As a first-time homeowner, I trusted him to thoroughly inspect my new condo. Instead, I was left with a mountain of debt, a broken heart, and a home that feels more like a money pit than a sanctuary. The Issues: + Leaking Windows: Despite marking all windows as "acceptable," 4 out of 6 windows leak during heavy rain. + HVAC Ductwork: The ductwork in the HVAC closet is burnt, indicating potential fire hazards. + Door Frames: Multiple exterior doors have severe wood rot and improper sizing, the gap under the door is large enough to fit my entire hand. + Plumbing Leaks: Every sink leaks, and the kitchen sink's plumbing failed the first time the dishwasher was used causing water damage to my floor and cabinet. To fix the leaking windows, I had to take out a large personal loan. Now, I can barely afford to eat three meals a day. Other issues, like the burnt HVAC ductwork and severe door frame rot, remain unaddressed because I simply can't afford the repairs. This isn't just about money--it's about the emotional strain of knowing my home is falling apart and there's nothing I can do about it. It should be illegal for an inspector to bankrupt you like this. The only silver lining I have is that home inspectors are held to a standard of care and competence in Georgia, so I can seek legal repercussions for his negligence and blatant lies. I got confirmation promptly. You do have to sign a liability waiver and pre-pay, but it's pretty straightforward what is and isn't included. Emily arrived promptly on time and wore a mask throughout the inspection as a COVID pre-caution. She is very thorough and professional. The inspection went quicker than expected, but she was very patient in answering my questions. She is extremely knowledgable about construction, codes, and quickly caught onto the areas where I needed her information to help us make decisions. I really appreciate the fact that I got the full report emailed via PDF in less than 24 hours. The report is easy to read, full of pictures and call-outs, has appropriate categories, and the level of detail addressed our concerns buying a well-loved home that has been around longer than me. Emily is responsive and I appreciate her emphasizing her availability to go over the report or our questions anytime. Worst and least useful home inspection report that we've ever received. The first report consisted…read moreof a PDF attachment and a link a completely different PDF file. The PDF attachment listed two "concerns" involving smoke and carbon monoxide detectors but no other information--most importantly, no discussion positive or negative of any of the other parts of the home that were inspected. The linked attachment listed three other concerns and noted that the HVAC couldn't be tested because of the cold weather--again, no discussion of any other parts of the home. We followed up with the inspector, who indicated that there was an issue with the computer system that generated the reports. A day later (as the due diligence period is ticking), the inspector posted a longer report. The report was missing some of the items from the first report, so ANOTHER report was posted. However, the final report mostly added pictures with almost no extra text. This is the first home purchase where we have not been able to accompany the inspector, and we really regret it. The reports were not up to a professional standard, and I STRONGLY recommend looking elsewhere.
