This review is pending for a long time. I live in Estuary for a long time. Pros: Proximity to NYC: This place is so close to NYC with amazing bus services during the morning and evening commute. So, it takes 15 - 20 minutes to be in Port Authority if there are no traffic jam on the tunnel. Sometimes buses are busy and there is a long queue, but 3 or 4 buses come at a time and clear the queue. This building has amazing NYC views and views from some of the apartments are breath taking. Apartments: The layouts of the apartment are good with adequate closet space as well as all apartments have good natural light. And the apartments have the best appliances, especially building 3 which is new compared to other buildings. And to top it off, there is Whole Foods next door. Facilities: There are 3 gyms and they are mostly empty. All of them have the needed equipment. The only thing missing in 3 gyms is the Free Motion Smith Machine, but that is not going to be there in any of the apartment gyms. The best part if you are working from home is you can get the party room open if they are available during the week days. And there is a kid's play room which is so big with lot of toys. To top it of there is a children's park next to the apartment. People: The people in the complex are very friendly and understanding. They smile and have a small chat, which is hard to see in the NJ area. We had a baby and I asked so many questions to many residents here and they all helped us with the perfect answers. Most of the residents are couple or just starting family. Maintenance: This apartment complex maintenance team is the best. All the issues are fixed within minutes the issues are raised. The team goes beyond their ways to make sure we are satisfied. We have raised a number of requests but they just come and fix them. All the hallways are really clean and tidy all the time. Concierge Desk: The concierge desk makes sure all the package requests are taken care properly. They also take other minor requests and every time you go to pick the packages; they are always welcoming with their smiling faces. Leasing Office: Everyone in the leasing office is friendly. They make sure all the issues are addressed properly. They organize so many events in the complex so as to make a friendly community. I have moved at least 7 times in the apartment complex with crazy requests and they always make sure that moves happen in the schedule I want. I know all the staff work here very hard to make sure that we live in one of the greatest apartment complex. Cons: Even though this place is so close to Hoboken, going there takes at least 30 minutes as there is always traffic as well as finding a parking is so hard. Even though it is so close to Manhattan, there is nothing near by. Yes, all the restaurants near are mediocre and you will get tired within a week or two. After a month, NYC & Hoboken seems very very far to go for a dinner and you feel like you live in a suburb and just order in Uber Eats. read more

The property offers a bevy of amenities and capabilities including views, parking, gym facilities, proximity to a number of places like Whole Foods, Charthouse, and Ruth Chris to name a few. If I had only lived here for the year of 2019 and 2020 I would have given a total 5 stars If I had only lived here between 2019 and 2022 I would have given 4 stars But today I decided to give only 3 stars or even worse. I'll list the CONs: 1) elevators are FREQUENTLY out of service and not being repaired soon. There are only 2 elevators in the 1600 building - with one of them frequently went out of service for weeks. This keeps happening and the management office said it's because of the service provider's issue. Look whatever the issue was but the situation is very frustrating 2) The additional charge besides the rent keeps going up. The first year we moved in it was put in writing that the gas, sewer and water charge were included in the rent. But later on we saw the monthly bill keeps adding new items - gas, water, sewer, administrative, alarm etc. So the add-on items could easily go as up as $300 for an 1b 3) Management office is sometimes unresponsive. 4) Too few guest parking lots whereas some of the residents parking lots are unoccupied. They could have made a flexible arrangement to accomodate the guests of the residents' but they did not. 5) Some of the concierge ppl are really rude. I don't want to name them. Admittedly there are some good aspects about Estuary to be fair 1) good location easy access to ferry, bus and lightrail, whole foods 2) The buildings and small garden look pretty 3) central air system is awesome (if you have lived in Jersey City with the noisy big AC units you know what I mean) 4) Most of the concierge ppl are nice and helpful 5) The apartment repair guys are quite responsive and will fix any of our kitchen/bathroom issues in 1-2 days. read more

