Don't move here unless you are fine with living in a roach motel and having the management gaslight you into thinking it's completely normal "to see one or two" - I saw one every single day in this apartment. The building is old so they're in the walls and love the leaky pipes. I spent $$$ on my own preventative measures like bait and boric acid, they just kept showing up. They only spray one floor at a time for pests so I'm guessing the roaches just migrate around. I saw a mouse once, as well, but was also told by the management that "I shouldn't be seeing those." LOL Like, ok, just because I shouldn't be seeing them doesn't mean it didn't happen. Absolutely disgusting and unsanitary, this apartment was cute but unfortunately uninhabitable. I think a lot of these reviews were posted by residents who were paid to somehow (which is illegal btw) as if you google you can see where landlords tell each other to direct residents to outnumber the "bad" reviews. read more

We have lived in our apartment for the last four years and are so happy renting from Manor House. The management is attentive and kind, the building and grounds are kept nice and clean. Del Ray is a place where people are neighborly and kind, plus it has tons fun things to do- we're walking distance from a plethora of restaurants, shops, and the Farmer's market. And we're just a 5-10 minute drive from the beautiful Old Town of Alexandria and waterfront. Super family friendly, dog friendly, and safe area. I genuinely believe it's one of the best neighborhoods you could possibly live in while being so close to DC. What I found were a lot of concrete high-rise apartments that felt austere and "rushed" in the construction and which all seemingly had a nightclub atmosphere within the building or immediately in the entry way; this was not for me or anything close to what I would want to come home to (even though I know home is wherever your dog is). I looked at about ten apartments before finding Manor House and then I knew right away this was where I wanted to live. Manor House is charming and cared for and elegant in a low-key way. Nestled in what feels like a private park, flowers and greenery abound and there are just three floors per building and only 7 or so apartments per floor. The effect of this is that the grounds and the complex provide a tranquil reprieve from the raucous hustle of standard DC area living. Additionally, the apartment is remarkably well-maintained both inside and out. I mentioned the park-like atmosphere: this is due to meticulous grounds-keepers that lay new sod and maintain beautiful flowers around every aspect of the property. Inside the common areas a daily housekeeping service comprised of some of the kindest people you'll ever meet around D.C. keeps these spaces immaculately clean (including right up to your front door). And then there's inside the apartments: From hardwood floors to ornate crown molding to custom built shelves, Manor House gets all the details right. I'll add to this that, when I walked into my apartment on the first day of my rental period, there was a large welcome basket that greeted me with a card signed by the management team alongside treats for my dog. . . Manor House understands that details make all of the difference. Of course, this quiet and immaculately maintained park-like apartment with hardwood floors and crown molding that gets the finer details and leaves gift baskets for me and my dog doesn't just happen. I moved to Manor House in 2019 and chose it for its charm and simplicity over the cookie cutter high-rises with $$$$ amenity fees. Manor House has a lovely courtyard where I met and became friends with many neighbors, and would enjoy happy hours in the summer and the an annual Christmas floral arranging party which came to be during Covid. If you like buildings with character and charm like parquet floors, high ceilings, plantation shutters, and lovely wood moulding and baseboards, you'll love Manor House. My wife and I loved our two and a half years in the Nelson building of Manor House Apartments. It is a family-owned, remarkably well-maintained property with attentive management, located in a wonderful neighborhood. Manor House is in a quiet section of Del Ray, convenient to DC Metro, the shops and restaurants on Mount Vernon Ave., Old Town, Potomac Yard, Reagan Airport, etc. We lived there without a car for over a year; my daily commute included a pleasant 20-minute walk to and from King Street Station. Braddock Station is even closer by foot. And if you don't feel like walking you can take Metro or DASH buses. My wife and I enjoyed taking walks around the neighborhood, especially after we got a puppy last year. (We had been probably the only couple in Del Ray without a dog until then.) The building was built in 1940 and has been kept in excellent condition. The apartments all have real wooden floors, real plaster walls, crown molding, etc. At some point in the building's history, central heat and AC systems were installed, as well as in-wall bookcases in place of murphy beds, and modern windows. New tenants always come into refreshed units, because the management re-plasters and paints the walls every time a tenant moves out. Most of the units also have upgraded HVAC systems and upgraded kitchens with granite counters, new cabinets and a new fridge. As they