Gabe Alves is a horrible real estate agent. Beware. Gabe is like every other Florida real estate agent I have deal with: a big talker up front, but lazy after you sign a contract. He talks a big game until he gets you to sign his contract and then he goes away. Disappears. He doesn't listen to your instructions and he doesn't take action your requests. He doesn't follow up with the details. He doesn't follow through with his promises. His word means nothing. The very first opening we had, he wasn't event there! He was too busy at a bigger sale, he sent someone who didn't know anything about what we discussed or about my property. He canceled several home openings the day of, even when we talked about keeping the open house! He lied to me on many occasions about various things like being late, not showing up, etc. Don't ask him a question because he will fly off the handle, won't let you speak and will tell you that he knows more than you do about your property. All of these things happened to me. Beware. He does not listen to instructions. He is more interested in being a social butterfly. He showed up late for appointments and missed 2! He only brought 1 client to my home in 3 months! He does not work for his client! He always has an excuse for not showing up at All, on time or for not being able to communicate with a potential buyer or buyer's agent, even though he clearly had communicated with them. We set rules for showings, and he never adhered to them. His communication is Horrible. Basically nonexistent unless he needs something from you. read more

Everything was great until after the sale. We bought 2 houses from Christopher Hile, an agent with Smith and Associates. Very congenial, gained out trust. Asked if he could rent one of the properties. We agreed. He destroyed the house causing upwards of 43k $ in damage. Will not even attempt to compensate us in any way shape or form. Reached out to the company on multiple platforms and left VM and spoke with receptionist, no one returned a call or email. I guess the are OK with employing shady characters that take advantage of their clients. Stay away read more

She was the listing agent but she represented me, the buyer as well with the utmost integrity and professionalism. She was very responsive and communicative all hours of the day. Tori Elvir is a thief. If you give her money for anything, say a deposit or down payment, she will definitely keep it no matter what happens afterwards. Regardless of the circumstances as soon as that money leaves your hands, you can kiss it goodbye. She arranged a short-term rental for me, four days later I came down with covid and had to cancel. The property was rented for almost immediately after I canceled, but she kept my money! I explained to her that I had covid and it was not like I just changed my mind, and that furthermore, since she had immediately rented the place again, she lost nothing and therefore really had no right to keep my money. She ranted at me that "I lost for days." I think what she meant was I lost FOUR days as in the number 4, but I still have no idea what that means. Yes, the property was taken off the rental market for a short time of 4 days, but she then very quickly rented it again. I then pointed out that I had been underemployed since the pandemic so this trip was a stretch for me but it was my last opportunity to go away with my daughter before she heads off to college. She angrily retorted "I am running a business not UNICEF!" To be clear, I was not asking for charity, simply for her to do what is right. She lost nothing, she lost no money, she did not lose the opportunity to rent the property, she lost absolutely nothing, and yet she feels not only justified and keeping my money but quite indignant that I even pointed out the fact that she had no right to keep it and really should return it. If you give this woman any money, you should expect to be treated the same: If she can find a reason not to give it back to you, she will keep your money. And unless you have a really good legal way to compel her to refund the money she is wrongfully keeping, you're out of luck. In my case, it was a relatively small amount for a short-term rental, thank God it wasn't a down payment on a house or something like that. read more

Let me tell you about my experience with Smith and Associates!! I listed my home with them and they quickly had a buyer that offered a very low price. The agent encouraged me to take the offer...because this cute young couple who went to the trouble of writing me a sweet letter detailing how they loved my house....what she didn't disclose to me was the buyer was her nephew and she was representing him in the transaction. I found this out after I sold my bay view property. I hope they all rot in hell!! read more

Not incredibly impressed by the Smith & Associates team. I've contacted them about multiple rental listings, the secretary is rude and then connects you to their individual agents. One never called back after I left a voicemail, another's went to a voicemail box that was full so I couldn't even leave a message. So far I've gotten zero information about the properties. I have to say he was one of rudest realtors I have ever spoken to. Horrible experience, Like these people are sales people and they treat their customers with such disrespect. I would STAY AWAY from this property managment. They may have beautiful apartments/condos in their inventory but they do not have the brain capacity to understand the first rule of customer service. read more

STAY AWAY from Smith & Ass.- THE worst experience I ever had selling a home and I've sold quite a few. Nasty, condescending, rude, unprofessional- they are touted as having the 'in' in S. Tampa as the realtor to go to for buying and selling in this area. Please heed my advice and STAY AWAY. I am not going to chronicle the blow by blow, it was horrible but lets just say I fired broker Mary Pond (it wasn't just her who stunk but the whole lot I had to deal with) and hired Coldwell Banker- Mike Hughes and Jeff Shelton- far and away the better bet. Trust me! For the life of me I cannot figure out how this brokerage firm stays in business. If you are relocating from out of town STAY AWAY. If you are in S Tampa and looking to sell call Coldwell Banker- they know Sunset Park in and out (where I sold my home) - you will be so happy you did! read more

Horrible experience. The realtor Rebecka calhoon brought buyers to our home we were selling. Our first time (meeting her) was on the home inspection she walked in our home like she owned the place. Then didn't even have the respect to introduce herself even though she was receiving a 3% commission off of us. Before I get started on the rest let me just say we were not using a realtor ourselves. So in return Rebecka decided to take full advantage of us and made us believe we had to pay up to $750 in any repairs that the inspector found before the appraisal was done. We paid for a small roof repair and also a couple minor repairs that pretty much took all of the 750. Then at closing come to find out we weren't required to do any of the repairs and had to pay an extra $750. So this is now at $1500. Not to mention the closing was to be on a Friday and it got pushed back to the following Wednesday. That Saturday the air conditioner got a small pin hole leak in the copper line and trying to be good people and do the right thing we paid $450 to have it repaired when in all honesty it shouldn't have been our problem. Again at the closing Rebecka was just completely unprofessional and rude and did not keep a professional attitude and pretty much admitted she took advantage of us. I will make it my personal mission to make sure I put Rebecka out there on every website and make sure her reputation is ruined. God knows who does right and who does wrong and she will get hers in the long run. There's so much more I could add buy I've already wrote to much. Thanks for reading. read more

My wife went through buying the terrible process of buying a house from Smith and Associates, in particular Pam Stine. We negotiated a price and at final appraisal it came in 60k under our offer. She claimed to be be ignorant of the possibility of a low appraisal and that the sellers were going to rent the house. After the cancelation of our contract went through she immediately delisted it for 75k higher than it appraised. No caveat that they needed cash buyers, no warning that their listed square footage is 500 less than appraiser valued footage. Really shady business. Unfortunately the next interested person is going to again lose $1,000 in inspections and a month of their life before they realize Pam and Smiths are unscrupulous con artists. She prepped for our house hunting visit, put in three full days while we were there searching, and kept us informed and worked diligently to close the deal with the seller's agency. Jane always had a positive attitude. She provided a lot of useful information, and was always looking out for our best interest. Jane has a large network of community contacts who also proved to be helpful in the purchasing process. We have found the people that Jane has referred us to, to be highly professional and ethical people. Jane put in the time and effort to make the deal and has continued to be available as we settle into our new home.
