The buildings--well, at least our building--are old, the walls are paper thin and you can hear everything in other apartments (I wish one neighbor would stop aguing with her boyfriend?/pimp?/husband? about the same damn problems and just dump his ass, geez). Management is non-existant (hard to reach, especially if you have questions/concerns, and doesn't return phone calls). Some neighbors are nice, but many in and near our building do not have respect for anyone (for example, there is some guy who claims to be a "DJ" who blasts music almost every weekend from his apartment...and you can hear it throughout the entire courtyard). Maintenance guys are usually nice and helfpful, and I do agree with the previous review in that they keep the grounds nice and well-maintained. NOTE: If you like racoons, there are plenty of them that roam around, especially near and in the dumpsters in the parking lot. There are plenty of better options out there folks. This place isn't worth the rent they charge.

Green Oaks has the gym and pool Scenic Tree does not & no, Scenic Tree residents can't use those amenities. -Paying for resident, visitor, & handicap parking even though there is so much space ($50/ car per year and $2.50 for passes per car per day). -Storage unit is literally a chain link fence that they charge $25/month for and stuff ALWAYS gets damaged/stolen. -Laundry rooms never get cleaned and I do mean never. You also have to go to the office with cash to use the machine to put money on your laundry card. There are times where the machine is down ( no notice) or the washer or dryer is broken (YOU have to download the outside company app when this happens to file a complaint. Will just tell you to call them) yet the prices continue to increase. 1 load is $5.25 -Mold and water damaged hallway walls and storage "room" (they fixed the mold damage in storage unit area but it took at least 6 months of complaints before someone went down and stopped the water that was coming out of the ceiling from a broken pipe. Bikes, ac units, camping equipment....) -expired fire extinguishers (they've fixed this but it took about 4 months) -unsalted sidewalks in winter while cracked & uneven ones in the summer (hope you don't have a physical disability because you WILL fall) -Exterior doors that don't lock for more then 2 months at a time -Office closes at random times so late fees/car tows happen often. They are unresponsive, poorly structured, and will absolutely NOT manage your property. The owner, Hadi, makes a great sales pitch to get you onboard, including an extension of his personal assistance if you need anything, but take this at face value because if you ever NEED him, he will not respond to emails or calls. I was asked to establish a threshold for maintenance approvals. This threshold was not adhered to and I received a large repair charge that I was not informed of. Work orders that required my approval were not provided to me until multiple weeks later causing extensive delays for the tenant to have required repairs performed. To make matters worse, they sent my property into abatement because of three failed inspections. I was not notified of the inspections prior to, however was informed of only 1 failed inspection because of an approval required for repairs. When the property reached abatement, their team had NO CLUE of what was going on. I reached out via email and calls, and both were met without answers and promised call backs that never occurred. Hadi never responded to calls or emails, but had the audacity to terminate my account after I demanded that this issue be resolved. Needless to say, this company is a NIGHTMARE. The person closest to professionalism is Cynthia. Outside of Cynthia, there's no hope. You will not receive payments on consistent times of the month, in fact, you may have to reach out to understand when you will receive your rent. Communications are nonexistent and there's a complete lack of structure. You will not have a point of contact for your account, instead you will just grab for traction with any one of the six various names that will reach out to you. Word of advice: STAY AWAY!! I don't typically air out companies like this, but this experience has been stressful that I would never wish this on anyone else. If they want to respond to this review with any follow up outside of acceptance of responsibility, just know I HAVE RECEIPTS FOR EVERY CONVERSATION AND AM WILLING TO UPLOAD EVERY ONE OF THEM.
