Marykay, who is by far one of the most interesting, friendly, and intelligent people we've ever met, greeted us with a fresh bowl of eggs hatched that same day from her flock of 25 chickens. The alpaca herd was visible from the nearby gate -- all were happily chomping away at a pile of orchard grass (which Marykay later informed us is the equivalent of alpaca pizza). They are inquisitive, yet a little shy, but if you respect them they will return the favor. Both alpacas, chickens, and cottage guests have plenty of space so as not to intrude upon one another. We opted for the Alpaca Experience, which is an absolute must-do for all guests. It is incredibly informational and as interactive as you'd like for it to be -- assuming you are putting the animals' needs ahead of your own. Marykay is incredibly knowledgeable and has literally built the farm from a small chicken coop to a very impressive, tidy, organized alpaca haven. It is very evident that all animals are so loved, respected, and maybe just a bit spoiled from time to time. All are rescued from varying degrees of past hardship but their new life on Marykay's farm is a blissful existence, as evidenced by their calm, enthusiastic, and curious demeanor. The cottage itself is adorable -- easily comparable to the spaces and vibes found in Garden and Gun or Southern Living. The refrigerator is stocked with all the conveniences of home, snacks and beverages are available for those late-night cravings, and coffee at the ready for early risers. Everything was clean, warm, cozy, and loved -- just like the farm animals. Dare we mention the alpaca fiber blankets available throughout the space? The entire experience is what you make of it. Should you want to hole up in the house (not recommended when alpaca/chicken watching is so entertaining and the spirit of the various flower/vegetable/dyes gardens being so alive, but who are we to tell you how to spend your time), Marykay will absolutely respect your boundaries. But, if you're looking to truly experience something unique, as her a few questions. You will not be disappointed. We travel often and book via Airbnb regularly, however no place has been quite as comfortable, unique, interactive, and interesting as Decatur Alpaca Farm. Marykay has created something so unique and heartwarming -- every open-minded adventurer should include this place as a stop on the bucket list. As for the casual traveler, a couple nights in her garden will erase all stress, even if the alpacas are not your thing. We did not want to leave.

Despite providing proper notice and vacating the property on September 1, 2024, they issued an unnecessary demand for possession. Throughout my tenancy and even now, communication has been extremely poor. The property management and their corporate office have consistently failed to respond in a timely manner, showing a lack of professionalism and good faith in addressing tenant concerns. Their overall service has been unacceptable, and I would strongly advise future tenants to be cautious and document every interaction carefully. Proceed with caution if considering these properties.

I was incredibly excited to work with Excalibur homes in my rental search after hearing great things about them from my bestie. I was on a dedicated home search for months and loved the homes they manage so it was seemingly a no-brainer for me to put all of my eggs in one basket with their group. Excalibur manages and rents homes all across Atlanta, focusing on the starting process to the journey of upkeep in the rental homes. After planning a move that I dreamed of making happen in January, I was excited to go through the process with hopes for the future. Well, it didn't actually happen like that. First I will say, the homes they offer for rent are beautiful. All different kinds, all over the metro-Atlanta and seemingly in great shape, love that! When you speak to members of their team (when they answer), they are all quite friendly and helpful, which is much appreciated. BUT - wow, can they drop the ball on communication and the timing of your journey. Looking for a home to rent and live in isn't something one does for kicks, we all hope to have a place to live at the end of the day. Well, it just felt like Excalibur does not take that into account and moves at their own pace. Calls to realtors (other than Howard Bailey who returned calls and was very kind in person), I submitted an application in March. I actually submitted an application for a home sight unseen just in hopes that it would make things quicker - no go. I saw the home a week later and then three days later, I hear that it has gone to someone else. Okay, it happens, we move on. I called and requested that my application be moved to another home and after an hour on the call, I was told that was done. But for some reason, the website noted it as 'cancelled' from then on, while the Excalibur team told me it was a glitch. A glitch is okay, but when I say I never heard back until I called them 3 weeks later begging for more info so I could go on with my life and find a place to live. I then received a voicemail with the most unconcerned tone letting me know that they heard I had questions... Why wouldn't you keep up with your potential clients and let them know what's happening with the process? As someone who worked in property management for almost a decade and who had high hopes for my Excalibur experience, I was incredibly bummed out and disappointed after putting money and time in my application process. It's now been 3 months and I still haven't received an official word on what happened but have moved into a new home not managed by Excalibur. If I would have continued to wait on an Excalibur home to happen for me, I feel like I would still be calling them every two days desperately trying to make something happen. Super bummed that the experience was not what I was expecting, but hope that the team will make some changes in how they communicate with prospective and current tenants, as they truly have some beautiful homes to offer.

We were genuinely excited and ready to move forward. Once approved, we received the email explaining that multiple applicants could potentially be approved and that the first approved applicant to pay the $2,990 reservation fee would secure the property. We understood the policy. What was incredibly frustrating was how little time we had to actually make that payment. We immediately gathered the $2,990, went to Kroger to send the payment and while we were there, we received a call telling us that another applicant had paid approximately an hour before us and the home was no longer available. I understand that they have a process, but from a customer standpoint, this was incredibly disappointing. We had been approved, had the money ready and were actively in the process of making the required payment. After going through the application process and getting our hopes up about a home we loved, losing it by such a narrow window was extremely upsetting. I strongly believe there should be a reasonable payment window for an approved applicant before opening the property up to another approved applicant. Even a few hours would make a significant difference when you're talking about nearly $3,000 that people may need to transfer, withdraw, or otherwise arrange. We understand the policy. We just don't understand why the process has to be so rushed when applicants are being asked to come up with nearly $3,000 immediately. This was a really disappointing experience during what should have been an exciting time for our family.
