I had a previously bad experience with Simply Residential but they had a change in management and huge difference! Professional, quick responses to questions via e-mail, good communication to residents and friendly staff. I was pleasantly surprised to get our whole deposit back minus the agreed upon carpet cleaning. Got the check in the mail a week after closing. Would definitely recommend them now! P.S. Do NOT use this Company!!!!! We haven't had any concerns or complaints in the past, but very recently the Customer Service has been terrible. Specifically regarding some major repairs that are needing attention.We have submitted maintenance requests that have not been addressed. We have called and spoken with the office representatives multiple times within the last month and every promise to send out a handy man has been broken. We have been so fed up that we have contacted a city inspector and will be consulting with an attorney. read more

Kelly has been adamant on getting us approved for our new home! I tend to do lots of "check-ins" during time sensitive situations, and can come off as a bit...for lack of a better term, annoying and Kelly never made me feel that way, she was helpful and kept me in the loop as much as she could while performing her other job duties, and was always kind and polite which I appreciate more than almost getting the work done. I would highly recommend working with this company and another great perk..they shared my excitment with me once they called with the great news upon our approval. Saw home on Friday, by Wednesday we were approved! In two days we sign so in one week we saw, went through app process and signed! Amazing experice, very grateful for their hard work and kindness. Was shown a home in Minneapolis by a very rude person. I asked if the home ever had any problems with mice or anything because the home was very outdated and my Grandmothers home, which is also very old and outdated had that problem. She responded with, "No, is that a problem you have now or something?" NO. We continue to look at the home and when we get to the basement there is an ACTIVE leak in which the response is the faucet just needs replacing. The leak is in front of an exposed outlet and below the leak is a dehumidifier. During the time I'm observing the leak she proceeds to answer two phone calls. I find another dehumidifier in the basement and I'm assured there has been no serious leak, people just keep dehumidifiers in the basement because it's a basement. (?) ok? The home was painted very badly and had peeling paint in all of the cabinets. I inquired if there was lead based paint and they said not to the owners knowledge. (Aren't they supposed to know if the home they bought has lead based paint?) Many little things looked like they needed replacing but I had already felt like that was something they weren't going to do. The home has been on the market for atleast 4 months and has not been rented. I asked why and she said the owner doesn't respond well. He's on vacation or he planned to gut the home and remodel. Whatever it is I feel like this company is dishonest, rude and I wouldn't trust renting from them even if they lowered the rent. Renters beware of this company! After three years in a property, managed by this company, as a renter, this has been the worst experience of my life. The only way I can describe them is shady. The move out process was traumatic because I had to relocate for a new job in a different state and even though I gave them more than enough notice, as is required by law, they scheduled my move out walk through when they new I was not able to be present even though I told them when I was moving out and would be available for the walk through. Like most renters, I was relying on my deposit to move into a new place. Unfortunately, they charged me for EVERYTHING even when Blake assured me that I did not have to clean the carpet because he told prospective renters while I was in the unit, that it would be replaced. I was also home when the folk came to do an estimate for the replacement. For the record the carpet only needed to be cleaned which I would have been happy to clean. I even emailed him when I received the move-out check list to confirm if I had to clean the unit. He replied no, that it would be replaced. Yet, this company charged me $212 to clean the carpet. I also used a professional cleaning company and took pictures to make sure the unit was clean and they charged me $195 for cleaning. I was also charged for painting and plastering holes in the wall when there were no holes and the unit was painted with cheap paint because the bathroom paint bled because of the steam in the shower. I know normal wear and tear is objective as owners have the power to determine but after three years, the unit was in pretty good condition and I would have gladly cleaned the carpet knowing it would not have cost me $212 for a one bedroom apartment when some of the areas like the closets were not even touched. Like others have written, the maintenance was horrible and no one returned my calls. I had been asking for a replacement key for over a year, and after I was locked out of the unit (my own fault) they charged me $65 to open the door saying they could not duplicate the key but when I talked with their maintenance guy, he told me they have a key copier in house and I could come to Edina to get a copy for free. At the time I made the request to open the door, they office did not offer to replace the key but charged be another $45 because I did not return the house key. I called to dispute the move-out charges and even talked to a manger who assured me he would call me back with an explanation of the charges. He did not!! I followed-up with emails and phone calls and no one called me back. In the large scheme of things, the money is not that big of a deal. I scraped to find money to move into a new place because I was not confident that they would resolve my concerns. I'm am angry now because after I called them for an explanation and awaited a call back from the manger, I received a check minus the aforementioned charges. I'm disappointment that I did not research this company before I moved in. I took care of the unit and paid my rent and I was a responsible renter. For me this is emotional and mostly BAD business!! If you see any units managed my this company run because like I said before, they are shady!!! read more

