Steer clear. Buyer beware…read more I can't stress this enough. Berkshire Hathaway is out to make a dime at anyone's expense - in my opinion and within my experience. Tom Faust has continued to rush my wife and I to the finish line of our house buying without having our best interests in mind. We trusted him to have our best interest in mind and we thought our discussions would be represented within the contract, but they were not. We discussed the portions of our contract with our realtor, Tom, but our contracts never seemed to represent our discussions. Therefore, we signed without reading every small check marked box - reasonably thinking that Tom had accurately depicted the contract in our conversations. He slipped in minor details that benefitted him, without discussing the changes with us first. For example, he decided to select to give up our due diligence period in a contract amendment [pertaining to fixing items from the inspection by the seller] without discussing it with us first. He proceeded to tell us that the new contract amendment only had two changes, which included the repairs to our home, and there was zero discussion about him checking a small box stating we would entirely give up the duration of our due diligence period immediately upon signing the amendment. A reasonable person would not assume that signing a contract amendment to have some windows fixed would lead your real estate agent to select giving up the duration of your due diligence period, without ever discussing the due diligence period portion of this amendment. It was a small box that was not noticeable to my reading eye, nor would I ever guess that a real estate agent would do something so reckless without discussing. If my wife and I were still in our due diligence, and it would have not been wrongly taken away from us, we would have backed out because of our terrible experience with Berkshire Hathaway and Tom Faust. In addition, he broke our buyer brokerage agreement. The agreement states that he isn't allowed to discuss familial status, school systems, and anything that would negatively impact our determination of the house buying process. However, when we were looking at buying in Smyrna, Georgia, he told my wife and I: "If you repeat this, I will deny it because I'm not allowed to discuss the schools, BUT Smyrna has the worst school systems in the county, which will directly impact your resell value." My wife and I had been looking in Smyrna for over 6 months and this directly impacted our decision. Not only did he violate this fair housing law but he negatively put us in a situation that Berkshire Hathaway will not remedy. Berkshire Hathaway is truly the worst and we express this opinion and experience to help save others who are facing similar issues.

Avalon took over management of a lease that we originally signed with the homeowners. During the…read morefollowing month after Avalon took over the lease, we were told that Avalon was terminating our lease, and we would either have to sign a new lease with different terms or vacate the property. After carefully reviewing the terms, we were not comfortable agreeing to them. Based on both the lease terms and our interactions with Avalon, we decided that moving out was the better option. The time, effort, and expense required to move was worth it to us to avoid continuing to deal with Avalon. If Avalon had honored our original lease terms and simply raised the rent a reasonable amount, we would have been happy to stay longer. We were responsible tenants that received our entire deposit back. However, we did not feel valued or respected as tenants during our experience with Avalon. Our deposit was also held for the full 30 days after we moved out, the maximum period allowed under Georgia law. I am glad that we no longer have anything to do with this company. Avalon represents the exact type of management company I try to avoid when renting a home, and I cannot recommend them to anyone.

Sandi Zuniga is the regional manager for this location and lack empathy and communication. No one knows what their doing and "overlooks" important emails and "forgets" to tell their residents important information. Overall, this community is poorly managed, the office never returns calls and takes over a month to reply to an email. If you go to the office (during office hours) there's a 9/10 chance the door is locked and no one is there. We even have tried waiting thinking someone was on lunch or helping someone else but that's never the case. Trash is always over flowing. When we moved in, the apartment was not cleaned and the flooring and countertops were peeling, dishwasher wasn't installed correctly, missing light bulbs and the burner eyes for the stove + more. AC was broken all the time. Maintenance will just come into your apartment even if you request a call before entry on your work order. Car break ins and crime are a normal occurrence here. Calling corporate doesn't help, the regional manager doesn't help. They don't treat people fairly and if you have a problem the purposely ignore you hoping you stop bothering them.

I have pictures, plus flooded bathrooms from the apartment above. Now they are trying to charge us for damages that happened prior to her move in, or that was beyond her control.
