I was a resident of this location for 6 years, and never a problem tenant. Recently I had to move because for the second time year in a row they raised the rent over $500.00 and nothing was added to the property or at least more amenities to justify the brutal increase year over year. After giving our 60 day notice, they turned around and put on the market for significantly less money per month. When I gave this property my 60 day notice, they turned around and posted the unit I was vacating with a significantly less expensive price. Since leaving there I have been trying to get my deposit back and they constantly give me the run around. They are quick to withdraw the funds that they are due but to get your money back is a total hassle. I was told that they mailed a certified check and provide me with a ficticios tracking number. Receive a call from the manager, and as I return the call less than 5 mins later the person answering the phone tells me he is gone for the day. After giving 6 years of rent to this company they dismiss and take their time with loyal and reliable tenants and take advantage of the funds that are rightfully mine. read more

When we first moved in, the building was brand new and living here was great. We had an awesome deal on a new apartment and the management staff was exceptional. However, the last year or so we have seen a dramatic decline in building quality and an increase in rent, fire alarms, and other annoying things. The fire alarms go-off about once a month. The past week alone they went off 3 different days, 2 of which were around 3am. The carpets in the hallways are coming up, the monitors on gym equipment barely work, and of all the promised retail space, only 3 stores have opened. If you like watching fire trucks outside at 3am in January, move here!! We have lived here for 2.5 years so far, but definitely NOT renewing the lease again. read more

I moved here pretty much sight unseen. A work promotion gave me about 30 days to relocate to NYC area. Listen, moving is stressful, and I do not enjoy it. I decided to stay with Avalon communities because I adored my apartment in Mosaic Va. and like I said... moving is stressful. Michele R was awesome. I called her pretty clueless and she answered my questions over and over (I repeated a few). She made the transfer of paperwork etc seamless. I met Mary when I came up a week before for work and she gave me a sneak peek of my apartment. Like Michele Mary is also amazing Everyone who works here bends over backwards to be helpful and accommodating. I like my apartment. It's a good size. Affordable. Clean. Pretty new. My neighbors are quite. This is the first time I have not lived on the top floor and (knock on wood) I'm lucky to not have the elephant stomps above me! My only "better if's" about the apartment would be I'm in the front. So it's loud. For the most part noise doesn't bother me but fire trucks and loud ass people visiting the Bottle Company can be annoying and if you don't have a tolerance for noise you may want to move to the back. I also wish I had a balcony. There wasn't an option for a balcony when I was moving and I really love my balconies. The good thing is there are choices to love to different spots etc. I know nothing about the neighborhood. I work in NYC and my commute in is so easy. I spend all my time in NYC, and just crash in my apartment. So- the commute is fairly quick and easy and you can see the city from the building... and Target isn't far. I have found things around to for my needs like where to get my hair done, a great pedicure right downstairs from the building etc. I like it here. I'll probably stay for awhile. Check it our;). Less than ideal location - overpriced for what it is really - the building is new so it appears nice-ish, but VERY low quality construction (e.g. the vinyl siding of the building fell off on a windy day, you can hear your neighbors often, and the entire kitchen island shudders when you close the dishwasher door. Pros: leasing office staff Mary and Michelle are sweethearts and the super, Kevin, is very responsive and professional. Floor plans are spacious with a fair amount of storage. Cons: everything else... Most master bathrooms are small and have a tiny shower stall while the guest baths are massive and have a bathtub. Low quality appliances. Fire alarms go off nearly every month, often at odd hours. Leasing office hours are very limited so you often have to wait till Saturday to get your packages. All the amenities and pet fees the building charges you for - the gym equipment is often broken and not functioning, and the dog run is disgusting - many tenants don't pick up after pets and the building definitely doesn't enforce its dog policies - breed/weight restrictions - invariably, there are dogs that will pee in the elevator and the garage and it never gets cleaned up; there is poop everywhere for months in the dog run; AND who makes a dog run that doesn't have any path and grass - it's all gravel.... ?!?!?!?! WORST: rent increases are so ridiculous that they are almost hilarious. They like to increase rent by ~10-15% every year, and will not give leases longer than 12-months. Stefani, the community manager, somehow manages to keep a straight face while explaining the rent increases are based on market b/c apparently people are dying to move to the cemetery district of Hudson Country, and demand is very high in a building that on average has 15-20 vacant units on any given day. read more

