    Maintenance destroyed our property and tracked parvo into our yard and killed my Boy Pluto do not rent from them the houses are all the same cheap and poorly built oh and check to see if you have a filter as soon as you move in and if you don't call a lawyer

    We rented a house with these guys in Enchanted Bay. They raised our rent 20% in just 2 years. I remember she quoted market rates as the DOJ was raiding Cortland lol. Okay. Anyway it was a very poorly constructed house. Shortly after moving in the pest guy came by said he wouldnt insure his work because it was built like a seive. He took me around the house and showed me the exposed frame and holes all over. He laughed, "did you buy this house?" My wife and I had a running joke about it being built by blind people. It got old. The HVAC stinks. From the beginning. And it never went away. We asked them to replace the filter or look at it and they told us not to touch it that someone would replace the intake filter after one year which was not far off. That never happened. They never replaced it in two years. We stopped using it in the winter altogether. We bought a fridge based on the dimensions in the welcome info they sent so we would have one soon after moving in. The dimensions were wrong and our new fridge was too large. The cabinet jutted out about 4" beyond the counter making it uneven and the space was very narrow requiring an odd sized fridge that was impossible to find. I think we went almost two months without one while I negotiated with Lowes. Before signing our second lease we got an email telling us we would be getting garage door openers, which we were very excited about because it is un-secure and also a pain in bad weather. The notice said someone would call us. No one called so after a while we called Simplyhome and they said someone would call us. It never happened. "You asked we listened!" I think the notice said. The list goes on. Our neighbors were terrible. The yards are a joke. The lawn people are terrible and the house is a joke...from the fixtures to the appliances and the construction. There is just too much to list. And people buy these! Theye lure you in with cheap rent then raise it high and fast. They ignored most communications. There is a reason they have an F with th BBB. They just dont care.

    Terrible! Unprofessional. They will not fix these problems before move in. Leasing agents are unprofessional.

    Thermostat consistently has a temperature over 90

    Our Air conditioner has been out for about a month. The unit has been replaced and the vendor advised the coils/ducts should be cleaned. Reached out and placed several work orders and we are being told new coils were order instead of someone coming to clean them. It has been consistently over 90 degrees in my home with my kids during the heat advisory. When calling we are getting the run around saying the vendor will call whenever the part comes in just wait. We are given no timeline or anything as to when this issue will be fixed.

    Unacceptable vehicles on Farmers Pass Rd, blocking street access. It's been about a month now, needs to be moved

During that time we were told three separate times that the property had been cleaned and was move-in ready. Each walkthrough showed otherwise -- no professional cleaning had been completed. We later learned there had been a water leak, which may have caused delays, but this was not clearly communicated upfront. When we first viewed the home, there were spider webs throughout and both dead and live roaches present. We raised these concerns and were repeatedly assured everything would be addressed before move-in. By the final walkthrough, the condition still had not been resolved, and an additional issue had come up. During that final walkthrough (yesterday), we were told that if we did not immediately pay the deposit, the owner wanted to move on to the "next applicants," even though the property issues had not been fixed. We were also told the owner had already "bent" by approving us, so it was essentially now or never. Once we confirmed we would not move forward under those conditions, we were then offered money off and the option to inspect the property after completion. At that point, it felt less like a proactive solution and more like pressure followed by a last-minute change in approach. There were also inconsistencies during the application process. When I initially called to ask about our application status, I was told there were other applicants ahead of us and we would be processed if they fell through. After I provided the address, the associate confirmed we were actually the only applicant. That kind of misinformation made the process feel disorganized. I understand that maintenance issues can happen and that properties owned by LLCs can sometimes add extra layers to communication. However, clear, accurate updates and accountability are essential when people are planning a move on a tight timeline. I hope this feedback helps improve the experience for future tenants considering this property in Richmond, TX.

    After reading the reviews, I noticed most of the high ratings come from owners. That might explain…read morethe difference in experience, because as a tenant this company was difficult to deal with. Email communication often felt passive aggressive and any time I asked a simple question, I got long policy explanations instead of a real answer. I had to follow up several times just to try to renew my lease and kept getting the runaround. I eventually moved because paying rent on time should not come with that much hassle or uncertainty. I rarely needed maintenance since I handled most things myself. Getting my security deposit back took far too long and every time I asked about it, I got more excuses. They charged a 250 application fee, a 25 per person monthly service fee on top of rent, and even offered a 95 option to fast track the return of my own security deposit. On top of that, they offered to charge 495 for move out cleaning. No thanks I can do that myself. I've never ever not gotten back a security deposit. I'm not that person. Everything felt transactional and unnecessary, which honestly pushed me toward leaving. Right before my lease ended, I sent notice that I was moving. Even then, I got what felt like an automated message telling me my renters insurance needed to be confirmed for the next year. I replied saying I was moving out in a few days and still had insurance, and the response I got back basically told me to send proof or be charged 10 dollars. I am not letting anyone nickel and dime me over things like that. 10 dollars. Please quit the shit. Owners may have a smoother experience, but tenants deal with a very different side of things. Best of luck if you decide to rent from them. I will not be using them again. As a property owner and a renter, this definitely isn't the way people should be treated ever. I only have 2 stars because after 30 plus days I got my deposit back. Minus a f*+^€n 5.00 e-check fee. Yall needed that I guess.

