I like this building, great security (gated, security staff and key fobs for everything) and very modern set up. It is confusing for the ride share where the pick up and drop off is, it is the level below the lobby. This is good but the signaling should be improved. The staff of the building is super nice. Views are amazing over the Stratosphere to the strip! It's not in the most busy area yet right by Encore, Wynn, fashion show etc. Not the nicest building but definitely one of the nicer high-risers in Las Vegas. read more

Great place to live, then the COVID pandemic happened. My husband and I had to move out of state due to job loss in Las Vegas. It has now been 37 days since our lease ended & I haven't been able to get ahold of HOA even though I have been trying via emails and phone calls since AUGUST when we were first made aware that the company we contracted and worked for was closing it's doors in the south west. There is a security deposit to rent a unit, and HOA requires you pay $600 for a security deposit for your front door. Like I said, it has been 37 days, Nevada state law states they have 30 days to either send you your deposit OR send an itemized list of deductions from said deposit. Being that I left my unit in pristine condition, I expect the entire $600 back...but cannot for the LIFE of me get ahold of anyone in the HOA office to put it in motion. I have tried emailing, calling and leaving messages with the front desk for MONTHS. The onus is on the deposit holder to return the deposit within the allotted time per NV state law- NOT on the tenant to hunt down said deposit. Please do the right thing, Sky HOA, and get back to me about returning my door deposit. I'll be happy to remove this review when you do. read more

Steer clear of Sky Las Vegas and find another high rise or property to live in. I have lived in the building for two years. The amenities promised at move in have not been reflected in my experience. -I was told windows would be washed 4 times a year. My windows have been cleaned once in 2 years. When they were cleaned, the cleaner left a huge streak that has since turned a nasty dirt color. Because the windows have not been cleaned in two years, this is my 'great view.' -There are some really great security guards who work hard. However, service isn't consistent. Residents bring dogs into elevators (not allowed) and are not addressed. -Elevators break down A LOT. When you have 40 floors - it's extremely difficult to get out for work with two working elevators. -Rules change quickly and without regard for the experience of residents. Shortly after I moved in, a $200 move in and move out fee was imposed. This was in addition to multiple security deposits. -Keep your guests with you at all times or you will be cited. My friend went to the gym before I woke up when he came to visit. Two weeks later I received a citation. -CONSTRUCTION WOES - BUY A WATER FILTER. There have been several times where my water has come out orange and discolored. One night I drank water and was confused by the taste. The next morning, the floor cleaner I hired came over and explained that the water was tinted and too abnormal to use to clean the floor. When I called the management they said they 'worked on the pipes last night and some units were impacted.' I'm not sure what pollutants I drank, but I do know that I did not receive any that my water source was tampered with. It has happened multiple times and I am fearful to drink the water here. -They are working on the pool area. Someone drilled into pool and cracked the foundation. We no longer have access to the parking we paid for. -Expect a daily notice of something new that you cannot do inside of Sky Las Vegas, but not a single notice of improvements. -While construction is going on there is no outside clean up. I've gotten two nails in my tires from parking in our forced relocated uncovered and unsupervised spots. read more

I lived at the sky for roughly 7 years with each year progressively getting worse. The HOA and building management are truly horrific and rude . The carpets were disgusting and were vacuumed and cleaned maybe once a year with wallpaper peeling from the walls and indescribably dirty. There were marks that had been on the wall since I moved in that were never washed off or the wallpaper replaced. The staff is hit or miss. There are some great employees while others fall asleep at the guard gate entrance or answer the phone like it is there own person number and are extremely high. I have never felt more bullied and uncomfortable in a building in my life to the point where it led me to reach out to a lawyer about being harassed by the HOA and board members. The treatment of the people running that building helped me make the decision to buy a home and not a condo. Living at the sky felt like a prison for many, while a select few appeared to have a different set of rules (board members). Before I left there were also accusations of the president of the board having used a friends company for the construction on the building with no detailed documentation as to where all the money was going. When I spoke to one of the men running the construction, he said he was surprised they haven't went with another company because of how unorganized and how long the construction was actually taking. If you are looking for a condo in Vegas, this should be your absolute last option. read more