Hi, I am Gayatri and I have been living in Avalon since May 2012 ever since it opened up. It's one of the best places in North Jersey to live. 1) I have seen many in the front desk. Michelle and Mary are really good and very approachable. 2) Best is the service. Just fill the maintenance request and Kevin will be there home in less than 20 minutes. They are really prompt. 3) Gym, floors etc are very very clean and nice. 4) Not just that, if there are any heavy packages, the maintenance guy Kevin volunteers to drop it at home. 5) Location is perfect and very convenient. No buses 154 on Sunday. 6) I don't hear any neighbours blasting music etc. Rooms are sound proof. 7) I am so spoilt that I don't feel like buying a house. read more

Other reviews, including the hidden reviews, are pretty spot on, but let me still give you my two cents. Michelle is THE BEST at what she does and always seems upbeat, enthusiastic and warm whenever I see her. Everyone has a laundry list of deciding factors for selecting an apartment, but let me tell you that your experience in interacting with her may very well be the x factor in why a lot of people end up choosing to live here. Maintenance staff (Kevin, Anthony) are good, most issues are resolved within a day of reporting it via the online portal. Location is great from a commuting to either NY or Jersey City perspective - you can catch a bus right in front of the apartments to take you into PABT, NY or walk ~7 mins to light rail station. Tonnelle Ave park and ride is also right down 51st street. Lounge is quite good, has a couple game tables, a large TV and is updated quite well - you can rent this by the hour for private events. There's heavy Latin influence in the area, some great restaurants along Bergenline street and nearby. Quite a lot may not speak English well, but everyone is very, very friendly. Now onto the bad or "stuff that you need to get accustomed to" list: - Renewal rates are insane. You're looking at approx. 20% rate increase yearly. You'll be fed the usual "market rates" justification. Mental gymnastics it'll take you to swallow rationale for pricing an apt in this location almost at part with other luxury areas will be tiring. - If your apt faces the parking lot, it will get VERY loud. You'll constantly hear ambulances, cop cars and the constant hustle and bustle of loud music blasting, bass thumping cars. With 7-11 and Bottle co (alcohol store w/ bar) in the same building, there's always enough noisy people hanging out in the parking lot being loud. In summer months, you also get the bonus of kids skateboarding in the parking lot. - You will 'hear' your upstairs neighbor, unless you live on the 5th floor. Side walls are quite thick, I haven't ever heard my next door neighbors on either side. - Office is closed on Sundays and Mondays. If you get packages delivered during this time, there's a decent chance of delivery guys leaving them anywhere they are able to and someone else taking your package. Only one of my Amazon packages has gotten lost, since then I've wised up to get it delivered when office is open and Amazon even prompts me with a "we've noticed that office is closed during these xxx delivery hours". :) Overall, it's a very good apartment complex where the positives outweigh negatives. At some point I'm sure my apt will be priced out of my pricing tolerance and I'll move out, but till then my family and I are quite happy calling this place home. read more

