Signed contract on a gorgeous lot in Bruceton Mills, West Virginia on 8 August 2020. Paid 10% deposit. Developer cashed deposit, which legally binds the contract. 2. 3 weeks later, receive call from sales manager, and realtor, Steve Wolfford, stating the lot we purchased is actually the adjacent lot, lot 32 and not the lot we have a legal contract on, lot 33?!?! We walked the property a week after signing the contract, also spoke to the surveyor who confirmed OUR LOT and that there is a private road leading to our lot and adjacent lots. No plat updates changeing the lots around, which would change the entire recorded parcel record on file with the courthouse. 3. 27 Aug 2020, receive a call from the project manager who priced the lots, Jeremy, verbally threatening us that we bought the wrong lot! He cursed us out and told us, he isn't selling the lot to us, despite having a legally binding contract for Lot 33, not Lot 32, which is not as nice and has no road access. Said he is speaking on behalf of the Atkins brothers, who are the actual sellers, whom we have a legally binding contract! 4. 27 Aug 2020 Spoke to the title/closing attorney who stated, "you have a legally binding contract for lot 33. Also informed us a contractor put a mechanics lien on our lot, and other adjacent lots. Take a look at the 2018 Yelp review from another customer who also got the bait & switch.

Sales people seem to have little knowledge of changes happening in the developers' mind and no power to make decisions on their own. The advertisements sent by email, in my case, for " Escape Cottages' appear to be little more than the old " switch and bait", one unit available at the advertised price. you have to visit and deal with sales to realize that. ! After giving a 10k deposit and signing a contract to build an "Escape Cottage", FOR MORE MONEY THAN ADVERTISED, on a specific plotted lot, it never happened. The developer never signed off on my contract.!!!!!!!!!!! My deposit was held for months , while the developer reconfigured the lot plans, twice in fact, adding another street with more cottages to be built and changing the view of the lot . I was promised. After visiting ,months later, Mr Adkins, wanted me to build on another lot so he could charge more for the reconfigured view lot I had originally signed off on in the Escape Cottage section. He couldn't seem to understand it when I seemed confused the then backed out after he had offered me other lots to build on at the same price, with little or no direct view of the mountains in the distance! Mr. Adkins tried to convince me, it was still a" good deal" because he was raising the prices. Sorry, in my way of thinking , this was not ethical ........ to promise something and then relent........ Yes, .Waterfront Group returned my deposit but cost me months in the process of purchasing another vacation home , not in Chinquapin.

    My review to express my disappointment regarding the condition of the home I recently rented…read morethrough Invitation Homes at Olive Coast Street, Charlotte, North Carolina. During the onboarding and move-in inspection process, several items were identified that required repair or attention. Although my lease began in April and rent was paid for that month, I did not move into the property until May. Given that the property was vacant during that time, I reasonably expected that the identified issues would have been addressed before my move-in date. Unfortunately, when I moved into the home, many of the outstanding items had not been completed. As a result, I was required to take time away from work shortly after moving in to accommodate maintenance visits and repairs that could have been completed before occupancy. As a tenant, I believe it is reasonable to expect that a home is move-in ready at the start of the tenancy, particularly when concerns have already been documented and there was ample time to address them before occupancy. The inconvenience of coordinating repairs after moving in, combined with the need to miss work, has been frustrating and disruptive. I paid rent beginning in April, and I believe the property should have been inspected and prepared for occupancy before my move-in date. Instead, I was left dealing with issues that had already been identified, causing unnecessary inconvenience during what should have been a smooth transition into my new home. I respectfully request that Invitation Homes review this matter and consider an appropriate accommodation for the inconvenience and time I lost from work while facilitating repairs. I would appreciate a prompt response outlining how these concerns will be addressed. Thank you for your attention to this matter. I look forward to your response.
