WORST HOA EVER! been waiting 2 months to get my refundable deposit back. I put down two deposits one with my property management, which I got back and they were wonderful and another one with the building directly and it came with an application. Where the application is where the check should be attached, so why has it been two months and I haven't gotten anything back? They changed staff so the person that took my deposit wasn't there but if your HOA was organized, all they have to do is find it and send it. This is so ridiculous and now that I live somewhere new, I realize how much better the HOA is here. read more

I've only lived here for a month and it's been extremely stressful and disappointing. Everyday my car is being towed, threatened to be towed, or permanent stickered on. Manager doesn't care, I would ask for her but she just turns me away like nothing and just tells me to email company. As a massage therapist, I greatly appreciated the unexpected amenity to my very own private massage room(s) with tables that I could use with my very own clientele during my stay. The overall vibe of the buildings here is quite warm and welcoming amongst both the staff and residents. Place would be better if management cared about resident safety. I walked into the sauna at the gym and saw someone sleeping there. Turns out that there was a homeless girl squatting there for weeks. When I did a police search for the neighborhood while looking for another apartment, found out a convicted felon child molester was living at the One. The building rules say no convicted felons but that's not true. It's a shame because it's a nice facility. Just a few weird things going on there. Ironically enough when my best friend came to visit (and he's on my list of people authorized to enter without a phone call) he was grilled heavily by security and I even had to come downstairs to get him. I just don't get how things work there. read more

We've just purchased this condo unit in November as a second residence. We live in California and make once a month trip to Vegas. Great price, Great location.(next to highway, airport nearby, two shopping malls nearby, and many restaurants), 15 minutes to strip casinos and new Raiders stadium, and HOA fee is reasonable which include water, cable/wifi. It has two story work out rooms with various updated machines, pool table, table tennis, video game machine, pool, jacuzzi, tennis court, library, business room, theater room, dog parks, party room with full kitchen, and storage room(yes, I never seen any high rise condo come with lighted temp controlled storage unit.) Indoor garage parking. 24hr security team and concierge personnel. We feel very secure staying here. You need key fob to get in to the building and to operate the elevator.(yes, without key fob, elevator does not operate) Each units come with large balcony(ies). Also, we have noticed that inside of our unit, temperature does not fluctuate much during summer or winter, between 74-78 degree, we rarely use heat or A/C. Whole building has water softener also. This condo is selling very quickly since Raiders announced new stadium in Vegas(15min drive). read more

I would pass on this place They have the worst HOA they fine you for everything. I got screamed at by a lady and I got a $500 fine because I gave her the finger. Bunch of Nazis pretty much running this place and they're stealing money from residents and they also have a lawsuit against them I had a lawyer contact me from somebody else who is suing this place and asking me if I've been targeted and about a lot of incidents that I've already dealt with and I told him that they were all true. I would totally pass on this place it's a dump it's not even anything good there's so much better for so much less. I've been hit with over $7000 in HOA fees in less than two years and I'm only renting here and no one even gave me a rule book it's because I had a washer and dryer delivered early I remove the speaker off the wall I didn't know what it was and they charge me $3500 just for that. These guys are a bunch of clowns! Not only that but they steal my mail when I go down to ask for my packages security told me I didn't have any I had to almost argue with this guy and finally he gets off of his cell phone and got my package. He even called and apologize after because he knew he was wrong I said if you don't wanna do your job then don't go to work that's what I told him. This place is a joke you guys it's a bunch of thieves my family won't even send stuff anymore. I feel like I've had a huge rights violation. I can't even live in peace here without constant problems and then being accused for stuff. Funny thing is I never go to any of the events I don't even use any of the amenities because I don't want to be involved with anybody I stay away from everybody and I'm still getting crazy fines. I have rights and I deserve to be treated like a person not a piece of shit. Definitely getting a hold of a lawyer regarding this place I've had enough. And it needs to stop. We moved here about 6 months ago and I feel the need to write a review to warn others. Just like the previous reviewer wrote, this place has the worst HOA. Granted we moved during COVID when most of the amenities were closed, but some how our HOA went up this year. The politics in HOA so bad that one group slanders the other, and if you're seen talking to particular group the other will yell/scream at you. Crazy woman! Good thing her friend pulled her away bc I will slap and old lady!!! HOA has a lot stupid rules. For example you cannot have your dog off leash when you're playing tennis with your dog in a gated court when no one's around. With no sign posted or noticed, you're fined $1k! And if you have a small child who can't swim or yourself want to chill on floaties securities will tell you take it out! I swear this place is not welcoming at all nor does it feel like home. Even the staff doesn't know most of these stupid rules. So your almost $1k/month HOA only good for the free cheap Folgers coffee made daily! I swear the HOA only there to extort money out of you!!! We have lived in the One Las Vegas for over 2 years and own multiple businesses and the new board has done a really good job improving the facilities and reducing the renters that cause issues. Remember they don't get paid and do this to help all of us. The previous 1 star reviews I read seem like the people that may have caused the issues and were fined or were renters. Some of these people wanted to punch, slap or give the finger to other fellow condo neighbors. Just read some of the bad reviews and you can make your own opinion. Probability better they moved on to a place they liked better. I will say the condos have maintenance issues that are being addressed like all the other condo towers in Vegas. This is one of the best at a reasonable cost. Remember to be kind to your neighbor and trust the board and life at the One will be great. read more