Ahh, where to begin. Let's start with the location. Based on a TON of research before moving in, the area is safe, and I have not had any concerns in regards to security living here. Everything is close by, and Meson Espanol across the street has amazing food. The building: It's 3 years old, and they make sure it looks clean, aesthetically speaking, its perfect. The hallways: Clean, no weird smells or noises. In fact it is pretty quiet all day. The office staff: Michelle and Mary in the front office have always been super pleasant and professional. They are happy to address any concerns my wife and I may have no matter how ridiculous. A few months ago, our kitten found it's way under the kitchen cabinet, and Kevin was at our door not even 10 minutes after I put in the complaint. (We got him out btw) Amenities: The lounge is great and the view makes for some pretty awesome sunsets. The gym is great for quick workouts. If you are looking for heavier weights (dumbbells only go to 50 lbs), there is a Retro 3ish blocks away. Garage: It's clean, and I have never had an issue with my car (I left for about 3 weeks and my trunk was open, and everything was there) Elevators: They work and get you to the floor you need to get to :) Misc: They usually hold events once a month, and the one I decided to go to was great, met a lot of people! There's a Subway, 7-11, nail salon, and a liquor store (they have a cigar room!) Commute: My wife works in Midtown, and it takes her about 30 minutes to get to PA. It's also great that the stop is right in front of the building. In conclusion: I love it here, in the future if we move we are definitely moving to another Avalon. Best decision ever. read more

We don't particularly love living in North Bergen but we can't imagine leaving Avalon North Bergen. The support team here make living here a pleasure. Michelle and Aaron are always willing to help with a smile. The maintenance team are the nicest people around. Gareth, Anthony, and Josue are extremely knowledgable and are always happy to help. Their response time is extremely fast so I never have to worry about an issue going unfixed. I wish this same team existed at EVERY Avalon across the country. I lived here for 3 months and I happily paid penalty (1 month rent with 2 month ahead notice) to move out. The building looks really nice from outside but it didn't take long to realize the poor built quality. I and my wife were woken up multiple times late night/early morning (2~4am) from the balcony downstair where people were having parties. The answer I got from management was that people will not be outside when the weather gets colder, which wasn't true at all. The sound proof between floor is horrible and you will hear constant rumble if you have a child living upstair. The security deposit of $750, sounds charming. After 2 months of move-out date, I still haven't got mine back yet, of which I am getting only $50. I don't know how much damage you can make in 3 month. I was charged $160 for "various reasons" which customer service refuses to tell me the reason. They replaced exterior of microwave and gas stove for over $400. Of course I haven't got anything back from $500 move-in fee. It was too stressful to live so I had no choice other than moving out. I have never written a review of any kind, anywhere, but I feel obliged to make note of this. read more

I've lived at Avalon for a little over three years and I've had a very good experience with the team (office and maintenance). Mary, Michelle, Kevin and the rest of the maintenance team are very responsive. Any issue raised is always addressed immediately or within 24 hours. The community hosts events for the guests and even pets (not a pet owner). Over all very positive experience! The only recommendation is the amenities fee (should be reduced for renewals). read more

I've had a great experience living in Avalon North Bergen for almost 2 years. The staff has always gone above and beyond and they're extremely accommodating. If I have an issue in my apartment it is serviced immediately. If I want a package delivered it's at my door that evening. The workout balls in the gym were becoming deflated and once reported they were fixed that day. The complex itself is beautiful. The rooms, closets, and bathrooms are spacious. There is a 711 and Subway right downstairs. They are also opening a liquor store and nail salon. There is an express bus to NYC right in front of the complex and it's just minutes from Hoboken and Jersey City. I highly recommend this apartment! read more

No AC in main corridor hallway for over ten days in a heat wave with no communication from the community.

This is the worst place to live in total rip off for the area and totally not worth the buck .The Avalon management deals with no concern for the residents what so ever .The Fire alarms go out of the blue in the middle of the night as often as every month .We had to go through the traumatic situation of water flooding into our apartment and the way the management dealt with that situation is horrific .No compensation or any kind of moving assessment was provided and added to that they were not even willing to negotiate on the lease terms . They will be the first people to raise rents and amenity fees every year but will be the last people to address your concerns .Don't be cheated by the looks and feel of the building .The construction quality is pathetic .I would never recommend this place to anyone and save yourself some trouble by renting a place here .It is a disaster to live here. read more

