    When we moved in 2021 the place was great, everything was brand new, rental prices were fair market…read morevalue, etc. However, after living here for 4 years (our rent has increased by over $1000 in 4 years and the amenities fee has DOUBLED), the place has deteriorated. It's so bad, that we are breaking our lease 6 months early just to get the hell out of here. 1. The hallways smell like dog urine...or whatever the neighbors are cooking. 2. The building isn't being maintained. Carpets are stained, walls are dirty, the pool area is disgusting. The cabanas are stained. 3. You can't sign up for the golf simulator because someone has hacked it to be fully booked 24/7. 4. Cars and items were stolen from the garage and the doors on the personal garage units are constantly broken. 5. Someone defecated in the pool this summer and they didn't even bother to clean it out or drain it. 6. I also found cocaine under my sun lounger. 7. A resident was accosted by another resident and THEY BOTH STILL LIVE HERE 8. Packages go missing from the package room consistently 9. The walls are SO thin that you can hear your next door neighbors entire phone conversation 10. The leasing and management staff is rude and non responsive. The only time you hear from them is if you owe them money...if you have a problem or a question, they point blank ignore you. 11. They 'accept' service animals, but harass the owners for personal and medical information in order to have them on their lease. 12. Ventilation is poor, you can smell your neighbors dinner through the walls 13. Constant construction noise from the new properties around you. DO NOT MOVE HERE especially if you have family or pets. It's a cesspool. Unless you love paying $6k per month, plus $2.5k per year in amenities fees to swim in a toilet and eavesdrop on your neighbors.

Michelle is THE BEST at what she does and always seems upbeat, enthusiastic and warm whenever I see her. Everyone has a laundry list of deciding factors for selecting an apartment, but let me tell you that your experience in interacting with her may very well be the x factor in why a lot of people end up choosing to live here. Maintenance staff (Kevin, Anthony) are good, most issues are resolved within a day of reporting it via the online portal. Location is great from a commuting to either NY or Jersey City perspective - you can catch a bus right in front of the apartments to take you into PABT, NY or walk ~7 mins to light rail station. Tonnelle Ave park and ride is also right down 51st street. Lounge is quite good, has a couple game tables, a large TV and is updated quite well - you can rent this by the hour for private events. There's heavy Latin influence in the area, some great restaurants along Bergenline street and nearby. Quite a lot may not speak English well, but everyone is very, very friendly. Now onto the bad or "stuff that you need to get accustomed to" list: - Renewal rates are insane. You're looking at approx. 20% rate increase yearly. You'll be fed the usual "market rates" justification. Mental gymnastics it'll take you to swallow rationale for pricing an apt in this location almost at part with other luxury areas will be tiring. - If your apt faces the parking lot, it will get VERY loud. You'll constantly hear ambulances, cop cars and the constant hustle and bustle of loud music blasting, bass thumping cars. With 7-11 and Bottle co (alcohol store w/ bar) in the same building, there's always enough noisy people hanging out in the parking lot being loud. In summer months, you also get the bonus of kids skateboarding in the parking lot. - You will 'hear' your upstairs neighbor, unless you live on the 5th floor. Side walls are quite thick, I haven't ever heard my next door neighbors on either side. - Office is closed on Sundays and Mondays. If you get packages delivered during this time, there's a decent chance of delivery guys leaving them anywhere they are able to and someone else taking your package. Only one of my Amazon packages has gotten lost, since then I've wised up to get it delivered when office is open and Amazon even prompts me with a "we've noticed that office is closed during these xxx delivery hours". :) Overall, it's a very good apartment complex where the positives outweigh negatives. At some point I'm sure my apt will be priced out of my pricing tolerance and I'll move out, but till then my family and I are quite happy calling this place home.

Sue Sue, Teresa, AJ, and Steven did so much for our family. They ALWAYS go above and beyond. Had we not bought a house, we would still be living there. I literally sobbed when we left. We will never forget our experience at the Alexander! In addition to the great service, they have nice activities for the kids during the holidays, free breakfast by the pool weekends in the summer, and no amenity fee. Why live anywhere else in Edgewater?!

In this building everything included but cable and electric. Apartments are very large roomy , tall ceilings and very beautifully finishes !!! Large windows perfect for Manhattan and river views . Bathrooms are very large and gorgeous.. 5 star service !!! Everyone always sweet and polite . We all became like a family... this building almost like a 5 star resort : gym , yoga rooms , billiard room with kitchen you can have a nice party , movie theater , indoor and outdoor pools , saunas , jacuzzis , and so much more ... No pets allowed this was important for us !!! No smelly hallways and barking. Covered parking. Every Sunday beautiful free breakfast served by the pool .. Bus to Manhattan right by ur door it takes only 20 minutes and you are in midtown . Supermarket cross the street. Trader Joe's and Whole Foods walking distance . Beautiful city view river walk pathway for a nice walk or bicycle ride . Movie theater and so many other stores short walking distance . I can't thank enough Alexander for making us very happy .     I've experienced ongoing issues with the management and communication practices at this property…read morethat make living here more stressful than it needs to be. For example, residents have received automated notices about "outstanding balances" even when accounts are already paid in full. Instead of proactive correction or clear communication, tenants are left to sort out the confusion themselves. Some leasing agents are also trained to provide vague or non-committal responses, which makes it difficult to get direct answers on policies, fees, or concerns. Non-compliance fees have been charged without transparent explanation, and it often feels like residents are expected to just accept charges without clarity. There are also recurring accountability issues. Items like large water jugs or dollies get left in hallways, and instead of identifying the correct unit responsible, management has previously blamed the wrong residents. The same issue happens in the garage, where some people use spaces as storage, yet warnings do not always go to the correct tenants. This blanket approach to enforcement is frustrating and feels careless. Additionally, the leasing office environment is not welcoming. Privacy tints and curtains have been installed on the interior glass, creating an atmosphere that feels closed-off rather than community-oriented or approachable. The building itself is fine, and the location has benefits, but the management's lack of transparency, accountability, and consistent communication significantly affects the overall living experience. I hope improvements are made to create a more resident-focused environment.

The apartments are spacious, gym is rarely crowded and well equipped and location is super convenient to both the bus to Port authority and the ferry/light rail. We have to travel for a few months so didn't want to renew, but based on this experience, will really consider Rivertrace as a first choice when we come back.
