I've been living at Simone Little Italy for almost two years now and I couldn't be happier with the management and maintenance team. The maintenance department is outstanding -- they respond quickly and fix issues the same day or the next, which is rare these days. They are always professional and thorough. The front office staff is genuinely attentive and friendly actually care about making your experience better. Management is also very responsive -- they listen to residents and follow through on concerns without dragging their feet and Brenna has been great. However, the best part is the community itself. The neighbors are genuinely friendly and always quick to offer help when someone posts in the internal chat. It's a young, energetic community that makes you feel welcome. Management has also been responsive when needed. The break-ins to the bike area were resolved (although a little late), and they promptly addressed the issue when one of the garage doors broke down. I have been a resident at Simone Little Italy since June 2024 and pay a significant amount in rent to live in what is marketed as a luxury building. The experience with property management has been disappointing and does not reflect the standard this building claims to represent. My account has been an absolute mess -- incorrect charge codes, credits applied and reversed without notice, retroactive charges added months later, and at one point my ledger reflected over $10,000 in charges in a single month due to an internal coding error. Every single one of these errors originated with management, not with me. I paid exactly what the resident portal reflected every single month without fail. I was never notified of any account changes. I received written confirmation from a previous assistant property manager verifying my account was at a zero dollar balance -- and then months later was suddenly presented with a significant balance demand with no documentation, no itemized breakdown, and no prior notice. I had to fight through multiple emails just to receive basic documentation of the charges being claimed. When I raised these concerns, the response from the property manager Brenna was condescending -- a brief acknowledgment followed immediately by a payment demand, with no genuine engagement with the issues I raised. The treatment of residents here is poor and does not reflect what you would expect from a luxury building at this price point. You are paying a premium to live here and the standard of care and communication from management simply does not match that. Also- make sure you look at reviews from residents who have been living in this building for a while. read more

After seeing management's response to my original review, I feel the need to clarify a few things. I actually did leave an honest Yelp review previously describing my experience living here. After that review was posted, I was contacted by Rachelle from management and we had a conversation about how I had been treated. During that conversation, I was encouraged to remove the review and was told my concerns would be taken seriously moving forward. Because of that discussion, I chose to remove my review at the time. However, after seeing the response posted to my Google review stating that management could not find any information reflecting the concerns I raised, I feel it is only fair to be transparent about my experience. The issues I described were real experiences during my three years living here. My review was not written out of frustration in the moment -- it was based on repeated interactions and ongoing maintenance problems over time. Saying there is "no record" of these concerns does not mean they did not happen. It simply means they may not have been documented in the way management prefers. I did remove my original Yelp review out of good faith after speaking with management. After seeing the public response denying my experience, I believe it is important to be honest about why I originally left the review and why I am now sharing it again. From Great to Terrible in Less Than 2 Weeks I've lived here for 22 months and never had issues--until the new manager showed up less than two weeks ago. No one informed residents about the change. The only way I found out was being slapped with an unexpected $500 "extra" security deposit. The new managers reasoning, which we don't even know her name is: "we did an audit and the security deposit should be $750, which you weren't charge 2 years ago". Even though my lease specifically states my security deposit was "$250". Unfortunately, I'm not the only tenant who is experiencing this issue. Since she arrived, longtime staff who actually cared about the building have been driven away. Instead of addressing real problems, management is busy nickel-and-diming tenants. When someone dumped furniture by the garbage, rather than using the "security cameras" to find the responsible person, they fined every unit $100. That's lazy, unfair, and greedy. Meanwhile, the elevators are constantly broken, sharp pieces of metal stick out from the building, the front doors never lock, and unhoused individuals have been found living in the lobby and acting inappropriately. The storage rooms and bike rooms are broken into weekly--sometimes multiple times a week--and nothing is done to improve security. And don't believe the listing when it says there's visitor parking--since the new manager arrived, those spots have been converted into "staff" parking instead. For the outrageous rent prices here, you'd think management would care about keeping tenants safe and happy--instead, they're pushing people out. Three new buildings have opened within two blocks, and I can already see tenants leaving for better-run places. I used to love living here. I was so happy with this community that I even convinced my friends from out of state to move in 6 months ago. Now I feel devastated that I brought them into this mess. What was once a great home has quickly spiraled downhill, and I'll be warning everyone I know to look elsewhere. read more