This is why (Debra) in accounting made no effort to explain or apologize, as to why my account was not credited with my payment.     This is absolutely the worst, most obstructionist management company in the history of all…read moremanagement companies. They live to make your life a living hell. First, they claimed that I didn't own a storage unit that I had clear proof of owning. They sent me a handwritten document dated a day earlier than my conversation with them regarding ownership of the storage unit "proving" that someone else owned it. When I asked for something a little more official than a handwritten document, they ignored me. I did not argue with them because I still had a large storage unit that they agreed was mine, on multiple occasions - even admitting that it belonged to me through the resale certificate. I should have sued them though. Then, I moved away, intending to sell my condo. The management company decided they were going to fumigate the entire condominium so I decided to wait to sell until after that hassle. They told me to mail them the key to the condo just days before the fumigation was scheduled to happen, instead of contacting me months in advance like they should have. When they received the keys, they went on the day of the fumigation to open my condo and somehow could not get the key (the same key I had been using the entire time I lived in the condo) to work. So they decided that against my wishes, they would replace my door lock. And THEN, on top of that, when they supposedly mailed me the new keys, they didn't use any sort of tracking information or certified mail and just mailed them through USPS. I obviously never received them and had to change the lock again. I finally was able to put my condo on the market and sell it. I tried to get a resale certificate from the management company. They told me I could either pay for it online, through the same website (paylease) that I had been paying my HOA fees through for the last several years. However, I needed to choose the option that said "resale certificate," and nothing else would do, or I'd have to just mail them a check. Of course, paylease did not have that option. I even made a new account, as the management company suggested. However, that option still did not exist. They told me there was nothing they could do to help me pay online and I would simply have to mail a check. So not only do they make up instructions that are literally impossible to follow, they then won't admit they have made up impossible instructions or do anything to correct that. During the sale of my condo, they were not remotely helpful in any way and did not have the original documents for the building of the condominium, which of course leads me to believe that their handwritten storage unit documents were not by any means original either. After closing, I learned that I had overpaid my HOA fees, and that the management company owed me money. Of course, that money was not returned to me, and the management company claimed that they did not receive any documents indicating that I had overpaid. Obviously, this was untrue, since the attorneys and real estate agents working on this deal were great and had everything together. I still have not received the owed money, even though it has been weeks. This company should not be in business.

They gave me a fair price and worked with me on scheduling the time for the cleaner to come. I booked the appointment roughly 2 weeks in advance. The cleaner did a pretty decent job, although she did NOT clean out the cabinets... And refused to do so. I was in the apartment the entire time the cleaner was there (as was my husband) because we were finishing loading up our moving truck while the cleaner did the cleaning. I had previously messaged the company asking about how it works when the cleaner leaves because she disappeared for a while without saying anything and I was concerned that she left. I was told that she would do a walkthrough with me before leaving to ensure that I was satisfied with her work. I wish I would've known this ahead of time, and I also wish the cleaner would've communicated with me when she was leaving to go get more supplies from her car instead of just disappearing. At the time of the walkthrough, I mentioned the fact that she didn't touch the cabinets. She told me "had she come earlier, she would've done them but she's not going to do them today". I scheduled a MOVE OUT clean, so I assumed that I was also paying to have the cabinets cleaned out as this is part of what has to be cleaned when moving out... This was super frustrating and disappointing, but we were leaving that day at noon to start our cross-country move, so I didn't have time to argue. When booking this service, I wish that the company would've given me a list of what all will be cleaned during my move-out clean. Had I known that the cabinets weren't part of it, I would've booked elsewhere. Additionally, they did not reach out to confirm my appointment the day before... I ended up contacting them to ensure that someone was still planning to show up the next day for the appointment. I didn't like that I had to be the one to reach out to confirm my appointment as it's not professional for them to not communicate with me. It seems as if they're a new business, but there are some things that need to be addressed and fixed moving forward in order to give paying customers a better understanding of what to expect.

We were pushed into closing, with a laundry list of items that needed fixing from the roof to the driveway and AC and tons of interior items, with the promise they would all be fixed. it is now 2 and a half years, and with all the warranty items put in, we still have a laundry list. From Jeff the PM, to Steven, the first warranty contact, to now Steve, the warranty manager. We still do not have a place that is completed we call "home". WE DO NOT EVEN HAVE A PHONE NUMBER TO CALL. Try reaching this company. Tell me how may instant voicemails you receive. Zero calls back. My neighbors got lawyers involved and I guess that's the next step. Instead of a company that was already paid, to come fix issues they causes by poor management and choice of trades.