THIS building which is a Condo but there are also many renters here too, was the worse place we ever lived in . We rented this condo from Black and Cherry real estate company the Leaser Lisa Messa was fine in the start and was helpful --They had a very large deposit of ours which was $2000.00 so because of this we covered all the carpets in our two bedroom condo--We purchased big carpets to cover up all walking in areas we even bought special plastic heavy duty to cover all the entrances to bedrooms- We are seniors so we keep all our places so clean and we dont have any crazy parties going on we dont smoke or do anything bad in our unit so there are never any weird smells- During the three years we lived there we were constantly harassed by other tenants who were owners who didnt like that my husband and i did so many things together and they became very jealous seeing us have a happy marriage so they would report us every month for sillyness--This was a never ending nusence to us. The HOA to us were very RAcist--to us we are JEWISH-on several occasions when we had to go to the office because our toilets were on fire yes fire the whole tolet was sweating a problem in the CONDOS walls they were taking forever to come to help us and it was a BUILDING problem nothing we did--And whenever they had window washers come at times they spilled dirty water all over the balcony glass windows and just left it that way and never cleaned it up--The Man in charge of Maintence Eugene in the beginning was very nice we paid him for the work he did privitly in out unit not to bother the owner of this unit- One day we got a letter saying there was water coming off my unit to the units below so we asked him to see if he could check it out for us--My husband saw him in the garage He was our friend we thought well he was either high or nuts that day and didnt like the way my husband asked him and wanted to punch him and had to be held back by his helper and called my husband a MOTHER FUCKER well my husband was in SHOCK by this after all he came to our home for many lunches and I sent him cookies for his family--The HOA did nothing to him and even charged the owner 500.00$ for they said a verbal attack--but it came only from him- The president of the Board of HOA his name is Walter at one of the H O A meetings called dog owners need to be EUTHANIZED how can the REST of the BOARD 4 PEOPLE who have dogs sit there to hear this terrible REPLY from this man--Gavin who sits in the H O A office was one of the worse men we ever met he was the BIGGEST RACIST we ever met--never helpful at all to anyone most of my friends who were owners moved out of this place because of all the PROBLEMS there--The hallways were so SMELLY cause of the RATS that were in the walls so as you walked through the halls to the LOBBY the smell was so bad--Ide think twice before buying or renting in this place--- read more

Great place to live. Purchased a condo here in 2017 and no regrets. Fantastic views from our unit and great amenities. HOA fee covers water, internet, and cable. Also property taxes and energy bills are very low. Love the pool area for swimming laps or relaxing. Gym has everything you need. Concierge is always there to help. Great lifestyle. read more

