Finding a contractor, let alone one who is an excellent communicator and extremely detail oriented, is a hard thing to do in Bend. My husband and I really enjoyed working with James, owner of Smitty Construction. James helped us complete three renovation projects: our kitchen, a full bath and a powder room. From the beginning timeline to the final walk-through (and follow-up visits) James was a pleasure to work with. He transparently communicated pricing and change orders, extended his professional discounts, and was just plain nice to have around the house for almost two months. All of his subcontractors were a pleasure to have around and spoke very highly of James. One even mentioned how he's one of the few contractors in Bend they will work with because of his honesty and follow-through. I used James last year for a moderate sized renovation on a rental unit (left a review on Google maps back then with some photos) and was really pleased with how it turned out, so I called him up this year to help with a really big job renovating both sides of a duplex. The job included full demolition, a total of four bathrooms, LVP flooring, paint, electrical shenanigans, new cabinets, countertops, tile, and loads of plumbing. James is a general contractor, so there are parts of this that needed to be subcontracted out, but he does a really good job juggling his subcontractors. He gave me an optimistic timeline of two to three months, and had the project complete in two and a half. Given what a crack house it looked like in the beginning, it's honestly amazing he finished as quickly as he did. Last thing to note: this was a unique job for both of us as it involved bank financing, which required extra paperwork and periodic funds dispersed to Smitty from the bank. James was open to working through them as the payer, which I think shows his flexibility. I plan to use him again for the next project. read more

At the end of the day, didn't get the job done and punted. James was a super responsive, and communicative guy. Always returned phone calls and very informative. Unfortunately, after many phone calls to determine what sliding door to get, getting him out to see the space, talking about schedules multiple times, ordering the door, getting it permitted, he never sent us the paperwork and eventually backed out due to being swamped. Now we have to go find another contractor on short notice to fit into the permit window. read more

If you want a professional job, done by a guy that really cares about the messy details, James of Smitty Construction Services should be your first choice. We got four bids for a bathroom shower remodel and an exterior door add. James asked insightful questions, and provided a CAD view of what the work would look like. This was instrumental in making a few design changes before the work started, of which we are very pleased. Other bonus things you get with James: A daily report on what got done, and what is next on the schedule. And an actual schedule on a calendar template! You also get a fastidious housekeeper, the smallest and the largest of the construction debris is removed from the work site daily. He also is super pleasant, and deals with things that some might find annoying in a cheerful way. (Example, opening the wall for the new door meant dealing with lots and lots of blown in insulation.) My partner and I moved to Bend from out of state in June '18, and knowing we wanted to renovate our house, we started the process of interviewing some larger construction companies in July '18. We were initially shocked at receiving their cost estimates, while also being told we'd need to concede on some of our wish list items if we wanted to stay within our budget. And we had considered our budget to be substantial in nature. We then interviewed some medium size construction companies that were recommended by some new found friends. And the medium size companies also turned out to be either too expensive, or they couldn't start the job for many months down the road. Eventually, we interviewed a smaller construction company, but the owner admitted that our renovation desires were more than he felt comfortable taking on, but he thankfully recommended another contractor that he worked with in the past. And that was Smitty Construction. James Smith, the owner of Smitty Construction, agreed to meet with us, and from the moment he walked through our front door, we felt immediately comfortable with his demeanor and professionalism. Then after walking him through our renovation wish list, he didn't balk at any of the items in terms of being above his skill set level. A few days later, he provided us in person his official and very thorough estimate. We gladly signed the contract for him to begin the construction early Oct '18. Our contract with James allowed us as the homeowners to go out and purchase all of the hardware and fixtures, and where applicable, James purchased the items for us with his contractor discounts and we simply reimbursed. So by the time the renovation began, we had practically all of the items at the house waiting for the renovation installation. Also, James provided insight to us as to what hardware items he would recommend, and where we could go locally to purchase when possible based on his vetting out some suppliers over the last few years. Our house is in the Skyliner Summit neighborhood of Northwest Bend, and the house was built in 2004. Our renovation consisted of replacing all of the existing 12" square granite on the countertops with quartz, gutting and redoing the fireplace, installing additional windows to bring in more light in the bathrooms and living room, reconfiguring the 2 tier kitchen island to become a single tier, installing canned lights throughout, updating the electrical where needed, replacing the fiberglass showers with tile showers along with the vanity, lights and flooring in the bathrooms, etc. James estimated the renovation would take 6 weeks, and he started the renovation by laying protective covers over the exiting hardwood flooring, and also putting plastic over areas that were carpeted and would be walked upon by the tradesmen. James rented a huge dumpster, and demolition took a few days with the dumpster easily being filled. Throughout the renovation, James was literally on site each and every day, either working on items himself, or overseeing the work being performed by some of his subs, which consisted of electrical, drywall, framing, tiling and occasional plumbing. One of James strength is that he's an excellent communicator, and so my partner and I were always informed about next steps, any encountered construction obstacles, and even recommendations for tweaking the renovation scheme when it would improve the overall look and feel. The timeline for the construction ultimately took about 8 weeks (2 weeks longer than estimated), and that was due in part to having to replace some of the defective flooring we had purchased for the bathrooms, along with one of the subs being over booked on a 2nd job. In the end, we were able to get everything accomplished within our renovation budget, and more importantly everything turned out amazing. We would not hesitate for a split second to recommend James to any of our friends, and if you are like us, we imagine you'll be equally pleased as to what James renovation estimate will be compared to any of the medium to large construction companies in the Bend area would charge. After dealing with James for 2 months on our renovation, it is obvious that he is a man of integrity, has contractor skills much greater than his age would imply, and he is a very conscientious and a genuinely nice guy.
