Where to begin.... We closed on a house in December 2023. Our master shower has leaked from the…read morebeginning because of a faulty design and poor craftsmanship. We have made numerous warranty claims and keep getting the runaround with bandaid type fixes attempted. Very disappointing given we were sold that this builder is better than say a D. .ORTON or a L..nar or one of those builders. I owned a Horton home and when we made warranty claims they addressed them promptly and took care of the problem. These guys try to pass the buck off and will not take ownership of the issues. We have lost vacation days, wages, and more due to the times they have come by to "assess" the issue. They have since stopped using this flawed design on their new builds because of the known issues. I have gotten together with my other neighbors and have discovered they have similar issues along with a myriad of other issues. I was told the fiberglass pieces and how they fit are within tolerance which is untrue given the numerous times we have been told by plumbers, glass people, and others they have brought in to assess the issues. I have attached photos and I ask you to judge if this would be within your tolerance as a home buyer. Glass is leaking, water is still coming out of the sides even though they keep attempting to caulk everything as a bandaid solution. Pan and fiberglass is not set right. The easy solution would be for them would be to rip the shower out and tile it like the new builds going up. They have the material on site and the workers already here! Property owners beware! PLEASE READ ALL!!! John Estrada (the owner) is a nightmare to work with…read more  let me start by saying I don't write many reviews but people need to know what they are risking doing business with this company. I wish I would have known.  We called John and he seemed polite and professional AT FIRST. So we gave him a shot.  He took money for real estate photos and to list our property. We checked on the listing and found he took screenshots of old out dated photos of the house from online and copied and pasted an old listing description for his ad.  After 6 months of our home being on the market and no qualified renters applying I decided to check on the property. The grass was 3' tall and there were homeless people living in the shed. The inside of the house was dirty and the floors had mud from unsupervised tours. Explaining why it had not received interest.    We questioned John about the condition of the property and lack of interest due to the condition and told him we would be looking for a new PM, he lied to us and told us he already found a qualified tenant who already signed a lease. We found out later the tenant was not qualified. He just took an unqualified tenant to fulfill the lease.  We were told the water heater needed to be replaced so we agreed to allow their vendor to replace the water heater. We were billed and sent pictures and after reviewing the pictures and invoice it was found that we were charged for an expansion tank that was not installed. I advised them they needed to install the expansion tank since we were billed for one. John got angry and threatened to charge me another trip charge to do so.  This unqualified tenant he allowed to rent our home was horrible and quit paying rent after a few months. John never gave the tenant notice to vacate. After 17 days without a payment I ended up giving the notice to vacate myself since John refused to do so and just advised us to call a lawyer. He did nothing. Who knows how long he would have allowed them to stay before doing anything.  When John was asked why he had not been fulfilling his duties and keeping our interests a priority he became rude and verbally abusive to my wife and tried to retaliate by threatening to collect backpayment for a 1% discount he gave us   He refused to release our deposit and played games saying he couldn't release the deposit till he was able to view the property after the tenants moved out even though the tenant had already broken the lease and were given a notice to vacate. I played nice and waited till I received my deposit before posting this review knowing he would probably hold it for longer if he saw this Long story short, he is childish and unprofessional and is not looking out for anyone's interests other than his own. Most of his staff is polite and courteous but with his leadership it doesn't mean much.

I paid over 200 to have professionally cleaned after move out and received an outrageous bill after keeping my entire deposit and one line was 685 for cleaning. The ladies that cleaned my house scrubbed doors walls etc and this company is just awful. I would never rent from them again. Not to mention our electric bill for the duplex was well over 400 for a 3 bed duplex and our neighbor said hers was almost 700 because they refuse to admit there is anything wrong with either the house or ac unit but regardless happy to be out.
