Sunbelt also did not title the property how we wanted it to be titled. When I emailed Sunbelt and asked them to correct their mistake, my email was ignored. Finally, Sunbelt was slow to make payments after closing, causing us to receive a late notice and notice of cancellation.

We never got the keys. We are now paying electric, HOA fees, home owner's insurance, etc. on a property that we cannot get the keys for. This is a totally unacceptable business practice. We are stuck. We own a property we are legally not allowed to enter. Sunbelt should have had the keys to give us when we signed and gave them the cash.

I went ahead bec short time frame/new to buying in this area, but was unimpressed with this being my shortest inspection of 10+ homes, barely lasting an hour on a 2500 sq ft house. The few things found I'd already found myself, nothing new. The house was completely empty with no one living there, yet within the first week of occupancy (less than 2 wks later), found two non working appliances not noted in report, screen enclosure structural issue not noted, etc. My last property during the same month had an inspection on a 1500sq ft and that guy spent almost three hrs.