Sitting by the pool on a Saturday, laptop, wifi, hot tub, view of the city...this is the best way to start the weekend. We love living here - I've been in a few different complexes (Boston area) since graduating college, and my initial move to NJ was renting a condo in Hoboken from private owners. After two and a half years there, enjoying all the perks of the walkable, drinkable, unparkable city...Weehawken, though only just next door, offered an open feel that we didn't really know we were missing until we got it. We are close enough to Hoboken to go back in, a few minutes from the ferry and bus to NYC (I take the ferry to work and it's awesome), and JUST outside the snarl of Lincoln Tunnel traffic (when heading north) that gets you on River road, leading you to just about any shopping/store/food place you might need, all the way up to the GW. Estuary brings back the wonders of living in a great complex (trust me, there are terrible ones)...with parking, a water view, awesome amenities, updated technology, great staff, and snap-your-fingers maintenance. In addition to the awesome staff in the leasing office, the 24-hour concierge desk makes everything just that much easier - from apartment issues to guest parking to receiving packages, dry cleaning, etc. If you have a pickup - you get an e-mail and the TV screen inside your respective mailroom tells you as well. The apartments inside are really nice - good views of the Helix and the city in our unit, and the finishings are really solid. Nice wood floors (though they do show dirt almost instantaneously), solid cabinets, stainless steel appliances, nice granite, etc. The whole building is concrete, so it is really quiet; we have people above us and we rarely hear anything. The only time we really hear anyone is when a dog barks in the hallway, and we are listening for it. Parking is everywhere - including free spots for guests. Each unit has a full size stacked brand new washer and dryer - yes, full sized. I can do two weeks worth of laundry in two loads, not 3 of colors and 3 of whites. You can wash blankets. Amazing. There are also individual alarms in each unit, so you can set it when you are at work or on vacation and know all your stuff will be safe. A dedicated space will add $175 or so to your rent, but the spaces are actually car sized, not those narrow city spaces built to stuff in as many cars as possible. You can comfortably park two SUVs next to each other, and not have to flatten yourself to get out. (This is important to me - I have a Q3 and a hate door dings.) The amenities are really what sell this place - spending the weekend here is like going to a resort without ever having to actually go anywhere. Gyms - Each building has their own gym, all have plenty of brand new equipment, and i've never been there with more than two or three people at a time. Building 1 also has a yoga room with a TV hooked up to on demand fitness classes, so you can hang out with Shaun T in the studio rather than trying to Insanity in your own apartment. Goodbye, old gym membership. Golf Simulator - Sometimes I get that January itch to play 18 holes, but with a foot of snow on the ground...not happening. Well, now you can play 18 holes of climate controlled simulated golf on courses you've never had the chance to play at. The only challenge is putting...but that just takes some practice. Movie Theater - self explanatory. Comfortable seats. Huge TV. Movies, sports, whatever you like. Free. Outdoor space - Each building has their own outdoor space. Even though our building doesn't have a pool, we have grills, and outdoor tv, putting green, double sided fireplace, bocce ball area (I think that's what it's for?), two pool tables, plenty of umbrellas and seating, and a dog washing station. The other two have pools, so the space feels a little different, but all have plenty of seating and grills. Plus, pools. Speaking of pools - we always go to the one in building 1, but if you want a chair...get there early. They fill up quick, but people generally flow in and out throughout the day. But when it's 90 degrees and sunny and you COULD be sweating somewhere in the city...you are in a heated pool, having a drink, and looking at the city. We have a 15-month lease in an apartment complex that gives us 0 reasons to move anytime soon. If you are entertaining Hudson River living, look no further. read more

Terrible customer service from the leasing office staff and regional manager. The staff are rude and do not respond in a timely fashion. They hike your rent up 30% when it comes time to renew and do not work with you on decent terms. They don't fix things on time. Hot tub does not work. Elevators out frequently and one time for 2/3 months. Garage door was broken for 10 days. Also they issue you a parking permit and can't keep track of it from year to year and threaten to tow your car in the parking spot they allocated to you. Same thing with bike permits. They threaten to throw your bike out that has a permit they issued you. They need to learn how to use excel. It's a pity as its a nice location and great neighbors. The maintenance guys are also very nice. The leasing office staff and their mgt team need to improve. read more