I would never use this service to rent a home again. Seriously - it has been 18 months of hell trying to get things fixed in the house that we are renting from toilets not working, fireplace not working (which home was advertised as working) , mice, broken faucets, broken dishwasher, moldy showers...all you hear is "we will get this fixed" "we will work on it" its completely false run far far away terrible that they can lie to the public and rent these homes out the way they do. ** I have to say Amanda you have some gall getting online to lie about this situation in a attempt to make your property management company look better. Integrity and responsibility will go much farther for you and this organization than trying to mislead the public. 1. If you actually pull out our lease - you will find that we changed it to add the owner needs to take care of pests because the property was vacant, there were holes in the siding (which owner has now resided) and garage door was not hung properly and mice were coming in. We actually had to have an exterminator out twice to ensure the problem was taken care of. 2. When you were here I asked you to look at the toilets, your response "No, that's okay - I believe you". Why would I ask someone to fix a toilet that was working properly? The mainfloor toilet is turned off (and has been for months) because when its on it runs 100% of the time - we can't even use it. The basement bathroom we also don't use because if you don't adjust the handle just right that as well will run 100% of the time - causing our water bill to double last quarter. Which we have brought up to the maintenance company that we feel we should not have to pay all of because of plumbing issues causing the excess fees - no response - portion of the bill still remains unpaid with the city. The other two we have to plunge weekly and one something is wrong so is always stained in the bottom - does not go away for more than 24 hours of cleaning. We've literally given up hope that your company is able to fix maintenance issues after multiple months of letting your organization know about the toilet issues in this house - and nothing changing. 3. Your response that the owner is addressing the fireplace not working is just completely not true, we have been here 18 months - he has known for this period that the fireplace is not working and has stated in notes "owner has said he is not fixing the fireplace". If someone was addressing an issue - it certainly would be complete before 18 months. 4. Dishwasher did not work for months - it was not something that was fixed within 14 days (again review maintenance records). 5. Window Wells - that request was submitted months ago and honestly your response below on Yelp was the first time anyone has gotten back to us as to an update on getting them installed. So there's another example of your stellar customer service. **Also - the plumber you said was going to call this week regarding the toilets - surprise! He didn't call. Your company needs to get your act together because right now - its not. read more

They changed their name, but quality of service is still horrible. They don't care about your property. The repairs are all overpriced and are not done properly. They charge you for services you didn't agree. They don't listen to you about your preferences. I have my house rented thru them for 3 years and every time something needs to be done it is a big issue. Every time I deal with them I want to switch my property management company. Terrible company to work with. I do not suggest renting with them. From poor maintenance service, to being persistent in trying to make us believe we owed a month's rent AFTER our lease ended and knowing they received our 60 day written notice to non-renew, to having to contact an attorney, and now filing a claim for taking deposit money in bad faith. Wow! Watch how unbelievable Amanda will respond indicating she has not conducted bad faith business. She responds to each and every bad review, (there are many), with trying to sound like she has documentation. Yet will not respond to emails when asking for an explanation when she is shown pictures or documentation that proves her claims are inaccurate. She wants everything to appear and sound great to the public by acting like she has no pattern of customer complaints for unethical business operations. read more

I would strongly advise against using this company to manage your rental property. I met with the owner, Ron Huckabee, and got a great first impression. All of my interactions with Ron have been great. Unfortunately, his employees are not so competent. I have had to remind them to follow up on getting documents signed for the lease and to follow up with potential renters. My house hadn't even been rented yet, and they were cancelling showings. And maintenance follow up has been a nightmare. Twice now they have gone forward with maintenance items without telling me how much it will cost. When they do respond to my questions, they give contradictory information. When I asked if they verify the work of their subcontractors, I was first told in one email that they do verify the work by taking photos, and then in a follow-up email I was told that they do not verify the work at all. Communication is sorely lacking. I know they have good intentions and think they are doing a good job. In fact, this is the biggest problem...they don't even realize that they are dropping the ball. Thankfully my renters are fantastic! Lucky for me too, I had to rent out my main house because my husband and I are temporarily out of the country for his work, and we went with a different company for that one and the experience has been the exact opposite. When something arises, I get a timely and informative email, and I never have to do anything but send a quick response. read more

Simply Residential has managed my property for just under 5 years now. Things went well for the first couple of years. More recently, however, it's been a much different story. The issues we've had recently are as follows: * Lack of communication regarding maintenance issues * Failure to obtain approval for repairs (based on accurate work order estimates) * Over charging for repairs (~$60 to replace a light bulb) * Failure to notify a tenant prematurely terminated their lease (we were contacted by their new landlord asking for a referral) * Messages left for maintenance coordinator often went unanswered * And on, and on... At one point I had a conversation with Ron regarding the communication issues and I was assured that the problems were due to turnover and that the new staff were more than capable of addressing these concerns. A similar conversation took place several months later with Amanda after numerous emails to the maintenance coordinator went unanswered. To this day these issues persist. I initially didn't want to leave a review. I'm usually the type who simply takes his business elsewhere, lessons learned. But this time I simply can't, at least not without providing a fair warning to those who would do business with them in the future. read more