Before I officially settled in to Las Vegas, I was trying to make a decision whether to buy a house or high rise. At the time, One Las Vegas was in my price range along with some other high rises. Coincidentally, Temporary Housing put me in these high rise condos while I search and look for housing. Sweet....I get the ultimate test drive. My experience...love this place. This is what I loved about this place. -Convenient location to the strip, food, airport, and freeway. -Concierge: Nice to have. They can screen your visits..ha ha. -Parking is gated and in assigned parking structure -Security: Always patrolling. What I liked the most is that they looked out for their tenants. If I didn't want someone visiting, I would just let them know. -2 level gym -Club House (pool tables, lounge, TV's, and even a small movie theater -Pool and Spa -Great views -Central mail center -Own storage room -Trash compactor. My shoot was located right across my unit. Only had to walk a couple of steps off my door to dump trash. -Full service dry cleaning -Maid service (if requested) I didn't end up going after this place for purchase due to 2 reasons -High HOA's. I think my HOA's was almost double what my actual mortgage would be. -Units started gettting rented out. My last 2 weeks here, the place got crowded. There were a few times, my parking spot was taken (security took care of the issues). Overall, I gave this place 4 stars because of everything you get. The whole time I stay here, I only had one issue. That issue was my AC not working for 2 days in the middle of June. Maintenance took care of everything. read more

Great place to live they offer so many amenities plus its close to everything and everyone that works here is very friendly! My biggest complaint is that parking is horrible... They didn't think it through when they were planning, one spot per unit and there's not many open spots for visitors and/or a second vehicle. My second complaint is that there isn't much storage space inside the units, no drawers under bathroom sink, no linen closet, etc. read more

Also One Las Vegas is the only high rise where all your utilities are included. You only pay power. Cable & Internet are included. Amazing deal! Love the location. Love to park my own car. My wife and I (and our 10-year-old daughter) just closed on a condo at ONE. Our primary residence is in Chicago. We spent about 3-months (and numerous trips out to Vegas) walking through many (and I mean many) different condo buildings. If there's a condo on or just off The Strip--we made a visit. Let's just say we did our homework. In the end, ONE Las Vegas was a rather easy decision. The ONE location is just far enough away from the traffic and craziness of The Strip, but just close enough to The Strip to be in the heart of everything within ten minutes. We love Vegas, but we also like a little breathing room and quietness when the day (or night) is done. With that said, in addition to being a few miles down the street from Mandalay Bay, you're a couple minutes to the highway, airport, mall, grocery store, and an endless array of activities (including the new Raiders Stadium--pro football, UNLV, UFC, concerts, etc.). Second, the complex is beautiful and well built. Few buildings we visited had higher-end finishes, nicer community rooms, pool, tennis, or workout facilities. We also liked the indoor storage, secure parking, included cable/WIFI, etc. I think electric is the only bill we have to pay separately. All this and HOA was by far the lowest we encountered in our condo search. A plus is the condo layout and giant balcony. High rise balconies on Las Vegas BLVD. are not easy to find, especially those with a clear, undisturbed mountain view. In our humble opinion, the location on the south end of The Strip was safer and more desirable than that of the buildings we toured downtown or on the north end. This was especially important to us as parents. All in all, ONE checked more boxes than any of the other options, and was still a good value. While we haven't officially moved in as I write this, our experience with the building sales team and building management have been seamless. This is especially important since we spend most of our time in Chicago. We stopped by without an appointment when we learned about ONE, and Renee dropped everything to walk us through. In our many conversations and correspondences, both Renee and Talita have been highly professional, personable, and quick to respond. (Renee was a straight-shooter during negotiations, firm and never misleading.) Frankly, both ladies have made us feel very welcome. As the Vegas condo market gets tighter and prices continue to rise, if you are considering a place to live in Las Vegas, ONE should be on your short list. All the best in your home search. read more

Lived here for 3 years and for the most part it was a great experience. The best thing about this highrise is the 24 hour patrolling security!! Eddie and his team are incredible and really care about the safety of the tenants. Security was a phone call away and they make sure that no unwanted visitors are in the building and if there is an issue you can call security instead of calling the police since who knows how long they will take to respond. The building is dog friendly with the 2 parks and they have a strict rule that all dogs must be kept on a leash for the safety of tenants and other resident dogs. The movie theater was an awesome feature and felt very luxurious to just go downstairs when you are at home. The gym is nice and clean, the pool and the spa are always pristine. Another great feature is that the concierge is there to receive all of your packges and shipments so you never have to worry about someone stealing your packages.The units are spacious and upgraded and all utilities are included except for power. Yes, even cable tv and internet are included. Best deal in town. Would have been nice to have linen closets and a pantry, but the oversized balconies are huge and offer a great view!