re-plaster and paint the walls between tenants, they have a generous policy allowing tenants to paint their own walls their preferred color, use nails to hang art, etc. (Although we rather liked the default off-white puddy color that the walls came with.) The layout of our unit was very usable. The bedroom and living room were spacious; we had a walk-in storage closet; and we had a dining room. The kitchen is perhaps not as large as in contemporary apartments, but it was recently upgraded and it worked well for us. In the courtyard between the two buildings is Virginia's largest green ash tree, some grills for resident use, and a backup electrical generator. The last item came in handy several times during our stay when power went out. The generator doesn't supply electricity to the apartments, but it does keep the power on in the halls and common areas, so you can still read or charge your phone in a climate-controlled space during a blackout. During our time there, management always responded promptly to service requests. One of the maintenance guys is a member of the family who owns the property; he lives on the premises and is a kind and generous person. Parking is convenient. The buildings have their own lot; when full, it's generally not a problem to find a spot on the street within a block, if not right out front. The shared laundry room is kept clean and in good working order. There is a notebook where residents sign up for time slots to use the machines. The system works quite well. The laundry rooms also feature small libraries of books free for residents to borrow. We had very few complaints about our apartment. In the winter we did have an issue with repeated incursions of mold in our unit, which mostly we dealt with on our own, but when it eventually became too much and we informed the management about it, they responded promptly to clean the mold and treat the walls. We appreciated the quick response. We made a lot of friends among our neighbors at Manor House. People living there are respectful and mature. As with any rental property, turnover is fairly high, but we did know some folks who had stayed there for a number of years. Overall, we enjoyed our stay very much and would recommend it to others. We found the rent to be quite reasonable for the area, especially considering the value provided by the location, the quality of the apartment, and the responsiveness of the management. read more

We've lived here for just under 1.5 years and have absolutely loved it. It's the best apartment we've ever called home, and if we weren't buying a house, we'd definitely continue renting here. Reasons why we love this place: - It's got all the charm of a historic home with the important modern updates you need. - The layout of the space is really well designed so that the dining space, living space, and kitchen are all separate. This is the smallest apartment we've ever lived in, but it feels like the biggest with the clever floor plan. - Our dogs also love this apartment. We have easy access to the pet area, and lots of parks within walking distance. It's been a great place to keep our pets. - On nice days, we love to spend time in the courtyard under the huge magnolia tree and ash tree. It never feels overcrowded or abandoned, and is always well maintained. - The neighbors are really friendly. There are some long-time residents which definitely makes the place feel like a home. - The staff is attentive, considerate, and generous. We've only ever had positive experiences with maintenance and front office. The current building manager LaNia has been great to work with! - The laundry room system. There's a sign-up sheet which helps to ensure you'll always have access to the machines. Plus the little library in the laundry room is pretty cool. - Periodically there is work that needs to be done around the building, which just shows how much effort they put into maintaining this place. It's never felt like a construction zone. - There is regularly scheduled pest control, and no evidence of bugs or rodents anywhere! They do routine bug sprays, probably 3 or 4 times a year which is greatly appreciated. I lived on the first floor and never saw a bug. To me, that's huge. MAINTENANCE! Best crew in town. I've been locked out at 2am, they still helped me out. My drain was clogged, they fixed it the same day. They're professional and thorough. For Christmas, residents that had been there over two years received Harry & David fruit baskets.. such a nice touch/gesture. The apartments have beautiful hardwood flooring. I've been a resident for 3 years at Manor House and if I hadn't had the opportunity to buy a house, I'd have stayed longer. I'd been trying to rent here for ages because of all the great reviews - and they're great for a reason. The apartment is spacious, has tons of charm and character, plus central ac/heat, and a dishwasher (my two must haves). Also free off-street parking. I've lived in the bigger newer apartment complexes and always had the worst experience. Management would try every way to charge you extra or not provide maintenance and everything always seemed to be breaking. Not the case here. My AC broke a couple of weeks ago and I texted the building manager and within an hour she had maintenance up to fix it. Also all of the staff are amazing, but especially the building