There were many belabored emails that just went in circles, offering no resolution and no apology. Two tenants moved out while NLR was managing the property and there were damages unfixed and no deposit credited. For example, after the first tenant moved out we were told to get the carpet professionally cleaned, then replaced altogether in order to rent. The repairs department was the exception, especially the new manager. He stayed on top of the jobs, and communicated before and after.

We started using Pearson for property management in 2019. The experience started well, but declined…read moresharply in the last year. Twice our property listing was taken down before a lease was signed resulting in at least a month of lost rent. We had maintenance done that was done poorly. Two rooms in the house were painted (poorly: outlets had paint on them). We were not compensated, nor were the original colors restored. The company couldn't determine which tenants painted so inspections were not great. We, the owners, were charged for the last move out inspection. The house was not winterized (outside water not shut off), and it does not look like the hvac filter had ever been changed. The most unsettling part was that a 2 foot section of the roof cap was on the porch when we moved back in. The neighbors said the tenants before the last tenants reported the damage. Pearson said it was not reported. Even if it wasn't reported the house should have gone through two inspections with a piece of the roof on the front porch. Insurance probably would have covered the damage if it was reported. We have been waiting over two months for our account to be closed out and remaining funds to be returned. I don't know if change in personnel or lack of interest in residential proper management lead to our declining experience, but by the end we felt the company didn't care about our property or our experience.

ZERO of the items noted on move in were repaired, barely temporary bandages performed by the handyman, and we had to live with them for a full year. The property was NOT PROFESSIONALLY CLEANED UPON MOVE IN, grease caked on all of the cabinets and above the appliances. You note missing door stopper (which were barely hanging on when we took possession) and charge $150.00??????? That's a 2000% markup EASILY. Who is making these prices up? Bottom line, you expect a tenant to do YOUR JOB as the management company, essentially renovate the house move in ready for the next tenant, and pay for professional services that are incredibly inflated. SMALL NAIL HOLES AND PLASTIC ANCHORS IN THE DRYWALL ARE NOT EXCESSIVE WEAR AND DAMAGE. Plain and simple, this is highway robbery. You know it, I know it, and I'm not sure how you guys sleep at night knowing these are your policies. Consider printing this email out and posting in your office so all the faculty has to walk by it every day, knowing these are the standards of the company in which they work for. - Terrible communication and response time - NO FLEXIBILITY when a responsible and always on time with payments tenant was in a situation beyond our control to extend lease by just a few days. - Unprofessional and half done "repairs" - Price gouging at the HIGHEST level - Selective resources, ONE OPTION for cleaning companies and landscapers which I wouldn't at all be surprised if those companies were under real properties umbrella. I'm all for companies making a profit, and we appreciate big companies taking on the risk of ownership so that we can keep our expenses low and rent from them, but we expect people to do what is RIGHT. This situation is far from right, and you'd be just as disgusted as I am if it were to happen to your son, friend, or even distant acquaintance. Even my dog had allergic reactions to the mold infested apartment. The issue with the mold was reported on our move in sheet and the maintenance team did the absolute bare minimum to address a very serious health hazard throughout our residency. The amount of time and money I spent at multiple doctors throughout the course of that year is absurd. Our upstairs neighbor mentioned he had issues with mold as well and had also been having health problems. The fact that we've been out of the apartment for about 3 months now and all my mold related health issues just vanished is absolutely disconcerting. I am so very thankful to not live there anymore and truly feel bad for the tenants that took our place. That covers the main issue with the actual apartment itself but there were plenty of problems around the entire complex. We had a neighbor in a building next to us that owned 2 pitbulls. He acted like the green area outside of his apartment was his own personal yard and would put stakes in the ground so he could tie his dogs out front and go back inside. On FOUR separate occasions, the dogs got loose and came darting at me and/or my partner and our dog in an aggressive manner. Luckily, nobody ever got hurt but it's definitely scary to have a random 70+ lb dog come charging at you and your pet. The office didn't do anything to fix the issue. One time when I called the office to inform them that it happened again, the office manager said "they're actually really nice dogs"... That should tell you all you need to know about how the office handles things. Where you live should be your safe place. This was our living Hell.