I've been staying here for a couple years now and I do love Sky; mainly for convenience of location. There are many pros and cons to sky rise living. Here are some of my beefs with sky. Pros: location location location. $6 cab ride from the Wynn, less then $16 from the airport. Security Valet Amenities: gym pool pet friendly etc CVS baby!!! Wish they were 24hrs tho. They close at midnight. Cons: pain in the ass to get jn and out of. Building and just everything. It's just inconvenient compared to a house or even an apt. Valet only if you don't have a spot. Can get annoying if you're in and out. Elevators: you need a swiper or need to be swiped every time you go your floor. And if your friend lives on another floor your fob no longer allows access to other floors. People may mistake you for a pimp, drug dealer or prostitute. Just saying Have a dog? Pet area is a joke. No real grass. No windows in the rooms; minus the master there are now windows. Need some air circulation people. Smell of the trash shoot sometimes. Traffic on Las Vegas blvd is crazy since SLS opened fml. All in all it's great at sky. But for the price I'd rather have a mansion in Henderson. But them id review about how sucky that is. read more

I have to say that Sky Las Vegas has gone through some amazing transitions and I am so happy I chose to live there. When I first moved there, the HOA team, security, etc. made it feel like you were living with your parents. I immediately then couldn't wait for my lease to run out. When the new HOA took over, not only have they fixed an abundance of things that I was told was working when I moved in but wasn't like the water softener, fires by the jacuzzi, etc. They are much more on point with bringing packages down to the front desk if you don't happen to be home when it is delivered. They make it easy for dry cleaning drop off and pick up, getting your car washed, and, the new staff is amazing, professional and you feel like you are truly living in a high rise like NYC or Miami. I really enjoyed staying with some buddies here at Sky. The security personnel and front desk workers always greeted us with smiles. The elevators were very fast despite having to climb over 30 stories. The views of Vegas and of the strip were truly amazing. There is a CVS pharmacy built into the high rise where the lobby would usually go. That forced the lobby entrance to be back in the parking garage. I haven't decided whether that was a good thing or a bad thing. But the pharmacy is nice to have so close by in case you need a late night snack and don't want to drive to get it. The rooms here are modern, with stainless steel and garbage accents throughout. The doors are incredibly sturdy, almost too much so. There is floor to ceiling glass in both bedrooms and in the living room, which really opens up the living space. And the patios! They are fantastic!! A great additional space for lounging and entertaining. I only wish I would have gotten to use the Sky amenities in my short visit to Vegas. The pool area looks fantastic and serene. There are no roads by the pool so it would definitely be relaxing. read more

Some security people here don't treat you very well. Amenities are not in working order. I have a parking spot I pay for that is about useless because a column is taking up to much of it. I've lived at Sky for 5 years now and love it here. The staff are courteous and professional and the place is always well kept. Only con is that management can be a bit of a stickler for the rules, but honestly, that's not really a bad thing. The staff here is always super nice. I feel like a king living here sometimes. Some renters have left negative reviews on here, but I've never had a problem with management as an owner. They can be pretty picky in terms of who's allowed to rent here, which actually makes me feel more comfortable living here. I lived there from 2007-2010. If you work graveyard and need to sleep in or sleep in the day don't bother living there. They like to test their emergency alarms like every 2-3 months around noon. Every apartment has their own sirens and it's very very loud. The test last from 5-15 minutes. If you ever get caught in one while sleeping, it will give you a heart attack!!! One of the staff is extremely rude and incompetent: TERRY, the front desk manager is the MOST unprofessional person I know. He gossips about the residents to the other staff and he's not very discrete about it. He talks out loud and laughs out loud, once saying one of the girls who live there looks like a hooker and that she probably gives good bj otherwise she wouldn't be able to live in a place like Sky. I didn't need to hear that. And that was just not one time I heard him gossip. Lastly the traffic!!! Since Sky is located on the strip, around 5ish the streets get packed especially during the weekends. If you want to leave to go somewhere, you have to muscle your way into traffic, because no one is going to let you thru. read more