manager Uma. I seriously don't think she sleeps. She's always available and always going the extra mile to make sure residents are happy. The notification system went on the fritz and she texted me to let me know each time they did routine pest control so I wouldn't be caught unaware. Also, I never had a bug in the apartment, literally not even a fly. You can tell the owners really take pride in maintaining the building and giving residents a good experience. And the residents are even great. Most people seem to be late 20s/early 30s or older folks in between houses. Everyone is quiet and respectful of the shared space - especially the shared laundry. I've had shared laundry before and it was a nightmare but here it's super clean, I've never had issues with people leaving their clothes or moving mine, there's a sign-up sheet that people really stick to, and you can pay with your phone. Sometimes when it rains, I end up just taking him to the pet area right outside the apartment building. There was always great light in my unit and I never had any problems with the appliances in my unit. They also make sure that they maintain regular pest control by coming to the apartment to perform pest sprays in the bathroom and kitchen. Never had a pest problem. I love the historic charm of Manor House and the attention to detail - making each apartment that I've seen unique, classic and cozy - with gorgeous hardwood floors, lots of natural light, pristine grounds, and charming vintage interior details. I was pleasantly surprised to discover that most of my neighbors are quiet and considerate of others, making Manor House a good place to consider if you have a stressful job and often need rest. That being said, it is important to keep in mind that this is an older building - so, with the charm comes the occasional creaky floor board. I moved into a junior one bedroom on the first floor in March. I love the hardwood floors and crown molding. Noise:I can sometimes hear my upstairs neighbor walking around, but sounds are a fact of life in any apartment building. Grounds: The apartment is very well-kept. A cleaning person is there every day during the week to vacuum and clean inside, as well as sweep leaves or any other necessary tidying up outside. Safety: I feel very safe in the apartment and in Del Ray. My first morning at Manor House, my cell phone fell out of my pocket while I was walking my dogs. Several hours later, I found it. Someone had leaned it up against a tree. No one took it. This was a bit of a shock to me because I have had iPhones disappear in a matter of minutes in other cities. Neighborhood: The neighborhood is awesome. There are a number of shops and restaurants within walking distance. The Walgreens is dog-friendly and even gives treats to dogs. Everyone in the building is genuinely friendly and polite. The entire neighborhood has a close-knit feel. I love that the neighbors standing outside or sitting on their porches will wave, say hello, and chat. Maintenance: The maintenance men are very friendly and helpful. I have not had many maintenance issues. But the two times that I called for maintenance, the issues were resolved quickly. The first time I reported an issue, I was actually surprised that the maintenance man was knocking on my door so fast. Staff: I thought it was very sweet that the office staff left a welcome basket in the kitchen when I moved in. It had everything that I needed that day while moving, including soap, a bottle of water, and a snack. They respond quickly to emails. They even know my dogs' names. They really seem to care about the apartment and everyone living in it. Prior to signing my lease with Manor House, I had looked at a private rental that I had found online. The owner of the private rental had major boundary issues (calling my vet; bringing the lease to my office after I told her not to; repeatedly calling, emailing, and texting me). I lived at Manor House until recently, and I would recommend it without hesitation! The only reason my partner and I left is that I will be starting a new job in Connecticut. The community is wonderful, with kind and quiet neighbors, and the staff working in the community are great. The management switched recently from the owner and her husband (Olivia and Mike) to a property management company (Hannah and TPP), all of whom have been very responsive to any maintenance or other requests. The maintenance guys (Red and George) are very responsive and respectful, and we have never had to wait more than about 24 hours for anything to be taken care of. It's pretty much always done the same day. The grounds are well-kept, and they do a good amount of preventative maintenance to prevent any issues from arising, which I appreciated. Lots of the residents have lived here for several years, which is nice because they care what goes on in the community and want to keep it nice. The community is quiet except for the occasional dog bark or hearing the upstairs neighbors walking around, but that's pretty typical and is actually pretty minimal for a place with hardwood floors throughout. The broader neighborhood of Del Ray is a wonderful for young couples and families, with lots of restaurants and things to do, and it's convenient to the Metro (3/4 mile to one station, just under a mile to another...or bus from right across the street to