I have lived in Estuary Apartments for just about a year. The apartment itself is wonderful, I have lovely neighbors and there's a nice sense of community. The amenities could be good- the hot tub has been broken since last summer when I moved in, when I inquired when the pool first opened for the season this summer I was told they were waiting on a part and they anticipated it would be fixed mid-July, I recently followed up and was told it's now estimated to be fixed mid-August (it's crazy to me they've had since last summer to fix it and it still isn't fixed- please spare me with the supply chain excuse). There is a TV in the courtyard of building 3 that also hasn't worked since I moved in. (No, they will not discount the $85/month amenity fee due to inconvenience). We were sent an email last week stating the theater and & virtual reality room were closed and would be told when they were re-opened, not sure if they are back open yet. There is an elevator in building 3 that was broken for 3 months during the winter and for some reason elevators are constantly down. Last weekend when I was leaving for work on a Saturday morning all 3 elevators in the building were broken at the same time. If just the apartment itself and the community matter to you those things I really do love. I was told by a neighbor that's lived here a while, "everyone says the same thing- they love everything about it here except the management". You will pay $30/month for an alarm system whether you have it turned on or not. I'm here for another year and hope I can update my post with some positives over the next year! read more

Overpriced, poorly managed and rude staff. Don't move here! The staff was always rude and Alana on the management team never helped with anything. We were given a hard time when getting community IDs when she would let here friends in the pool to use the facilities. We always had to wait around for management even when they weren't busy. I asked to move parking spots multiple times when my car was scraped in the garage and Alana never bothered helping to find a new spot when there were multiple not being used in the garage. The elevator was always broken and amenities not available which cost us double in moving costs. They even tried to hold our money for the deposit, which is illegal. The security guard on staff was threatening me on move out when I asked for help with the elevator. Outrageous prices for horrible customer service. Stay away! read more

Beware! Your few thousand dollars you pay in monthly rent only will cover the 4 walls in your apartment. This apartment complex now nickels and dimes every resident for every single utility. (This wasn't the case the first 4 years I resided here) now I know it's time to get out! Here is a list of utilities you will pay extra each and every month on that is not included in your rent: Alarm Income- $20, non-negotiable even if you do not use or set up the alarm system. Sub metered water service Allocated sewer service- This is a new expense they threw on us about a year ago. Allocated sewer service means they are billing each resident for the entire community usage and then dividing the expense amongst everyone. Each month this charge varies. A studio apartment will end up paying at minimum $20 each month! Can't imagine what a 1 bed and 2 bed has to pay. Trash flat fee- Another new expense they threw on us a year ago. $8 a month for a studio. Oh and by the way each trash room has piles of stinky trash sitting on the floor, sometimes you can't even open the door to get into the room, so that $8 a month definitely hasn't improved that process of a pig sty. Heater & Hot Water Administration Fee- $4.95, was a dollar less a few years ago. This fee goes towards them sending you a bill via email each month. With all these itemized charges the least they could do is not charge us to receive a bill! I highly recommend everyone think twice about moving here. If you look at all the recent reviews posted you will see low star counts compared to years ago when this was a great place to live. It's really a shame. read more

My girlfriend and I moved into these apartments a few days ago. So far, I am very pleased with the staff here at The Estuary. We moved from California and I can confidently say that this place truly feels like home. Leasing professional Jordan Graf was very helpful and made our transition extremely easy. Not only that, she went above and beyond on several occasions to make our lives so much easier. For example, she was able to hook us up with a last minute parking pass; it doesn't seem like a lot, but it made our move that much less stressful. That's just one of many instances that Jordan went above and beyond for us. I also recommend reaching out to Realtor Michael Rizzo if you are planning on moving into the area; he was able to assist us in finding us the best apartment in the complex. The apartment itself is beautiful; we have an awesome view of NYC and the windows do an awesome job blocking out all the outside noise. DO NOT move here, the residents are very rude. Due to Covid 19 you can not use amenities. Staff is very rude . Floors were cleaned but no sign put up. Tenants bully new tenants. Unaware of certain policies and never received them , yet penalized for not following every Code. Air conditioning unit constantly breaks. It looks beautiful but it's like an antique. More rules than a PRISON! Management actually asks residents to send in formal complaints about each other - turning neighbors into enemies. "Quiet Time" from 10pm - 8am daily. Mgmt will threaten tenants with their final warnings, security, maintenance & legal team regularly. There is no privacy living here. Some loser is always watching, filming or taking pictures to tattle to management. NO GUEST PARKING! Some residents are sneaking their friends and family in the paid/private parking garage causing CHAOS. People are so desperate for a spot since Estuary expects guests to walk half a mile just to park at The Sheraton. There have been fights, tow trucks and cops called over the lack of parking and stealing of spots. CONSTANT CONSTRUCTION that never ends. Trucks, police and dumpsters blocking entire streets, causing massive traffic and delays every single day. Not to mention, the noise, stinky smell and dangerous driving conditions. The Community Manager, Christina thinks she is the FBI and is notorious for being a troublemaker. She is confrontational, unprofessional and condescending. She often falsely accuses tenants of nonsense violations and is never available when a real issue occurs. Greystar/Estuary will charge you for every single thing they can possibly think of! Water, Sewer, Gas, Service Fee, Alarm Fee , Renters Insurance Fee, Pet Entry Fee, Pet Rent fee, Garage Fee. I still pay PSEG so I don't know why I am paying for gas when I don't use any Gas appliances. All these extra charges seem to keep increasing every month. I thought Estuary looked like a nice community at 1st but management is abrasive, apts are small and overpriced, it's overcrowded, too much traffic, construction and no guest parking makes it nearly impossible to live peacefully. I regret moving here. Oh, and a lot of tenants have dogs as big as horses! There must be at least 2 Great Danes living on every floor. There is no room for the people when these dogs are in the elevator. I can not believe Estuary doesn't honor a weight limit with ALL the other rules and regulations they enforce. read more

