide. There are 3" lips at the front door and porch interior doors to either step up or step down from. A person in a standard wheelchair could not live here whereas someone using a cane or walker would need assistance leaving and entering the apartment. There is only 1 dumpster on the property and it's at the maintenance side of the complex. Despite the downfalls, I had no issues re-signing my lease for a third time.

I have had multiple problems with this very old apartment since occupying my unit. There has been evidence of long-standing moisture and mold problems as well a non-functioning appliances and plumbing. I have very expensive furniture and clothing which are now riddled with mold spores. The manager has hoodwinked my insurance claims by accusing me of not keeping the AC on (in Florida in the summer! Really?). Avoid this facility at all costs!

We tried contacting him before returning to FL and got no response. We chose a Hotel in Lady Lake and went to the closest Realty office which was the Remax on route 441. This is where we met Realtor Gerrie C. Matias. We had a list of 3 homes we wanted to see and Gerrie made short work of making appointments. The first home was in need of repair and although it had a lot of promise it needed an architect and builder to make the home function. Feeling certain that there was better, we moved on to a home on Treasure Island with a million dollar view over Lake Griffin. The small home had been unoccupied and had needs but due to the super location we asked Gerrie to help us prepare an offer. The seller came back with a silly high counter offer and stated that the home was only for a special buyer. I took that to mean a "sucker" and we moved on again. We met Gerrie at the third home which showed much better than the previous homes. This seller was represented by some seemingly bipolar realtor. I could see Gerrie was not happy dealing with her but did what was necessary. An earlier sale fell through on this property and the seller didn't want a repeat. We made an offer and it was accepted but the contract was returned with a reduced closing time of 30 days. Gerrie recommended a home inspector and we had him do the inspection. He was thorough on some items but totally overlooked other pertinent items. I wasn't happy with him but we got the reports needed for home owner's insurance. We had an issue with her Remax office sharing the full inspection report (not just the required 4 point and wind mitigation) with the insurance company they own and had to purchase insurance elsewhere. We returned to our home state and began to expedite the mortgage process. We made calls multiple times every day in order to receive the mortgage in under 30 days and returned to Florida. It turns out that the seller was having difficulty moving out in time. We meet the seller at the closing without her realtor and come to find out that she had no "time of essence" issue and she found out the same about us. The seller's dumb ass realtor made that contract change without the knowledge of her client. As far as Realtor Gerrie goes, she was always available to us. She did everything immediately and nothing was overlooked. She helped us understand differences between Florida contracts and those of our home state. She dealt with a difficult seller and realtor. She got the most money off of the selling price for repairs that the contract would allow. I would definitely recommend Realtor Gerrie C. Matias if you are selling or buying a home in the Villages, the lake region, Ocala or Mount Dora.