That being said, this place is fantastic on so many levels--- right ON the strip, luxurious living, and even has complimentary valet service for their residents. Sky condos is a secure high rise with 45 stories on Las Vegas blvd and Sahara. I bought a unit here and I'm hoping it's a good investment. They're a lot more affordable than they used to be. Sky Building is the most overrated and worst serviced high-end residential condo building in Las Vegas. I have lived and worked out of these type buildings for over 30 years (in two year stints) in places such as San Francisco, Boston, Cambridge, Chicago, Anchorage and Shanghai. Seabreeze Management is specifically to blame for the consistently poor service provisioning at SKY building. It is the most unresponsive building management group that I've ever encountered. Although SKY was a 5 Star building when it was launched 11 years ago, it is a shell of itself with innumerable system and facility issues. Do not be fooled by the advertised 10 year old 'new building' or LOBBY pictures which are constantly used to sell & promote the property. Do you like soiled/stained/rumpled hallway carpeting? How about torn wall treatments? How about waiting 5 minutes for faucet and shower temperatures to turn hot. The good news, In summertime, it will be, but you won't have any cold water. For the last 18 months (2018-2019) Sky building has been unable to keep its only HOT TUB, up to temperature and it is thus unusable 5 days a week between the hours of 6am and 1pm. So if you have severe arthritis as do I, you can forget about ever warming the joints/bones before going to work. Of the Ten outside BBQ grill flames (the only ones tenants are allowed to cook-out on), only two have worked in my time here. Mail? if you plan on running your business activities out of SKY building, think again, as the mail service is endlessly inconsistent. No amount of service formal complaints to Seabreeze Management makes any difference. All service issues continue unabated. The issues at SKY building ARE NOT the fault of the ever changing $10/hour building service people/companies. These poor people are not given the tools nor leadership to succeed. SKY building issues are clearly a Seabreeze management & HOA issue. Do not move here and expect great things. Oh, and do not believe the INVESTMENT 'buy' schmack that is constantly purveyed here. Values have decreased! in the largest and longest bull market in US history. The Raiders will not increase SKY unit values. Oh yeah....don't forget about the $800 monthly service/HOA dues on top of your mortgage payment. read more

I have lived in sky condos for two years. The reviews of this building are inaccurate. There is a joke running in this building among residents referring to this as "sky prison." That is not far from the truth. I have lived in condo buildings for 12 years I have never felt more uncomfortable living somewhere. When given the chance to buy in this place I chose turnberry. While the location is good and units are nice, it truly is second class and there is a reason the values don't go up like other buildings on the actual strip. The HOA and management are terrible. Renters have no rights and home owners are geriatric that can't except even a little bit of noise on a Saturday night at 930pm on the vegas strip. I have been accused of noise while at work because there are a ton of karen's in this building . Violations are handed out like dollar bills in the strip club. I received a violation because a friend sent a piece of mail to my house and they assumed he was living with me. I have a friend in the building who got evicted for covid violations. I have a friend in the building who the management dug up a security tape from 2019 in the year 2021 where he was talking with his hands like us italians do to security and his index finger lightly grazed the security in which it was obvious he had no bad intent even on one image and they used that to evict him because of spite. Does that sound like a good place to you? Even the security hate it here . Very few people like this place. Oh and if your trying to invest it takes 3 or 4 weeks to get a tenant in this building. read more

I've been in vegas a few years now renting and i'm ready to buy. I've never had a harder time getting in to see units available than I did at Sky. I'm generally pretty good at ignoring the people showing me the units/houses, whatever but this time was different. Whoever is in charge of the sales/leasing team here should clean house and start over. I dropped by and picked up a card from the gate while on lunch one day. Tried to call the number and it never worked. Finally had to look up a different number on the website and finally got hold of someone who told me their phone system was being changed or something and that was the issue. She was really nice. I wish it was her showing the units instead of the Housewive's of Orange county chick that showed up 45 minutes late to our appointment. The front desk had to call her to tell her I was there. Not only that but she lied and said she called me on the phone to tell me she had an emergency dentist appointment (I never received any call from her and told her that - to which she said nothing LOL). Completely unprofessional. This aside, the point of this review is the units and the amenities. I looked at approximately 6 units. I found them to be really uninspiring. Some of the views were nice but anything facing north and east had views of the unfinished Fountainebleau building which is a complete eyesore. The amenities I thought were lacking too. The gym is tiny for a building this size, calling it a "full sized gym" in my opinion is inaccurate...one star for the pool which is nice but nothing really to write home about. I also noticed while we were going up and down in the elevator that other tenants were having trouble getting their pass keys to work in the elevator. The agent seemed surprised when I asked to see the parking area...yes if someone is going to spend $500k+ they may want to see where they're parking before they move in... There was one unit for that the agent told me may be coming available within a few days with a floorplan I may have been interested in. She told me she would let me know either way if it was going to come available. It is now 6 weeks later and I never heard from her. It's OK, I wasn't really interested anyway =( read more

