She has been extremely helpful in vetting new tenants, taking care of maintenance problems, and collecting rents for us through direct deposit into our bank account. Because of all her help, we can take frequent trips with no worries, knowing that the management of these properties is in good hands. Sheri is also excellent in getting service people to do necessary repairs and needed upgrades, at very reasonable prices, which enable us to keep these rentals in very good conditions. We needed to get these homes leased. We thought, hey, nothing to this management thing, what's the big deal, collect the rent and you're done. Nothing could be further from the truth. There is a heck of a lot of bothersome interactions and arrangements for routine issues (all the normal and then some) with the management process not to mention that Landlords and Tenants are bound by very stringent guidelines and legal conditions that cannot be overlooked. After two years this past April of 2014 we had enough and turned over the management responsibilities to Sheri and we are so very happy. Sheri makes our lives easier now, but we know how hard Sheri works (from our own hands on experience) so we are very grateful and we know we are in good hands with Sheri and Firenze Property Management. Call it fate, the day I was going to start looking for a realtor, I got a flyer in the mail from Cesi. From the moment I first met with Cesi to talk about my options with selling my home, I knew that I was in the right hands. She offered advice and gave me options, all while being compassionate about my situation. During the renovations of the house before selling, Cesi did an excellent job having my back with the renovation company. Any issues that came up, she was on top of immediately. She was constantly over at the house to check up on the progress of construction and keep the renovation company honest. It was a relief since I had moved out of town. And Cesi remembers EVERYTHING. There were a couple of times I thought I had agreed to one thing and the renovation company was doing something else, Cesi corrected me immediately. She didn't even have to look it up. Once the renovation was complete, her entire team made the actual selling of the house a breeze. Cesi, Nicole, Nikki, and Gordana work like a well-oiled machine and just take care of everything. Literally everything. They sent me breakdowns of each open house with feedback from the visitors so I knew how people felt about the house. I felt like I was supported and that the entire team was working hard to ensure my house sold quickly, which it did, for over asking price. Cesi and her team work for you. The timeframes are typically from years ago, so perhaps things have just really gone downhill. Communication has been virtually nonexistent. I, along with other residents, have left multiple voicemails and sent several emails to both Juliet and Eric, with no response. Rebecca is the only person who consistently answers the phone because, apparently, everyone else is "in meetings." I honestly feel for her, because she's left to deal with understandably frustrated residents without having the ability to resolve the issues. When standard emails are responded to, the resolution is inconsistent with their follow through. I understand that road maintenance is inconvenient and disruptive, but that is exactly why a company being paid to manage these projects should be communicating clearly and addressing residents' concerns. During the most recent project, work began earlier than the posted timeframe (by two days!!! And blocked cars in garages), trash pickup was not properly accommodated, and we were told residents would receive a credit for the missed service. When I followed up about that credit, I received no response. Would not recommend since I think at this point they have too many accounts to service properly.

Night before moving into the property we were informed of extensive damage to the property due to a leak but, was insured it would get fixed... it was never completed in the 4 months we lived there. Ziad wasn't there when we got the keys to the property but, the owner. She proceeded to tour us through the "clean" condo that she herself cleaned. We spent the next day removing a 3yd dumpster worth of trash that she left between the garage and cabinets including a used razer. Not even the toilet was cleaned.... Oc residential didn't care.... The property wasn't even inspected prior to owner and property manager contract. We experienced 3 plumbing issues due to non code compliant plumbing, broken AC, Broken heater, hazardous material following from air ducts, massive gapping hole in the wall due to the night before leak never being completed.... Couldn't even fix the microwave ... List went on and on. Before we knew it owner was in over her head due to her unprepared property. We were informed that she wanted to sell the property. Jeff gladly sent me listings to a new property that he managed... why would I consider them when they could careless to take care of me within my current living situation that they managed? Oc resident property management doesn't management but, collect a check.

Their online presence and reviews were impressive. We called them and within the same day started looking at properties with Rob. What I think Rob does best is that he read us well. Every search became closer to a dream home we didn't even know we wanted yet. His ability to read people also helped greatly when it came to negotiations. He far exceeded my expectations. After an offer was accepted, we met Janet and I was immediately impressed by her attention to detail, patience and comprehensive levels of support. There were weekly comms, thorough check ins, and proactive lists of service providers that we are using daily as we move in. So lucky that we found these two. Everyday was tense and thank God the buyers and their lender finally pulled it through with everyone's help and we were able to close the escrow within expected timeline.