My wife and I are going on 3 months now living at Estuary. Wanted to wait to write a proper review. There is no place on Earth that will ever be the 'perfect' place to live. Some of the negative comments from other current & former residents on here are far-reaching and pretty childish, and sound more like an axe to grind than helping to give an idea of living here. I'll give you a TRUE picture of life here. I hope my legit review of the good and the bad is useful! Now, yes, the community does have its flaws: such as not enough guest parking; no weight limit on dogs and some being the size of bears and slobbering on you at times when you're dressed up can be a little annoying; the 'free' in-apt surround sound system is a pain & expensive to hook up (3 months in and still trying to make it work); garbage room issues (which falls on the part of some trashy residents who are too lazy to dispose properly); a mail package system which could be improved; and moving carts (which there's like 8 of), which should be kept in all buildings instead of making residents walk to the main building, roll the cart all the way back to their building, and then have to walk it back - (that doesn't work too well especially in the rain or if you have back problems, and there's more than enough space to keep a cart or 2 in each building's lobby). Residents pretty much keep to themselves, and a few are a bit snobby acting like they live in the Taj Mahal and will ignore a friendly hello in the elevator, but most are nice. But with all that said, there are WAY more positives to living here than negatives, and I'll still give them 5 stars. This is a great place to live. #1 positive: I don't know if it's the way the building was constructed or the rules but it is completely quiet in our apartment 99.9% of the time. We don't hear anyone above, below or next to us - and we live on the side of the Lincoln Tunnel helix, still with a NYC view (amazing btw), but these windows are really good considering we can barely hear the traffic, even at rush hour. I have yet to ever see a bug of any kind (and hope that remains the same). The apt itself is a great size and well laid out. The laundry in the apt is a godsend. The mgmt & staff are extremely attentive. Christina is always available and Victor is top notch as a maintenance/handy man, and always available and friendly. The community grounds are well-kept and always look nice, the hallways and lobbies are always neat and smelling good (which impresses me considering the amount and size of dogs living here). Love the music always playing in the lobbies too. The amenities are great: The theater, lounge, and gym are never crowded and always available to be used (I hope the same is true for the pool). The garage, if you can afford the few extra bucks, is worth it. The building hosts many events, and even has a pet vet that comes to the community. They even invite food trucks that visit the community which is cool too. (Pizza Vita is the best truck IMO) The location is unbeatable (And for the person who complained about noise - we're 5 mins from the busiest city in the world, so of course the town is growing and developing. Noise and traffic is to be expected). If you can't deal with some inconveniences and sound living less than a mile from NYC, then I may suggest moving far away to the country hills and mountain land. I'll trade a little noise and traffic for living within walking distance of the light rail, buses & ferry to NY, the waterfront across the street, and Houlihan's & Chart House, any day of the week. I won't say the rent is a steal (which is to be expected in a 'luxury' community), but I think ours is fair. Lease renewal time will be interesting, especially considering all of the new development going on in the area, but I can't see leaving here any time soon and I hope mgmt keeps us wanting to live here! Overall, I definitely recommend Estuary to anyone (and I'm in real estate, so I'm pretty picky). Looking forward to the summer and using the pool! Poor/greedy management. Not worth the $$$. When we moved in they had turned off the electricity so we literally had to move in under candlelight. We also noted on our move on form that there were scratches on the floor, yet when we moved out they charged us for those scratches. So what's even the point of the move in form? Beware! They will also increase both your rent and parking substantially after the 1st year. Fire alarms will also go off on the middle of the night. This happened 3+ times during our 1 year there. After the 2nd we just ignored it, but it's extremely loud. Don't waste your $ here we were able to find a larger unit with free parking for ALOT less! read more

