    I hired this company at the recommendation of my realtor since I was new to the area I just went…read morewith who they suggested. 2 of my windows the springs were broken and the windows would not stay up and in the attic the dryer vent was not even attached and was squashed. He would have seen this had he have went up in the attic. They also stated my main shut off valve was in a location that was actually the hot water only valve. I gave them an extra star since the inspector did come back out and assisted to find the home shut off valve (which we never did and I hired a plumber to install - but this was all on my since it was after the sale) They did send someone out to fix the springs in the window after I noticed it. Unfortunately, my husband has to replace the dryer hose in attic. Also, save your money on the termite inspection. They listed any wood issues as "wood destroying organisms" and listed "wood rot" in this report and checked off the YES box. I did not need them to tell me the bottom of the wood trim on the garage door had rot, that should have been in the regular report. Save the money and the headache and hire a different company if you want the inspection to be done correct and list what you really need and do what they say they will do.

They were patient with me were able to squeeze me in first thing in the morning within 48 hours of me calling. They ended up getting one mold sample and two air quality samples along with a baseline sample they did outside. Altogether it came out to be about $225. The results came within two days and confirmed my suspicions. Either way I would highly recommend this company. Their professionalism and kindness really made me feel like they understood my worries.

Their communication style is easy to understand and welcoming. The inspection package that they deliver has clear instructions and suggesting for the new homeowner. They walked through the space with us and showed us every issue and gave us advice on what it meant and how to fix it (or ask the owner to fix it). They even found the smallest cut in the lanai which took me a minute to see and they were pointing directly at it! Very impressed with the service, the communication and the thorough search. I was nervous buying an older home but I am now walking away with confidence that I not only have a beautiful home, but I also have the education to manage the property to avoid unnecessary and expensive mistakes in the future.     It's almost been a year since we bought our new home, so based on other neighbors, it was…read morerecommended to get an outside company to do a home inspection prior to our one year walk through with the builder. We contacted Inside & Out Property Inspectors and set up a date and time to do a home inspection. They arrived on time and greeted us. There were two inspectors, one for the inside of the house and one for the outside of the home. They explained the process and got to work quickly checking out every nook and cranny of our home. This can be somewhat of a stressful process because you never know what inspectors will find. Did the builder cut corners? Is there some catastrophic problems? You know, I think of every worst case scenario. Both inspectors were friendly and very task oriented, which was nice to see. After about two hours, the inspectors went over their findings with my husband. Luckily they only found a few minor problems and said overall the builder did a sound job on the construction of our home. Is this is an additional expense? Yes. The builder won't cover you having an outside company doing a home inspection. Is it worth it? I think so, while we haven't had our final one year walk through with the builder, pending them making the necessary updates that the inspectors suggested, I'd recommend getting an inspector prior to your final one year walk through on a new build. Pros: -Thorough and task oriented -The two inspectors were nice -Took their time Cons: -You have to pay extra, which isn't the inspection company's fault. I think if getting an outside company to check out your house prior to your one year walk through, it's a benefit and will bring peace of mind. Tips: Inspectors are pretty busy with all the new homes and people purchasing homes, if you're trying to squeeze in an inspector prior to your yearly walk through, make sure you schedule one ahead of time.