Not a review of the apartment I had or the pool. This building had the worst management ever and the worst "security guards." My first week there, the friendly security staff kicked my family out of the cabanas (that were empty) because they were non-residents. The building kept creating and changing rules and cutting power, for improvements. My friends (who I had to put on a guest list) had trouble visiting, because they had to check in every time. Valets parked cars in my designated spot. Staff kept changing... The location is in a pretty bad part of the strip that hasn't improved. read more

I loved living in this building enough that when I moved back to Las Vegas, I looked here first. I'm a fan of the pool and cabana's; I had people over a few time and being able to grill outside next to the pool was wonderful. The billiards room was nice and I used that and the theater a few times. I never used the gym or the squash court, but that's my own fault. Having a 24 hour CVS on the ground floor was fantastic! The front desk receiving packages was great; I never missed any mail/deliveries etc. The staff was always nice and will help you bring things up if you need to. They also offer valet for when friends come to visit (since all parking spots are assigned). The only problems that I had here were likely because of the unit owner being difficult and the HOA warranty not wanting to pay for repairs.. There was a leak in the shower, which bled through to the kitchen, so they had to tear out a chunk of wall and take my master bathroom shower out of commission for months. They sent a million people into my unit (sometimes without knocking) while they disputed whose responsibility it was to fix things. I was caught in the middle of an awkward situation that I had no control over, which given what I was paying to live there, was unacceptable. Since the units are all outside of builder warranty now, I suspect this wouldn't be a problem for current/future tenants. That situation though does have me reconsidering if it's 3 stars or 4. read more

That is the only thing truly wrong with this angelic architecture, in particular two beautiful woman named SONYA & DELBRA! They will give you the hardest time about the smallest thing! They act like they are there to police you, rather than serve you! On one occasion, valet crashed my Bentley automobile and I got no reimbursement for that and somehow someway they also manage to STEAL MY DEPOSIT MONEY I originally put on the condo!!! My advice, solely based on upper management! STAY VERY CLEAR OF SKY LAS VEGAS! You have been warned! Try Veer Towers, for a richer, classier, and more elegant experience! I just love spending a few nights in our condo here at SKY Las Vegas! It's a perfect place for a quick get away from the humdrum of daily chores. The 4 hour drive is enjoyable and lots of places to choose from when it comes to dining and entertainment. Shopping can also be a lot of fun here the gym and the spa are good alternatives for just staying "home" and avoiding the crowd!. 3-4 days here at Sky really recharges ones batteries ... a perfect place to relax and indulge in the simple pleasures of life. This place is a joke. I moved out two months ago and the HOA has yet to return my security deposit. The property management has changed several times in the past year that I lived there. They cannot retain staff as it's always changing. I would not recommend to live here to anyone. They have three elevators and only one ever works. When you have a visitor the gatehouse makes it complicated for entry. CVS has moved out which was a nice feature. The management office will tell you they have big plans for a food court to move in which is not factual and their other retail space has been vacant for years. They are constantly shutting off the water or repairing hot water line at one point it was a weekly occurrence. My floor only had one other person on it which made living very quiet however, is a good indicator and sign they cannot keep residents. read more

I rented at Sky for 15 months and had mixed feelings about the experience. The Sky staff is five-star all the way. Extremely helpful and knowledgable. Incredibly friendly. The units themselves are nicely appointed with quality fixtures and appliances. If you're looking to buy or rent, however, be aware of a few issues: 1. The return air system on each floor must be interconnected because when one unit is cooking something, the smells permeate into your unit. This is particularly annoying if you have someone on the floor who's into spicy cooking. 2. Balcony functionality is limited - can't wash because of water flow to the ground; high solid rail limits visibility and smoke, smells from neighboring units are drawn into yours due to general air flow. Had to close up several times due to smoke, perfume and other smells wafting into my unit. 3. Street noise - You're on the strip, so expect noise 24x7. Walls are fairly well insulated, but plan on a white noise machine if you want a restful night. 4. Dogs - lots of them (I was told nearly 50% of residents have dogs?) and, naturally, they sometimes bark. Had a dog in a neighboring unit that loved to bark all night. Security can't do anything but report it to the HOA. 5. Summer heat - If your unit faces the southwest, be prepared to run your AC around the clock in the summer. My unit hit 90 degrees during the day and cooling it made the electric company very happy. 6. Winds - Sky is in somewhat of a natural wind vortex, being situated between the Hilton Vacation high rise and the (as yet unfinished) Fountainbleau. When it's windy in Vegas, the entire entry, drive, security area along the perimeter of the building is a continual whirlwind. Am I picky? Yes. But when you're paying nearly $2K a month in rent, you expect everything to be top drawer. If you're into the Vegas scene and want to meet some interesting people, Sky may be for you. read more