I lived here for 1 year. I had wonderful experience at Avalon and highly recommend to everyone. Avalon has match up everything they provided till my expectation. The community office has provided wonderful service including delivery packages and answers all questions. I have no complains whatsoever and had no issue with the Community. RUN! DO not even consider this place. Whomever said this place was a great place to live must have been referring to the past staff; they made up for the lack of quality. The two women that are down there now are horrible. i find it quite amazing how they go above and beyond to reel you into signing a lease, but once you declare you're moving out, oh you really start to see who you're dealing with. They neglect you as residents and sit on their cell phones constantly texting, especially that Mary character. She'll pretend like she's so concerned with your needs and wants but she can give two cares. Talk about not following up with you. Only if it helps the chances of her shining in front of her supervisors will she act as though you matter. And that other girl Avalon hired, I have no idea what her name is, but you can't miss her. She's the loudest and most obnoxious one. They both give you this fake smile and fake hello, when honestly I truly feel deep down that they are prejudice (that's a whole different story). Now Avalon as a company, well hey, let's just say, it's a company and at the end of the day, YOU don't matter to them. Their motto is heads in beds. The building sucks! There was a leak a few months back and my apartment was destroyed. The water leaked from the 5th floor down to the main. And our rent was not reduced for the inconvenience and damage. Their response was refer to your renters insurance company. As far as the fire alarms, well the other posts describes the experiences in a nutshell. This is our 3rd Avalon apartment experience. What makes the difference to us is (1) the office staff are extremely friendly and helpful, (2) the tenants who live here are /really/ nice (in our former Avalon experience the tenants were obnoxious and often downright rude). I really like that tenants always say hi, smile, and are just generally friendly, and (3) we are on the meadowlands side - so we get a lot of afternoon sun ... so much so, that we're even thinking of getting solar panels. As for the noise, on the meadowlands side, the most noise comes from the freight train yard. They load the trains at night and the trains leave at 11 and at 1. We've gotten used to it now and sleep right through it all. The only really annoying noise is the loading trucks that the freight trains use. Why their backing-up signal sound has to be so d*mn loud is beyond me. Someone should get the authorities on them for noise pollution. :D Joking aside, it's pretty good living here and we hope they don't raise our rent too high when we get to the renewal stage. read more

WARNING! DO NOT MOVE HERE! unless you're here for a year or you know you need a place for 18 months (then lock in the low rate while you are offered it). These scumbags lure you in with low rentals, and then each year, raise the rent exorbitant amounts. For example, my rent started at $1400, then the next year moved up to $1800, and then now just got a renewal for $$2250. That's like a 35% increase in two years. Unbelievable. I know it's their business model, but it's just wrong. Not sure what other Avalons are like, but this one is just a big facade. They "take care" of you and try to get you to stay, but in the end $$ talks, and it's all just a business for them. BEWARE!!! read more

If you value peace of mind, do NOT move to this building. Number 1 issues are incessant, ear-splitting false fire alarms going off at least once a month; nonexistant security or supervision of the community outside of leasing office hours, which happens to be most of the time; strange, shady types loitering around in the hallways and elevators late at night; cheap fixtures somehow being masqueraded as "luxury." Added to this are the complete lack of middle class neighborhood amenities, such as civilized parks, cafes, restaurants or shops. Neighborhood is run-down and filthy, and composed of hostile Latin immigrants who do/will not speak English. Retrieval of packages is also a frustrating experience, as residents are not provided access to the package room and, as mentioned above, the leasing office is only open at certain times, most of them inconvenient for the average daytime office worker. Rent is ridiculously high after accounting for these factors and gets raised significantly on loyal tenants such as myself year after year, though similar apartments are offered to potential new tenants at a steep discount. On the plus side: Location and access to NYC is convenient, leasing office staff are very friendly, maintenance is very responsive, apartment is generally well-designed and acceptable, but the issues above have been so overwhelming over the past 2.5 years that I am fleeing this community and not looking back. read more

do not move here. i repeat do not move here. probably the most irresponsble and worst customer service from the management team here. used to be a lot better, but the good staff has all gone elsewhere. security is a huge issue as well as some of my valuable ups packages went missing and the mgmt won't even address it to the community. trust me on this guys, what looks good on the outside and clean apartments, do not make up for the rent hikes each year (mine was over 10%) and all the other issues above. read more
