They are slumlords who knowingly rent out houses that should be condemned. They will not repair anything in a timely manner and will find the cheapest way around it. They allowed me to go three weeks without a fridge while I had a breastfed infant, we lost over 700 ounces of frozen milk and over $400 in food, which they described as a "minor inconvenience." Our AC broke in the summer and they took over a week to fix it. They would not allow us to hire our own repair person out of pocket. The documented temperatures in our home exceeded 97 degrees and we have a small child, making it very unsafe to stay in our home. There was also black mold that is exposed and growing through the walls. They currently have another tenant who is an insulin dependent diabetic and she has been without a working fridge for weeks. The entry way to her home is a wood set if stairs that are half collapsed, rotted wood and missing steps. They are aware and have stated they will not be fixing it. This tenant has family that works in construction and they offered to fix it for free and were told no. When you move out they will charge you for damages to the the property that you either did not cause or were there at the time you moved in. They will charge you $300 for cleaning and hire drug addicts and ex-convicts to do the cleaning. We have security footage (with audio) and a police report because their cleaning crew was dealing drugs right outside my daughter's bedroom window when they were supposed to be cleaning the place next door. These are the people who have access to the master keys!!! I have spoken to several of their former employees who separated from them due to sexual harassment and verbal abuse in the workplace as well. DO NOT RENT FROM ALL COUNTY POLK PROPERTY MANAGEMENT located on the corner or E Orange/Ingraham.

This is a real review by a real prior tenant. This company is disgusting and criminal in their…read morebehavior. They don't feel the need to communicate with tenants timely or thoroughly. They are dismissive and do the absolute bare minimum. I paid my rent early every month and never caused issues with the property however, they refused to refund my security deposit and withheld it for items not listed in the lease and normal wear and tear. They counted on the fact that I moved across the country and would have to pay for transportation, lodging, and court fees to not file a small claim suit, gambling whether or not a judge would be decent enough to rule on the side of a tenant. They NEVER to date identified what I was charged for or the cost of the alleged repair to validate the deductions. They sent me a list of items and said I wasn't being charged for everything but refused to say what I was being charged for so I knew exactly what to dispute. They lack all integrity and character. I've spoken with other tenants in residences with high turnover because they don't do quality repairs, they renovate with low-quality material and blame tenants for the materials falling apart, and they charge tenants for upgrades upon vacating the premises. When I filed with the BBB they said they never did business with me although I uploaded a copy of the lease with their company's name and mine. There are many property management companies out there. They don't deserve your business. Go elsewhere. You've been warned.

Every detail of their work with us has been pitch perfect right from the start. They always respond to emails quickly and thoughtfully, and never fail to persist in getting residents needed services as quickly as possible. Aurelia has often gotten us next-day or even same-day service even for non-emergency situations, but perhaps her most heroic feat of all was spending two hours calling around to different septic companies on a Friday evening when the sewer plumber she had sent us earlier to address what we thought was a waste line blockage realized the problem must have been with our septic tank itself. She never gave up even after several companies said they couldn't get out to us until Monday. She instead succeeded in getting us an emergency next-day pumpout that saved us from ever having a lick of sewage back up into our household pipes. We were able to enjoy the weekend at home with our waste management system looking pristine and restored to full capacity instead of having to find a hotel and worry about what would happen at our house as heavy storms rolled through. And as a bonus, the person she sent to pump our tank was absolutely incredible. He even spent 20 minutes on the phone with me the previous evening walking through everything we'd observed with the indoor plumbing since moving into the house, and was able to diagnose the likely problem as a legacy issue from previous residents that we could prevent from ever recurring and enjoy peace of mind until our next routine pumpout in a couple years. This is not unusual for our experience with contractors that Aurelia hires, though. My son's birthday came up and I had forgotten to give my change of address to his grand parents. My ex-husband sent a package for him and he had my old address which was the house I rented with Danjo. We didn't get the package, so I contacted Mary Jo. She immediately responded to me and contacted the new tenants. I was able to pick up the package. My son's grandparents contacted me and his aunt asking if they have received the birthday cards that they mailed. Each had a check and a gift card. I contacted Mary Jo again. Not only did she check if it was mailed sure To my old address, but she also brought to my current address! I told her I would pick it up, but she went out of her way to bring it to me. Mary Jo treated me and my son like we were family when I was renting with Dan Jo. And she still does. They are great people. They will respond to your needs. I was told the oven had a residue and that was the only thing I was being charged the cleaning charge for. Very petty to charge half of the cleaning charge for one appliance having cleaning residue. When I asked for pictures, I never heard from them again. I should have just let them take the $150 and left the house for them to clean if I was going to be charged anyways. I hate being Nickle and dimed needlessly. I would understand if I hadn't cleaned at all. But to charge me when I go above and beyond to clean the whole house top to bottom is ridiculous.