I own a unit at SKY, and am therefore a "shareholder in the building" The board which has a long documented history of corruption is to this day still a main concern of mine as I have equity in the building. The building is known for having water problems. It floods several times a year due to pipes mysteriously bursting. The building is only 8 years old. Every time pipes burst and water damage occurs the front office (Pinnacle Management) sends a letter out instructing owners to open their own insurance claim and contact BELFOR, a restoration company) to do the repairs. It's always BELFOR, they never recommend any other company but BELFOR. BELFOR makes a fortune every year off of restoration jobs from water damage in this building. But why always BELFOR? When I asked that question at a board meeting I was escorted by security from the meeting. It seemed like a legitimate question to me, but I guess I hit a nerve as I got too close to their "cozy relationship" with their contractor. I'm left wondering what the arrangement is between the HOA board, Pinnacle Management, and BELFOR. I'm getting a whiff of something that doesn't smell quite right. I'll let you all do the math on what I'm insinuating here. But hey, why fix the pipes when everyone mentioned above is getting rich off the regular ongoing damage restoration from pipes that mysteriously burst way too often.....no reason to kill the goose that lays the golden eggs now is there????? read more

One star is too many. I lived here for almost two years. The first year was great. I loved the staff and everything about this place. January of this year, a lot of changes started to be made. All of the wonderful staff that i had come to know were fired and replaced with unfriendly, incapable, and incompetent people. Living here became less and less of a luxury. I have asked the new management for help with several small issues and their response was and still is that they can't help, their hands are tied. The staff couldn't manage their own job descriptions and small tasks. I felt like I was imposing on them. I'm sorry, but who is the resident? They are supposed to be here to help, instead they made living here and other things more of a hassle. Bottle line, I would NEVER recommend this place to live, to rent, to buy. And if you're still living here, I'd suggest moving out. This place and its staff is absolutely horrid. read more

Great building. Friendly staff and security. We moved into this high rise on the strip because we were told it was not an in and out weekly renters. That was not allowed. Only leasing tenants allowed in this prestigious building. NOT the case!! There are transients in and out of this building weekly. Cannot go to the pool or get on the elevator without some form of trash (not all are shady looking, but majority) getting on with you. They have no stake in the building because it is not their residence so they just leave trash, let their pets crap in the hall, on the elevator, in the parking garage, and do not clean it up. The weed smell is something I don't really mind, but it overwhelming here. Pretty sure I'd be close to testing positive if I got snagged for a test at my job. All I would need to do would bring my boss over and I may get a pass. We are only three months into our lease and we are leaving. It's bad enough that even though there is no OUT in our contract....we are still getting out. Security is pretty good, but when there is any type of event nearby, they let any and all riff raff use the valet and safety becomes an issue. We went to use the pool a couple of weekends ago and there was an "event" going on and resisdents either had to listen to crappy music and crappy people with there N word this and N word that, or not use the amenity that is paid for monthly. The building next door (Hilton) is very loud also, blaring music at the pool starting at 7am until around 11pm. BOTTOM LINE: DO NOT BUY OR LEASE HERE UNLESS IT IS A WEEKLY RENTAL. absolutely fab , when looking for a condo i considered Veer towers at city center , over prices with little space and very inconvient to get in and out of from the strip , then i viewed sky las vegas, not only was security tight which i love , no riftraft in , but the staff was amazing and the guy Mark who showed us the units knew exactly what he was doing , very inviting and was very honest, researched our needs and found what was right for us, location is perfect right on the strip but on the edge and away from the busy busy area. The offer was great for the space and we knew this was where we wanted to live but most of all he was pleasant and helped us threw the process. Sky Las Vegas is the place to be read more
