    I worked with Andro Apacible, Rita and Jonathon on securing our apartment and all went smoothly! They responded in a timely fashion and displayed utmost professionalism at all times ( even in the midst of the very busy holiday season). Upon my walk-thru, I was met with a very nice welcome care package and card! We are still very new to the community, but so far, so good! We are in expectation of a blessed, safe, fun and convenient experience living in The Estuary!

    I've walked by and it doesn't look like the windows open. Do they?

    The windows do open. They are safety windows. In my opinion if you're looking to relocate you should check this residential complex out. It's really a great atmosphere.

    How is the commute to NYC? Are the 156/158/159 buses very crowded by they reach the stop on Harbor Blvd, or is it manageable?

    Super crowded. Usually, buses pass you by without even stopping because they're packed so you have to be ready to wait for a bus with available standing room.

We truly put them through the ringer, throwing a million questions at them and looking for alternative options where we could find them. They took this all in stride. Never wavered in their patience and were able to help us find the right spot at the right price. That is rare for brokers in NYC. Most would move onto the next applicant, but not these folks. If you are working with this team, you can trust them to truly make something work that will be in your best interest. Special shout out to Jacob who really put in the work with the two of us. The staff here are so great…read more Carlos, the building manager, is a rockstar who quickly and capably responds to all your inquiries and requests. The people who staff the 24-hour attended lobby are always friendly, helpful and quick with retrieving packages from the (well-organized) package room. The HOA board members have open ears for any and all ideas for the building, which really makes a difference in creating a cohesive community, along with having courteous neighbors. The units here are spacious, with high ceilings and beautiful finishes. Oh, and one of the best parts? Every unit has its own balcony! Eastern-facing apartments have sweeping views of the New York City skyline AND the Hudson River. Could you ask for anything better? Well, there's more: A well-equipped fitness center, an extra large playroom for children, and a huge lounge with seating, kitchen and billiards table. Oh, and a giant outdoor terrace, complete with grills, tables and chairs for summer BBQing! Wanna get across the river to NYC? No worries there, either. Cross the street and you have your choice of NJ Transit buses, as well as privately run buses, zipping by nearly every minute to take you to Port Authority in 10 minutes. Perfect for those of us who commute to the city for work -- and for pleasure on the weekends! I'm so glad we moved to Union City and chose The Thread as our first home.     We have lived in Park and Garden for several years. We have had a very positive experience until…read morerecently. In December, our lease renewal was issued. First, the renewal was 15 days late. We never received the renewal notice until a member of the management office "checked in" to see if we had made a decision. For a 12 month lease, we were offered a 45% increase. Eventually, we negotiated to an 18% increase for 15 months. This was about 13% higher than any renewal we had received prior. Since then, our neighbors have received renewal offers of 30% which the city assisted in negotiating down to 15% (2.5 times the CPI most reasonable renewals are compared against). They are rude to residents and staff members in the building. They have no sense of empathy or compassion for anyone, let alone the community they serve. When these concerns have been brought to Bozzuto at large, they have done nothing to help. In short, or TLDR, I wouldn't recommend living here. The pool is great, the gym is fine, but nothing is worth the expense of living in a constant state of disappointment.

Even when confronted that there where available apartments bigger and cheaper than ours on their website, we where only offered one month concession. Upon terminating our lease we saw that our apartment was on the website $600 cheaper for a 18 month lease??!