THE place to be! What an incredible building and amazing team running it! There really is no place like it in San Diego. I've signed a lease and am moving in shortly and this building has everything. The location is amazing, the building has every amenity imaginable, and my apartment is so great! To start with the building itself, I'm fortunate to be on a floor that has 14' ceilings in the units which is so exciting! There is a whole floor of amenities on the 6th floor with a gym, lounges, BBQs, a dog area and meetup space, then you head up to the 35th and 36th floors and you have the most amazing rooftop pool in San Diego, and clubroom with 28' ceilings overlooking San Diego, and a never-ending mount of lounge space to hang out and socialize. The building's location in the heart of Little Italy also has the best neighborhood in SD right at the doorstep, you really cannot beat it! The team is also amazing. It's one thing to have a great building but the people really make this place. I worked with William Smith to sort out the unit I wanted. He graciously took me to so many units to make sure I was totally sure with the choice I was making. I'm not even sure how many we looked at but he helped me work through my options, pricing, timing and was on it every step of the way. Born and raised in SD, I've always thought of my hometown as something special. But the best of the best waited to present itself once time came to tour an extraordinary property like Simone! I first spilled in after a social down the block; and have always been astonished by the buildings exterior. Lost and amazed by the magnificent decor, I was greeted with Will's very warm smile and hospitable energy. Working real estate myself, I blandly walked in as the "just curious" consumer browsing around. In a world where we push clients to buy, I tried so hard to not be tempted. But let me tell you, with the entire Simone team, all the secrets and surprises around the building, and the unbeatable quality of their homes, there's no doubt someone would indulge in the lifestyle here. Staff always greets with a warm smile, and operates like they're willing to devote any amount of time to make you happy. Wills been tremendously patient, helpful, and a refreshing upbeat vibe that resonates what home truly means. I willingly put a five bedroom home I own up for rent with no looking back once I saw Simone. It's truly a sexy residence that offers what "the best life" that many aspire to live. I just moved out, and this could have been a relatively positive review if I hadn't been hit with unfair and excessive charges at move-out, just like others have claimed. I left the unit in perfect and clean condition (and have the pictures to prove it), but despite this, they hit me with multiple charges. For example, in addition to a $220 cleaning fee, I was charged around $200 for repainting the balcony and front door. Upon inquiring, they are claiming that the balcony paint was "discolored" beyond normal wear and tear and needed to be fully repainted, which is total nonsense. First of all, this isn't even true, I have pictures and there is no discoloration. Second, I barely used my balcony, I never even put any furniture on it, so any alleged discoloration would be from sun and weather exposure, not tenant wear and tear. Why should I be charged for this? The front door paint was also totally unnecessary and I should not be charged for it. The door had no wear and tear and really only needed a wipe down. They also hit me with a $125 late fee that should not have been charged as I timely paid the prorated rent for the final month. The big management companies continue to get away with this scam to avoid refunding tenants their entire deposit. We need to stop renting from companies who continue to illegally charge tenants for things that are actually normal wear and tear. Given this negative move-out experience and management's refusal to refund these excess charges, I cannot recommend Simone to anyone as they will do the same to you when you move out. The building is also significantly overpriced and not worth the premium above market. Management also refuses to respond to my follow-up emails regarding these issues despite their reply below to this review. Avoid! read more

I wanted to write a review after living at Simone for just about 8 months so I may give an honest assessment of the building, management and support staff. First, the building design, construction quality and amenities have been top notch. You really do feel like you live at a resort. Not everyone will love the location, as the homeless can be a little annoying, but I've seen worse in other parts of downtown. For me, the location to the water, restaurants, gym, healthcare, dental, markets, and the airport are ideal for my lifestyle. Everything is walking distance. Second, the management team here are very professional and on top of things. Ellexis the Operations Manager has gone above and beyond with assisting me with anything I need and has done it with a smile. She seems to enjoy her job. Logan has been professional and helpful with any question I have (not sure he gets a day off)...they must have something on this guy. ;) Lindsay also seems to never get a day off and she's been great to work with as well...she always seems to pop around a corner right when I have a question or need help with something. I have lived in a ton of high-rises buildings and the Maintenance team here is the best I've seen (Vince, Ignacio, Santiago). They are quick to solve problems and do their work efficiently and always with a smile. Overall, everyone at Simone is a joy to interact with and works hard to solve any problems that arise. The only issues since I've been here have been the elevators but those issues have now been resolved (fob sensors weren't consistent with the buttons). I think they were haunted and they must have had to bring an exorcist in to vanquish the demons. ;). I've also had some issues with cabinet hinges but haven't had an issue in a couple months...again, the maintenance team here fixed them within an hour or two of my request. Finally, this place is not cheap, but I don't know of any new high-rise downtown that is. Like the old saying...you get what you pay for. I highly recommend living here but you better hurry...this place is almost at capacity judging from the parking garage. read more

This is just based on my experience trying to lease with Simone. I previously toured the property and wanted to solidify my choice and get a final opinion from a family member who drove down from Orange County. Ellexis/Alexis called me that day (yesterday) to confirm my appointment to tour the apartment a half hour before hand after having already confirmed the day before. When we got there, there was a sign on the desk that said the leasing office was closed. I tried calling Ellexis/Alexis and she didn't answer. I ran into a couple of the maintenance guys who were very nice enough to give me a brief tour. I then received numerous phone calls from Ellexis after I didn't answer the first two times and she continued to question me when I would be leasing, when I wanted to come back in, etc. While she did apologize for "not being there," I explained how it's unprofessional to confirm a leasing appointment and then not even give me a call or heads up she will be busy. Logan was very nice when he followed up with me about the tour appointment and apologized regarding Alexis' behavior. read more

First of all, location, location location...duh. Second of all, the apartments are all brand new and they have some of the best amenities I found. But what made the decision even easier was the leasing agent. Ask for Will Smith! He was so upbeat and positive and made the tour actually fun. And then he even followed up with me several times.
