It's a beautiful community and I love how well everything is maintained. The landscaping, trees, flowers and common areas are a huge part of what makes it feel so nice when you're driving or walking through the neighborhood. Of course, keeping a community this size looking that way means landscapers, tree trimming, maintenance crews, garbage trucks, etc. are going to make noise sometimes. Personally, I'll take a little daytime landscaping noise in exchange for living somewhere that actually takes care of the property. I also appreciate that The Colony has rules and actually enforces them. I know HOAs aren't for everyone, and that's okay. But when you choose to live in an HOA, everyone agrees to certain rules. Those rules are a big part of what keeps the neighborhood attractive and protects the community as a whole. I'd much rather have rules applied consistently than have them ignored depending on who is asking. I also have to give a lot of credit to the staff here. They deal with a LOT of people every day, all with different personalities, needs, questions and expectations, and I've always found them to be patient, kind and willing to help. I honestly don't know how they do it some days. This is a large 55+ community, and sometimes people need a little extra time, extra explanation or extra help. Sometimes people are frustrated before they ever walk into the office. I've seen the staff handle difficult situations with far more patience than I probably would. They work hard, they know a tremendous amount about the community, and from what I've seen, they genuinely try to help people. That doesn't mean everyone is always going to get the answer they want. Sometimes the answer is simply "no," especially when something isn't allowed under the community rules. I don't think telling someone no automatically makes an employee rude, uncaring or unprofessional. There's a difference between poor customer service and an employee doing their job and enforcing rules they didn't personally create. The gate can occasionally get busy too, especially when several visitors arrive at once, but I'd rather wait a few extra minutes occasionally and know visitors are actually being checked in than have a staffed gate that simply waves everyone through. And yes, there are normal neighborhood annoyances. People occasionally drive too fast or roll through a stop sign. Dogs bark. Landscapers make noise. Neighbors sometimes annoy each other. That's life when hundreds of people live together in one community. What sometimes gets lost in online reviews are all the good things--the beautiful grounds, amenities, activities, events, clubs and some genuinely wonderful people. Is The Colony perfect? Of course not. I wouldn't trust a review that claimed it was. But overall, it's a beautiful, active and well-maintained community with a lot to offer. If you're considering moving here, my advice is simple: come see it yourself. Drive through the neighborhood, tour the amenities, talk to people and, most importantly, read the community rules before you buy. Make sure HOA living is right for you. For someone who wants a beautiful, maintained, gated 55+ community with lots to do, I think The Colony is pretty special.