Any issues I had were immediately addressed. Management has been very nice and a pleasure to work with. All the maintenance staff in 1575 are really nice and keep the building clean. Moving in during COVID was a bit stressful and I wish I could have met with leasing in person before doing so to have a proper tour and look at apartments but that was due to my scheduling. Overall most of the tenants are super nice and lots of dogs which is great. Amenities being closed (the gym) makes sense since it would be difficult to keep that clean. Besides that gorgeous views and decent size studio. The fees are a little ridiculous like the alarm you must use or paying for trash but if you're looking at a building like this is known you'll be paying for that stuff so just do your homework and negotiate your apartment rate. read more

The management here do not care about your safety at all!!! My dog was attacked on the property and the dog that attacked him attacked multiple dogs. I've gone to management multiple times and they told us that their lawyers would handle it. It's been 3 months and these people are still here even a class action law suit. Living at The Estuary has been one of the most positive renting experiences of my life. I've lived here since September of 2014 and its been overwhelmingly positive. We will be moving out in August because we have decided to purchase property, but I will miss living here. Most of the residents are pleasant enough, but I actually find the staff to be the best part. Christina became the new property manager about a year or so ago and has worked hard to create a community environment by bringing in food trucks, fitness classes, trivia nights, community breakfasts, etc. None of this stuff happened before she arrived. Some people complain because she began enforcing the rules, but the reality is that now the hallways are cleaner because people generally aren't leaving trash in them and most people are now taking their pets to the designated pet areas and cleaning up after them. In my opinion, community rules are there for a reason. We have hundreds of people living in a confined space and if we don't all do our part and follow the rules then it could become a disheveled, unorganized property that no one is happy with. The maintenance teams are outstanding as are the cleaning staff. Ralph at the concierge desk is super fun to chat with and extremely helpful. Victor is extremely friendly and will help you with any work you need done in your apartment. Sellena is extremely friendly and is a pleasure to work with any time we need to contact the leasing office. I highly recommend you give this place a look. It's extremely convenient to get to the jersey turnpike or NYC. You have beautiful views of the city and great, well-kept amenities. While the building is dealing with construction in the area, we live in the NJ and NYC area so some construction should be expected. Went on a tour a few weeks back and loved the facility. The tour guide Alana was super knowledgeable and accommodating. I was impressed with the units, amenities, views, and the proximity to Manhattan. If it wasn't for a job transfer to Philadelphia I would've def took the 1 bedroom unit. read more

I love living here -- I've been here for almost a year and a half and its one of the better decisions my wife and I made. The apartments are beautiful, well-made and well tended to. Cannot say enough about the team and Christina. Since her arrival, the place feels like a growing community. We regularly have community cookouts, food trucks, exercise classes, breakfasts, PPV event viewing, etc. The amenities are amongst the best in Weehawken -- breathtaking views of Manhattan, 3 gyms and one with a bike studio, 2 pools, hot tub, turf dog park, a corner market, golf simulator, movie theater, yoga studio, lounge, fire pits, bbqs, etc etc. I cannot recommend this place enough (well maybe a little hesitancy -- don't want the secret out to everyone). We recently moved into Estuary and we are so happy that we made the decision to live at Estuary. Thank you Nathan for being patient and helpful for answering all of our questions and helping us get all the moving in process done smoothly. The building is clean and new, and the apartment is well designed! The space is really livable！ For the location, it is super convenient to get to everywhere. 15 minutes to get to port authority by bus! :D One more thing to mention, there is a Weehawken waterfront park and recreation center in a 5 min walk distance from the apartment. A great place to chill in the evening and play sports. We have been living in different luxury apartment for the past couple years but Estuary gives us the best living experience! read more