the metro station) if you need to get into DC. I worked in Fairfax, and that commute was also easy, if you need to go further into VA. So, yes! I know this sounds like a rave review, and it is! I've lived in DC for 8 years, and my boyfriend has lived here for 11, and this is the best place either of us has ever lived. In many apartment complexes, people move in and back out within a year, but that has not been our experience here. (The management also likes to have people stay for a while, not just a year, which is evident by the fact that they don't start the rent low and then raise it a lot at lease renewal.) I lived in this wonderful building from June 2012 to January 2015. I'm currently in my mid-30s and have lived in a variety of rental properties dating back to the start of my undergraduate experience, and can honestly say that this is the best managed building I've ever had the pleasure of living in. Olivia and Mike do a great job of keeping up with all the residents and making sure the rental experience is positive. The grounds, both outside and inside, are meticulously maintained, e.g. I know from experience that the hallway my unit was in was vacuum-cleaned each weekday morning, as I often walked past the cleaning lady on my way off to work. It's an older building so it's reasonable to expect maintenance issues to pop up from time to time. My heat went out for a few days one winter. And my air sometimes didn't run cold in the summers. But these incidents were few and far between. And I'll add that the building staff is very responsive to upkeep and repair issues, and they do their best to make sure that you are not out of sorts for very long. For example, when my unit's heating was offline, the management provided me with a space heater. I lived in a studio apartment with wonderful new appliances and a really nice vintage look. I could hear my neighbors from time to time but it wasn't because they were particularly loud. With older buildings, you sometimes get creaks and groans when the tenant above you is walking or moving furniture and this is more or less all I ever experienced. To be clear, my neighbors were never loud or unruly and I never had cause to complain. Most of my neighbors seemed to be young professionals or graduate students. Like I've mentioned elsewhere in the review, everyone I met was friendly and courteous. The building has an onsite laundry facility with two washers and two dryers. It's available at all hours and there's a sign-in sheet that enables you to reserve blocks of time for using the washers/dryers. In my time as a resident, I found this to be a pretty good system that the tenants generally complied with. Other than someone occasionally forgetting their stuff was in the machine past the end of their reserved time, I never experienced any issues. The system worked and it never seemed like it was being abused or gamed. The building is well-connected to public transit. It's about a 10-12 min walk to the Braddock Road METRO station and a 15-20 min walk to the King Street METRO stations - which puts you on the Blue and Yellow lines. So if you don't have a car but you need to get to the airport or into DC, it's easily done. The local DASH bus also picks up just outside the building. It runs every thirty mins during the week, starting fairly early in the AM and running till about 10 PM. I used it extensively for my work commute. If you have a car, there's no additional cost to park in the building's parking lot. If the lot's full, there's usually street parking available within a short walk from the building. I never found parking to be an issue or even an annoyance in my 2 1/2 years as a resident. The building's conveniently close to alot of points of interest, as well. Reagan National / DCA is a 10 min cab ride away. Old Town is a short walk or drive away (the DASH gets you there as well). Even closer is Del Ray and it's main street, with all its little shops and restaurants. There's a Giant grocery store and two pharmacies a short walk away (~5 mins). Old Town has a Whole Foods and a Trader Joes, not very far away. The surrounding neighbhorhood (Del Ray and Old Town) is really nice. I never felt unsafe, even though I'd often be walking back from work or the METRO stations in the evenings and sometimes much later. It's really a sleepy residential area. Most everyone you meet, both in the surrounding area and within the apartment buildings, is friendly. I ended up moving out because I was moving out of the area. However, had I not done so, I would have happily stayed on as a resident as long as they would have had me. read more

Manor House Apartments has been the only placed I have lived in Virginia since I moved here in 2019. The area is extremely walkable, the maintenance crew is quick and courteous, and the building has a great classic feel to it. I am happy that I live here in the Del Ray community. read more