We live in a property that is owned by a larger company out of state and Simply Residential is assigned as our property management company. We have rented 11 years and never had maintenance requests flat out ignored like we have in the last 8 weeks. We noticed water leaking from our bathroom down into our dining room, through the ceiling. We contacted SR right away, on JUNE 2 (yes, that is 22 days ago). They were responsive the first 24 hours, saying they would have someone out... Then we heard NOTHING for a week; no calls, no further email... zip. I contacted the property owner and then suddenly we got an email (no phone calls, mind you) that told us we never asked them to send someone out... Of course I had the email trail that disproved that, clearly showing my husband asked to have someone out to look at the ceiling, which was not leaking any long but had large water spots and was visibly sagging. Even after this short correspondence and being assured someone would call us to schedule a time to come out.... NOTHING further. It is now JUNE 24 and to date no one has been out here to check the leak. Who knows the damage that has built up now. After corresponding with the property owner again... Low and behold I got a phone call this morning of someone saying they would be out today. I have never in my life had to wait 22 days to have a maintenance issue addressed. I am honestly a little in shock. I would strongly caution against anyone using this company. I found they used to operate under another name (REAL Property management), you will find plenty of bad press there. BBB shows 3 (soon to be 4) complaints against Simply Residential in the last 3 years. I am lobbying to get our property management company changed to someone who is able to take care of issues in LESS THAN 22 DAYS. Fortunately I have kept documentation through this mess that clearly illustrates the negligence. We hate to go through the burden of filing rent escrow claims, or even moving because we do like the house but it is unbelievable that something like a leak in the ceiling would just be disregarded. read more

I have recently listed my single family home with Simply and have been very happy with their service. It only took about 6 weeks for them to get a family moved into our home. From the first meeting we had with Ron and Amanda, we knew we had the right people taking care of things for us. It was especially challenging since we had to move out of the area and needed a reliable company to take care of managing things for us. I have been very satisfied with each and every person I have met with and feel that they do really care about each client they have. I would have to say they are the ones to choose when looking for a property management company. read more

I would be extremely hesitant about renting from Simply Residential again in the future. They almost completely ignore maintenance requests....especially after hours. After hours emergency maintenance requests go to a call center who knows where (one time I called and the lady couldn't understand the city I lived in was "Minneapolis") and a case is logged but I'm almost 100% sure nothing happens after the case is logged (ie- doesn't get dispatched to anyone to help the tenant). I have been having issues with losing power for the past 2 months and many of these instances have been on 90+ degree days which is slightly annoying when it's just me but outright dangerous considering I have a dog in the unit. I've had about a 20% response rate on maintenance requests logged online and most voicemails to follow up left during business hours are also ignored and phone calls are not returned. The lack of service received for the amount of money I'm paying in rent is maddening to say the very least. It's totally unfortunate because I LOVE the unit I'm living in and have no issues besides the horrendous lack of action regarding maintenance issues. read more

As a property owner, I stayed with Simply Residential (formerly RPM) for far too long. I think I did so out of fear that there were no such thing as a "good" property management company. Don't make the same mistake I did. I notice all the reviews are basically bad, and there is a reason for that. I also notice that many of the reviews come from renters. Let me tell you that as an owner, it's no better. The renters that occupied my property certainly were not happy and I think a lot of the conflicts that arose were due to failures on behalf of Simply Residential, especially in the areas of maintenance and communication. More often than not, emails and phone calls went unreturned for weeks or longer. I was with them long enough (ashamed to admit) to know that there was enough employee turnover there to make your head spin, which is another sign of a bad business and only likely to result in problems for renters and owners. In my opinion, which is based on many unfortunate experiences, they are far from honest and they run a very poor business. The owner told me in a phone conversation that they are not required to assume responsibility for any mistakes they make, per Minnesota law. Sounds to me like a convenient business model, but also one that is devoid of integrity and likely to lose a lot of customers as a result. Let my mistake in giving them my business for too long be a lesson to your gain. If you're searching for a property management company to represent you, or considering renting a property managed by Simply Residential, I highly recommend you search elsewhere. read more

DO NOT RENT FRONT SIMPLY RESIDENTIAL PROPERTY MANAGMENT!!!! Very bad experience working with this company on multiple levels. The management is very impersonal and will treat you as if you are a number or paycheck as if your were working with a large corporation. They will not help you if you ask for anything above beyond the minimal effort. I understand that this company is in business to make money but if you burn bridges with your customer/tenants it will only hurt your reputation. Everybody with any business background knows that customer retention is the best way to grow your business and wallet. To top off the experience the receptionist is very rude and on multiple occasions I got a knock on my door because she scheduled property showings with out a call or notice. There were multiple other issues but I will not waste any more breath on this company. Please beware of the friendly faces you may encounter when first contacting this company. Please look elsewhere before working with this company. If you noticed they do not have any reviews because they will take all of the steps possible to hide there reputation. I would not be surprised if anyone even gets to read this review because they already threatened to get it removed if I wrote it. read more