We've lived here for several years. As many of the other reviews have said, Management change has cause Estuary to become a terrible place to live. 1. Management is unresponsive and or confrontational. They do not take any responsibility for the issues and only pass the blame. 2. The A/C system was created by someone without a plumbing education. You need to adjust shut off valves every time you switch from cooling to heat. If it's not done properly, the system causes a leak. 3. Guest Parking - greatly limited/almost nonexistent. 4. Very high amenity fee, especially when the amenities are usually broken. 5. New or ridiculous fees constantly appear: sewer fees, garbage fees, admin fee ($5 for them to provide you the rent bill), etc.. 6. Packages go missing. They receive the packages and "log" them. If the package is not logged, they blame the carriers. On several occasions, my packages have gone missing. When the concierge was confronted, they immediately blame the carrier. When pushed for them to search it, "magically" appears in the package room. 7. Apartment quality - superficially nice. The proximity to Whole Foods and the transit into the city is the only reason we currently stay. In reality, if you are comfortable overpaying for the short run with very low expectations, this place would probably be fine. Do not expect loyalty for anything especially if you renew. read more

So many good things to say! We actually lived here from 2016-2018, moved to Brooklyn and found out we were expecting and moved back! You can't beat the amenities and cleanliness of these apartments. On top of that, Marina Pepe made moving a complete BREEZE. We actually did it all via email and saw the unit the day we moved in because she was so thorough and efficient sending pictures/measurements of anything and everything we asked for. I have never leased somewhere with such quick response time. She also followed up the day we moved in and the days following to make sure everything was perfect, which it was! We have been moved in about a month now and there haven't been any surprises or let downs! Marina is the best so make sure you work with her!! read more

My husband and I have been living here for two years and absolutely love it. The location, cleanliness of buildings and the staff are all top notch. To particularly address the one star review below, I don't see anything wrong with rules being enforced if people are not treating public property as if it is just that - public. Hundreds of other people live here. They enforce policies based on the greater good of the community - not necessarily a few people who want to leave their wet shoes outside in the hallway. (Free) breakfast was removed from the other buildings after one building took advantage and cleared house by 730am when no other residents could enjoy it - I guess you forgot to copy and paste that part of the email. We are three buildings in one community - each has perks that the other does not. If I want to wash my dog, I have to walk across to the other building from the main to the dog cleaning station. Not sure why this is a huge issue, as you have the option to rent apartments in all three before you sign a lease. If one isn't available in the building you want it in, you wait. Not really groundbreaking stuff here. In terms of the staff, if you take the time to befriend them and develop a relationship like we have with Kevin Ross and many of the others, you will always be taken care of with kindness and respect. All in all, we have been nothing but pleased with our experience living here and would recommend the building to anyone. read more

Very nice neighborhood. The facilities are top notch. However the management office takes forever to pick up phone calls or answer emails, and they doesn't seem to care about providing good service anymore once you are locked on the lease. It's been so frustrating - I would love to see some improvement on the management team. read more

Tyler summed up our building well! It is so nice to read that many of my neighbors LOVE living at The Estuary as much as I do. I have lived in the Estuary for almost 3 years (was one of the first residents) and for those who have doubts, Christina and Jackie have done nothing but elevate the caliber of the building in the months since they started. They are constantly looking for ways to increase the value to residents with such things as the breakfasts, other resident events, and even the transit monitors. And yes, occasionally they are forced to flex their management muscle and enforce the rules that are clearly stated in our lease. It is unfortunate that an extreme minority in our community forces them to do it, but the rules help to maintain one of the most amazing places to call home along the waterfront. With that said, once you live here, in the event you need the maintenance crew, you will find them to be prompt and effective. There are times that within hours of entering a maintenance request in the app, I get an email message stating that it has been resolved. And NO BUILDING has a better front desk staff. Kevin Ross (who has been mentioned by others) has been at the building since before residents moved in. He is fantastic, but so is the rest of the team. Bottom line: Christina has taken some hits in a couple of the reviews below, but she clearly knows she has a lot of competition in the area and her focus on attention-to-detail and running our building as a true luxury rental community was obvious on her day-one. Check out the building, speak to residents you pass as you take your tour. If Lincoln Harbor is for you, this is the place to live! read more