We've lived at Manor House for about 2.5 years and have loved our time here! Our 1 bedroom has been a perfect size for me and my husband, and exactly what we needed for the past few years. We're only leaving because we just purchased our first home just a few blocks away :) Thrilled to be able to stay in the neighborhood! Few highlights: Gorgeous hardwood floors - Off kitchen dining space - this was unheard of when we were apt shopping - Super spacious bedroom (we're sad to be leaving this for a much smaller master bedroom) - Endless natural light, the window game is strong! - Kitchen, while small, has everything you need/space is maximized - we became efficiency ninjas in our "two butt kitchen" - Maintenance crew is super friendly, helpful, and fast. Any matter was quickly resolved - Location is incredible. Gorgeous walk to downtown Del Ray, the happiest place on the planet. Only downside we experience during our time here was noise. In general, folks here are very considerate given close living quarters, but the walls are pretty thin - which means you hear most of what's happening next door. Usually wasn't an issue - but something to note, nevertheless. Overall - loved our time at Manor House. We're sad to leave our little nest here, and would recommend it to anyone looking for a spot in Del Ray, can't beat it! read more

I lived at Manor House for nearly four years. It is a stunning property that is a beautiful mix of historic charm and modern finishes. From the warm hardwood floors, to the classic crown molding, to the polished stainless steel appliances, it was truly a place I was proud to call home. I just became a first time homeowner! I mention this to say that it is the only reason I moved out of Manor House. I lived here for several years in both a 1 bedroom and junior 1 bedroom, and I couldn't tell you which I liked more. The 1 bedroom gives you a little more space, but it simply can't match the character that comes with the junior 1 bedroom's design. Overall, the property itself is charming and extremely well-maintained. There is a lovely and private courtyard between each building, and the units are classic with hardwood floors, crown molding, etc. It is a super dog friendly space, and all of the dogs are actually super friendly. The owners are kind, and they genuinely love managing this property. They respond to maintenance requests at lightening speed, and have made a major commitment to going green with the property. Manor House is in an excellent location and is well -priced for where it is situated. Del Ray is quiet and residential but also a very trendy neighborhood for local shops and restaurants (all of which is walkable). You're also nestled in between two metro stations that service both the yellow and blue lines. The walk to either is under 20 minutes on average and a very pleasant and safe walk, but a bus that connects to the metro stops on the corner right outside Manor House as well. So, it was easy for me to commute into DC for work everyday. Actually, it was the best and shortest commute I've had while living in Virginia. Northern Virginia is littered with cookie cutter apartment buildings in which every unit looks identical to every other high rise apartment within a 50 mile range, the buildings are oversize, impersonal, and difficult to maintain. I moved to Manor House because I didn't want to live somewhere that forced me to spend half of my life riding on elevators and waiting on maintenance requests. This little garden apartment community totally delivered. I would live here again in a heartbeat and would recommend it to anyone without reservation. read more

We LOVED living at Manor House - a lovely apartment community in the sought after Del Ray community of Alexandria. My boyfriend and I lived there for more than a year and really only moved to accommodate our dog's hurt legs (3rd floor walk-up). And, because of our dog, it was so easy to make great friends at Manor House! Pros: Esperanza (the wonderful woman making sure the insides and outsides of the buildings are beautiful), George and Red (the hardest working maintenance team out there), the gorgeous landscaping where flowers are always blooming, crown molding, bright hardwoods, new appliances! The list could go on. Con: Those silly song birds that wake up at 4:30am. Go to bed with the windows closed! We moved in sight unseen and we couldn't have made a better decision. Do yourself a favor and snag up one of this quickly moving apartments if you have the opportunity! read more

Overall, Manor House has been a great place to live for the past two years. There are a number of things that I am very happy with here: There is a sign up sheet system for the laundry room that works very well. The maintenance staff is friendly and attentive. Parking is always convenient with the private parking lot (free street parking when the lot is full). Pest control services your apartment every three months and I've never had a bug issue. The residents are friendly and the community is safe. The location is an adorable neighborhood in Del Ray that is less then a 1 mile walk to both Braddock Rd metro station and King St metro station. There is also a DASH bus stop on the corner of Commonwealth and Nelson that will take you to the metro in ~5 minutes (great when it's a rainy day!). If you are sensitive to noise, I recommend you lease an apartment on the third floor so you don't have anyone walking above you. I had a first floor apartment the first year and a third floor apartment the second year, and I must say the third floor was much quieter. That said, I've truly enjoyed my time at Manor House and I highly recommend you consider this community if you're looking in the DC area. If my commute were more manageable, I'd stay here in a heartbeat. read more
